The building is like a vertical city composed of three neighborhoods. Each neighborhood has units that serve specific resident demands. Accordingly, the building plan grows towards the sky as residences grow in size. What makes Elysee unique is that its the form is different than anything else done before yet it is totally rational. The beauty is in the logic and the simplicity.

- Bernardo Fort-Brescia

10

AN ARCHITECT’S VISION BERNARDO FORT-BRESCIA OF ARQUITECTONICA World-renowned architect Bernardo Fort-Brescia, of Arquitectonica, has designed Elysee to be instantly recognizable yet discreet. This is not an ordinary residential tower. From its three-tiered telescoping shape and alluringly light tones to the fine materials used to construct it, Elysee is an exquisite tribute to the power of design to lift the soul.

11

A W ELCO M I NG ARRIVAL Arriving at Elysee conveys a distinct sense of entering a world unto itself. This is a manicured, wellserviced world that is also creative, inspiring and at times even surprising. The arrival sequence starts when you enter the motor court, enveloped by the remarkable attention to design details, the rich construction materials and a personal touch. You are greeted by the highly professional staff and welcomed in to the grand lobby. The scale of Elysee is expansive, but this is a boutique building with less than 100 residences, so the inviting feeling of being home is always prevalent. 12

D E SIG N WITH INTENTION

I like to play with layering of textures and materials.

- Jean-Louis Deniot

Jean-Louis Deniot

THE IMPECCABLE FRENCH STYLE OF JEAN-LOUIS DENIOT The world famous designer responsible for the renovation of Chateau LaTour brings his signature classicalcontemporary style to Miami for the first time. Jean-Louis’ vision for Elysee features an abundance of arresting materials and textures tempered with subtle color palettes, muted tones and a through attention to lighting which creates a different experience of the spaces according to the time of day. The interiors are iconic — serene, elegant and dramatic awash with nods to other time periods, yet never typical or literal.

Every room is unique, with its own specific atmosphere. There is no sense of repetition like you find in so many other developments. Here the attention has been paid to curate the design according to the purpose of each environment. - Jean-Lous Deniot

Featured on the ELLE Decor and AD 100 lists of the world’s preeminent talents in architecture and interior design, Jean-Louis Deniot has long been in the business of creating atmospheres. His décors are his playground, spaces where spontaneity and magic are de rigueur. Recognized worldwide for his eclectic and emblematic interiors, Jean-Louis Deniot plays in a multiplicity of repertoires, never sticking to purity of style, rather letting his academic training translate into a vocabulary that is both informal and bold. If he does contemporary, it is always with a weighty dose of history and references infused into it to produce a timeless yet timely scenario.

Architect Bernardo Fort-Brescia, designer Jean-Louis Deniot and the Two Roads Development team were determined to deliver bespoke residences in keeping with the overall experience of Elysee. The old rules were ignored and the result is 3-, 4- and 5-bedroom residences designed for the luxury lifestyle of today and tomorrow. Elysee is largely glass to take advantage of the views and bring as much light as possible into the spaces – and the deep balconies provide furnishable exterior spaces facing the bay and the city skyline.

M IAMI

Long a playground to the world’s most famous and elite, Miami has grown up over the past decade. The mega-yachts, ultraposh shopping, exclusive beach clubs, pace-setting nightclubs, world-renowned restaurants and endless brushes with celebrities are all still here – they are even bigger and better than ever. But Miami has a balance now. Big business has arrived in the form of financial institutions, manufacturing and shipping. Nightlife has been joined by daylife. And as Miami steps into its own as a true International Gateway City – joining older siblings like London, Paris and New York -- the gravity has shifted away from the beach to areas closer to downtown. Neighborhoods like East Edgewater, Miami Shores, Wynwood, Design District, Downtown Miami and Brickell have become the new focus. This is where you find the most sought-after restaurants, shopping and entertainment. And this is where you find Elysee.

AN EXCEPTIONAL EXPERIENCE RE Q U I R E S E XC E PT IO N AL E FFORT

IT STARTS WITH AN IDEA

The idea of leading East Edgewater into its rightful position as a premier Miami waterfront neighborhood was the spark. The idea needed a leader. Elysee was born. And Elysee needed a team to bring the idea to reality. Led by Two Roads Development and joined by world class players Arquitectonica, Jean-Louis Deniot and Cervera Real Estate, this team has created a masterwork that required tremendous dedication and hard work to realize. And it shows in the final result: Elysee is East Edgewater’s beacon of luxury.

101

102

DEVELOPER: TWO ROADS DEVELOPMENT As one of the emerging leaders in the development of residential communities, Two Roads Development has quickly established itself as a premier developer of multifamily and residential communities. Two Roads Development has set the standard in luxury housing by developing, building and managing residential properties with the best location, architecture, amenities and services in the industry. With a hands-on approach to managing the details of the development process from property acquisition, project finance and design, through construction and marketing, the firm has built a reputation for superior quality, energy efficiency, and open book integrity. Two Roads Development takes on the responsibility of carrying a development project through from conception to market and believe in building projects that strike the balance between the needs and wants of the end user (resident, retail consumer, office worker, etc.), creative vision of the architect and design team, and financial landscape and market realities of Ownership. With that vision in mind, Two Roads works with experts in relevant fields to define the project’s market; conceptualize, plan, and design the project to meet that market; obtain all entitlements for the project from prospective tenants and/or purchasers; arrange equity for the project, as required; and prepare the project for construction. “

In a waterfront city the water is the magnet that drives solutions. The strategy of this building was to ensure all residences faced the bay. This drove all decisions. The result is a tower that in its modernity it challenges gravity. It created a reverse ziggurat that expresses the success of contemporary engineering while creating an unexpected form in the skyline.
