Welcome to Fall 2022! Happy September! I hope everyone had a beautiful summer! I have been working really hard on a new website which launched two days ago for the Greene Isen Team! The website can be found by going to PatriciaGreeneIsen.com GreeneIsenteam.com Citynotesnyc.com Our new website will highlight our listings, neighborhood guides and I am FINALLY able to bring you my last FOUR YEARS of CITYNOTES all at your fingertips at anytime . There is a landing page JUST for CITYNOTES and you will be able to reference any back editions at anytime as well as review the most recent. I am so proud to be able to finally bring this to fruition! Please send me any comments you have. Please sign up if your don't already receive the monthly email blast. NEW SEPTEMBER OPENINGS

Lorna Simpson1985 — 92 HAUSER & WIRTH 69TH STREET GALLERY 7 SEP – 22 OCT 2022

Born in Brooklyn, Lorna Simpson came to prominence in the 1980s with her pioneering approach to conceptual photography. Occupying all three floors of the gallery’s 69th Street location, this exhibition traces the impact and enduring influence of Simpson’s earliest output from the 1980s and 90s, with a selection of works on loan from major museums, private collections and the artist’s studio.

Masaomi Yasunaga

LISSON GALLERY 508 WEST 24TH STREET 8 SEPTEMBER – 15 OCTOBER 2022 For his first exhibition in New York since joining Lisson Gallery in April 2021, Masaomi Yasunaga presents a large body of new experimental ceramic work. Combined with unique raw materials such as feldspars, rocks, metal or glass powders, Yasunaga’s forms are buried in various strata of sand or kaolin to preserve their structure in the firing stage. Exquisite!

Hughie Lee-Smith

KARMA 22 EAST 2ND STREET AUGUST 3–SEPTEMBER 17, 2022 Karma is pleased to present a solo exhibition of paintings by Hughie Lee-Smith. The surreal compositions of Lee-Smith (b. 1915, Eustis, Florida; d. 1999, Albuquerque, New Mexico) reflect the social alienation of mid-twentieth century American life. The exhibition will run from August 3rd to September 17th, 2022 at 22 East 2nd Street, New York. Hughie Lee-Smith’s body of work spans nearly seven decades. He came of age in the midst of the Great Depression, spending his early life primarily between Cleveland and Detroit. His teaching took him to the East Coast, where he was artist in residence at Howard University in Washington, DC and later an instructor at the Art Students League of New York. Lee-Smith left behind an idiosyncratic body of work, the summation of a lifelong effort to see beyond the real.

Deux Chats is also from Jon Neidich .Located under the Williamsburg Bridge, this Belle Époque-themed spot .The bright, vaulted space is filled with distressed mirrors and ornate light fixtures, and the menu consists of interesting cocktails and a few fantastic seafood dishes especially the big seafood plateau.

Le Rock

Located at Rockefeller Center this brasserie makes Rock center a destination. Le Rock is from the Frenchette team, so it’s no surprise that the food here is French and the large Art Deco space is packed every night.

Il Posto Accanto

190 E 2ND ST This is an old time favorite with phenominal food! This delightful restaurant is home to some of the best meatballs and pastas in town, along with a great wine list and open air dining. It also happens to be next to Karma Gallery so you can do a joint visit.

After a century in which generations of customers patiently waited in line at the store; it was time to give everyone a place to sit down.

116 FORSYTH STREET DINNER WEDNESDAY THROUGH SATURDAY FROM 5:15-9:15 LUNCH ON SATURDAY FROM 12-3 Gem is a restaurant on the lower East Side which was opened by the youngest chef, Flynn Mcgarry in Manhattan to own his own spot! The menu changes weekly with what’s available from their farm partners. The 8-10 course menu, which is $150 a person with an optional additional $80 beverage pairing. They are also now serving a la carte menus.

I adore Neal! one of my favorite rooms ever was at the Kips Bay Showcase (note photo above) . It was intimate , warm and cozy! Neal Beckstedt Studio is a boutique architecture and interior design firm offering comprehensive services for residential and commercial clients. For each project the studio creates uniquely modern spaces that are infused with warmth and ease. This signature style of warm modernism is achieved through a mix of vintage, contemporary and custom pieces. Born and raised in rural Ohio, Neal opened his namesake studio in New York City in 2010 after working as an architect and designer in the city for over ten years. His first project landed on the cover of New York Spaces, and in 2012 Neal was selected by Architectural Digest as ‘One to Watch.’ Notable projects include residences for fashion designer Derek Lam and multiple collaborations with eyewear designer Robert Marc. Neal’s work has been published in Architectural Digest, Elle Decor, The New York Times, Luxe, and New York Magazine, among others.

Im so excited for this! My son Charlie told me to watch out for this! At The Rose House: Green River Project LLC and Object & Thing will open to the public this fall from September 9–October 2. James Rose (1913–1991) was a Modernist landscape architect whose garden and house have been preserved in Ridgewood, New Jersey. Rose's work and the house have been a longtime inspiration to Green River Project LLC who are making a new collection of furniture for the occasion. At The Rose House extends Object & Thing’s recent practice of organizing exhibitions within historic artists’ and architects’ own homes and builds upon Green River Project LLC and Object & Thing’s frequent collaborations. A percentage of sales benefits The James Rose Center. The exhibition requires considerable collaboration among colleagues throughout the art and design communities. Galleries and organizations contributing works to the exhibition include: Blum & Poe, Eames Office, Electronic Arts Intermix, Holt/Smithson Foundation, Lisson Gallery, Matthew Marks Gallery, Nonaka-Hill and P.P.O.W. The James Rose Center is open Tuesday–Sunday from 10 am–4pm throughout the exhibition. Further information on visitor policies is available on The James Rose Center website.

Manhattan median sales price rose to a record high while the average sales price reached its third-highest. The number of sales increased to the highest total for a second-quarter since 2007. Cash buyer market share rose to the third-highest tracked, rebounding from the low recorded five quarters ago. Co-op median sales price rose to the highest on record, the fifth straight year-over-year gain. Condo median sales price also rose to the highest on record, the third straight year-over-year gain. Listing inventory for condos saw the largest first to secondquarter rise in at least eight years. Overall luxury price trend indicators continued to rise year over year. The number of new development sales more than doubled from the same period last year while new development listing inventory increased sharply year over year for the third consecutive quarter.

MANHATTAN MARKET Q2 HIGHLIGHTS

Price trends in the Hamptons pressed higher as sales volume slowed, responding to a combination of lack of supply and rising mortgage rates. The median sales price has reached both record and near-record levels for nine consecutive quarters. Bidding wars accounted for one out of three sales during the quarter. Listing inventory rose quarter over quarter from a record low to the third lowest on record. HAMPTONS MARKET Q2 HIGHLIGHTS

After being restrained by the chronic lack of listing inventory, for more than a year, rising mortgage rates, financial market volatility, and other related items such as inflation and the impact of the war have pivoted the housing market from a frenzied 24-hour market to a more normalized two-to-three month market. The Florida housing market still continues to benefit from the remote work phenomenon and favorable tax policy. While listing inventory continued its multi-year trend of year over year declines, supply generally rose quarterly at high rates. Despite the increases, supply remained sharply below pre-pandemic levels keeping upward pressure on prices.
