Wedding Tradition Turned Contemporary Home Décor Project for Summer While the saying, “Something old, something new, something borrowed, something blue,” was originally a wedding reference, one can use this popular expression as inspiration for a home redecoration! Perhaps your kitchen, bathroom or bedroom needs a little livening up. Here’s how you can breakdown this beautiful wedding tradition into the elements of a newly decorated room in your own home. Something Old: I think most women inherit their something old, like hand-me-downs from our grandmothers, expensive dated china from our close family friends, and a few antique knick-knacks from a local yard sale. Here’s an idea for something new.Wooden Picture Frames with Hooks -- Place it in a bathroom, and it’s country living at its best. Pick out brightly colored hand-towels to liven up a dull room, or flaunt monogrammed cloths to add class to this space. You can also tack on a shelf to use for lotions and powders, as well as photographs and other decor. This is an especially nice feature for a getaway cottage or a beach-themed bathroom. Something Borrowed and Blue: Take your neighbor’s old endtables, buff them up and choose a blue paint to apply to them that will add a relaxing hue to any room. The best part about this is when your guests ask you about it, you’ve got a great D.I.Y. story to tell! Such an element can liven up a gathering or intimate party among family and friends.So if you have some bland space that needs a face-lift, take this wedding tradition and apply each element to a different room. Get even more creative and incorporate this project as a gift for a bride-to-be, a family member or new parents. This is a decorating project that allows for endless possibilities yet keeps your energy and colorscheme focused. irrecoverably into debt My wife and I went deeply, irrecoverably into debt about four months ago, and we couldnâ&#x20AC;&#x2122;t be happier about it. No, we didnâ&#x20AC;&#x2122;t splurge on dinners out, the latest hot Coach bag or a PlayStation 3 (although, to hear me tell it, we should have picked up the latter). Instead, we bought our first home. I wanted to spend my column this month talking a little about the process, what to expect, and what is ultimately worth your dollars. While some of this advice may seem obvious, I cannot strongly enough impart to you soon-to-be ex-reteners how easy it is to get caught up in the silliest things when house shopping. Sometimes the couple may fall in love with an updated kitchen or a sprawling master bathroom, only to forget the bad schools in the neighborhood or the steeply sloping backyard.
I know my wife and I almost fell into this trap at first. However, we also almost made the opposite mistake as well – rather than ignoring the neighborhood at the expense of some bells and whistles inside the house, we became so neighborhood-fixated that we almost bought a house that didn’t even come close to suiting our needs. We shopped in a higher-end neighborhood that, as we assumed, was mostly out of our price range. However, we spotted the classic smallest house in the ‘hood, and while it wasn’t the complete opposite of what we wanted, to move there would have been to concede almost every key part of our search. Spacious kitchen? Nope. Large, fenced backyard for the dogs? Not at all. Room for entertaining downstairs? Little to none ... in fact, our TV and sports-watching area would have been in a fourth bedroom upstairs, which would have had to be converted. What a pain that would have been: watching the Panthers and needing a beer, a snack or just a paper towel, and I’m trudging up and down the stairs. Still, we looked long and hard at this house because we were convinced that the area schools were strong and that would make it a good investment. However, what we forgot is that a house isn’t just a monetary investment, it’s somewhere you have to live and grow and love and form memories. Are you so convinced of your real estate prognostication that you’ll sacrifice quality of life for ten to 15 years? As is true with most major purchases, balance is key. Yes, we would all like to make a little money on our homes, but you still have to live there. 29
Another lesson we learned the hard way was that, above all, the mortgage process is going to be full of twists and turns. No matter how sterling your credit or solid your down payment, you’re likely going to learn to hate underwriters and the other folks involved in making your mortgage a reality. Mine verified my employment six times – phone calls, pay stubs, faxes, you name it – those who bought way too much house during the gold rush days have ruined it for those who us who want to buy a home that we can legitimately afford. These guys
check, double-check and then re-check. They will drive you nuts, but it’s also important to remember that they have a job to do, and right now that job is making sure we don’t see more foreclosures. Laugh at their demand for details, but know if they didn’t do it, you could be the next guy buying a house and looking out the window at a foreclosure sign next door in the 30
neighbor’s yard ... and that does nothing but hurt your property. Another lesson that was true of our experience, and is true of every home-buyer’s experience: you need to know the rules you’re playing under. Know your credit score, your true household income and what that means for you as far as buying power -- real buying power, not spending every dime of your loan right away. Know what to expect from your interest rate, and shop aggressively ... ours varied by a full point within just a few weeks. The difference of a point or two on an interest rate can translate to as much as $85,000 over the course of a 30-year fixed mortgage on a $200,000 house. It’s a buyers market through and through, and those who are looking should take advantage of not just low prices, but also in a glut of supply that lets you take your time and allows you to demand a home that fits all your needs. That sweet bonus room for a big-screen TV isn’t going to seem so fun if it’s your only refuge from a dicey neighborhood and useless outdoor living space. And the joy of home-ownership will feel like a burden if you’re watching the market take off while your shortsighted purchase stagnates. The moral of the story is to shop around and know what you’re looking for. Stand your ground and demand what you want and need. With patience and knowledge, you will purchase a home that makes you money, and makes you happy. Ryan Self, Dining Editor 31

let’s talk details … the first steps to getting your home SOLD! Maybe you’ve gotten a new job in another town. Marriage, kids or another dog are making a larger home a necessity. For some of our friends, it’s a job loss or cut-back making their mortgage payment no longer affordable. In any case, it’s time to sell. But how do you start in a struggling market? According to a forecast from Fannie Mae (the nation’s biggest mortgage financier), combined sales of new and existing homes will drop 12 percent in the third quarter from the three months ending June 30. Information from the National Association of Realtors shows a 29 percent drop nation-wide in the median price of a home. From its height of $230,300 in July of 2006, prices fell to an eight-year low in February of this year to $164,600. These are painful statistics for those who want to sell.It has never been more important to position your home correctly – and the best person to do that is your Realtor. If it doesn’t occur to you to read up on dentistry online and do your own root canal, why assume you can sell your own home without a professional? At no time has it been more important to market your home, hiring someone with the knowledge, experience and tools to get what you really want – a SOLD sign in the yard! Properly setting a price for your home is crucial. The most important showing time for your home is its first two weeks on the market, so don’t waste those precious days with a house priced too high. First impressions mean everything and curb appeal can sell. Are the grass and hedges well kept? Don’t forget the paint and trim, cleaning the gutters, and making sure the front door has a fresh coat of paint. Some colorful annuals will brighten up the landscape as well.
Inside the home, your goal is for the house to be “show ready.” A great way to do that is to hire a professional staging company: designers with a flair for making the most of what you already have. Most will run from $200 to $1,500, and sellers are often surprised to see how great their own belongings can look!Making sure everything is updated is key. One seller replaced their dated green laminate kitchen countertops with granite (an investment with a great return), spent a couple of days staging, and the home was under contract in two weeks! Anything that appears very old should go, and if it doesn’t work, replace it.Don’t forget paint colors (or removing old-fashioned wallpaper). Neutrals always show well, and allow buyers to imagine themselves living there instead of worrying about how to change the bright neon or extra dark walls! Finally, get rid of the clutter. A storage unit can be your friend since less really is more! Too many personal photos may make potential buyers feel they are intruding in on your world. If the furniture is too tight, take some out and let the rooms flow. Thin out those closets, clean off the bathroom and kitchen counters and let the home speak for itself. Don’t forget, buyers are still buying homes, even now. So just ask your trusted Realtor for help and you could be the next one SOLD! Buying Foreclosures: The Market, The Myths, The Process It’s no secret that the real estate and housing markets have been hard hit in the past couple years. What is now being called “The Great Recession” swept far and wide and didn’t discriminate between high-end, low-end, luxury or efficiency properties. I’ve always worked with investors who sought after and purchased “distressed” properties, but what used to be a fraction of my business has turned into a majority of it. I probably dealt with four or five short-sale properties leading up to 2008, but am currently dealing with four and have closed a few others in the past 12 months. Additionally, I’ve helped investors and owner-occupants purchase close to a dozen foreclosures in recent months. The word “foreclosure” used to bring to mind a run-down, inexpensive home or condo, but that is no longer the case. These recent purchases (and current offers) include large custom homes in Myers Park, luxury condos in Uptown and Dilworth, as well as the shabby little “fixeruppers.”I don’t mind having delved into this end of the business;
it’s where the market is generally, like it or not. Furthermore, for the market to correct itself, prices to stabilize, and supply and demand to get back in balance, these distressed properties need to be sold and off the market. And in all of this, there is one individual who comes out a winner: the buyer. Homeowners, investors and banks will lose, but pricing hasn’t been this advantageous to a buyer in decades. Combine that with historically low interest rates often less than five percent, and the perfect storm for buying is upon us.
A few myths about buying foreclosures are floating around out there. The primary myth -- or better stated perhaps as “hope” by the potential buyer -- is that listed foreclosures still can be purchased for far less than their list price. In most cases when the bank finally lists a real-estated owned (R.E.O.) home or condo, they have already taken the discount and applied it; so they are standing relatively firm on their asking price. An average we are seeing for difference in actual sales price from list price is five to ten percent. If a property isn’t selling at a given 37
price, the banks will lower that price over time. Overall, however, they will wait to take low offers until they have given a property sufficient time to sit on the market and until they have lowered the asking price to a level that allows them to accept a low offer. In the past few months my clients and I have taken this knowledge and watched certain properties carefully until their asking price drops. We then have offers ready to submit immediately, with ratios that actually work.Another myth is that all foreclosures are a good deal. I’ve had clients who wanted to focus solely on bank-owned properties. That’s fine, and I’m happy to do it, but quite often when narrowing into a given market (neighborhood, condo building, etc.) we will find that other listed properties are in as good a price bracket as the R.E.O. listings. Why? Because other sellers know that to compete, they must concede on price. Some advantages of a non-foreclosure include the condition of the home, the flexibility of the homeowner/seller to do repairs if needed (in almost all cases the bank won’t sell “as is”), and ability to negotiate many terms that aren’t negotiable with bank-owned homes. These terms most often are closing dates. If you don’t close on time with a bank, the clock starts ticking, applying $100 to $150 per day for each day past the agreed upon date.Foreclosed properties can still offer great opportunities for a buyer. I watch these properties every day, visit and inspect many of them, and have honed down the process to view, offer, and buy them to the best advantage for my buyers. I don’t list foreclosed properties, and I work solely with and for buyers. A listing agent for a foreclosed property owes their loyalty to the seller, in this case the bank, and is bound and obligated to bring them the best and highest price. As a buyer’s agent, I am bound to exactly the opposite and am required to work vigorously and diligently to obtain the best and lowest price for my buyers. And the best part of it all is that the bank pays me, meaning my buyers don’t pay me any fees at all.

As I plan to downsize my living arrangements, the Dixie Chicks’ “Wide Open Spaces,” comes to mind ... and it’s making me feel nostalgic for the spacious spot I’m about to leave behind. Currently enjoying the freedom of my two-bedroom, two-bathroom, two-story condominium, my imminent move into a smaller space -- like the size of a bedroom -- truthfully worries me! Can I cut back on the amount of space I’ve grown accustomed to, yet remain comfortable? What if I only have one closet versus three? And overall, how do I go from living in a ‘wide open space’ to a small, narrow one? I thought those days of cramped living arrangements had come and gone; however, in an effort to relocate closer to family, I’ll soon be trading in my multiple-level condo for a bedroom at my aunt’s house: a deja vu back to the days of living at home with my mother, when existing in a bedroom was all I had. Though I am undoubtedly not the first to be forced to downsize in a bad economy, I initially felt as though I was facing a unique
challenge. However, I am quickly learning that this paradigm isn’t that impossible at all, thanks to stores like Bed Bath & Beyond! For instance, their line of products intended to accommodate college freshmen in dorm rooms can be convenient for adults looking to economize their space. In fact, I consider Bed Bath & Beyond to be the Mecca of stores specializing in making smaller spaces feel more open and functional! For your bathroom alone, they offer products like baskets, totes, shower caddies and three-tier space saving shower towers that help you make the most of your room. And with the assortment of styles and colors offered, you can still scale back and organize clutter in style. hotspot in Charlotte, IKEA. I enjoyed spending my Saturday afternoon in the maze that is IKEA and would gladly do it again! When you walk into IKEA, you can’t help but to feel intrigued and excited about what to expect. A furniture labyrinth, the store guides you through each room, offering an idea for every inch of your space (or lack thereof). They even have a section that specializes in rooms with smaller than usual square footages. The store has only one way in, which forces you to explore all of the inside contents before exiting. So as I journeyed through IKEA, not only did I get space-optimizing accessories for my bedroom, I ended up with ideas for other rooms as well, should I permanently adopt a smaller habitat in the future. As much as I love Bed Bath & Beyond and IKEA, they aren’t the only two options in Charlotte. Stores like By Design, EQ3 and even Lowe’s Hardware offer an abundance of options for making your smaller living space feel wide and open. In visiting some of these stores and speaking to the salespeople, I’ve been made aware that I’m not the only person experiencing such a drastic change. And the message? It’s doable. Many Americans are downsizing or have downsized already, so there are choices for making smaller spaces functional -- you just have to get out and look!
