HOW TO EXTEND YOUR HOUSE An extension is a great way to make your home bigger and better, as long as you don’t make your garden too small in the process. While building an extension will cost tens of thousands of pounds and take many weeks, it’s often a more attractive option than having to move home when you’ve outgrown your current one. Depending on your home’s layout and as long as the new layout complies with building regulations, a single-storey extension can be turned into pretty much any sort of room or rooms, typically a kitchen-diner, especially in a side return, but also an extra living area, a den, a home office or even a ground-floor bedroom and en suite, perfect as a granny or nanny annex. If you can run to a two-storey extension, you’ll be able to increase both your living and sleeping space, or add a dressing room or extra bathroom upstairs, whatever you need. Instead of applying for planning permission, the easiest option is to make use of your home’s permitted

development rights. If it doesn’t have these rights, or you want an extension that can’t be done under permitted development, you’ll have to go through the planning process, which can be lengthy, expensive and frustrating. To be done under permitted development, your extension must conform to certain conditions. You’ll find full details at www.planningportal.gov.uk (the information applies to houses, not flats, maisonettes or other buildings), but one of the main conditions is that extensions and other buildings shouldn’t account for more than 50% of the land around the original house. There are also constraints on the width and height of extensions. For example, the width of a side extension mustn’t be more than half the width of the original house. There are different rules for single and two-storey extensions and for rear and side ones (for example, side extensions on ‘designated land’, which includes conservation areas, are not permitted development), so it can be quite complicated. The
only way to be sure which rules apply to your home is to ask your local council. You should also check the terms of the lease if your home’s leasehold, because you may need the permission of the freeholder to carry out a major alteration like an extension. If the extension will be along a shared boundary with a neighbour, you’ll need a party wall agreement with them to comply with the Party Wall Act, which, again, can be a long, expensive and frustrating process if there’s any dispute. As well as special conditions for designated land, there are different rules for listed buildings. If you live in one of these, you’ll have to apply for listed building consent from your local council before building an extension. The council’s building control department will need to inspect your extension (for which they’ll charge a set fee) as it’s built, to ensure that it complies with building regulations. You’ll also need a completion certificate from
them when the work’s done, which the buyer’s solicitor may ask for when you sell your home. While you might want to decorate your extension yourself, you probably won’t want to build it. You could get an architect to design it and then a builder to construct it, or get the architect to manage the project (they’ll usually charge a percentage of the build cost for doing this) and the contractors. They’ll have tradespeople that they regularly use, so you’ll (hopefully) have less to do and worry about. As well as time to build the shell, you’ll need to factor in fitting-out time. A kitchen will take longer than other rooms and will also, of course, be more expensive. Like any other big homeimprovement project, an extension can easily go over budget, so keep a careful eye on the numbers and always have a contingency fund for unexpected problems.

I have recently grown some lilies in my garden and have found that some have a very pretty red beetle on them. Some plants have a rather gooey black mess on the top of them as well. Are these two things linked? Yes indeed they are. Lily Beetles are a pest in the garden. They look very pretty but they are damaging to lilies and have a particular taste for them in the garden. The black mess is the larvae of the beetle that covers itself in the slime and the beetles themselves eat the leaves, stems and seed pods of the lily. Both adults and larvae eat the lily and both can be quite voracious. To remedy this problem keep a close eye on the lilies from April onwards and pick off any beetles found or you can apply a systemic insecticide such as Provado Ultimate Bugkiller to eradicate the pest.

ASK THE PROPERTY EXPERT If any of you are like me, I love looking at stats, trends and anything else that is related to the Property Industry and as we have just celebrated the Queens Jubilee I found the following information pertinent. A recent research from the HSBC noted the average Property in the UK is 86 times higher now than when the Queen came to the throne 60 years ago. In 1952 the average price was £1,891 compared to an average £162,722 today. Not surprisingly London has seen the largest increase in House prices over the past 35 years of 1,782% from £15,593 to £293,375, the South West 1,400% from £12,155 to £182,272. How often have we heard ‘property prices double every 10 years’? These figures are more than double!! The number of dwellings has almost doubled, with 14.1 million in 1952 and an estimated 27.3 million today. It’s no wonder the property market has been so good for such a long time. However, the number of new homes being built each year has fallen by 46% from 248,320 to the latest estimate of 133,840, hence this sector feeling the recession. Home Ownership is interesting, 32% of Britain owned their own property in 1952 whereas now 68% of us do, although this is a declining figure as at its peak 72.5% of us were property owners. Another recent report I read states that we have presently 1 in 15 renting in England and by 2020 they predict this to be 1 in 5. (that’s a lot of rented properties needed). The Private rental sector in 1952 helped accommodate 50% of the population compared to only 14% now, and as said in the previous paragraph this is on the increase. Last year we saw the owner occupier decrease for the first time in 100 years and the private rental sector overtaking Social Housing.

THE WORLD ACCORDING TO GEOFF
Over the Diamond Jubilee weekend I accompanied my wife Helen into Swanage to watch her, and other ladies of a certain age, from the ‘Baharah’ belly dancing club (new members welcome phone 07876 166508) culturally enrich all those watching with a dazzling execution of the Eastern art. This watching brief I have found however is best carried out from a respectful distance as the combination of swirling oriental garb festooned with razor sharp jingly bits overlaid onto well fed and feverishly oscillating flesh could at the very least have an eye out. In a break from the frolics, and to allow the St Johns ambulance crew to attend to thankfully only minor injuries to front row spectators, I sauntered up the High Street to drink in the mood of patriotic fervour and register my admiration for the patrons of various public houses who were decked out in a stirring array of Union Jack memorabilia whilst sprawled and slumped over a variety of chairs, tables and plant displays in a quite selfless testament of their devotion to the monarch. Woven into this moving backdrop were the regimented lines of swaying trestle tables where the hardcore royalists clung on gamely to their wind affected high sided Perspex food containers amidst a sea of violently flapping table coverings and airborne doilies. As I brushed the residue of a stray trifle from my jacket and left the scenes of carnage in my wake I chanced upon some stalls selling various handcrafted items. I was in an instant transported back in time to the early Eighties where my personal odyssey took a very queer turn. I intend dear reader in what remains of this issue’s word allocation, and probably the next two fortnightly broadsides of drivel, to ask you to journey back with me to the decade of techno music, loads of money and the birthplace of man hugging. At the dawn of the 80’s for reasons I can’t recall I determined to leave my career choice as a well paid technical sales rep for the 6th largest corporation in the world having suddenly been struck by the preposterous notion that fame and fortune awaited me in the truly bizzare world of the ’Craftworker’ Many years later as I shoehorned the last battle scarred pegboard display frame into the back of my car, and set against the night shrouded echoing concrete labyrinth that is the Croydon Whitgift Centre, I made the sad but inevitable decision to bring the curtain down on 12 years spent in the company of some wonderful people drawn from all walks of life, sprinkled liberally with others who were just plain mad. Through marquees, village halls, sports centres, theatres, alleyways and a butchers cubicle at Smithfield Market there remained countrywide not one plot of land or civic amenity where I had not whipped out my paste table or eased into my disgusting sycophantic ’buy a picture smile’ What will follow will be a small window into this curious parallel universe and some of the people who inhabited it and probably still do. For now, if I may, I will leave you with just a brief glimpse behind the curtain. Not long after I joined the circuit I wheedled a spot at a high end ’horseyculture’ show, you know all green wellies and Barbours. Exhibiting next to me was a roguish sort of chap who routed ( gouged out ) house names onto highly polished slivers of various expensive hardwoods. His wares were much in demand with the socially mobile show visitors and in double quick time he could boast an impressively long list of back orders. Whether it was the pressure of trying to finish all these statements of social standing before the agreed time which drove him to drink or perhaps he just genuinely enjoyed a session in the real ale marquee we will never know. Without question the smartly turned out lady menacingly wielding the redundant sign above her head proclaiming that she had evidently moved from ‘Strawberry Fields’ to ‘Strawbeery Fields’ did not give a fig either way.. HOLIDAY TIME! Holidays are a time to get away from the grind of everyday life – to indulge mind and body in relaxation and enjoyment. Unfortunately all that indulgence typically leads to a pound gained for each day that you're away. To help you combat these unwanted pounds, I've identified the 5 main reasons that people gain weight on vacation, as well as your strategic plan of avoidance.
REASON 1: NOT HAVING A PLAN
Let's face it, the holiday mindset is a set-up for gaining pounds. Your priority is to relax, and for most that means eating, resting and forgetting the gym. Your best line of defense is to keep your fitness goals at the forefront of your mind.

Your Plan: Before you leave for your trip sit down and set a goal. A realistic goal is to maintain your current weight or to lose a pound or two. The simple act of bringing your fitness goal to mind before leaving on your trip will greatly reduce your chances of coming home heavier.
REASON #2: INDULGENT SNACKING
There’s nothing like a holiday to cause you to throw all caution to the wind with indulgent snacking. Ice cream in the middle of the day, frozen coffee drinks topped with whipped cream, salty bags of crisps and even a visit through a fast food drive thru. While these snacks may be fun, the damage will quickly catch up to you.
Your Plan: Approach your trip with the strategy of indulging with control. If you really must have a sweet treat, then make it small and follow it up with a balanced, protein-filled meal. Another way to reduce indulgent snacking is to bring along your own healthy options. Dried or fresh fruit, unsalted nuts, health bars, cut veggies and low fat jerky are a good start. By filling up on these healthy snacks you will end up eating less when presented with a sweet or salty treat.
REASON 3: PORTION CONTROL
You have no choice but to dine out while on holiday and whether you’re visiting 5 star restaurants or fast food diners, you’re going to face the same problem: large portions. While the easiest thing to do with a big plate of food is to simply eat it all—you are on vacation after all...right?—that isn’t the best for your waist.
Your Plan: Decide here and now that you will not indulge in large portions. When you order your meal ask the waiter or waitress to bring you a to-go box. Take half of your meal and place it safely into the box before you even begin to eat. This gives you no choice but to eat a healthy portion. If you would rather not carry around a to-go box then ask that your entrée be made into a smaller portion. If it is dinnertime ask for the lunch-sized entrée.
REASON 4: NOT EXERCISING ENOUGH
Oh, groan, do I really have to exercise while on holiday? Yes, you do! That is if you want to look and feel younger and more alive. Too often exercise is looked at as work, but holiday are the perfect time to really enjoy a good workout. You won’t be rushing home, trying to squeeze in a few minutes at the gym, but rather the holiday workout can be a relaxing and enjoyable experience. Your Plan: Look at vacation workouts as a treat, and make it a priority.
