Heights is both its setting and the property’s existing heritage home that helps create “an authentic West Coast island setting,” explains Woodland Heights’ project architect, Shaun McIntyre at Merrick Architecture. “The initial concept in creating Woodland Heights was a response to the desire to preserve and live in and around the Garry Oak meadows and the property’s existing heritage home,” McIntyre says. “The area’s landscaping — including many native plant species and natural stone — were all expanded upon to help develop the character and qualities

Preservation + Community The Garry Oak meadows are an important part of the island’s natural and cultural history, dating back to 1843 when Sir James Douglas chose Victoria Harbour as the main port for the new city due, in part, to the meadows. Long before that, however, the Vancouver Island Coast Salish people were already cultivating and living around these meadows. A diverse ecosystem, the Garry Oak meadows host more plant species than any other Canadian terrestrial ecosystem. Along with Garry Oak trees, the meadows give life to Arbutus trees, Douglas Fir trees and various shrubs and flowers that include Camas, Snowberry, Wild Rose, Chocolate Lily, White Fawn Lily, Satin Flower, Western Buttercup and other flowering herbs and herbaceous plants. In fact, McIntyre says the meadows are the very essence of

the Woodland Heights project, and has been so from the earliest stages. “All the buildings and structures were specifically sited to preserve, wherever possible, the Garry Oak meadows, existing trees and topography — and to enable all the residents to enjoy the views and activities surrounding the property.” Along with preserving the meadows, other critical design elements for the Woodland Heights homes include “the concept of community, encouraging a communal experience and exploring sustainable strategies in an effort to minimize the impact of the development on this spectacular setting,” McIntyre says. “The homes here all gather around the meadows, and are interconnected by a series of pathways and greenscape that allows this development to function like a single gardencourt within the larger neighbourhood.” In terms of sustainability, McIntyre adds that he and his team also looked at “pedestrian and vehicular access and circulation to allow residents the most flexible living possible,”

Never mind the Loire Valley, and Napa can definitely wait. As it turns out, a memorable winery tour isn’t something that requires great expense, planning or even time when you live at Woodland Heights. From here, you’re within easy driving distance to some of BC’s most notable wineries and the island’s very own cider house. In fact, taking a day (or two) to tour the Saanich Peninsula makes an ideal staycation — complete with a spectacular drive with rows of lush vineyards and orchards, as well as remarkable local fare. Along the way, you’ll find a handful of charming locally owned and operated wineries boasting some award-winning and memorable wines — from crisp, fruity whites to bright rosés and robust reds. The Symphony Vineyard, a short 20-minute drive up island, is an ideal spot to grab a picnic basket, a bottle of Symphony wine and load up on some Saltspring and Vancouver Island cheese, along with locally sourced charcuterie and smoked wild Canadian salmon for an easy (yet wonderfully indulgent) gourmet picnic. Farther north is the Sea Cider Farm & Ciderhouse, which grows and presses its own certified organic apples using the traditional rack-and-cloth method, then ferments the juice slowly before aging it to perfection. Take a tour, then take in a glass of delicious cider and some lunch while watching the waves roll by from the Ciderhouse deck.

Synergy has a long history of creating exceptionally built properties. I understand Woodland Heights is your first project in British Columbia. How did this project come about? The original plan was to be a silent investor in Woodland Heights and, when the opportunit y presented itself, we decided to take it over. By that point, we had fallen in love with the site and the existing mix of housing. We strongly believe in this project. This is a beautiful and unique site with lots of greenspace — and we thought that was a great advantage for this development. Synergy is always trying to be a forward-thinking green company, and the idea of building in this existing green environment — and preserving the site’s mature vegetation — is consistent with our core values. We also liked the existing mix of housing; this is definitely not another cookie-cutter site with a monotone development. Rather, it’s actually a really diverse mix of homes anchored by the larger condo, which is an interesting concept and one that we believe will be well received by the market because our blended mix of homes and sizes will cater to a broad demographic range.

That brings me to my next question, actually. What is the rationalization for building and offering this development in this current economy? We feel that Victoria is and will remain a stable market, and is one that appreciates quality — especially a high-quality development combined with a preserved natural setting. It’s also important to mention that we’re not building for today’s economy. After all, these homes won’t be occupied for another 16 to 18 months. We’re always looking at a future market. And while every market has its ebb and flow, we sincerely believe that — looking long term — Victoria presents a secure market. And as people look into the future — one or two years down the road — we believe that they will be looking for quality housing built and thoughtfully designed in an ideal location that puts them close to the airport, downtown, large employers, shopping, the hospital, the university and so on. In that sense, Woodland Heights has a lot of advantages and a tremendous upside. Regardless of the market, we think it will be a good location that people will gravitate towards.

Unlike most other developers, Synergy has actually started construction before selling any homes. What gives you such confidence in this market?
MB
Well, for one thing, our development is backed by some very knowledgeable investors who are equally experienced in property management and development. As a result, they

Ultimately, we believe that if we cater to the market — accommodate the market, if you will — and build a quality project, the sales will inevitably follow. What we’ve also come to realize is that Victoria is a localized market. We’ve listened to buyers and consulted with our sales and marketing team at Macdonald Realty who have great local knowledge, and learned that local buyers want to see forward movement and progress, and — unlike other markets — there isn’t as much local speculation in real estate investments. Victoria buyers prefer to see something tangible and concrete, and we are adjusting and working to accommodate the market.

How did you come up with such an interesting mix of home types? What was your inspiration for creating these very different types of homes on one property? We were fortunate in that the mix of housing was already part of the zoning, though some of it did evolve naturally from the way the lot is positioned. Obviously, the heritage home was already positioned — and we had no intention of moving it. Next to the home, there’s an area that’s a deadend. We could have put a parking lot there, but decided it would look better to put a single family home and create an attractive cul-de-sac. The idea of the mixed housing also evolved from consultations with the community. That’s why the townhomes are on Carey Road — the community told us they didn’t want a condo fronting the road. And the reason we’re building condos is, quite simply, that the land is expensive and density is needed for both economical and environmental efficiencies. In other words, it offers more economies of scale. So, in the end, we have singlefamily and heritage homes, two-story townhomes and then condos to help drive the density, and make the development more economically and environmentally viable in terms of amenities and services.

What was your original vision for this development, and how has that vision changed from the conceptualization phase into the development and completion phases?
Truthfully, not much has changed from our original vision — much of it has remained consistent as we have moved forward. It was important for us to present larger-than-average suites and lots of green space. As a result, the Woodland Heights buildings only cover some 25% of the entire site, while most other developments usually take over at least 40% of the surrounding greenspace. Another important aspect of our vision was to offer a really unique mix of housing, and we’ve followed through on that. As for the heritage and single-family homes, we think these homes will appeal to families and retired professionals looking for a unique type of housing. Well, for starters there’s the spacious homes and then you have the natural greenspace, convenient location, mix of housing types, and quality construction and materials. Let’s start with the homes. First of all, as I mentioned, the condos are quite large — averaging at around 900 square feet, which is considered spacious for urban condos. Plus, each home has either a large balcony or terrace — and the fourth floor of the condo has a charming common terrace. Inside the suites, we focused on the bathrooms and kitchens — making sure each of these has quality materials, as well as functional and high-quality finishes that include quartz countertops and highquality appliances, taps and sinks. Another feature for the condos is the efficient heat recovery systems that create good indoor air quality, and efficient ventilation for the suites. There’s no question that Woodland Heights is set in an extraordinary setting with a remarkable amount of greenspace. How important was it for Synergy to incorporate and integrate the area’s natural setting into this development?
As you already know, the natural setting and abundance of greenspace is what attracted us to the site in the first place. My observation of the market in general and in that of Victoria, is that developers take a piece of land and flatten it out – resulting in high-efficiency, but that leaves little of the natural greenspace and landscaping. For us, it was extremely important to preserve and integrate Woodland Heights’ natural setting. After all, that’s what attracted us to this property. Ultimately, the site’s greenspace drove the design of development – usually, for other developments, it’s the other way around.

Dos: • Do remove clutter. • Do really think about the angles and layout of your new home, and think about telling a story through your home. • Do have a common thread or flow from room to room. If every room has a different look, your home will look and feel disjointed. • Do be eclectic, while keeping a consistent thread or look throughout the house. • Do stick with neutrals, with a few consistent patterns and/or colour accents.

Don’ts: • Don’t hang your art too high (this is one of my pet peeves). Your art should be relevant to where you want to see it. The rule of thumb is five feet eye-level. If you’re taller, it can be higher. But, the rule of thumb is always eye-level – and that also means if you’re sitting at a dining table, then it should be eye-level. If it’s too high, it looks like it’s not part of the environment. • Don’t have a lot of variation when it comes to finishes – this kind of thing can break up the space and make it seem smaller than it is. (For example, flooring is a great example to keep consistent with as few transitions as possible to help extend the space.) • Don’t be afraid to show off your personality in your home. After all, this is your sanctuary and your space – inject your personality into it with artwork, cushions, perhaps a feature wall and other splashes of colour. • Don’t impulsively buy things for your home – instead, really think about how the pieces relate to your home and whether it will add to the look and feel of the space. Keep in mind that just because something looks good in the store doesn’t necessarily mean it will look right in your home. • Don’t skimp on key items like a good sofa, dining table and dining chairs where you’ll be spending the majority of your time …unless you like to replace these kinds of pieces every year or two.
