LETTINGS SECTOR STILL GOING STRONG It was thought, by some property experts, that Brexit would hit the property market hard; however 4 months on and there has yet to be any negative effect or impact on the lettings industry. In fact it appeared business as usual with Rightmove reporting a 2% rise in rental enquiries via the website in the two weeks after the referendum versus the same two weeks in 2015. A survey conducted for Simple Landlords Insurance confirmed most landlords felt confident in their buy to let investment, with nearly 90% still intending to be landlords in two years’ time with 33% planning on increasing their current portfolio. HIGHCLIFFE PUPILS NAME NEW HOMES DEVELOPMENT
The winning suggestion “Smugglers View” was formally announced at a prize presentation during school assembly immediately prior to the end of Summer term. Runners-up prizes were also awarded to individual year group winners; Hannah Hughes (year 4), Fern Mansfield (year 5) and Esther Hughes (year 6). Many of the suggested names made reference to the rich heritage of both the immediate area and the previous property that occupied the site, as well as the wider Highcliffe area as a whole. The winning pupils each received Lego construction sets and certificates whilst Bayview also made a donation to the school in the sum of £250 to provide for further school equipment. Assistant Head Gavin Withey, was delighted with the level of participation and engagement by the school pupils and commented that the competition had been a great success. The site name “Smugglers View” has now been adopted as part of Bayview Development’s marketing literature and will be used for the production of sales brochures moving forward. Bayview has already started work on the site which is due for completion mid 2017 and it is hoped that age group winners will have the opportunity to visit the site during construction and to attend its formal launch planned upon completion.

Survivors of the Castaway Challenge, organised by Dorset charity Diverse Abilities and sponsored by Cre8tive Wisdom, returned to their home comforts after spending five days surviving and living off the land.
Mayor of Poole, Cllr Xena Dion says, “It was really interesting to meet such an informed and skilled team of experts who are behind this three-part partnership, developed to help other businesses protect themselves against cyber-crime. I was shocked to hear of the extent of the problem and the amount lost each year to internet based crimes.
The event saw five men and two women stranded at a secret location on the south coast, in aid of the disability charity, raising £5,000, which will make a huge difference to children and adults that Diverse Abilities supports.

FREE CLUB FOR CHILDREN WITH DISABILITIES Langside School, a special school for children between two and 19 located in Poole, launched the Caterpillar Club last year with the aim of providing preschoolers with disabilities an opportunity for free, fun and friendly play. Nearly a year later, the Caterpillar Club continues to do exactly that and opens its doors every Monday morning from 10am – 11.30am for children across Dorset and Hampshire. As well as music, art, sensory toys and an interactive smart board touch screen to aid those with disabilities, the Caterpillar Club also provides opportunities for families as a whole. Parents can meet others who have children with varying disabilities, talk to the trained teachers at Langside and meet with the multi-disciplinary team of physiotherapists, nurses and occupational and speech therapists for any advice or guidance. A-One Advice Clinic 1 - Inheritance Tax: How does the existing nil-rate band work? Currently, if your estate (this includes, but is not limited to, your family home, property, investments/ money and personal property) exceeds the nil-rate band (currently frozen at £325,000 until 2020/21) on death, Inheritance Tax will be charged at a rate of 40% after the deduction of any liabilities, reliefs and exemptions that may apply. This issue, Russell asks, “How do I decide between agents to sell my flat? I’m thinking I should go with the highest valuation as it is £30,000 more than the others!” Dear Russell, As tempting as it may be to automatically go with the highest valuation, take a step back and look at the offers in front of you. What fee are they charging? Do I like my agent and can I see myself working with them? Have they come recommended? Do they have good reviews? It is a long standing technique of some, let’s say, slightly unscrupulous companies, to lure you in with the promise of a sky high return on your property, sign you up to a contract, only to find this price begins to edge down week after week of little interest and invariably ends up in the same ball park as what the other agents valued the property at originally. On the surface this isn’t the end of the world, however, buyers can get easily fatigued at seeing the same property on the market and will raise questions when the price keeps reducing – even if it is a property they were initially keen on. A far more productive and effective approach is to price a property appropriately and at a value which can realistically be achieved – this way potential buyers are under no illusions and can easily find your property on online searches and you the seller avoid any undue disappointment. A great approach is to ask a number of agents around to value your property – whilst none of them have crystal balls and will not be able to guarantee a certain price, it will give you the opportunity to compare. If one valuation is wildly more than the others this may raise a warning sign to you to ask questions as to why this may be. THE LIGHTS ARE DRAWING IN Would you normally think of lighting your garden in the Winter, or just the Summer? As the nights draw in then what better than to see a nice warm glow in the evening coming through the windows from the garden. The stark shapes left by the bare branches as the trees and shrubs lose their leaves can look dramatic when up-lit with narrow beamed spot lights as we recently found out. We were asked by Martin Gomm of Whycliffe Landscapes to provide lighting for an event that he was hosting. The event was for the British Association of Landscape Industries (BALI) and was to be held in the evening at Knoll Gardens in Hampreston. Knoll Gardens is famous for its Chelsea award winning grasses. Neil from Knoll showed us around the garden and many different schemes immediately sprung to mind, the gardens are stunning and all parts of it were just calling out to be lit. The one drawback was that there was no power source so we had to run extension leads out from the nearest building, 500m of them in total to get to the chosen areas. Fortunately Craig from local company CB Electrical was there to give us a hand and check that everything was safe. Using our UK manufactured floods and spots, which can be configured in various beam angles and colour temperatures, we set to work. Backlighting the grasses, the walkways and most dramatic of all uplighting the large Eucalyptus trees. One of these had fallen across a water feature some years ago and the peeling bark gave a Jurassic swamp like effect, this just had to be lit. The evening went very well and everyone commented on how the lighting added to the feel of the gardens. Our thanks to Martin, Neil and Craig for the opportunity, help and advice. UNDER 40 NOW AND LIKELY TO BE STILL RENTING AT AGE 65! I have a question. What happens if the young renters now, are still renting at 65? Although it is great for the landlords in the private rented sector, for the renting population to be growing across all age groups, meaning buy to lets are very much still a great long term investment.
However.. At 65 or 67 (the present new retirement age), it is tradition, the biggest expense out of our wages is paid off – the mortgage. Meaning we need less money in theory to live on. For renters this cannot happen. There is no mortgage to be paid off and therefore are still paying a very large expense – their rent each month.
So, what are their choices? 1. Continue to work so they can afford to live in their home. 2. Wait for their inheritance to come through and perhaps buy then. (if they have inheritance due) 3. Move in with their children. (granny annexe may well be more sought after, however, their children could very likely be renting too). 4. Ask for a council property to move into (very unlikely to be available) 5. Go to the government to top up their shortfall with money. I am predicting, the fifth option will be the most sought after, which means, the tax payer will be footing the bill. We have an ever aging population. Over the next 25 years, 1 in 12 of us will be living over the age of 80. Statistics say there are 26 million homes in the UK. Third are in social housing and 20% are in the privately rented. 12 million are owned of which half have no mortgage. The Government need to do more in helping the first time buyers. Taking away the help to buy mortgage guarantee scheme at the end of the year for those who needed help in putting down a deposit, is not in my opinion ‘being supportive’. We have the Autumn budget coming up at the end of November. I am

Affordable Luxury For Your Home Schmidt, a name I’m sure you’ll be hearing a lot very soon. Having completed their showroom in Branksome, more and more locals are discovering this unique kitchen showroom that is sure to give the current market leaders a run for their money. I had the pleasure of visiting their fantastic showroom one autumnal morning, to find out what everyone has been talking about. I met with owner and operator ‘Matthew Rayner’ who told me all there is to know and here’s what I found out…
80 Years In Trade; Still A Family Business Whilst you might know Schmidt as your go-to local kitchen specialists, this brand actually derives from an incredibly interesting line of German/ French heritage. The company was first established in Germany in the 1930’s by a one ‘Hubert Schmidt’ (now you see the link) and to many people’s surprise the business has remained very much within the family, currently running under Mr. Schmidt’s granddaughter’s supervision. Starting with nothing more than a small studio, the Schmidt brand comes from very humble beginnings, but it wasn’t long before the demand for their products grew. Today they
have four ginormous factories (with a fifth on the way) producing their signature merchandise.
Made in Europe for Europe Everything that is shipped to us in the UK is made in Europe and Schmidt are proud to do so. Quite often the furniture and or interiors that we purchase locally are actually manufactured some thousand of miles away, on the other side of the world. With their roots firmly planted in Europe it would be a shame to tarnish such a strong and proud heritage by importing materials/goods from elsewhere. It’s this kind of small, but exceedingly thoughtful approach to business that counts towards their uniqueness. But this isn’t the only example of how Schmidt considers the morality of their business.
A Green Footprint It means a great deal to the company that their manufacturing process be a green one. Each and every time a tree is torn down to create a beautiful piece of furniture; a new plot is erected in its place. The factories themselves are energy self sufficient, powered by the waste created during the manufacturing process.
Even if you aren’t particularly concerned about the environment, it says a lot about the efficiency of the company. Sure they could find enough existing trees to create their products, but these guys are constantly thinking about their processes and the future of their company, which perhaps unknowingly instils a sense of trust in us as consumers. It makes us (or at least me) think, wow! Here’s a company that goes above and beyond.
The Schmidt Way Anyone representing Schmidt (be it a store manager, a designer or even a fitter) is to prove their dedication and knowledge of the brand, using their own time to visit the warehouses and showrooms in Germany and France and that is exactly what the owner of the Poole store, ‘Matthew Rayner’, did.

NEW E-CLASS ESTATE ENGINES

Three new engines have been added to the E-Class Estate range, which now starts at £36,735 for the E 200 d SE. The E 350 d SE is priced from £47,255, while the MercedesAMG E 43 costs £58,290. The existing E 220 d Estate starts from £38,230. The 200 d features the latest 2.0-litre diesel engine with an output of 150 hp and CO2 emissions of just 109 g/km. It delivers 65.7 mpg on the combined cycle. The 3.0-litre V6 E 350 d produces 258 hp while delivering up to 48.7 mpg and emitting 140 g/km of CO2. The Mercedes-AMG E 43 4MATIC Estate features a biturbo 3.0-litre V6 petrol engine which generates 401 hp – enabling it to reach 62 mph from standstill in 4.7 seconds. All E-Class engines come as standard with a 9G-TRONIC automatic. Standard specification on the E-Class Estate mirrors that in the E-Class Saloon, but with the addition of standard splitfolding rear seats. Comand Online with a 12.3-inch screen comes as standard on the E 350 d, and customers can add to this with the 12.3-inch cockpit display for £495. All E-Class Estate models are now available with an optional folding bench seat in the boot, for £1,250. This provides an extra rear-facing two Articocovered seats – which are specifically designed for use by children under 115 cm (3 ft 9 in) in height – and is stored under the load compartment floor when not in use.
ROAD TEST: SEAT TOLEDO STYLE At first glance, the SEAT Toledo looks like a saloon model, yet clever design gives it the elegance of a sporty saloon but with the practicality of a hatchback, writes NICK FLETCHER. Toledo slots into the SEAT range between its Ibiza and Leon models and there is a 1.2 litre petrol engine and 1.4 and 1.6 litre diesels, choice of manual and auto gearboxes and three trim levels, starting from £17,195. Loadspace is impressive, the boot provides 550 litres of space, much larger than its VW Golf stablemate, and the big hatchback style lid allows excellent access. Rear passenger leg and headroom is very good, seating comfortable, and the Toledo offers a nice driving position with good visibility and a well-ordered and user-friendly dashboard. Standard kit includes adjustable steering wheel, all-round power windows, air-conditioning, 5-inch black and white touchscreen, USB and AUX ports, Bluetooth and rear parking sensors. You also get tinted glass, refridgerated glovebox, split-fold rear seats, steering wheel-mounted audio and phone controls, hill-hold control, gear-shift indicator and tyre-pressure monitoring.
My test model was the 1.6 litre 115 hp diesel in Style trim and priced at £19,145 which added other features including alloy wheels, front parking sensors, climate and cruise control, larger 6.5 inch colour touchscreen and sat-nav. Underway, the Toledo performs well with a nice easy driving feel, nippy acceleration response, especially mid-range, and it has poised handling and a comfortable ride. It felt the sort of car that you could drive every day and enjoy it. You can enjoy its fuel economy too – 72.4 mpg combined. The Toledo doesn’t seem to get as much of the limelight as other SEAT models such as the Ibiza hatchback and the Mii city car, yet seen close-up, it exudes a rather classy character and when driven, scores particularly well with its nicelybalanced driving dynamics. It comes across as a get-in-and-go car able to cope with all the unpredictabilities of day to day family life and varied load and passengers combinations. It also offers low emissions for cheaper road-tax, and in diesel form, outstanding fuel economy.
SKODA KODIAQ NEW YEAR DEBUT UK prices and specifications for the all-new ŠKODA Kodiaq have been announced ahead of its showroom debut early next year. ŠKODA’s first ever seven-seater SUV will start from £21,495 and will be available from launch in four trim levels, five engine options, two and four-wheel drive, and a choice of manual or DSG gearboxes. The range starts with the S model that despite its entry level status and price tag of £21,495 is brimming with standard equipment. The specification list includes LED daytime running lights, 17-inch Ratikon alloy wheels, leather multifunction steering wheel and manual air-conditioning. S models also feature Front Assist, KESSY Go, Swing touchscreen infotainment system, DAB digital radio and SmartLink for seamless smartphone connectivity. The S model is available with a 1.4 TSI 125 hp engine only. SE models are priced from £22,945 and standard specification includes 18-inch alloy wheels, sunset glass, cruise control and rear parking sensors. Customers also benefit from a Bolero touchscreen infotainment system with eight-inch display, dual-zone climate control, rain and light sensors and auto-dimming rear view mirrors. Seven seats are available as a £1,000 option in SE trim. Further up the range, SE L models start from £28,595 and feature seven seats, which now become standard, powered
tailgate, 19-inch alloy wheels, and Columbus navigation system with WiFi. Edition Topping the range is a new Edition trim grade. Created to showcase the Kodiaq’s range of equipment, Edition models start from £30,695 and include 19-inch alloy wheels, seven seats, leather upholstery, metallic paint and chrome roof rails. Technology features include Lane Assist, High Beam Assist, wireless charging and phone box, and Blind spot detection.

It was also a chance to toast an immensely successful 12 months which has seen Actisense win no less than seven awards, including regional, national, international as well as industry accolades.
