The project was planned along the lines of a Planned Unit Development, with units lightly clustered to provide more green or common area. In our case, with the exception of lots 1-7, all lots are along the south and north perimeters of the project, with the entire central garden area (over 17,000 sq. mts.) left as common area. All owners will receive, in addition to their individual lot, an undivided interest in the project’s common areas.

Esencia will be managed under established CC&Rs, the primary purpose being the protection of project aesthetics and view corridors. The Association common area maintenance and night watchman expenses will be allocated among owners on a pro rata basis. While it is our intention to maintain a consistent architectural aesthetic, we want to provide flexibility for our owners. We invite alternative design suggestions as well as room, kitchen and bath layouts. We can also design reverse floor plans with split level living/dining, master on either floor or both. A separate casita is encouraged in lieu of a third bedroom; however, we can add a third bedroom to any existing plan, see upgrade pricing below. The central garden area will be developed more or less along the lines of a Rancho, with tree lined trails, orchards (we are currently having our soil tested for wine grapes) and will be enhanced with desert and vibrant tropical flora throughout. We are currently installing a central irrigation system that will keep everything green throughout the year. The horses, which initially were to be only temporary, may be made a semi-permanent fixture through popular demand.

Privacy is always a crucial consideration and we have arranged the lots and oriented the homes to maximize privacy concerns. Most lots (lots 8-14 & 15-24) surrounding the lower garden area are directed towards the central garden area as well as the ocean view beyond and they are all aligned within a few meters of the exterior lot line. For example, in the case of Lots 15-21, only the home to the immediate right will be in view, with the area in front of each home further obscured from view through use of landscaping together with strategically placed pergolas/palapas. We’re also attempting to make the project as “green” and as environmentally sustainable as possible. Solar ready as a standard feature for all units. As we proceed, we will continue to incorporate more green options and incentives. Another significant feature we are offering, which differentiates our project from others, is the home exchange program among our three projects, allowing owners to experience Baja’s Pacific Coast, La Paz and one of the most beautiful beaches and pristine sites on the Sea of Cortez.

Pricing: Although all lots will accommodate single story units, to maximize ocean and mountain view corridors, our standard units are two story, two-bedroom units with stairs to a rooftop pergola or palapa, thus insuring an ocean/mountain view corridor into the future. Both the 1st floor and 2nd floor bedrooms are designed as master suites. Prices range on average between $375,000 to $635,000 depending on size, location and amenities. Most units come with a standard 12’x20’ tiled swimming pool with a 12’x20’ cantera stone terrace. A 12’x12’ 3rd bedroom addition to the main casa, for example, would run from $20,000. Casita prices can also vary considerably but on average would run $22,000-$35,000. For those buyers who are concerned about ambulatory issues, stair lifts can be incorporated into both exterior as well as interior stair wells. Lots range in size from 500 to 2,000 square meters (5,280-21,500 sq. ft.) and, while lot size is important in determining pricing, location and views are the determining factor. There are three primary view corridors: the Pacific Ocean to the west, the La Laguna mountains to the east and the central garden area. Not all lots have views of all three. Lots 1-7—good views of Punto Lobos and the ocean to the southwest as well as great mountain views. Depending upon home size, lot/ home packages will run from $375,000 to $445,000--refer images D, E, F & G. Lots 8-10—good views of the ocean and garden area. A one- or two-story home can be built over an enclosed garden living area with potential for substantial additional square footage at a great price. Lot/home packages will run from $425,000 to $530,000—refer images A & B. Lots 11-14—generally good views of the ocean and garden area. Lot/home packages will run from $375,000 to $425,000 for 2-bedroom two story casas--refer images D, E, F & G. Lots 15-21—have great views of ocean, mountains & garden area. These large lots range from 1500 to 2000 sq. mts., leaving plenty of room for additional casitas or a courtyard style development. There is currently only one 2,000 sq. mt. lot left in this section for a lot home package in the $550,000 to $635,000 price range. Lots 22-24—these lots have very good ocean and garden views and are overlooking a small huerta we are currently considering for wine grapes. Pricing $425,000 to $525,000—refer images C & D. Our suggested payment structure for a cash purchase: This is essentially a lot purchase program with $50,000-$70,000 down, at which point the lot will be deeded to buyer; then a separate home construction contract with 40% down at the beginning of construction; 35% upon completion of rough structure; 20% at the point the home is ready for finishes; the remaining 5% upon final walk through.
