EDITOR’S LETTER

t the bottom of my road, there’s a house that keeps me awake at night. And no, it’s not because the owners are always throwing loud parties. The house is a spectacular, modernist, block-shaped, neglected gem, and I bet it doesn’t even attract a second glance from anyone else living in my road. All it needs is a coat of white paint, a black double garage door, Jasper Morrison exterior lights and a garden designed by Piet Oudolf filled with different grasses. Not much, right? The thing that really haunts me is that I have convinced myself, late at night, that only I know how this house should look and have carefully renovated the entire place in my head. And the biggest reason for my obsession with it is the fact that it was designed by one of my favourite architects, Michael Sutton. An architect whose beautifully simple designs redefined domestic architecture in South Africa in the 1950s, Sutton was deaf, and it is the calming nature of his buildings, with their palpable sense of quietness, that I find so intriguing. My first introduction to Sutton’s work was via a quick visit to fashion director Chris Viljoen’s Craighall apartment in the early 2000s. Apart from the gorgeous mid-century modern pieces (including a dreamy pair of tan leather Wassily chairs by Marcel Breuer) on display, it was the calming atmosphere of the cubic space that struck me most – and got my little Sutton obsession going. For the Sutton house in my road, I even have a notebook in my bedside drawer that I fill with ideas. Ideas for transforming the bland, cream 1960s kitchen by having all the cabinetry replaced in a light oak finished with brass hardware and oxblood marble slabs, for example. In the adjacent dining area, a brutalist light from Apparatus studio suspended over a Gio Ponti table with Dimore Studio chairs (upholstered in emeraldgreen velvet) would be ideal. Maybe this sounds completely obsessive and self-indulgent, and let’s not forget that you need to have an unlimited budget to afford it, but it really is what keeps me awake at night – the potential and possibility of something fresh and new. Looking at this issue, which is filled with homes that were revamped by our readers, I can definitely imagine that there have been many sleepless nights spent pondering what to do in the kitchen, which walls to keep and what tiles should go where. Budgets alone can create permanent insomnia… But judging by these remarkable renovations, it was all worth it. Some of these spaces are grand, with large-scale changes and big budgets, while others are clever rethinks of small spaces and ingenious ways to transform the ordinary on a limited budget. I hope you find them as inspiring as my fantasy house is to me – for your own dream building late at night.

‘OFTEN OLDER BUILDINGS HAVE THAT HARD-TODEFINE QUALITY OF CHARACTER, A BASE FROM WHICH A HOME CAN BE REIMAGINED.’

n issue of House and Leisure dedicated to renovations is a rare pleasure. While building a house from scratch has its benefits, there’s something about wrestling with what is already there that really engages us imaginatively and results in the most interesting solutions. Very often the place that means home to us already exists, and older buildings tend to have that hard-to-define quality of character, a base from which a home can be reimagined. At the same time, perhaps one of the most sustainable decisions you can make is to extend the life of a building by reinvigorating it for new lives and new times. As well as renovating to make properties more beautiful and appropriate, the right changes can also make your home happier and healthier, generally improve wellbeing – and even save you money. As the world’s most revolutionary building products and systems company, we at Saint-Gobain have poured effort, innovation and creativity into finding simple ways to make existing homes cooler, warmer, quieter, safer and more efficient, all with minimal effort. To prove that it is possible to retrofit an existing home to make it look and function better, we teamed up with Dr Michael Mol for what we call The Saint-Gobain Retrofit Case Study. As the Mol family renovated their Cape Town home, we fitted it out with our building materials to address thermal, acoustic, health and safety concerns in one shot, with the added benefit of saving energy and running costs, too. We’re even measuring The SaintGobain Retrofit Case Study home’s performance results remotely, so we can continue to learn from our experience. Seeing the kind of ingenuity and passion with which the houses in this special renovations issue of House and Leisure have been redesigned gives us at Saint-Gobain the motivation we need to keep inventing ways to improve existing homes. That way, you can go forth and inspire us all over again, knowing that Saint-Gobain has the comfort, efficiency, cost and happiness factors covered.

CONTRIBUTORS LYNETTE BOTHA A freelance travel and lifestyle writer, Lynette has been in the magazine industry for over 10 years. In this issue, she visited no less than three of the renovated houses to meet with their owners and discover how these reworked spaces turned out so well (see pages 26, 50 and 66). Lynette adores animals, Chardonnay and spending time with her two young daughters. If you could change anything in your home, what would it be? There’s so much I’d like to do but first on the list is the main bathroom, which needs a total overhaul. What’s your favourite place in your home? Our covered veranda, which has uninterrupted views of Table Mountain and leads into our large garden. Your best renovation tip? It’s my life tip, too: start where you are, with what you have. Begin by redoing a room or an area of your home – you don’t have to fix the whole house in one go.

KARL ROGERS Photographer Karl Rogers specialises in decor, food and architecture. He’s happiest when capturing natural light at dawn or dusk or shooting inspiring new spaces. When not behind his lens, you’ll find him on the track, swimming, cycling or enjoying time with his family and friends. For this issue, Karl shot several of our room renovation stories (see pages 89, 97 and 111). A fresh start means exploring possibilities and the anticipation of good things to come. Your best DIY tip? Buy electric tools – it makes things easier. If you could change anything in your home, what would it be? We love our Victorian terraced house in the heart of Cape Town and all of its quirky features. Our kitchen is a little poky and dated, though, so it would be great to change it into an open-plan space to allow for our love of entertaining.

LAR LESLIE Raised on a farm in KwaZulu-Natal, Lar has always been drawn to the out of the ordinary. After a stint in London, she returned to SA to study at Ruth Prowse School of Art and subsequently became a freelance photographer. She shoots a wide range of subjects and for this issue, photographed Hannah and David Little’s Durban home (page 58). If you could change anything in your home, what would it be? Aesthetically, not a thing. Practically, we need more storage space. A fresh start is a chance to declutter and live simply. Any scary renovation stories you’d like to share? Early on, a big setback for us was a flash flood that took out most of our initial foundations and retaining walls. If you could swap jobs with anyone for a month, what would you be doing? I’m

following some incredible female woodworkers on Instagram at the moment and think it would be hugely rewarding to be able to make my own dining table, couch or wall hanging.

KITCHEN ‘Knocking down a wall and opening the kitchen up to the TV area was one of our best decisions,’ says Debbie. As entertainers and food lovers, the kitchen is a crucial space for the Frosts, and making it open plan really maximised the space. ‘It was fitted by Dexter Furniture and simplicity was key, which is exactly what they achieved. We are very happy with it as it is sociable, airy and totally practical,’ says Debbie.

usiness owners Mike and Debbie Frost adore natural light and large, open spaces, which is what drew them to their Constantia house five years ago. ‘We don’t like the idea of our neighbours living on top of us, so we were after a roomy home with a big garden located in a country setting,’ explains Debbie. ‘It was important for us that we bought a space that worked for our family and we wanted to choose our own finishes, so we looked for a property that needed major renovations. Nova Constantia Road was on our running route, so we were familiar with and loved the area but we also knew that houses there seldom came up for sale.’ As fate would have it, one day the perfect property was on the market and the couple, knowing that it was a much-loved family home, jumped at the opportunity to own it. ‘When we bought the house, we knew that we’d need to live in it for a while before deciding exactly how to renovate it,’ says Debbie. It took an entire year to clear the 4 000m2 garden, plant new trees and lawn, and install water tanks and a good irrigation system. During that time, Mike and Debbie planned what the full

renovation was going to entail and split it into three stages. They met with a few architects to discuss their ideas but eventually felt that no one seemed to have the same vision as they did. ‘They didn’t really understand what we were looking for and they were seeing the job on too grand a scale for our taste,’ she says. ‘Once we saw the last architect, we realised we didn’t actually need full-time input – we just needed assistance in getting drawings passed and confirming that we were allowed to take down some of the walls.’ After living in the untouched building for a year, they started with stage one – redoing the kitchen and breakfast room, as well as all the verandas, so that they could make the most of outdoor living and entertaining. ‘We demolished walls to incorporate a small room into the kitchen and breakfast area, which has created a great spot for a TV and couch,’ says Debbie. The front of all those rooms were opened up onto the garden and glass stacking doors were installed on the new, covered veranda with built-in benches. Raising the veranda ceilings by 1.5m allowed for more natural light and better views, and a serving hatch between the kitchen and dining room was closed and replaced with big

When the glass stacking doors are open, the veranda, kitchen and TV room become one large, communal space. ‘All this took a fair amount of time and came with its own set of challenges; we had to set up a temporary kitchen in an unused bedroom in the garden and sometimes had to climb through the passage window to get to our bedroom!’ Debbie laughs. ‘But it was important for us to get the kitchen and outdoor areas complete first, as we love being outside and entertaining.’ That was only the beginning. The following year, Mike and Debbie started on phase two, which focused on the bedrooms. The only structural addition to the house was a dressing room, which was built onto the main en suite bedroom and opens up to the garden, as does the second bedroom. Sliding doors were installed in both rooms as well as sleek metal shutters. ‘We also changed the positions of some of the windows, plastered over the stippled walls, put in new ceilings with shadow lines instead of cornices and added much bigger skirtings,’ she says. ‘We really just stripped everything and freshened it up.’ The last phase of the renovations, phase three, centred around the remaining two en suite bedrooms, the lounge and fireplace, the entrance and the swimming pool. ‘As with the previous phase, we H O U S E A N D L E I S U R E .CO. stripped all the walls and plastered them, put in new ceilings with shadow lines and completely redid both bathrooms,’ says Debbie. The result is a completely modern yet understated family home, with lots of natural light streaming in and open communal spaces. ‘Our three children are grown up – Daniel, 32, Drue, 26, and Campbell, 23 – but they all visit regularly and enjoy having their friends over, too,’ says Debbie. ‘My favourite spaces have to be the verandas, the garden and the pod seating area on the wooden deck among the olive trees – we spend most of our time there and around the pool, and really enjoy having the space to entertain and host our family functions. We have had 21st birthdays, Christmases, an engagement party and many other celebrations – home is always our first choice for a special occasion.’ The finishing touch was the interiors, which Debbie and Mike did themselves, furnishing the home with pieces that they love. Many are from their travels: a rug from Morocco, a wooden room divider from Zimbabwe that was turned into a coffee table and many more quirky repurposed items, like the two crocodile collection boxes on the veranda, which are also used as tables. ‘The house is now finished and we couldn’t be happier,’ she says. ‘We really feel that what made the renovation project so successful was the contractors and labourers with whom we have built relationships over the last few years. We are grateful to a handful of really hardworking people who took pride in their work and were always willing to go the extra mile for us.’ Find the specialists’ details in the Black Book (page 127)

SPIRAL STAIRCASE If you need to go up a level but have limited space, a spiral staircase is the answer. The Victorian one in Sarah’s home was already there when she bought it but it didn’t lead anywhere as the bedroom hadn’t been built in the pitch yet. ‘It was picked up by the previous owner at an antique shop in Kalk Bay,’ says Sarah. ‘I like to call it the “original Ikea” as apparently they would be shipped all over the world from England and come flat packed with screws.’ Not only is it practical but decorative, too, acting as the focal point of the main living area.

really don’t like it when people say “hoarder” – it’s such an ugly word,’ says Sarah Scott. ‘I much prefer “collector”.’ She’s attempting to sum up her eclectic tastes, which have managed to affably settle down together in her quaint Sea Point heritage cottage. ‘I actually wanted to go for the minimalist Scandi look when I moved in,’ she adds, ‘but I kept adding to the space and soon realised that it’s just not me: I like stuff.’ Going from living in a large stately home in Durban to a 150m² cottage in Sea Point has understandably provided Sarah with plenty of amusing anecdotes about adjusting to small-space living. Like the fact that her obsession with scatter cushions has had to change to being just about scatter cushion covers, because she doesn’t have enough room to keep the inners. Notwithstanding those cushion inners, Sarah’s home is bursting at the seams with beautifully curated and accrued objects, as well as plenty of history. The stretch of identical cottages in which her home is situated dates back to 1901. The houses were built for a set of naval officers’ wives who, having grown tired of the dreary weather in Newlands, staged a protest of Desperate Housewives proportions and soon left the ’burbs for sunny Sea Point. ‘According to them, it was for their self-preservation and longevity, because the sun shines perpetually on this side of the mountain,’ says Sarah, whose research into the cottages’ history turned up this very believable story.

Although she’s no naval officer’s wife, Sarah’s journey to Sea Point has a similar trajectory. After working abroad for a decade as a visual designer and then moving back to her hometown of Durban, Sarah started to feel like there was more to life than just work. ‘Monday was becoming Friday in Durban and there didn’t seem to be much going on culturally. I was working hard but not out of choice – it was because there wasn’t much else to do,’ she says. When Sarah made the decision to relocate to Cape Town, she knew that Sea Point was where she wanted to live, and for months she drove around looking for ‘For Sale’ signs. ‘One day, I saw this house. The owner was in the process of renovating and it wasn’t actually on the market, but I made an offer and he accepted,’ she says. To do her own renovations, Sarah hired a team of Cape artisans who are specialists in their fields, with herself acting as project manager. ‘It’s been the best learning experience of my life. For instance, because I know what’s in the walls, I now know where the pipes are if ever there’s a leak,’ she says. And hiring local craftspeople was a great idea. ‘A lot of the things my team advised me on were based on old-school building techniques. No lines are straight here but these men know the tricks about making it work,’ she says. Looking at the ‘before’ pictures of this house is a jaw-dropping experience. The change is utterly dramatic. Sarah’s studio used to be the kitchen, which is now at the front of the house and was fitted out by Durban-based company, The Kitchen Studio. The main en suite bedroom at the top of the stairs was built into the pitched roof, along with very clever storage solutions. ‘The builders made extra space in my cupboards because of the pitch, so I now have a double clothing rail and huge storage boxes for things like Christmas decorations. We also decided to make a gap in the upstairs bathroom wall which serves as a crawl space if a pipe bursts but also as a hiding place for stuff – or for myself!’ she says with a laugh. The gorgeous outdoor spaces – which include a rear courtyard and front-facing enclosed stoep – were the last parts of the house to be made over, and perhaps the loveliest area of the entire house is among these: an upstairs deck that adjoins Sarah’s bedroom, which has views of the neighbourhood, Cape Town stadium and the harbour. ‘I still get goose bumps when driving around my new neighbourhood,’ says Sarah, ‘as I still can’t believe I live here. It feels like I’m always on holiday.’ Find the specialists’ details in the Black Book

hen Patrick and Chloe O’Doherty bought their Parktown North home, which is 100 years old this year, it had been condemned. ‘It was completely derelict,’ says Patrick, ‘and there were 7.5cm-wide cracks going right through the walls.’ Patrick and Chloe had returned home after two years of travel, most recently spending six months driving around the US in a Chevy camper van. While contemplating their next move, the couple rented a Victorian house in Parkhurst. ‘That’s when we thought, we want a house like this,’ recalls Chloe. When they found their Parktown North property, the banks weren’t interested in financing it. Chloe and Patrick, however, weren’t prepared to knock it down – they wanted it precisely for its historical features. ‘We basically begged them,’ explains Patrick, and eventually the bank relented, but only on the condition that they met certain structural requirements.

The O’Dohertys had renovated before and since Patrick is an engineer, they had a good sense of what the project would involve. He decided to tackle the renovation himself with the help of his father and two skilled builders, but they had an immovable deadline as Chloe was pregnant at that point. ‘We are only the fourth owners of this house,’ says Chloe, so it hadn’t been radically altered barring a few windows that had been moved and a porch that was closed in with French doors in the 1960s or 1970s. ‘This was a crazy 1980s bathroom with brightred cherry tiles and Perspex fittings,’ says Patrick, describing the guest bathroom. And the main bathroom had a dropped ceiling with a 1960s tongue-and-groove wooden roof. Other layers that had accumulated over the decades of the 20th century could be peeled off. The back and front stoeps were clad in slate, ‘I presume in the 1970s,’ says Chloe. But underneath it, the original polished stoep was perfectly intact. A fireplace had been damaged when a wood-burning stove had been installed but luckily its twin in the adjacent room was in good shape, so they could use it as a reference. The real work, however, involved the things that weren’t instantly noticeable. Beneath the carpets was parquet but the floors were so badly cracked that it had to be lifted, the floors repaired and the parquet relaid. ‘We pulled down and replaced all the ceilings,’ says Patrick. The wiring and the bathrooms had to be redone, and they knocked down a few internal walls to create an open-plan kitchen. This, coupled with the addition of a large kitchen window, let in more light throughout the house. But Chloe and Patrick didn’t interfere with the overall layout and configuration of the rooms. Although they moved the door of the main bathroom to make it en suite, ‘the bathrooms are where they were originally, as is the kitchen,’ says Chloe. Considerable invisible work was involved in supporting the collapsing structure and they had to underpin every corner of the house with 2m-long concrete pads. ‘There are staples everywhere,’ explains Patrick. ‘We had to chisel out slits along every wall and then install thick reinforcing steel through the whole house.’ 44

KITCHEN While the configuration of the rest of the house was largely left as it was, the kitchen is entirely new. ‘It’s so stressful doing things from scratch,’ says Chloe. You’re responsible for everything when you’re given a blank slate and any mistakes are your own. ‘What helped us was miming how we would use the space,’ she says. So she and Patrick walked through the patterns of their life; where do you put down the groceries? When you’re cooking, what do you need on your left and right? And so on.

Outside, extensive drainage had to be added. ‘That’s why the house was so cracked, because it was sitting on a bog,’ explains Chloe. Retaining walls were built, levels changed and ground filled. ‘We took out about 50 skips, 20 bakkie loads and 20 trailers full of just stuff,’ says Patrick. Patrick and Chloe kept many of the existing fittings, including the 1930s lights. Having inherited furniture from family members, they had an eclectic and historical mix of styles to complement the architecture: an Edwardian wardrobe, an Art Deco dining suite and vintage Scandi armchairs. They had beds manufactured according to a Victorian design but with modern proportions. Because the previous owner was downsizing, he left them some items, including etchings by his artist wife – one of which can be seen hanging on the bedroom wall. ‘It’s like an ode to who was here before,’ says Chloe. She even managed to reuse some of the curtain fabric for a cushion for the window seat in their bedroom. ‘I took it to the Oriental Plaza and had it made,’ she says. ‘Rather than always buying new things, I thought, how can I use what is here?’ Patrick and Chloe’s daughter Ava, one, was born soon after they moved in. And so the house celebrates its centenary filled with new life – stitched together with an invisible metal framework and carried on new foundations but essentially the same. ‘We wanted to keep a bit of old Joburg here,’ says Patrick. ‘You can daydream and pretend there’s a horse and cart coming down the drive – it’s nostalgic.’ Find the specialists’ details in the Black Book (page 127)

When architect Jeanette Schachler was set the task of renovating the home, it was key that the kitchen centrally linked all the other living areas on the same floor – resulting in the library and study, lounge and dining area, and the children’s playroom all stemming from it. Kevin Kai, a digital media and tech entrepreneur, and his wife Nandi, a hair and make-up artist, both love to cook and spend time together in the kitchen. ‘It was important for us that the living areas and kitchen all be open-plan to create a seamless flow from one space to the next,’ explains Kevin. We then decided to look for a renovation project, something that would be a little more affordable and that we could mould exactly how we liked, but we never expected a project as large as this one,’ Kevin says. The views definitely helped seal the deal. Located in a quiet cul-de-sac off Green Point’s popular Ocean View Drive, the house is built on a slope, giving it the most spectacular, uninterrupted vistas of the surrounding area. ‘The structure itself was nothing to write home about, but it sat on a large plot and offered a good base to work from – plus, the view couldn’t be ignored,’ says Kevin. After living in the house for about a year, the couple began to renovate. ‘We chose Jeanette to oversee the project as we liked the fact that she was an independent architect; she had a great portfolio and we knew that we weren’t “just another client”, which is the feeling we get from some of the bigger companies,’ says Kevin. ‘She presented us with a number of designs and then there was a bit of back and forth before we settled on final plans.’ Everything progressed smoothly until they discovered a title deed limitation from 1914 that restricted the Kais from building

directly above ground floor. This delayed the process and while they could have applied to change the title deed, they decided to work around the restriction. As building had not yet begun, it was easier to change the initial design – instead of going up a level, they chose to move the first floor backwards and used the slope of the land to their benefit, defining the areas according to the title deed as ground floor and upper ground floor. ‘It was a lengthy process but it worked out for the better,’ says Kevin. ‘The space where the first floor initially would have been built is now an elevated pool area with exceptional views.’ You’ll find all of the bedrooms on the upper ground floor, including two main en suite bedrooms and two children’s rooms, occupied by the couple’s three-and-a-halfyear-old son Maxwell and seven-month-old daughter Misha, with a shared bathroom. READER’S RENOVATION #5 was outdated and lacking character, but the Littles could see its potential, so they bought it and immediately began renovating. The first change was made out of sheer necessity on the night that they moved in. ‘We couldn’t get our furniture upstairs, so we demolished the balustrade,’ they explain. ‘We then decided to work from top to bottom so that we would be able to hole up in the bedroom while completing the downstairs spaces.’ Knocking through into the adjacent storeroom and relocating the geyser made the main en suite bathroom larger, and repositioning the door created new possibilities for the layout of both the bathroom and bedroom. ‘We replaced the generic-looking cupboards with our own raw-wood design with leather handles, which instantly gave the bedroom a contemporary update,’ they say. The guest bathroom was next, and the Littles knew that the teal Victorian ball-and-claw bath they had brought from their old apartment would be the star of the room. Instead of being influenced by its vintage feel, the couple chose to contrast it with bold Orla Kiely wallpaper Hannah found on a trip abroad. ‘We had the vanities in both bathrooms custom-made,’ Hannah says. ‘Being able to specify the dimensions that will work best in your space is a big plus and it doesn’t have to be more expensive,’ says David. Having completed the structural renovations and installed the upstairs fixtures, they set about working on the decor. ‘I love the modern Scandi aesthetic but with an unexpected edge,’ says Hannah. ‘Luckily the clean lines of the house and its 90-degree angles lent themselves perfectly to this style. I think it’s best to work with a space rather than against it.’ Adding quirky, often pretty, touches – like the framed tea towel from ferm Living in the bathroom and pink hexagonal bedside tables by Mallybongwe Designs in the bedroom – to the clean-cut feel keeps the look unexpected and interesting. The couple spent some time living in the house before settling on the changes they wanted to make to the ground level. ‘My best renovations advice is to take your time and do things properly,’ says David – which is exactly what they did to understand which alterations to the living area would have the biggest impact. They got started when Hannah became pregnant with their daughter Erin, one, as they were determined to have the house finished by the time she arrived. ‘There was a small covered patio off the lounge that we decided to incorporate into the interior. It was only about 1.5m wide but that little bit of extra space made the whole area seem larger,’ they note. They then installed stacking doors, which allowed the space to open up completely to the outside area, and a stacking window on the other side of the room above a custom-made hexagonal table by iKhaya . Finishing off the interior is the replacement for the balustrade so unceremoniously removed on that first night – a modern interpretation of a handrail running along the staircase from floor to ceiling. It cleverly turns a safety feature into a focal point. It is these sorts of ingenious, well-planned touches that have transformed this Durban abode from an ordinary townhouse into a contemporary home that perfectly reflects the personalities of its owners. oncealed as it is between two churches on Cape Town’s energetic Kloof Street, you’re unlikely to notice Heatherfield Manor unless you’re looking for it. Previously a rectory for priests of the neighbouring churches, the historical estate is now owned by real estate agent Hofni Schoeman and his partner, Albert Coetzee. Lovers of old houses full of character but in need of restoration, Hofni and Albert were on the lookout for a big property with an expansive garden within walking distance of town in mid-2013, when the opportunity to buy the manor arose. ‘I saw the estate for the first time in 2012 while working with a client in Tamboerskloof, and loved it,’ says Albert. ‘When it came on the market again, we were actually just about to buy a property in Fresnaye. A real estate agent alerted us that Heatherfield was for sale but pretty much told us that we’d have to make a decision right then and there if we wanted it – and of course, we did.’ The couple moved in immediately and knew they’d need time in the manor before renovating. ‘I believe that you have to live in a place for at least a year before you decide to make any alterations,’ says Hofni. ‘You need to see how the house changes with the seasons, and only by living in it do you pick up on all its nuances.’ Before the site became a parsonage, the gardens were much larger, extending to the Belmond Mount Nelson Hotel. The previous owner started to sell off pieces of the land and the plot where Heatherfield stands today was donated to the church. Hofni and Albert love the history of the property as well as the fact that celebrated British architect Sir Herbert Baker designed it in 1895. ‘We never intended to change the manor’s original structure or drastically alter it as we wanted to preserve the style. BEDROOMS The biggest structural change made to Heatherfield Manor was converting six small rooms into three large, airy bedrooms. ‘We decided on three big bedrooms each with their own large bathrooms, patios and comfortable sitting areas flowing into dressing rooms,’ says Albert.

BEFORE

ever planned to restore it and modify it slightly to our tastes,’ says Hofni. The tiles, staircase, stained glass windows and shutters are all original, and most of the house’s structure is still in place, too. Working with architect Craig Kaplan and project manager Douglas Austin, the couple converted the bedrooms from six small rooms into three large ones. The breakfast room easily flows into the newly-renovated kitchen and the conservatory was also restored. ‘We wanted to maximise the views in every room. Now, no matter where you are in the house, you can look out over the Mother City – whether it’s Table Mountain, Signal Hill, Lion’s Head, the harbour or CBD, there’s a little piece of Cape Town visible everywhere,’ says Hofni. The gardens also received a huge overhaul. ‘I always wanted a formal garden leading to the entrance of the home, so that’s what we created,’ says Albert. ‘There used to be a parking lot at the front of the house and unkempt lawn below the front staircase, and we redesigned the area with our landscaper, Franchesca Watson. It’s now one of my favourite parts of the property.’ As avid art collectors, Hofni and Albert have adorned almost every wall in their home with artworks by both established

and emerging artists, and in the dining area you’ll find beautiful wallpaper created from a Dutch piece depicting a landscape that looks very similar to Cape Town. Two other works that stand out are a portrait of Hofni’s mom, commissioned to The Great South African Bake Off ’s Alice Toich, and a portrait of Albert’s mom and their three Yorkshire terriers, painted by Mia Chaplin, who merged two photographs of Albert’s mom and the dogs to create the piece. Hofni is an animal lover and the pets are key to the home – the couple has three Yorkshire terriers, a cat and an array of other farmyard friends, including chickens, a pig and a rabbit, all with names. When asked what they love most about the location of the property, both Hofni and Albert agree that it’s the energy of the surrounding area – the bustle of Kloof Street, the fact that they can walk pretty much everywhere and also, of course, the views. Albert notes, ‘People often ask if we are bothered by the noise of the city but for me, it’s a sign of life; the sounds, the vibe, people going about their daily tasks – I love it! We’re not ready for the quiet life just yet.’ Heatherfield Manor is available for exclusive events on request. Call 082 921 8573 or email heatherfieldmanor@gmail.com. RENOVATION TIPS

THE OWNERS OF THE HOMES FEATURED IN THIS ISSUE SHARE TIPS TO ASSIST YOU BEFORE YOU START YOUR RENOVATIONS

34

sarah scott

debbie frost

DON’T RUSH THINGS. SPEND TIME IN THE HOME BEFORE STARTING RENOVATIONS TO REALLY GET TO KNOW THE HOUSE AND ITS CHARACTER.

DO RENOVATE BEFORE MOVING INTO THE HOUSE – IT WILL MAKE YOUR LIFE MUCH EASIER THAN LIVING IN A BUILDING SITE. DON’T DISCOUNT A PLACE THAT LOOKS A LITTLE DIRTY AND OLD; MANY A GEM HAS BEEN OVERLOOKED WHEN ALL IT NEEDED WAS A GOOD CLEAN AND PERHAPS A FEW WALLS KNOCKED DOWN.

DON’T GET CARRIED AWAY; KNOW WHEN TO DRAW THE LINE. ALTHOUGH THE DETAILS ARE IMPORTANT, IT’S EASY TO GO OVERBOARD – IF YOU’RE NOT CAREFUL, IT’S THE DETAILS THAT WILL LAND UP COSTING A LOT OF TIME AND MONEY.

kevin kai

DO HAVE A CLEAR VISION FROM THE BEGINNING BUT LEAVE ROOM FOR FLEXIBILITY ALONG THE WAY.

DON’T SKIMP ON WATERPROOFING. ALWAYS GET A PROFESSIONAL TO WATERPROOF A WET ROOM.

42

chloe o’doherty

26

DO BEFRIEND YOUR NEIGHBOURS – THEY CAN BECOME IRATE AND DIFFICULT IF YOUR RENOVATIONS TAKE LONGER THAN ANTICIPATED, SO IT’S BEST TO START OFF ON A GOOD FOOT AND COMMUNICATE THROUGHOUT.

DO MAXIMISE YOUR SPACE. IF YOU’RE PLANNING TO EXTEND YOUR HOUSE, FIRST LOOK AT WHAT IS POSSIBLE WITH YOUR CURRENT PLANNING REGULATIONS AND TITLE DEEDS. ONCE YOU KNOW THIS, YOU CAN THEN LOOK AT HOW BEST TO USE EVERY SQUARE METRE TO MAKE THE MOST OF THE SPACE, BOTH INDOORS AND OUT.

58 DO INVEST IN CUSTOM-MADE PIECES. OFF THE SHELF IS NOT ALWAYS THE WAY TO GO – IT MAY BE MORE AFFORDABLE BUT CUSTOM-MADE PIECES WILL FIT YOUR SPACE BETTER AND ADD A PERSONAL TOUCH. DON’T SETTLE FOR THE FIRST THING YOU SEE WHEN IT COMES TO FURNISHING YOUR RECREATED ROOMS. RENOVATING AND DECORATING TAKE TIME AND PATIENCE. DON’T MAKE RASH PURCHASES BECAUSE YOU ARE WORRIED YOU WON’T FIND SOMETHING BETTER.

66 DO LIVE IN THE HOUSE FOR AT LEAST ONE YEAR BEFORE STARTING A RENOVATION. THIS LETS YOU SEE HOW THE WEATHER AFFECTS THE PROPERTY DURING WINTER AND SUMMER. DON’T HIRE A BUILDER WITHOUT CHECKING THEIR REFERENCES.

FLOOR TILES ‘Because the kitchen is the hub of the home, the floor needs to be able to stand up to the demands that come with being a busy area,’ says Liza Watermeyer of Tile Africa. ‘Consider the overall style and theme of your kitchen when selecting your tiles, but always prioritise safety and easy maintenance.’ Non-slip tiles are a great choice and a marbled finish will help conceal dirt.

SMOOTH SURFACES

Named after the tiles used in New York and London underground stations in the ’90s, metro tiles are re-emerging in today’s design world. The high-gloss finish makes them durable and stain resistant, and these versatile tiles come in a range of colours, with both flat and bevelled variations. Highlight their rectangular shape and horizontal lines with grouting in a different hue, or stick to one uniform shade to help make your kitchen appear larger.

TIP

LAMINATE Cheaper than hardwood or carpet, laminate flooring doesn’t fade in sunlight and is resistant to stains, scratches and dents.

Nick Gluckman of Oggie Hardwood Flooring says with proper care and maintenance, it’s possible to keep your wooden floors in the same condition as the day they were installed – and have them remain that way for decades to come. He recommends Woca Denmark’s specialised, vegetable-based, emissionfree range of quality cleaning products, because some local household brands contain chemicals with a high pH level that can damage a floor’s finish, discolour the wood and even strip it, leaving the floor more vulnerable to stains. Oggie Hardwood Flooring stocks Woca Denmark Natural Soap in liquid form.

EXTERIOR PAINT

Exterior paints are specifically engineered to be weather-resistant and extremely durable. For a finish that’s similar to the one created here, go for a modern and neutral shade of grey.

Wall & All Exterior Low Sheen paint in Igloo B6-E2-3 from R250/litre, Plascon.

Wall & All Exterior Low Sheen paint in Rhine Castle EC 54 from R250/litre, Plascon.

TIP

‘When it comes to outdoor paint, choose a product with a guarantee,’ says Plascon’s Anne Roselt. ‘Plascon Wall & All and Plascon Micatex, for example, both have a 12-year guarantee.’

DECKING Practical and aesthetically pleasing, a wooden deck can extend your living space and allows for an easy transition from the interior to exterior.

Trex Transcend decking in Island Mist R1 568/m2, Zimbo’s Flooring Solutions.

Garapa decking R662/m2, Zimbo’s Flooring Solutions.

TIP

Maintain your natural wood decking using Loba Deck & Teak Oil. Since it’s a protective sealant, the oil is naturally resistant to rotting and decay, and preserves the colour of the timber. It’s available in four hues; find more details at loba.co.za.

FURNITURE & ACCESSORIES MODERN FURNITURE AND ACCESSORIES ARE EXACTLY WHAT’S NEEDED TO COMPLETE AN OUTDOOR SPACE. LOOK FOR PIECES WITH NATURAL MATERIALS, COLOURS, SHAPES AND TEXTURES.

TIP

Invest in outdoor furniture that can withstand all weather conditions. It’s better to pay more for something durable than have to replace your whole outdoor suite later. Teak, metal, cedar, resin and wicker are good options.

Barca Queen umbrella R13 199, Mobelli Outdoor Furniture.

RENOVATION TIPS

advice from those in the know

DO VISIT YOUR SITE REGULARLY (IF POSSIBLE, DAILY) AND TALK TO THE CONTRACTOR. WHEN YOU SHOW INTEREST, IT’S EASIER TO STAY ON TRACK.

kevin johnstone flooring

DON’T THINK YOU WON’T NEED A CONTINGENCY AMOUNT WHEN BUDGETING: THE UNEXPECTED ALWAYS HAPPENS.

liat beinart bathroom

sacha olivier kitchen

DON’T SETTLE FOR SOMETHING YOU DON’T LOVE. SET A BUDGET BUT TRY TO INCORPORATE ONE OR TWO SPLURGE PIECES THAT CREATE THE ‘WOW’ FACTOR.

DON’T BE AFRAID TO GO ON SITE AND MAKE CHANGES DURING THE DEMOLITION PHASE – BUT THEN STICK TO THESE OR YOU COULD BE ADDING EXTRA COSTS.

103

DO START A PINTEREST ACCOUNT TO RESEARCH AND SHARE IDEAS. IT’S AMAZING HOW CLEAR PATTERNS OF THE THINGS YOU LIKE WILL EMERGE THROUGH YOUR PINTEREST BOARDS. DON’T ASK YOUR ARCHITECT, BUILDER OR DECORATORS TO SOURCE ALL OF THE FIXTURES AND FITTINGS FOR YOU. WE ALL CARE ABOUT OUR OWN BUDGET MORE THAN ANYONE ELSE DOES.

111 DO WORK WITH THE MOST CREATIVE ARCHITECT YOU CAN FIND. DON’T THINK THAT YOU CAN CONTROL EVERY ASPECT OF YOUR REVAMP. MUCH WILL DEVELOP DIFFERENTLY THAN YOU EXPECTED – JUST ENJOY THE RIDE.

christo geyer outdoor

DO TRY TO RETAIN AND WORK WITH THE BEST ORIGINAL EXISTING FEATURES OF THE SPACE.

80 DO KEEP IN MIND HOW YOU WORK IN THE KITCHEN AND WHAT IS GOING TO SUIT YOU BEST.

CASE STUDY SAINT-GOBAIN

serenity restored SOUND AND TEMPERATURE CONTROL, AND A HEALTHY LIFESTYLE WAS THE FOCUS FOR THE MICHAEL MOL FAMILY HOME UPGRADE IN CAPE TOWN STYLING JEANNE BOTES PHOTOGRAPHS MICKY HOYLE

W

hen Dr Michael Mol first decided to give his home a makeover, it was because he wanted to create a better, more comfortable living space for his family. Dubbed the Saint-Gobain Retrofit Case Study, this upgrade forms part of the Saint-Gobain #UPGRADEMYHOME campaign, a project that aims to give you an insight into what goes on during a home makeover and proves how it can increase your comfort and happiness. ‘We upgrade so much of our lives – our phones, cars, services and more, so why not our homes? If I could choose upgrading over moving, I’d choose an upgrade,’ says Dr Mol. See how he upgraded his home using high-quality Saint-Gobain materials while retaining its original character.

1

Identifying the need for improvements

The major issue the Mols experienced in their home was poor insulation – the house was like a fridge in winter and an oven in summer, with the kitchen being particularly cold due to its concrete soffit. There was also damp in the bathrooms, and the timber window and doorframes had started to rot. As well as his family’s need for a regulated interior temperature, Dr Mol’s youngest child has asthma, which reinforced the need for this upgrade.

2

Using the right products

Ceilings (for sound and temperature control, and added safety) • Gyproc’s Skimmed Ceiling System on Concealed Grid with Gyproc 9.5mm RhinoBoard was used, and finished with RhinoLite Skim plaster and QuickCornice. Walls (for health, sound and temperature control, and added safety) • Activ’Air board was used in all the bedrooms for improved air quality, sound control and insulation. • SoundBloc was used for advanced sound control as well as insulation in the TV and music room. • Isover Cavitybatt/Cavity lite insulation was used within the cavity for sound control and insulation. Insulation (for temperature control, safety and to reduce running costs) • An Isover Geyser Pack consisting of a geyser blanket and Snap-on pipe Insulation was applied. • Aerolite ThinkPink Insulation was inserted above all the ceiling boards. Windows (for improved temperature control) • The windows in the west-facing bedroom were replaced with double glazed glass by PG SmartGlass.

Installing the solution

The old ceiling boards in the bedroom were replaced with a new ceiling system including Isover insulation, and new drywalls were installed over the existing brick walls in the bedrooms and living areas. By means of a process called DryLining, the track-and-stud drywall frame was installed onto the existing brick walls, into which insulation was inserted followed by the appropriate board, skim plaster and paint. Because the kitchen has a concrete slab on the roof, the same ceiling treatment was used as in the other rooms. Warmer in winter, cooler in summer, safer, quieter, healthier and more comfortable, with the added benefit of saving energy and running costs, this upgrade has brought a renewed energy and life to the Mols’ magnificent property. ‘We need to be careful not to assume that our homes are by default stress-free and clean,’ says Dr Mol, ‘but rather be proactive about creating the healthiest haven we can.’ Visit upgrademyhome.co.za to see the step-by-step visual diary during the Mol home upgrade. CLOCKWISE, FROM TOP RIGHT ACTIV’AIR DRYWALLS WERE INSTALLED OVER THE BEDROOMS’ EXISTING BRICK WALLS AND ISOVER CAVITYBATT/CAVITY LITE INSULATION WAS INSERTED FOR TEMPERATURE CONTROL; DR MOL WITH HIS WIFE JACQUI, DAUGHTER RACHAEL AND SON NAETHAN; SOUNDBLOC WAS USED IN THE MUSIC AND TV ROOM FOR SOUND CONTROL. OPPOSITE BECAUSE THIS BEDROOM GETS LITTLE SUNLIGHT, ITS WINDOWS WERE REPLACED WITH DOUBLE GLAZED GLASS, SUPPLIED BY PG SMARTGLASS, TO RETAIN THE HEAT.
