CHARITY CELEBRATES 60TH ANNIVERSARY IN 2015 Diverse Abilities is the only charity in Dorset that supports children and adults with profound physical and/ or learning disabilities, and their families. During 2015 the charity is very proud to be celebrating its 60th anniversary and how, over the past six decades, Diverse Abilities has grown to support over 600 children and adults in the county. The charity was founded by Phyllis Edwards, who is now 97 and is still involved with the charity today. Phyllis, and her husband John’s, daughter Marilyn, was born in 1948 with cerebral palsy and it took two years for her disability to be diagnosed and Phyllis was told ‘put her away she will only be a cabbage’. Phyllis and her husband John took matters into their own hand and started Diverse Abilities in 1955. As part of the 60th year celebrations Diverse Abilities is encouraging the local community to get involved with the charity and there are many ways that people of all ages can join the charity celebrate during its commemorative diamond year.

IT’S A HAT-TRICK, GOLD AGAIN! HAMPTONS INTERNATIONAL AWARDED BEST LARGE AGENCY FOR THE THIRD CONSECUTIVE YEAR Hamptons International took home Gold for Best Large Agency for the third consecutive year at the Estate Agency of the Year Awards in association with the Sunday Times and The Times, held at The Lancaster London Hotel on Friday 5 December. The event is recognised as one of the most prestigious events in the industry calendar and attracted stiff competition from agents across the country. It was once again supported by The Sunday Times and The Times, with the winners presented with their awards, by Television Presenter, Penny Smith. Awarding Hamptons International with Gold for Best Large Agency for the third year in a row, the judges commented: “Hamptons is a very strong business and the judging panel was united in its decision to award the gold to this agency for the third year in a row. The directors and the team leverage their network and database for the benefit of the business and this approach has seen Hamptons expand its market share, international company with a global network of over 7,000 affiliated offices. The Hamptons bible communicates the blueprint

for the expected levels of service, and this is reinforced by the Hamptons Academy which provided bespoke trainee coaching for people who want to start their career in property. As a recruitment tool, this has proved invaluable as an incentive with 27 new people joining. They seek to innovate and to do this have set up the Innovation Working Group of 12 individuals who are known for free thinking and who are tasked with coming up with new ideas for differentiation.” Hamptons International’s employees also received the highest of accolades. Alex Rusling from Hamptons International’s City Branch won Best Negotiator while Daniel O Brien from the Islington branch was awarded Best Valuer for the second consecutive year. RAISING FUNDS FOR KEVIN’S CHILDREN Dorset’s biggest landlord organised a memorial football match for one of its workers who died leaving a young family. DWP Housing Partnership took on Bournemouth Council’s housing department in the game played in memory of Kevin Ware. Kevin, a gas engineer, was 34 when he died from leukaemia in July last year, leaving wife Katrina and two young children; Harry, eight, and George, five. The match raised several hundred pounds for the trust fund set up for the boys, and fundraising continues. DWP Housing Partnership holds a ‘Mufti day’ once a month during which staff pay £2 each to dress as they wish – and these donations will also go to the trust fund. Kevin’s colleague Dave Phillips organised the football match, which DWP Housing Partnership won 8-2. He said: “Kevin had worked here for four years and was the same age as me and it has affected us all. Organising a match was just a way of raising some money for Kevin’s children.”

Kevin’s widow Katrina said: “DWP Housing Partnership have been really supportive and I’ve been very touched. At the end of the day Kevin was an employee, but he had so many friends there and everything they have done for my family has been so lovely. We’re just trying to get on with things and I decided the best way forward was to throw myself into everything.” Steve Wells from DWP Housing Partnership said: “It was very sad to lose Kevin who was extremely popular here and a very good engineer. Our staff have been keen to help raise some money for Kevin’s children and will continue to do so.” It is possible to donate to the trust fund for Kevin’s children via DWP Housing Partnership.

According to data released by the Bank of England it has been reported that the buy to let sector is at its strongest for six years. The Bank of England has reported that lending for buy to let mortgages jumped a massive £8 billion in the third quarter of 2014; this is up from £5.9 billion in the same period of 2013 and the highest quarterly lending volume since 2008. These combined with Countrywides recent reports that rents on newly-tenanted properties have risen 3.1 per cent in the past year are just the latest figures to show the current growth of the private rental sector. Denisons Estate Agents When were you established? Denisons opened in Christchurch in 1996, previous to that I ran GA (General Accident) property service in Christchurch on a franchised style basis.

What was your first job? My first Job (at 18) was as a barman at the Original White Hart in Ringwood. It was here that I was introduced to Jack Holland the manager of Woolley and Wallis in Ringwood who employed me as a junior Estate Agent. I went on from here to Estate Agents in Christchurch as a negotiator, the rest followed on.

What education do you need to be an Estate Agent? At the moment you don’t need to be qualified to be an Estate Agent. I studied an HNC in building construction at High Wycombe and would say it’s important to have a good understanding of property and construction. It’s also important to get out of the office and network in the local communities.

What other activities do you do in relation to business? I am on the RNLI Funday committee helping to co- ordinate the Mudeford Lifeboat Funday and hosting the auction at the late RNLI Summer Ball. When were you established? We were established in 1971 and we have been successfully letting & managing properties all over Bournemouth and Poole ever since. Last year we agreed lets on numerous truly amazing high end properties which complement our rapidly expanding portfolio. We have a beautiful new website and have recently launched our estate agency department which is incredibly exciting. 2015 is going to be an incredible year! What was your first job? My first job was as a Sales Assistant at Boots whilst I was at school. It wasn’t the most exciting job in the world but I loved being with customers and helping them! What drives you to succeed? I always strive to outperform my previous achievements with regards to customer service, targets and business performance. My goal is to make ensure that both myself and my Directors are proud of our accomplishments. What has been your best and worst moment in business? Wow that’s a difficult one as there have been so many over the years. I have to say that being offered the job here at Burns is at the top of my list. But also setting up my first cold start (brand new) lettings business at the age of 25. I was the youngest ever Manager to set up a branch for Andrews & we were one the most successful cold start branches ever! Worst moment has to be working for a large corporate agency. The

majority of corporates are so obsessed with targets and figures that they forget about the important things - like customer service. I’m much better suited to working for an independent company where I can take the time to value and look after my clients and staff. What one piece of advice would you give to someone starting up a new business? Setting up a new business takes a great of hard work, time & dedication. It takes over your life (in a good way) so if you’re not willing to commit 110% then don’t do it. If you could be anywhere in the world where would you be and why? Bournemouth. It sounds silly but after having lived in some wonderful parts of the UK including Surrey & the Cotswold’s I now consider Dorset my home. I love waking up every day knowing the beach is only a ten minute walk away. I’ve travelled all over the world including Australia, America, Singapore and Europe. But as much as I’d love to see more of the world I love calling Bournemouth home. What is your favourite local Haunt? Coffee Club in Westbourne. I absolutely adore Mediterranean food and I love it there. They have such an amazing range of gorgeous food to choose from. Their house red wine is absolutely fabulous. Where do you see yourself in 10 years? Managing a massively successful multi branch network estate and letting agency. Winning awards for our exceptional customer service.

MY DAY A typical day in my life would be:

• Take my lovely dog Bailey (Cavalier King Charles spaniel) for a morning walk. • I’ve started a clean eating regime so a nice cup of green tea with lemon to start the day then breakfast will be scrambled eggs or porridge with berries. • I run a morning meeting with my wonderful Sales, Lettings & Property Management teams on a daily basis where we go over the previous day’s achievements. We then make a proactive plan for the day ahead to include ways to win new business. • I’m always out & about during the day meeting with new clients, visiting new developments or meeting Investors who are looking to expand their portfolios. I’m often in Canford Cliffs in the morning, then Fordingbridge or the New Forest in the afternoon. Every day is extremely varied which I love. • After a busy day in the office in the winter months I love snuggling up with a nice hot chocolate on the sofa watching a good film. I love cooking so I’m always trying out new recipes for my friends and family.

SUBARU MOTABILITY CHOICE Subaru UK has announced that the XV and Forester models are now available on the nationwide Motability scheme, accessible to individuals receiving the Higher Rate Mobility Component of the Disability Living Allowance. Currently available through Subaru dealers already registered with Motability, Subaru UK will be offering its dealers training courses in conjunction with Motability Operations and is expecting the number of eligible dealers to increase significantly in 2015. “The Forester, our best-selling model, and XV are well suited to the scheme as like all Subaru vehicles they have gained hard-earned reputations for practicality, ease of use, build quality and reliability,” Subaru says. “They are also among the safest SUVs on the road, their unique symmetrical All-wheel drive system bestowing high levels of grip and traction complimented by five-star Euro NCAP and among the highest ratings for occupant protection.” The Motability scheme has helped more than three million people into a new vehicle, with benefits including insurance, servicing, maintenance and full breakdown assistance. Motability is the largest fleet in Europe, currently operating a fleet of over 630,000 vehicles.

Lexus says the 4.9 litre V8 engine in its new RC F is the most powerful it has ever produced for a road-going car. Packing 471 hp, it has a top speed of 168 mph and a 0-60 mph time of just 6.8 seconds. Available to order now for February delivery, the RC F is priced from £59,995. It features8-speed Sports Direct Shift transmission. Specific measures were taken in the engine’s design to raise engine rpm,

including the use of titanium inlet and exhaust valves, new high-strength forged connecting rods and new main-bearing materials. The RC F has an Active Sound Control system which delivers enhanced exhaust, intake and mechanical sounds into the cabin. “The designers’ intention was to approach the kind of aural experience delivered by the LFA, which is renowned

for its stirring intake and exhaust notes,” says Lexus. The system uses an ECU to monitor engine speed, throttle position and vehicle speed. It calculates the optimum sound for any given set of driving conditions and creates auxiliary sound to match through a speaker located beneath the instrument panel. This speaker is completely independent from the car’s audio system.

Ford has started production of its all-new Mondeo Hybrid – the first hybrid electric car built and sold by Ford in Europe. It will be available in the UK in December, priced from £24,995. The Mondeo Hybrid combines a specially-developed 2.0-litre petrol engine with an electric motor and 1.4 kWh lithium-ion battery for 67.3 mpg (combined), reaching 100.9 mpg
