INTRODUCING MARK BARBER Welcome to the next edition of Elders Estates. I take this opportunity to introduce Mark Barber, who has joined Elders Real Estate and will lead our Northern Zone farmland agency team, which spans Northern NSW, Queensland and the Territory. Mark will bring tremendous insights into Australian agriculture, which will add much value to our clients. He is a seasoned agribusiness executive who has skills and experience in corporate finance, agribusiness economics and productivity, and agribusiness marketing. Most recently Mark was the Investment Director at one of the largest agricultural fund and asset managers in Australia. Prior to that, he assisted a number of large investors to establish and manage portfolios of Australian farmland. Mark is routinely sought after for his insights into Australian agriculture. He was the Agribusiness Practice Leader for ACIL Tasman where he advised on some of the largest agribusiness transactions in Australia. He has also been retained by the Australian government to provide advice on critical policy issues, including wheat export deregulation and water markets.

Mark also has hands on operational experience, having commenced his career as a jackaroo and livestock manager (both cattle and sheep). Fleurieu Peninsula & Adelaide Hills Market Update PAUL CLIFFORD, RURAL REAL ESTATE AGENT As this goes to print, our region has seen patchy but encouraging opening rainfall after a prolonged dry that has tested the feed reserves of all landholders. Traditionally we will see a significant increase in listing activity over the next month as properties respond to the seasonal conditions and present well for sale. Post-election, we believe the market will be in very good shape as buyers look to purchase secure acreage & rainfall within striking distance of our state’s CBD. Enquiry is strong from the NT in particular, but also from pastoral areas and the South East of the state where record prices have bought forward retirement & succession planning for some growers. Given the nature of our market (more rural-lifestyle than broadacre farming), dollars per acre vary substantially. Having said that, we are seeing values ranging from $4,000 - $20,000 per acre depending on

proximity & improvements, with buyers prepared to pay a premium for the “right article.” Highly sought after areas like Echunga, Hahndorf, Mylor, Oakbank & Woodside are experiencing fantastic returns with accessibility to the city (20-30mins), with equestrian facilities attracting a premium. Whilst the market can typically be described as fragmented, the demand for larger holdings (200 acres +) is very evident and this should convert to higher returns throughout the remainder of the year. Any opportunity with scale, water & multiple titles is difficult to secure and top of the shopping list for many.
