Todos Santos Todos Santos, Baja California is a small fishing village located at only 50 miles north from Los Cabos and 50 miles south from La Paz.
 The two closest airports are: San Jose del Cabo and La Paz. Roads to the airports are well kept superhighways, 85% four lane roads and mostly toll free. During the last decade the town has grown quite rapidly, especially in the past few years. There is a large development headed by a renowned developing company from Colorado (Tres Santos) that has already started with a small boutique hotel: Hotel San Cristobal, which “is the first international project from famed Texas hotelier Liz Lambert”.

The town has around 5000 inhabitants. Alongside the locals, there is a very large community of Americans, Canadians and some Italians.
 Because of its location, Todos Santos has been blessed with its unique climate. It is always around 10 degrees Celsius cooler than it is in Los Cabos or La Paz. During the hot summer months people from Los Cabos and La Paz visit Todos Santos to escape the impossibly high temperatures.


Todos Santos Todos Santos has been certified a Magical Pueblo by the ministry of Tourism , mainly because of its historical buildings and quaint small-town authentic atmosphere. Safety in Todos Santos is one of the highest in Mexico as like in every small town, locals all know and watch out for each other.Todos Santos is 45 minutes away from the growing Los Cabos area where investment is at all time high, but Todos Santos remains a calm and slow-life area. International travelers and investment pass through Todos Santos , always elevating the quality of service and food in the area.


Access to Los Cabos and its surrounding fun times couldn’t be easier as one locally centered main hub exists for a fly-in – the Los Cabos International Airport (SJD airport). Situated 8 miles from San Jose del Cabo and a short 23-mile drive to Cabo San Lucas, direct flights to and from the main cities of the U.S., Canada and Mexico usher in and out more than 500 flights per week. The airport is clean and comfortable, with minimum wait times to get through the security lines

Casablanca Casablanca is located in a neighborhood called La Poza in Todos Santos.
 It is around half a mile from La Poza Beach and 1.2 miles from the Zocalo or main square downtown.
 It is a very tranquil and relaxing place. Given its specific location, sitting on a hill, Casablanca has wonderful views to the palm oasis, the downtown area, the Sierra de la Laguna and the Pacific Ocean.
 In addition the views and proximity, to both the beach and downtown, the location on this hill receives a constant breeze allowing the home to have a naturally cooling system (Temperature here is always 1 or 2 degrees cooler than it is downtown); Furthermore, the hill also provides a natural protection against high winds during Hurricane Season.



The property:

The property is 3438.99 square meters
 There is a main house of one level, a beautiful patio and a guesthouse of two levels.
 The main house is 243 square meters.
 The guesthouse is 120 square meters in two levels.
 The patio has an organic form and it is 150 square meters (It has a beautiful fountain) The property also has several terraces:
 Three terraces attached to the main house with 70 square meters
 Two terraces in the guesthouse. One is on the ground level (10.6 square meters) and the second one is on the first floor (10 square meters).
 The property has a 8.4 meters x 4.6 meters polished concrete pool.
 The pool is heated and filtered using a solar system. If it gets cloudy (Very unusual in Todos Santos), there is an electric pump that can override the solar system, keeping the water circulation and filtering constant.
 Their property has a small one-room construction that hold the pool’s filtering equipment and pumps.
 There is a semi covered garage place for one car. (There is plenty more uncovered space to park several cars inside the property).




The main house has one big open floor plan that holds the living area, an office, an open kitchen, a dining area, a TV area, one bedroom and one and a half bathrooms. (It has a gas chimney). The bedroom has a private terrace. There is a large semi-covered terrace with views to the palm oasis and the ocean and it holds an outdoor dining area. There is a third terrace that faces the patio with views to the palm oasis, downtown Todos Santos and the Sierra de la Laguna. The house has no A/C, only fans.


The guest house originally had two small and independent apartments, each one with its own entrance. These two apartments were transformed into rooms. The apartment’s kitchenettes were removed. However, they can easily be turned back into apartments since all the installations to hold gas, hot and cold water and a drain for the kitchen sink were only concealed, not cancelled. The upper room still has a double kitchen sink and faucets. Currently each room from the guesthouse has its own bedroom, bathroom and private terrace. In addition, this building also holds tin the back a laundry room and two storage rooms.

The garden has a lot of desert plants, adult palms trees and fruit trees.
 There is an automatic irrigation system installed that waters the plants during the night time providing a more efficient watering system with less evaporation and waste of water.

Gabriel and Isabel have used the guesthouse as a two-bedroom bed and breakfast. The guests they host come mostly from their website, Airbnb and Booking. Word of mouth and recommendations has also helped many guests find their way to the B&B.
 The place has wonderful reviews. Regarding tourism, Todos Santos and most of the peninsula, have a very distinct High and Low Season. This seasonality is tightly driven by the weather. Most visitors arrive from the US and Canada. However, they have received people from all over the world.
 High Season starts around the end of October and runs through until the end of May, with a distinct pick at the end of the year, during Holiday Season. During low season their rates are: Azahar Room $120- Tomillo Room $140 USD + taxes per night During high season their rates are: Azahar Room $150- Tomillo Room $170 USD + taxes per night. At the pick season, rates can easily double, but Casablanca B&B prefers to keep the same rates.


The past years their occupancy was as follows: Upstairs room: 2016 55.8% 2017 55.2% 2018 57.3% 2019 59.7% (187 nights in 11 months. The B&B remained closed during September)

The closest beach to Casablanca (just 1/2 mile away rom Casablanca) is La Poza.
 It is a beautiful and pristine beach ideal for a stroll, to enjoy the sunset and for whale watching.


Special Features:

In case of power outages, the electric installation allows for an emergency generator to be connected supplying power to all outlets of the main house and the hydro-pneumatic pump.

There is a solar panel system that heats and filters the water from the pool. In case of cloudy days, there is also an electric pump that will keep the water running and filtered.

The kitchen sink has a three-step carbon + UV filter installed allowing you to have drinking water from the tap.

The hydro-pneumatic pump system provides full and constant water pressure on all faucets and showers.

There is a water reservoir of 11,000 liters. This allows for a constant water supply even when the municipal supply is intermittent.

There is a LP gas tank with a 5000 liters capacity.

Each building has its own water heater. There is no sewage system in Todos Santos. The property has a large septic tank and a reservoir for gray waters from the main house. The grey waters from the guesthouse are recycled and used to water certain plants.
