COBBLE COURT estate guide

Commissioned in 1928 by Lewis Luckenbach, grandson of the founder of the Luckenbach Steamship Line, and designed by architect William Bottomley, the estate is centered on a Normandy chateau-style main house with an elaborately cobbled entry courtyard from which it takes its name. The home exhibits the perfected marriage of thoughtful updates for the comforts of 21st Century living and exquisitely maintained period detail. Rolling lawns, walking bridges, panoramic views of Long Island Sound and deeded access to a private sandy beach create a truly idyllic setting for this rare, once-in-a-lifetime, opportunity.

The Grounds

The estate encompasses 8.6 acres with direct deeded waterfront access to the Long Island Sound and exclusive access to a neighborhood beach association with lovely beach house. The grounds feature magnificent formal gardens, woodland paths and a beautiful pond with a foot bridge that recalls those painted by Monet in Giverny. Peppered around the property are fountains, a smokehouse, beautifully restored and updated Tudor-style timber and stucco cottages, a Tudor-style playhouse with a gable-end dovecote, heated 8-car garages and two elaborate greenhouses. The estate’s sprinkler system is fed by two on-site underground wells.

Foyer Double doors from the cobbled courtyard from which this estate takes its name provide entry to the home. The foyer lies up a short flight of stairs and leads to the home’s 57’ long central gallery which provides access to the home’s entertaining spaces. Both the foyer and the gallery feature distinctive textured plaster walls and antique limestone flooring sourced from a French monastery and with radiant heat added by the current owner. Floating above the foyer is a dramatic cantilevered staircase that provides access to the residential quarters on the second floor.

Kitchen The kitchen provides the ideal marriage of new and old with custom wood and stainless cabinetry that respects the heritage of the home and state-of-the-art appliances including a marigold-yellow enamel LaCornue range and handsome Viking column refrigerator. Limestone countertops and a hand-painted antique tile backsplash are carried into the breakfast area. The butler’s pantry straddles the kitchen and the formal dining room and offers ample room for storage and preparation. There is also a side entrance off a secondary courtyard that provides entry to a mudroom, additional offices, full bath, as well as a passage to the back terrace.

Dining Room Measuring 27’ x 20’, the finishes in this elegant room include inlaid wood floors, luxuriously upholstered silk walls, faux painting, an antique fireplace and delicate egg and dart moldings. It offers two access points to the terrace and stunning water views through French doors.

Library This handsome room spans 32’ x 19’ and is completely paneled with custom millwork crafted of the finest California redwood. One end of the room is anchored by a handsome fireplace, the perfect place to curl up and read a book. Its wood beamed ceiling with purlins and girders reflects authentic construction. French doors lead to the terrace beyond and bring in the vistas of the waterfront.

Billiard Room With hand-stenciled parquet floors, vibrant claret walls and a paisley ceiling, the 25’ x 19’ billiard room features cleverly concealed corner cabinets for storage of cues and racks.

Grand Salon Anchoring the northeast corner of the home, the expansive grand salon measures 34’ x 24’, and has two exposures providing abundant light and panoramic water views. The exquisite walnut paneled walls with acanthus leaf carving show off the luxe patina achieved through a century of care and “tlc” and provide a handsome counterpart to the extraordinary customcrafted plaster ceiling.

Turret with Spiral Staircase The end of the gallery leads to a wonderful turret with a spiral staircase and hand-wrought, sculptural iron railings. Its celestial-theme gives one the sense that when you ascend this stair, you will land somewhere very special.

Powder Room Spacious and elegantly outfitted, the powder room exhibits cleverly faux painted hard-stone surfaces.

Family Room The least formal of the home’s gathering spaces, the family room (22’ x 26’ 6”) is super comfortable with a southwest flavor that comes from its terracotta tile floors, rough-hewn beamed ceiling, and wrought iron accents. A cozy fireplace is flanked by two sets of French doors opening to the back terrace which extends the living space.

Primary Suite The primary bedroom, measuring 25’ x 26’ features a wall of windows to bring in the views of the property and the Long Island Sound beyond. This escape is both sumptuous and luxurious. Its custom plaster ceiling is worthy of a 17th century French chateau. The walls feature extravagant foliate moldings, and the floor is carpeted in a plush, custom Stark carpet in the Aubusson style.

The Primary Suite is flanked by two full bathrooms, one marble and one done in elaborate mosaic tile. The suite also includes a large walk-in closet/dressing room and yoga studio/gym.

Additional En Suite Bedrooms
