A-ONE INSURANCE GROUP RAISE A TOTAL OF £1,152 FOR THE LILYPAD APPEAL

The office teams at A-One Insurance Group have come together to raise money for the Lilypad Appeal in association with Diverse Abilities.

As part of its ongoing expansion plans, Homeline Mortgages has successfully recruited four new members of staff to the head office team in Poole.

Said Lia Martin, Director of Corporate Partnerships, “Peter Jackson’s son, Harry is profoundly Autistic and the Lilypad Appeal is very a close matter to our hearts. The fundraising for the Lilypad Appeal will go towards the renovation, upgrade and improvements of the respite home at Diverse Abilities,” James McComish, Managing Director of McComish Insurance Brokers, part of the A-One Insurance Group ran

one last marathon, completing the Bournemouth Marathon on the 2nd October. As it was his last one, he has also pledged his support to the Lilypad appeal for Diverse Abilities and help Harry Jackson and other youngsters by raising an outstanding total of £820 for the organisation. In addition to this A-One Insurance Group have held a dress down day to support the cause along with a raffle, bake sale, and games which has raised £350 for the appeal, totalling the final amount to £1152 for the Lilypad Appeal in association with Diverse Abilities. Peter Jackson, Director of Laundry Insurance said, “Thank you all so much for your support for the Lilypad Appeal, and the amazing amount raised. My family and I are overwhelmed by the support of my colleagues. The Lilypad appeal is a great cause to be involved with, it is a local charity and the money raised will improve the lives of children similar to Harry.”

MEYERS ESTATE AGENTS CELEBRATE 5TH BIRTHDAY WITH TWO NEW OFFICES Poundbury, Dorset. 15th November 2016. Meyers Estate Agents, the award-winning independent property experts, are opening two new offices to add to their base in Poundbury near Dorchester. The two new franchises are in Poole and Wareham, while a third is planned in Bournemouth in January. CHARITY’S BRAND-NEW RESPITE HOME OFFICIALLY OPENS Diverse Abilities, Dorset’s disability charity, is delighted to announce that its brand-new children’s respite home is officially opened and has been named Lily’s Place. Over a year ago the charity, that supports children and adults with disabilities and their families, launched the Lilypad Appeal and thanks to many local supporters the respite home, formally known as Smithers, has now been renovated and redeveloped to create a brand-new space. Lily’s Place can accommodate additional children with disabilities for respite during the day, at the weekend and in the school holidays and it has been redesigned to focus on the individual needs of every child supported. Brand new children’s bedrooms have been created in a dedicated overnight wing, all on the ground floor, with full hoist systems and are large enough to accommodate all the specialist equipment that many of the children require. There is also a state of the art sensory room, multi-sensory underwater themed bathroom, large playroom and fully accessible garden featuring a soft play

cabin, musical handrail, sandpit and a sensory tunnel. A launch event took place during November and donors to the appeal, families, staff and supporters were invited to the grand opening where ceremonial keys were handed to the Children’s Team. Following the grand opening guests watched a film showing the transformation of the respite home before touring the new building to see how the renovation will benefit the children. Vikki Slade, Capital Appeals Manager at Diverse Abilities, said: “We have been overjoyed with the significant backing we have received since the Lilypad Appeal started and in the past few months we continued to receive a huge amount of generosity from the public to raise our final £35,000. “All in all we have raised £360,000 to redevelop our respite home. Words can’t even express how thankful we are to everyone that has been involved. Without our supporters, it couldn’t have happened.” Many local organisations have made generous donations and spent their time

HOME IMPROVEMENTS

PETS ON THE MOVE Moving house requires a lot of preparation; make sure you consider your pets when making those plans. It can be stressful for everyone involved, including your dog. As well as coping with all of the upheaval during the move, it’ll take weeks for them to get used to a new area and strange smells in the new house. Although you’ll be very busy with little time for them, please bear in mind the following to help make it easier and safer for your dog.

Things to do before the move: Some dogs may become distressed or anxious during the upheaval of packing, so confine your dog to a quiet room where they can rest and be safe and where you do not have to worry about them. Leave packing toys, bedding and other equipment to the last moment so that your dog is comforted by the presence of his familiar things. Do not wash his bedding until a couple of weeks after the move, so that they will have something familiar-smelling in the new house. Make arrangements for your dog to stay with a friend or relative that they feels comfortable with

during the move, as your dog may be upset by strange people coming into his house to do the removal. He will also be safer; if your dog stays with you in the house there is a chance they may be able to escape as doors are likely to be left open. You will also be able to concentrate on the stressful business of moving house without the added worry of looking after your dog. If you do not have any friends or family that can look after him then consider booking them into a boarding kennel for the night. Have a tag made with your name, new phone number (and mobile phone number if possible) and your new address so that it is ready to put onto your dogs collar for the day of the move. If they escape during the move or immediately after, this will increase the chances of getting back to you. If you are planning to move a long distance away and your dog suffers from travel sickness or severe anxiety in the car, talk to your vet about ways to make the journey less stressful for them

Dogs are incredibly adaptable and often take new things in their stride but moving house is stressful for all concerned.

Top Tips: • Consider sending your dog away to friends, family or boarding kennels during the move. Or choose a room or location where your dog can stay safe whilst the move is happening. • Leave the dog’s bedding, toys, food and water bowl to be packed last. • Speak with your vet for advice on reducing stress, including, during the journey if your dog suffers from car sickness. • Attach a new tag to your dog’s collar with your new details, and update the microchip details. • If possible identify and address any fencing issues prior to arriving at the new house. If this is not possible keep your dog on lead in the garden until the fencing can be made secure. • Revisit your house training even with an older dog as they may feel insecure in new surroundings initially

ABOUT EQUITY RELEASE Equity release is fast becoming a popular means of securing additional funds during retirement whilst staying in your own home. HOUSE asked Jordan Tuttle from Homeline Mortgages to explain more. How much cash can I release from my home? This is not a straightforward answer as it will depend on many factors such as the value of your home and any outstanding mortgage or loan secured against the property, your health and your age. An advisor will calculate the amount for you. How old must I be to apply for a lifetime mortgage? You have to be at least 55 years old for a lender to consider your application. What can I use the money for? You can use the money for anything you wish. There are no restrictions on how you spend it. Could I end up owing more than the value of my home? Most modern lifetime mortgages carry a ‘no negative equity guarantee’ which means you will never owe more than your property is worth. Can I stay in my home? Yes, until you either move into care or you die. What happens if I take out a lifetime mortgage in Joint names and one of us dies? The lifetime mortgage only becomes repayable once both applicants have died or both moved into care. Would this extra cash affect my benefits? This is a possibility, some state benefits are means-tested so releasing a lump sum of cash from your home may affect what you are entitled to. Again, ask your adviser. Can I leave an inheritance? Some lenders offer an inheritance protection guarantee which allows you to preserve a portion of your home’s value to leave to your family. Would this debt ever be passed on to my children? No, this debt can never be passed on to your children, the property would be sold and the loan plus accrued interest would be repaid. There will be a fee for mortgage advice. The precise amount will depend upon your circumstances. Our charges are usually up to 1% of the loan This is a lifetime mortgage. HELP I’M A LETTING AGENT… GET ME OUT OF HERE… As I write this diary entry, I am at a loss for words (no comments please). The budget along with the Conservative Party have been cruel, unfair and mis-guided towards landlords, property investors and letting agents. What I do not understand is why the chancellor felt the need to incorporate a ban on fees to tenants, into the budget. Letting agents and private landlords are running a business not a charity! Most landlords see their rental income as their pension or future pension. This means they are not going to be a burden on the state come their own pensionable age and they are also helping house tenants who cannot afford to be on the ladder. As for good quality letting agents, we also act for the tenant by ensuring all legislations are being abided by and their rights are adhered to by the landlord. It is total madness, that the government lean heavily on the private rented sector for housing and then penalise them for those seeking to stand on their own two feet! Why penalise landlords, when we have a shortage of properties? I am baffled! The numerous (and I have lost count) to the number of legislations that have been changed and introduced over the last 10 years. As agents, we must make sure we are up to date always by not just reading literature but attending courses - which are expensive. The new tax rules which comes into force from April 2017 where the interest part of the mortgage (and the majority, if not all buy to let mortgages are interest only), will no longer be allowed to be deducted as an expense. All other businesses can deduct the interest part of loans for tax purposes! Stamp Duty has added an extra 3% on second properties, meaning the landlords are being penalised again. If the government are not building properties to accommodate those who cannot get on the ladder, then the private rental sector must be relied on.

What the government fail to see is the costs still need to be met, therefore if the landlord is expected to cover these costs, the rents will go up - so the tenant will still lose out. Martin and Co recently said that 9 out of 10 landlords feel the government is against them. Landlords Barometer say 1 in 4 landlords will sell their properties over the next couple of years. (some are already doing this through our ‘Landlord to Landlord Sales’ national company). Portal stats are showing a slower rental growth for 2016 compared to last year – meaning less properties have been bought. Rant over! LED LIGHTING SPECIALISTS We are fortunate to be living near the coast but there are some disadvantages. The high salt content in the air can be very corrosive to outdoor metallic items such as cars, garden furniture, door furniture and light fittings. One of the advantages of LED lighting is its long lifetimes, up to 30 years for outdoor lighting coming on for just a few hours in the evenings, with this in mind it is important that the housing containing the LED is able to last this long. Less expensive fittings are normally made from powder coated steel and if being made on a tight budget this powder coating can be very thin and will start to break down after just a few years exposing the metal beneath to the elements. The more expensive fittings will be made from Stainless Steel or Anodised Aluminium; both of these are capable of lasting for many years in the harshest of conditions. The outside casing will also be acting as a heatsink for the LED to ensure that it runs at the correct temperature, unfortunately Stainless is a very poor thermal conductor whereas Aluminum is excellent for this job. We have been manufacturing Anodised Aluminium floodlights here at LED-ZIP since we began back in 2008. The bodies are turned from solid aluminium stock by our friends at Cox CNC on the Nuffield estate and then anodised by Dorsetware in Hamworthy, these local friendly suppliers ensure that we get the quality that we can rely on. We have been supplying them to trawlers as deck lights (it doesn’t come much harsher), to the Royal Parks of London to light the Mall and St James Park and to the National Space Centre as well as many local residential gardens of course.

VW ATLAS DEBUT Volkswagen has unveiled its new seven-seater Atlas SUV in America, with 2.0 litre or 3.6 VR6 engines, both with 8-speed auto transmission and the option of front or allwheel drive. But there are no plans as yet to market the car in the UK, though VW says the Atlas will be sold in Russia and Middle Eastern markets in 2018. The Atlas opens up an important segment for the brand: midsize SUVs formed a tenth of all new registrations in the USA in 2015. For the first time, Volkswagen’s Atlas now offers a model in this highvolume class in the category between the Tiguan and the Touareg that is fully tailored to American needs - and it is built in Chattenooga, Tennessee.

ROAD TEST: RENAULT MEGANE DYNAMIQUE S NAV The battle for car sales is at its most intense in the family hatchback sector dominated by the likes of the Ford Focus and Volkswagen Golf – but there are other strong contenders with a lot to offer, writes NICK FLETCHER. Among them is the new Renault Megane, which scores well for standard equipment levels, load space and its pleasing driving dynamics. All versions come with alloy wheels, Bluetooth, and airconditioning, with entry level pricing from £16,950. Mid range Dynamique models add sat-nav, parking sensors, reversing camera, climate control, auto lights and wipers and larger 17 inch alloys among additional kit. There’s a choice of petrol engines and two diesels, 1.5-litre and 1.6-litre units. My Dynamique S Nav test model came with the 110 hp 1.5 litre diesel engine and is priced at £20,400. While the 0-60 mph time of 11.3 seconds and top speed of 116mph are not exceptional by class standards, the fuel figure of 76.4 mpg combined is impressive, and coupled with emissions of just 96g/km gives this model ultra-low running costs.

As soon as you get behind the wheel, you find it easy to get a comfortable driving position thanks to multi-adjustable driver’s seat and reach and rake adjustable steering wheel. Underway, this Megane has a smooth agile feel to it and is reassuringly balanced on corners, instilling plenty of driver confidence. Ride quality on smooth surfaces is excellent and only on rutted potholed roads will the Megane begin to feel a little unsettled. The exterior re-styling of the car provides a sporty lowslung look and the bonnet features a larger Renault badge and re-shaped grille which together give the Megane a bolder and more charismatic appearance. In the cabin, there is a smarter, more classy look to the dashboard, which is well-laid out and with controls easier to use than in the previous model. Seating is comfortable and there is space in the rear for all but the tallest adults. Load space is important to family car buyers and here the Megane scores well for practicality. The boot is a boxy shape and holds 405 litres, and the rear seats fold to boost capacity to 1,129 litres. Overall, the new Megane underlines its credentials as a significant contender in the family-hatch sector.

REVISED MITSUBISHI ASX

Mitsubishi’s ASX crossover model gets a sleek new look and revised interior, with prices starting at £15,999. The updated ASX gets a shark-fin antenna, revised seat cushions, new seat upholstery across the range and a new “Lightning Blue” colour option. Variant names in the new ASX range have also been changed, returning to the straightforward ASX 2, ASX 3, ASX 4 and ASX 5 format, and there have been changes to the trim levels too. The engine range is carried over from the outgoing ASX, with a 117hp petrol engine driving the front wheels via a fivespeed manual gearbox; a 114hp turbo diesel engine with a six-speed manual gearbox (front-wheel drive on ASX 3/ondemand four-wheel drive on ASX 4) and a 150hp turbo diesel combined with on-demand four-wheel drive and a six-speed automatic transmission as standard. The 1.6 turbo diesel with front-wheel drive produces CO2 emission of just 119g/km and is capable of 61.4 mpg combined. The 1.6-litre petrol engine produces emissions of 135g/km and is capable of 48.7 mpg combined. The Mitsubishi ASX 2 is the entry-model and standard kit includes 16-inch alloy wheels; front fog lamps; air conditioning; Bluetooth, USB port with iPhone compatibility; multifunction colour instrument display; electric windows front and rear; rear privacy glass, Hill Start Assist and seven airbags.

NEW MINI COUNTRYMAN MINI has launched an all-new Countryman model,larger, more powerful, with upgraded equipment - and a plug-in hybrid added to the range. Prices start at £22,645. The new MINI Countryman is the biggest and most versatile model to be launched in the brand’s 57-year history. With its larger external dimensions, and increases in space throughout the cabin and luggage area, it offers occupants greater comfort. Useful new features include electric tailgate control with touch-free opening and options including a fold-down picnic bench at the rear. MINI says the deisgn fuses familiar MINI styling with the tough look of a crossover thanks to the extended ground clearance, large wheel arches and short overhangs. For the first time MINI is offering a plug-in hybrid model with the new MINI Cooper S E Countryman ALL4. Drawing from expertise gleaned from across the BMW Group, this

new hybrid features a turbocharged petrol engine and an electric motor, reducing fuel consumption to 134.5 mpg yet also enabling a 0-60 mph time of just 6.9 seconds. The rest of the new MINI Countryman line-up is powered by an all-new range of engines sourced from the latest MINI TwinPower Turbo generation. With between 136 – 192 hp, the new MINI Countryman can sprint from 0-60 mph in as little as 7.2 seconds, while fuel consumption reaches 64.2 mpg and CO2 emissions drop as low as 113 g/km. It is available with both manual and Steptronic gearboxes and with frontand all-wheel drive. Here are some tips to prepare motor users for the winter from IAM RoadSmart’s head of driving and riding standards Richard Gladman: • Keep the windscreen clear. Students Learn Secrets to Acing Interviews with Law Firms Legal recruitment expert Sofie Scott has been providing her expertise to Legal Practice Course students at Bournemouth University, helping to prepare them for entering competitive legal careers. Sofie has held a number of realistic interviews with law students on their Mock Assessment Day. With 94.4% of all candidates that she has sent to interview successfully offered a position, Sofie Scott, the Managing Director of ASH Elite, was ideally placed to provide feedback and advice. Benefiting from her experience, students were given the opportunity to develop the essential interview skills needed to not only find work placements following graduation but lead successful legal careers. Representing a fictional law firm, Sofie held 20-minute mock interviews with students. This was followed by 5-minute presentations, featuring feedback on their interview performances. ‘SOME CHEFS SHOULD SMILE MORE!’ He’s been branded one of the trailblazers of new British cooking, but at the heart of Glynn Purnell’s success is his refusal to take himself too seriously. If he’s not cracking jokes and reeling off witty anecdotes, the ‘Yummy Brummie’ is referring to himself as the Roger Federer of Birmingham’s imploding culinary scene. Having achieved his childhood goal it seems Purnell, who today runs the Michelin-starred Purnell’s restaurant and Purnell’s Bistro in Birmingham’s thriving city centre, has plenty to smile about. His latest venture is the brilliantly-titled cookbook Rib Ticklers & Choux-Ins, a follow-up to 2014’s Cracking Yolks & Pig Tales, and a tome he says was inspired by the more down-to-earth dishes served at his bistro, or “takeaway food at home”. Written with trademark wit, chapters range from ‘This little piggy went to market’ to ‘A moment on

the lips’. It’s infused with brunch, fish, meat and knockout dessert recipes, and peppered with yarns about perfecting his skills through years of reading women’s magazines at the dentist, and why he has such a vendetta against sprouts. Revered for his long-standing culinary commitment to University College Birmingham and their Young Chef of the Year competition, plus hosting duties on BBC One’s Saturday Kitchen and ITV’s newlyannounced Secret Chef, due next year, can he see himself finding time to expand the brand - perhaps for the Purnell juniors? “I never say never,” he retorts with a glint. “I think other cities are quite daunting, because everybody knows of me [in Birmingham]. Ingredients

Sweet Spicy Sticky Ribs (Serves 7)

2tbsp vegetable oil 1 onion, thinly sliced 2 garlic cloves, thinly sliced 4 cloves 1/2 cinnamon stick 1tsp black onion seeds 1tsp ground ginger 1 rack of pork belly ribs, cut into individual ribs 150g caster sugar 50ml white wine vinegar 50ml dark soy sauce 1tbsp (large) tomato ketchup 2 medium-hot chillies, roughly chopped 1tbsp chopped coriander Squeeze of lime juice

Method Heat the oil in a large saucepan over a medium heat. Add the onion and garlic and cook until softened but only lightly coloured. Add the cloves, cinnamon, onion seeds and ginger to the pan and then add the ribs. Cover all the ingredients with two litres of cold water (or enough to cover the ribs), then simmer for 30-40 minutes until the meat is tender. Drain the ribs (you can reserve the cooking liquid to make a sauce for another dish). Heat a large frying pan, add the sugar, vinegar and soy sauce and boil the mixture until reduced to a thick consistency. Add the ketchup to the pan, then stir in the ribs, coating well with the glaze. Add the chillies, coriander and a squeeze of lime juice, then serve. The ribs can be served with egg noodles or jasmine rice.

A little tip - instead of ribs, buy pork belly on the bone. That way you get free ribs and probably the best part of the pig.

Cheese & Potato Pie Gratin (Serves 4-8)

200g clean, large-grained industrial white rock salt 6 medium-large baking potatoes, skin on, washed Splash of vegetable oil 1 medium onion, chopped Knob of butter, plus 60g 310g hard mature Cheddar cheese, grated 100ml double cream 100ml milk 1tbsp chopped parsley 1tbsp chopped spring onions

Preheat the oven to 180C/gas mark 4. Sprinkle the salt onto a baking tray and place the potatoes on top.

Bake the potatoes for one-and-a-half hours, or until they are soft.

Add the potato, 250g of the cheese, the remaining 60g butter, the cream, milk, parsley and spring onions, then mix together and spread out in the casserole dish, smoothing the surface.

Remove the potatoes from the oven and leave to cool slightly, then cut in half, scoop out the potato into a bowl and beat until smooth. Reserve the skins.

Cut the potato skins into strips and scatter over the potato mixture, then cover with the remaining 60g of cheese.

Heat the oil in a flameproof casserole dish, add the onion and cook over a medium heat for two to three

White & Dark Chocolate Cheesecake with Banana ‘Non’ Ice Cream (Serves 6)

150g digestive biscuits, crushed ½tsp ground cinnamon ½tsp ground ginger 80g salted butter 400g soft cream cheese 50ml double cream 1 vanilla pod, split lengthways and seeds scraped out 150g white chocolate, melted 1 tablespoon brandy (or other brown spirit, such as dark rum) 150g dark chocolate, melted For the banana ‘non’ ice cream: 3 ripe bananas Splash of banana liqueur 1tbsp brown sugar 300ml whipping cream, whipped to soft peaks

Mix together the biscuits, cinnamon and ginger in a mixing bowl. Melt the butter in a saucepan, then pour over the crushed biscuit mixture and mix together well.

Spoon the chocolate mixtures, alternating one at a time, onto the biscuit base, then take a spoon and swirl the mixture to create a marbled effect. Leave to set in the fridge for two hours.

Line the base of a 20-22cm flan tin with the biscuit mixture, pressing it down firmly using the back of a spoon, cover and chill in the fridge for two to four hours until firm.

For the banana ‘non’ ice cream, put the bananas in a blender and whiz to a smooth puree. Mix in the banana liqueur and sugar, then fold in the whipped cream.

Divide the cream cheese between two separate bowls. Add the cream and vanilla seeds to one of the bowls and mix together, then fold the melted white chocolate into the cream cheese and vanilla mixture.

Transfer the mixture to a lidded freezer-proof container and place in the freezer for about six hours until set. Stir occasionally while freezing.

Add the brandy to the melted dark chocolate, then fold it into the other bowl.

Once both have set, cut the cheesecake into nice big slices and serve with a generous scoop of the banana ‘non’-ice cream.

HOW TO STAY (A BIT) FIT AND HEALTHY OVER CHRISTMAS

Its such an amazing time of year with lots of food, alcohol and partying. It’s fantastic to have a break from it all and spend precious time with family and friends. However, why do so many of us end up feeling so guilty, putting on loads of weight, feeling unhealthy and signing up to a new gym with promises of “that will never happen again” in the first week of January? How about having a Christmas you can enjoy and not feel guilty about for months afterwards. I’m not saying keep up intense exercise all the way through the festive period (don’t get me wrong if this is what you want to do and your bodies used to it then fair play carry on) but a lot of us don’t have the time and loose the motivation over Christmas. So I thought I would give a few little tips to keep us active and feeling healthy. There is so much food around at this time of year, wherever you go there is chocolate, mince pies, nuts and lets not count how many massive roasts we have and buffet style teas. We can’t avoid all this and nibble on a beetroot salad in the corner, just think about what you are going to eat and make slightly more informative decisions. Have that massive roast on Christmas day but try and fill up on meat/fish and vegetables whilst cutting down on potatoes and sauces. You can have that little pig in blanket but you just don’t have to have 6 of them. Try no to feel forced to have another

helping if your still quite full. Eat slowly and wait for your food to digest properly. This way you might actually enjoy it more too!

the kids to school you could come and try one of those. Imagine having your hours work out done by 7:30! Plenty of time left to wrap, shop and visit friends and family.

You can have pudding but not with half a tub of cream and if you can’t decide then consider a small portion of two things but make sure it’s not a normal portion of both. You should never feel like you are holding back but by the same token you don’t need to make yourself feel ill.

After your big meals try playing more active family games you could try a squat hold competition with Nan. These things actually can be fun with family and in the festive atmosphere. Also the kids definitely need to burn off some of the sugar they’ve had!

Try going for a brisk walk with the family after a large meal as it is great to get out in the fresh air, chase the kids and dog around, even act like a kid yourself that will burn some calories!

Try a family trip ice skating or do a Christmas run there are plenty for charity going on in December so you can work out and feel really good about it and you actually burn more calories out in the cold.

You don’t have to stop exercise altogether. It is hard to fit it in but rather than doing that 2 hour session down the gym go for a swim or a run for 30 minutes make it intense but it will be worth the feeling afterwards knowing you managed to fit in your exercise and yet can still make it to Auntie Pauline’s for a little tipple.

Try avoiding creamy drinks and liqueurs like baileys also be careful with mulled wine that can be quite high in calories. Prosecco for a toast is a good option and a short with a low calorie mixer is always a better choice. Try and keep well hydrated throughout the season (with water)!

Gyms can often reduce opening hours over the holidays which may mess with your schedule, but they are usually good at doing a mixture of classes with a party atmosphere. These are good for getting into the spirit of things and still having a good work out.
