Although oceanfront inventory is relatively scarce along the 50 miles of beaches that stretch from Quogue to Montauk, contrary to what one might guess, prices cover a wide range. You can buy a one-bedroom co-op overlooking the ocean at Westhampton Beach for as little as $150,000, or you can spend $40 million for a palatial six-bedroom, seven-bath beach “cottage” on Lily Pond Lane, the Park Avenue of East Hampton. Architectural styles run the gamut too, from glass-walled, white modern contemporaries surrounded by wide decks, to majestic shingled country mansions that look like

beach is such a zen experience,” he says. “For many people, the sounds of the waves are just as important as the views. Late at night, you can sit on your deck and listen to the ocean, and the rest of the world disappears. Once you fall in love with the ocean, there are no ifs, ands, or buts about it.” But waterfront specialists also caution that living on the edge of the Atlantic isn’t all starfish and sandcastles; it’s a singularly challenging commitment that constantly pits the homeowner against the elements—saltwater, natural erosion, hurricanes, and nor’easters can wreak havoc on a house, which makes obtaining mortgages and insurance for beachfront

property difficult. Most of these houses are paid for with cash and privately insured. “It’s a certain type of character that craves beachfront ownership, and for that specific buyer, nothing less will do,” says Smith. “Most of my beachfront buyers are aware of the challenges that come with living on the ocean. Hurricanes, storms, and erosions are all part of the package.” Homeowners are also responsible for the cost of replacing the dunes in front of their homes if they’re lost in a storm, a complicated and costly chore. A company licensed by the Environmental Protection Agency has to truck in sand that’s considered compatible in color and texture with the existing beach and shape it into dunes, which are then planted with thousands of plugs of beach grass to hold them in place while they set. To replace 100 linear feet of dunes can cost $150,000, and there’s no

telling how long it will last. “Sometimes the storm of the century comes twice in a century,” says Packard. Recently, for their own protection, a group of 141 Southampton beachfront homeowners from Sagaponack to Bridgehampton, representing over $2 billion worth of properties, joined together and committed to personally finance a $25 million six-mile offshore re-nourishment project, in which two million tons of sand will be dredged from the ocean floor and pumped onto the beaches, widening them by 60 feet in some places, giving them a larger buffer and fortifying the houses and dunes. The process should give homeowners in those communities at least a decade of relief. So why, with all these drawbacks, do people still want to live at the beach? “Most oceanfront owners are not risk adverse,” Packard says. “The extraordinary experience of living on the ocean far outweighs any concerns. It’s a personal lifestyle choice, and for the people who make that choice, the pleasure far outweighs the risks.” Douglas Elliman Vice President Paul Brennan, who grew up and raised his family in the Hamptons, has seen a lot of stormy weather in his 33 years in real estate. “After a storm, everybody stops and begins to question whether it’s a good idea to live on the ocean. Then, in a few months, people forget—they want to forget, because they’re drawn back in. Living on the beach is irresistible. 4
