A sense of place and safety is definitively a critical consideration and the first determinant when making a purchase decision. In luxury real estate, this emphasis on location has become a question of “core” versus “emerging” markets. A core market is an area that is considered well established and with proven stability, and is often populated with properties that offer features and amenities above and beyond the norm. An emerging market is much more volatile, subject to sharp declines when a market cools and large gains when a market heats up. Opportunities in core markets are severely limited, which continuously poses a tremendous challenge for developers seeking to create new products.

Over the past decade, building amenities and neighborhood features have become front and center factors in the purchase decision. Consumers not only consider whether a property is a solid long-term financial investment, but also whether it will offer the right surroundings during their occupancy. With this in mind, US metropolitan markets have seen a rise in new urbanism, where new residential developments have revitalized entire commercial districts; the influx of new luxury properties has prompted improvements to and additions of basic everyday support services within walking distance of these projects. For example, Midtown Manhattan is New York City’s central business district, with the adjacent Upper East and West Side residential neighborhoods to the north. Recently, some of the most highly sought after new luxury condominiums—all strongly favored by international investors—including One57, 15 Central Park West, and 432 Park Avenue, were developed in these areas. These successful projects have essentially formed a new asset class designed specifically to meet the evolving demands of increasingly sophisticated global buyers, and in turn triggered additional development in the area. New York City has responded to the continued demand by championing an upzoning plan that allows taller residential and commercial buildings in the district.

LEVERAGE

Since the large majority of sales in this luxury tier are from all-cash investors, access to credit for individual purchase has not been a driving force of the luxury real estate market; however, low interest rates and tight credit remain critical economic factors, as record-low interest rates across the globe are pushing many investors to seek higher returns on their investments.

Aside from selling it later down the road, housing is an asset that can also be leveraged by physically occupying and enjoying it, which an investor can factor into his or her assessment of the return on the investment. New York City’s relative affordability compared to other major world housing markets, such as London or Hong Kong, has been a distinct incentive for buyers from emerging Asian and South American economies to invest, in addition to the existing demand from European buyers.

THE LONG TERM

The evidence is apparent—the noticeable rise of new development activity across US housing markets makes clear the heightened awareness of luxury real estate as a new asset class. Among the key drivers of the demand that initiated this phenomenon—low interest rates, increasing global wealth, tight credit, economic volatility—none is expected to change significantly in the near future. Based on current conditions and expectations, the luxury real estate market is an asset class that’s here to stay.

Here’s my checklist:

1. Save up and build a big deposit that will cover a down payment.

2. Tidy up your credit. Pay off your credit cards, and address any outstanding debts or accounts on your credit report.

3. Sort out your paperwork; for W2-paid employees, this includes 2 years worth of W2s, one month’s worth of paystubs, and 2 months worth of your most recent complete bank statements. Self-employed individuals should have 2 years worth of tax returns and all pages of your 2 most recent monthly bank statements.

4. Find a lender who understands the property. If you’re using an Elliman broker, they often work hand-in-hand with our Private Mortgage Bankers, which helps streamline the entire process.

5. Get pre-approved by a lender before you make an offer.

We had to set the market and prove why these apartments were worth such a significant premium. There were no comps to compare,” he says.

Karen is a real estate pro. She began her career with Related, working on Carnegie Park, and later worked with de França at the Sunshine Group before joining the Elliman team. Through it all, she’s learned that new development marketing has some quintessential truths. “When you sell, it has to come from your heart,” she says. “Your honesty, your integrity—people respond to that.” Quick-witted, Mansour can go from a conversation with a Czech investor thinking about buying a one-bedroom to giving straight facts to an Italian developer who wants to move his $17 million penthouse. There is inventory available, but only in the fall months before it gets scooped up. People often believe that search season for Hamptons summer rentals begins President’s Day Weekend, but the truth is that it’s actually much before then. Seasoned renters understand the brisk pace of the Hamptons market—they are willing to commit early, even though prices can be a tad more expensive, because the selection is greater. Waterfronts and oceanfront properties are the first to go.”

ELLIMAN: What areas would you recommend to aspirational first-time renters looking for a great summer rental deal in the Hamptons? PAUL BRENNAN: Montauk is very popular among the younger set—there’s a huge nightlife scene, great restaurants, and pristine beaches that are good for surfing. It’s as far east as you can go, so it’s taken some time to catch up to the rest of the Hamptons, but it’s definitely becoming increasingly popular. Prices in Noyack, which is in between Southampton and Sag Harbor, and Springs, a neighborhood within East Hampton with its own school district, are automatically lower than they would be elsewhere in the Hamptons, because both areas are north of the highway and therefore not as close to the beach. But both areas still offer beautiful homes, including waterfront properties, and are still relatively close to shopping districts.
