The transformation of the former office space in AT580 continues. It’s been a long process, but Anderson Birkla Investment Partners LLC, which purchased the building out of receivership in 2013, is nearing the finish line. Tony Birkla and David Anderson, principals of Anderson Birkla, gave me a tour of apartments in the Tower AT580 as well as a look at one of the penthouse apartments. Birkla said this is an important time of transition for the building as the focus begins to move from construction and development to management. “We want to give white glove service to our residents,” Birkla told me. Oksana Lukjanenko, vice president of operations for Denizen Management, said her focus is on providing residents a concierge level of service. Examples of what the management would do for residents ranges from finding a space to practice martial arts to booking a flight to Miami. “We’re providing a resident experience no one else in Cincinnati provides,” Lukjanenko said. The construction team is turning over the ninth floor to Denizen this week. After that, construction will be wrapping up on the seventh and eighth floors as well as the penthouses. The remainder of the apartments are expected to be completed by June. Lukjanenko said they have seen a mix of residents with more young professionals leasing the Suites apartments, while empty nesters are leasing the larger apartments in the Tower. One of the improvements Anderson Birkla made to the building was installing more than $1 million worth of interior windows, giving the building three panes of glass. Anderson Birkla also punched out holes in the back of AT580 to allow for the addition of balconies in some of the apartments. In the tower, every apartment entrance is set off from the rest of the hallway and includes a purse shelf. This is for residents who might be carrying groceries or other items to set down as the enter. Each level of the tower also has storage for each apartment, plus residents can pay to get extra storage. In the building’s garage, there is a bike storage area for residents. On the penthouse level, Birkla said they upgraded the units even more. The countertops are quartz, there are stainless steel appliances, hardwood staircases leading up to the bedrooms and tile flooring. The high-ceiling penthouses have motorized shades to block the sun when necessary. Each penthouse, which is almost 1,600 square feet, also includes about 600 square feet of outdoor patio space facing north. From there, residents will have views of Mount Auburn, Clifton Heights and Mount Adams. The penthouse, which has two bedrooms, three bathrooms and a den, will normally lease for $4,795 per month. A special is running until the end of the month for $4,295 per month. There also will be an amenity level just for penthouse apartment residents.
