Design details ‘Our builder made the concrete island wor top in situ and ust love the imperfect finish of the surface,’ says Chrissie. ‘It adds so much character’
W
hen Chrissie Adams and husband Paul first discussed taking on a renovation project, they didn’t imagine that a year later they would be embarking on a near re-build. Having been priced out of the market in London’s Hackney back in 2014, the couple began to look to the suburbs to be able to afford their dream family home. ‘We soon realised that we were going to have to buy a doer-upper to get the type of property we wanted,’ recalls Chrissie. ‘So we actively tried to find the worst house on the market!’

After being gazumped several times, Chrissie grabbed the opportunity to be the first through the door of this rundown 1960s home, located in a small hamlet near St Albans. ‘The house was in a terrible state when I viewed it – no proper central heating, rusted French doors and a family of mice living in the kitchen – but something about it made me fall in love almost instantly,’ she says. ‘The estate agent thought I was mad, but we made an asking price offer to seal the deal, which was accepted the very next day.’ Taking on a renovation project was new territory for both Chrissie and Paul. ‘We’d never done anything like

Being forced to live in the house for a considerable amount of time before beginning the works, however, meant that the couple were able to gain an invaluable understanding on how they used their home and what they wanted from the new design. Everything else was knocked down and re-built from scratch, with the footprint of the house being increased by 40 per cent in total. Knocking through into the garage and merging a side alleyway into the new layout meant Chrissie and Paul were able to create the impressive width of their new extension, allowing the kitchen, dining area and living space to work as one multifunctional room. She very kindly showed us around before putting it up for sale.’ The couple put in an offer, and within months had moved in.
Like many of the period houses in Brighton, the walls are made from traditional bungaroosh – a mixture of seashells, horsehair, broken bricks, cobblestones, flints, small pebbles, sand and lime. ‘We weren’t sure what we were going to uncover when building works started,’ explains Emily. ‘Due to the age of the house, there were limits on what we could do structurally, but there was no point getting frustrated. We just had to accept that we could only change what the building would allow us to.’ First, a team of builders repaired the leaky roof and the leadwork of the parapets to make the house watertight, all the sash windows were carefully replaced, and the electrics were rewired. ‘We made a plan of what needed JUNE 2020 GOODHOMESMAGAZINE.COM 55

aving already refurbished their farmhouse, as well as several other buildings on their farm, it was an old Blacksmith’s shop and attached walled garden that Puk Parsons and her husband Sam decided was to be their next project. ‘The building had become a general dumping ground for kids’ bikes and all sorts of paraphernalia, and the garden was never used,’ recalls Puk. ‘Being Danish and having an appreciation of Scandinavian aesthetics, I knew I could transform the space into something special, and could see the potential to create additional income from the farm by renting it out as a country escape.’ Originally, the building had a side entrance to what was the shop and forge, which had remained in use until the 1950’s. The other half of the building was an open stable for working horses with a mud floor, and as the roof had already been renovated in 1999, the couple turned their attention to what was underneath. ‘To get started, the only way I could visualise the layout was to stand in situ and sketch it out,’ Puk explains. ‘We then commissioned a CGI illustrator to produce official planning drawings from my original design.’

As the building was all on ground level, the plan was to create a bedroom at either end, positioning the living space in the middle. ‘We basically turned the focal point of the building around, opening the southern side up to the walled kitchen garden, where we added powder-coated steel double doors to create a new entrance,’ says Puk. ‘We then closed off the north side, adding windows along its length.’ Once the ground works were completed and underfloor heating installed, the full length of the interior was finished with a polished concrete floor, which the couple decided to tackle themselves. ‘It was a bit like navigating a jungle finding the right product to use and the equipment needed to sand and polish it!’
says Puk. ‘The mixture we went with was overly course and we hired the wrong equipment needed for the polishing process, so what should have taken two days took a whole week. However, the large polished stones actually create unique finish.’ With no skirting boards to break up the clean lines, the flooring streamlines the space, while the white painted walls and vaulted ceiling, with its pressure washed elm beams, makes the interior feel open and spacious. ‘I designed everything down to the position of the plug sockets, and because the whole space is only 14 metres by four metres, it was crucial that every centimetre was functional,’ explains Puk. ‘I wanted to create the illusion of thick walls between the kitchen

Straight after moving in, the couple put in a new Victorian ďŹ replace, swapped the laminate ooring downstairs for engineered wood and had a porch built, giving them a separate space to store shoes and coats. The following year, a side return extension was completed, as well as knocking out a wall to turn their galley kitchen and dark dining room into a larger openplan space. ‘This took a lot longer than expected – we had to wash up in the bath and have microwave meals and takeaways for weeks!’ Nikki says. Two years later, a rear conservatory was added, to make the most of the garden and to extend the ground oor further to feel bigger and more open. ‘We love entertaining, especially in the summer,’ Nikki says. ‘People are always surprised at how much light and space we have in a long, narrow Victorian terrace’. Master bedroom Fifties Miami was the inspiration for the couple’s loft bedroom scheme, where an Art Deco-style velvet bed from Sueno and wallpaper designed by Pearl Lowe from Woodchip & Magnolia take centre stage. Nikki has accessorised with metallic accents, including a gold bedside table from La Redoute
‘I’ve always had an affinity with vintage, and absolutely love using velvet’
For the kitchen, Nikki has achieved a relaxed retro feel with simple cream units, a traditional butler sink and solid-wood worktops, which create the perfect backdrop for the couple’s quirky art collection and complement the eclectic feel of the ground-floor scheme. ‘I have always loved anything vintage,’ explains Nikki. ‘Even as a child I would sit in my bedroom watching old movies, lapping up all the glamour.’ The couple’s home is an evocative and curated mix of styles and eras, from a carefully positioned chair to a well-considered candlestick. ‘There might be a lot going on – vintage, maximalist or whatever you choose to call it – but I like the house to be tidy with everything in its place,’ Nikki explains. ‘I absolutely love sideboards, and lots of velvet – which you can see in my choice of sofas, dining chairs and cushions.’ In 2019, Nikki finally got her dream dormer extension added to the loft, which turned a room with limited head height at either end into a large L-shaped space with dressing area and en suite. This wasn’t without its problems, however, and delayed due to party wall agreement issues with one of the neighbours. ‘We also discovered we needed to JUNE 2020 GOODHOMESMAGAZINE.COM 81

To repaint the downstairs in a darker shade of green, says Nikki – ‘with maybe some vibrant pink in the kitchen.’ 82 GOODHOMESMAGAZINE.COM JUNE 2020

LUXE MARBLE LOOK
‘IT’S OUR PLACE FOR DANCING’
Despite her tight budget, Erika Radford has given her tired-looking kitchen a glamorous refresh to create a sociable space her family can enjoy for years to come Feature & styling MAXINE BRADY Photographer DAVID WOOLLEY
98 GOODHOMESMAGAZINE.COM JUNE 2020
DON’T MOVE, IMPROVE
STYLISH UPDATE Erika chose dark grey units and lots of marble elements for a bright, contemporary look. Selling her old appliances meant she was able to afford a new silver range cooker
BEFORE
THE PROJECT DETAILS MEET THE RENOVATORS Erika Radford, who works for a charity, lives here with husband Thorin, a consultant, and their children, Dylan and Leif MAKEOVER BRIEF To update the current scheme by replacing the door and drawer fronts of their existing kitchen, changing the wall tiles, laying down new ooring, and installing laminate worktops and colourful blinds PROJECT COSTS Kitchen door fronts & end panels £976 Flooring £607 Sink & Taps £648 Appliances £795 Lighting £98 Tiles £252 Worktop £248 Decorating £100
WHY DID YOU DISLIKE YOUR OLD KITCHEN? We inherited this kitchen when we bought the house and it really wasn’t to my taste. Not only that, but it didn’t go with the age and style of the house. After six years of living here, it was falling apart. The heat from the oven had made the plastic coating on the units peel away and the office-style venetian blinds didn’t look right in the room.
TOTAL SPEND £3,724
HOW DID YOU WANT TO CHANGE THE SPACE? Sadly, our budget couldn’t stretch to a whole new installation, so we decided to spend our money on good-quality fixtures and fittings – like the tap, sink, tiling and blinds – and then shopped around for high-end lookalikes for our worktop, floor and lighting. WHAT WERE YOU MUST-HAVE FEATURES? On my wish list was handpainted wooden door fronts that would give our kitchen JUNE 2020 GOODHOMESMAGAZINE.COM 99

GOLD ACCENTS Erika introduced rushed metallic fittings and accessories, such as the tap, drainer and cupboard handles, to lift the scheme
COOL IDEA Decorative stickyac ed film was used to give the old fridge free er a fresh new loo and match the laminate wor tops
a designer look. I wanted a light-coloured marble floor and matching worktops, pictures of which I had seen all over Instagram. I was on the lookout for contemporary tiles for the walls, too. WERE THERE ANY DISASTERS? An awful lot of meticulous planning went into this kitchen renovation so – thank goodness – there were no significant problems along the way! The only real downer was, inevitably, we had to completely empty our kitchen into the living room for a few weeks while the work was done. My microwave was plugged in next to my TV for a while, but overall, the project ran pretty smoothly. WHAT WAS YOUR BIGGEST BARGAIN? It has to be all the faux marble throughout the kitchen. The worktop is laminate, but you can
hardly tell unless you look really closely. Our flooring is also a marble-effect laminate. It was the best choice by far as it was so much cheaper and quicker to fit than the real thing, and it won’t need regular sealing. I also used sticky-back marble to decorate the fridge, which cost me £10. WHAT WERE THE MAIN LESSONS YOU LEARNED ALONG THE WAY? Before work started, I had a huge declutter of my kitchen, and ended up getting rid of loads of unwanted belongings to free-up cupboard space. But rather than throwing most of it away, I sold anything that was still in good condition on Gumtree and put the money into my ‘kitchen fund’. Thinking ahead, while I couldn’t justify selling the washing machine, I painted it in chalk paint for now to help it blend into the kitchen. However, JUNE 2020 GOODHOMESMAGAZINE.COM 101
COLOUR COMBO The existing dining table and chairs and display cabinet were also given a lick of paint for an instant refresh
DESIGN I did buy an extra door front to put aside for when this washing machine eventually breaks down. When that happens, I’ll replace it with an integrated one and fit the new door. DID ANYTHING COST MORE THAN YOU EXPECTED WHEN PLANNING? Not really, as we simply couldn’t afford to make any expensive mistakes. We tried to do as much as we
could ourselves – such as paint the feature wall and upcycle furniture – to keep costs down. HOW DO YOU FEEL NOW IT’S ALL FINISHED? I cannot tell you how much my new kitchen makes me smile on a daily basis! We spend so much time in here now as a family. When the boys come home from school, we turn up the radio and have a proper kitchen disco.

BOHO LOOK’ Finding antique brass fittings was a challenge for Sarah-Jane Scott, who turned to the internet to shape her dream bathroom Feature KAREN WILSON Photographer KATIE LEE
WHAT WAS WRONG WITH YOUR ORIGINAL BATHROOM? We’d lived with our dated and badly designed bathroom for four years before we were finally in a position to give it a complete overhaul. Although we had put down vinyl flooring as a quick fix, I’d always disliked this room. I liked having a deep bath and big radiator, but they were bulky and took up too much space. The previous owner had attached a nasty shower curtain to a block of wood, which hung into the tub to stop water dripping down the side, so it wasn’t ideal. DID YOU HAVE ANY BIG IDEAS FOR THE NEW DESIGN? On my wish list was a big, freestanding bath, which would go in front of the window, and a luxurious walk-in shower. Not long before, we’d stayed at the Williamsburg Hotel in New York for our wedding anniversary, and had been inspired by the en suite we had there. Plus, I had my heart set on antique brass fittings. 106 GOODHOMESMAGAZINE.COM JUNE 2020

DESIGN
Ti p Mosaic tiles are now available in contemporary hexagonal and penny shapes, and look stylish when paired with coloured grout
WHAT WAS THE BIGGEST CHALLENGE YOU FACED? Squeezing in everything we wanted wasn’t easy, but we managed to make it all fit by sketching it out first. Finding brass fittings was also tricky, as there wasn’t much choice in the shops. As the bath came with a chrome pop-up plug and overflow, my brother had to fit a flexible waste pipe underneath and tailor it to fit the antique brass ones I bought on eBay. I also bought a shower panel with a minimal frame and used brass car spray paint from Halfords on the chrome parts. They had lots of
tester pots, so we were able to get the right shade. The project took a couple of weeks, as the floor had to be raised for new pipes and the curved ceiling that was beneath some PVC cladding had to be flattened off, too. HOW DID YOU MAKE YOUR BUDGET WORK? Our biggest expense was the tiling. The gorgeous hexagonal mosaic floor tiles were tricky to fit, as the mesh can move when they’re being grouted, and the tiler certainly had a job on his hands with our wonky walls! However, we saved money on the vanity unit – a secondhand chest of drawers I got for £31. I upcycled it with pink chalk paint and added brass handles from Homesense. My brother James cut

TRADITIONAL FITTINGS Sarah-Jane chose an antique brass shower with crosshead taps for a vintage feel that suits her Victorian home SMOOTH FINISH The pipework for the wall-mounted basin taps has been cleverly hidden behind a shallow, boxed-in panel, tiled to match the shower
a hole in the top for the basin and sectioned off the top drawer so it was still useable. He has his own business, JWS Joinery, so he did all the work. HOW DO YOU FEEL NOW IT’S ALL FINISHED? I love the way everything works together; particularly the new shower, as it’s so spacious. I chose a statement radiator made from copper piping that works well with the brass fittings, as the valves on the corners are brass as well. At around £300, it wasn’t cheap, but it’s exactly
what I wanted and it always gets comments. I’m also glad I got the electric underfloor heating. My brother got everything at trade price, so it only cost an extra £100. I love toasting my toes on it, and the dog loves it, too! WOULD YOU DO ANYTHING DIFFERENTLY? If we’d had a bigger budget I might have put a rectangular window along the top of the shower to let more light in and changed the main window to stained glass, but other than that, I wouldn’t change a thing.

WHAT IS YOUR HOME LIKE? It’s is a new-build property, built on the site of an old factory building and set over three floors, with stunning views over an estuary. When I moved in three years ago, everything was done to a high specification but to the builder’s standard design, so there was room for some creativity. WHY DID YOU DECIDE TO CHANGE THE GARDEN? I had always wanted to have a path on either side leading from the house, with a square of artificial lawn in the middle. It was a design I’d seen in a magazine, and I thought it would create a really sleek yet tranquil outdoor room.
PROJECT COSTS: Bespoke seat, frame, planter & cedar slatted sections £2,329 Art a a £1,960 Water feature & grey multi-slate at r a £2,248 Lighting £1,580 Sleepers & raised beds £1,808 Bespoke steel planters £702 Fencing/cedar slatting £1,172.50 Hard landscaping/ a paths & slatting £2,472.50 Planting £3,728 TOTAL SPEND £18,000

understood what I was looking for – and I liked him and his ideas straight away. As a former structural engineer, he came up with ideas that I would never have thought of myself, and was able to achieve so much in such a small space. It didn’t occur to me that I would be able to change any of the wall heights, for example, but Sean was able to apply for planning permission to lower the rear one by a metre, and make the space more interesting by rendering in white. The contemporary fencing above maintains privacy but the narrow slats still let light through.
WERE THERE MANY CHALLENGES TO OVERCOME? The house is located at the bottom of a very steep hill, meaning some of my neighbours’ gardens are at a much higher level, hence such tall walls, and we are hemmed in from all sides. Luckily for me, however, my house is the only property within the new development to have side access, and Sean and the design team were just about able to squeeze in a small digger with just millimetres to spare for the necessary excavations. ST YLE Steal
WHAT ARE YOU MOST PLEASED WITH NOW THE GARDEN IS FINISHED? The two paths and central artificial lawn look so neat and symmetrical. I love the water feature and especially the raised beds, as such a variety of plants come up through the seasons. I wanted a calm palette of green and white, but there is some purple in there too for a splash of colour. In June, the beds are full of alliums and later in the summer are filled with white flowering hydrangeas and dahlias – and I added some agapanthus, too. I just love being out here – the garden flows out from the house and really does feel like another room. 118 GOODHOMESMAGAZINE.COM JUNE 2019
HAVE YOU ADDED ANYTHING SINCE COMPLETING THE PROJECT? Having lived in the area for years I know some of the guys at the boatyard that my house overlooks, and they let me have the name signage from an old Dutch barge – which looks fantastic against the back wall. I’ve also spent hours in the rain planting around a thousand bulbs, so there’s plenty of colour in the spring time. I’m not sure I’d do that again, but it was worth it! At night, with the lighting and water feature on, it really is magical out here: the high walls give it privacy, and it’s sheltered, too – which is great as it can get pretty windy on the quay!

Joanna and Ted Murray have given their 1930s seaside house a complete makeover, adding space, light and kerb appeal
Feature DEBBIE JEFFERY Photographer ABERSOCH QUALITY HOMES Project BACK TO FRONT EXTERIOR DESIGN CONSULTANCY
What did you want to change about the house? Pen Y Mor has been in Ted’s family since he was a child and stands in an Area of Outstanding Natural Beauty, close to Abersoch beach in north Wales. The house itself was damp and cold in winter and desperately needed modernising. There were four bedrooms and one bathroom, with a loft space above the garage that the children used as a den. We wanted to make the outside more attractive and open up the inside to beach views, as there were very few windows to the rear and no real outlook.
Q
How did you come up with the new design? I was really struggling with giving the house more kerb appeal, until I found Back to Front Exterior Design Consultancy on Pinterest. They suggested keeping the front elevation traditional, enlarging the windows and rendering the entire house. Rebuilding

the garage, with a self-contained studio above, meant we could connect the two buildings, while the new blockwork rear extension adds a master bedroom and en suite upstairs, and a glazed open-plan living space below, opening onto the garden. A private upstairs terrace, where we can sit and look out to the sea and Snowdonia, unites the design. What inspired the interior? We applied for planning permission and used a local builder, who was recommended to us. I sourced everything and made sure I visited the site each week for a year during 2019 – choosing colours and materials that would help to create a relaxed, coastal feel. There’s underfloor heating in the new extension, and we laid a wooden floor in the main living space. Everything was designed to feel informal and comfortable, and now it’s a house we can really enjoy spending time in. Guests love it, too.

NEED-TO-KNOW: STAIRCASES ‘In recent years, we’ve seen a rise in homeowners deciding to redecorate and extend rather than sell, and with that we’re seeing more people choose to renovate their existing staircase as a way to completely transform their homes,’ says Jarrods Bespoke Staircases director Sherelle Matthews. ‘If the kitchen is the heart, the staircase is the spine of your home that keeps everything together, and often the first thing you see when you open your door.
