Welcome to my Year-end Brooklyn Market Review! 2021 continued Brooklyn’s meteoric rise that began in the 2nd half of 2020, soon after the pandemic arrived. Median prices continued trending up, recording a 7.5% increase in the 4th quarter as compared to the same time the previous year. More notably, median prices are up 17.6% from the same time period

just 2 years ago, pre-pandemic. Average sale prices followed a similar path, up 11.7% in Q4 of 2021, and up a whopping 21.1% from the same time prepandemic. The majority of these gains were in the townhouse market as NYC buyers continued to cross the bridge into Brooklyn searching for more space and private outdoors. Bidding wars were on the rise last year, with more than 1 in 5 properties selling above asking price. For my team in particular, The Scott-Robles Team, 2021 proved to be a banner year. We completed 160 transactions reaching almost $274M in closed sales, with over 90% of that business here in Brooklyn! Looking ahead into 2022, the seismic shifts that COVID has created will continue to influence more and more buyers into the market. Demand will continue to far outweigh the inventory, creating even more bidding wars across all sectors of the market. Interest rates will increase to counteract inflation and new bank regulations (a ripple effect of the recent building collapse in Miami) will add challenges to both buyers and sellers, but neither of these measures will be enough to turn the tide into favoring buyers.

The sellers had unsuccessfully tried to sell their home for over 2 years. Each accepted offer or contract signed had fallen through, mainly because the home had more than 10 open permits filed with the DOB from a previous renovation. The sellers were tired of showing their house and believed it might never sell. I suggested an off market approach to selling the home, only showing it to buyers who understood the permit issues and would be willing to make real offers under the current conditions. Through targeted marketing I was able to produce multiple offers in under 1 month. With no price reductions, the house sold to a buyer who paid significantly more than any previous offers, and took the home with all the existing permits open.
