TREE-CYCLE SCHEME IS A HUGE SUCCESS FOR DIVERSE ABILITIES Diverse Abilities, Dorset’s disability charity, recently raised £3,469 by collecting Christmas trees for recycling. Over the course of a weekend in January, 447 Christmas trees were collected from local residents in Dorset after they pre-booked their collections making a minimum of £5 donation per tree. Volunteers gave their time and lent their vans to collect trees from Poole, Bournemouth and other areas of Dorset. Bayview Development held a ‘Christmas Jumper Party’ lunch in December for people within the local property industry to raise money for Julia’s House hospice.

I am happy to pay a higher rental/deposit if that will help me secure a property…. We are willing to get the property professionally cleaned once we move out.”

There was a donation per head from everyone attending as well as an auction on the day, some of the lots donated to the auction included a signed AFC Bournemouth football, a skydive and several rounds of golf, amongst other items.

With limited supply, tenants with pets often stay in the same accommodation much longer, offering landlords a reduced risk of costly void periods.

Bayview Development were pleased to have raised £3,810 from this event, the donation was made to Sue Miles at Julia’s House Hospice (pictured right) before having a tour of the facility and meeting the staff.

SANDSTORM BEACH-BASED ASSAULT COURSE IS COMING TO BOURNEMOUTH On Sunday 26 March 2017 the first ever Sandstorm will transform Bournemouth Beach into the ultimate seaside assault course.

Sandstorm is about teamwork, pushing boundaries and achieving your potential – while also supporting the RNLI’s lifesaving work.

With 20 obstacles over a 5K circuit (twice round for 10K), this one-day-only event – which is organised by lifesaving charity the Royal National Lifeboat Institution (RNLI) – will see participants battle the sandy terrain, facing thrilling obstacles, specially designed to push the limits of both physical and mental endurance.

“The RNLI’s volunteer lifeboat crew members and lifeguards are known for saving lives around our coasts, in all conditions, so Sandstorm is a great way for people to take on a personal challenge while also recognising and supporting the work our lifesavers carry out each year.

Hundreds of participants will put their strength, stamina and teamwork to the test as they climb, crawl and attempt to conquer the demanding course with obstacles including climbing walls, sand dunes, water pits, a cargo net, crossbeams and a slalom, to name just a few. Lauren Pincott, from event organiser the RNLI, says: “Sandstorm’s going to transform Bournemouth beach into a challenging seaside assault course. The obstacles are meant to be a physical challenge, but not so tough they can’t be done. Participants can tackle them all or choose their battles.

“People can enter as individuals or as a team. Either way, this is a must-do event for anyone who likes a physical challenge, but it is only happening for one day – Sunday 26 March 2017 – so book tickets now to avoid disappointment!” Tickets are on sale at sandstormchallenge. com. Early bird tickets are available until 19 February, and start from £40. After 19 February, the standard ticket price starts from £45. Varied transaction fees apply. How should I display art in my home? Helen Winter of Coral Interiors explains. Clients often tell me they find it tricky to choose and display art in their home. Whether you prefer photography, oil paintings, canvas prints, old masters or contemporary abstract prints, your taste in art is a very personal thing, which also needs to work with your home. And after you’ve chosen it there’s a lot to think about when it comes to framing, mounting, and hanging it, too. Here are 3 quick tips to displaying art: Create a collection - Scale is really important when hanging art, so if you have smaller prints or pictures you’d like to hang, consider grouping them together, where they’ll have more visual impact. Theming is important too - whether your art or photos are of a similar subject, colour scheme or all in similar frames, aim for a well-considered look. And don’t forget your own photos can make a fantastic and unique gallery wall up your stairs or in your hallway. Have your favourite family photos or travel snaps professionally printed, mounted and framed and you’ll smile every time you’re reminded of that family holiday or wedding. Make a statement - Art can bring colour, personality and drama to a room. For a contemporary room with white walls, a large zingy abstract print in bright swooshes of colour can really energise. Or opt for pop art or a funky original from an up and coming artist. Think about the mood and energy level of the room. A kitchen is generally a dynamic, lively room so don’t be afraid to go for it and coordinate with your kitchen cupboards or coloured tiles splash-back. Create a vista - in a room with small windows or little natural light, choose a large print of an uplifting or dramatic view - a landscape, seascape or rooftop view of your favourite city or landmark. You’ll visually create a ‘window’ in the space and set a reflective mood for daydreaming or relaxation. This works well for bedrooms or a quiet sitting room. WHY USE A MORTGAGE BROKER? If you are already a home owner looking to review your mortgage, or you want to arrange a new or first time mortgage, should you go to a broker for advice? It is most prominent with residential clients, whether I am helping them prepare their home for sale or redesigning their home for personal

use. The most important thing is to not let colour scare you. By using my top tips and following a few simple rules, your colour nightmares will vanish. And if they don’t, feel free to call the number below! When choosing a background colour for a room, consider how much light the room gets. Bear in mind that if the room faces north, colours in it will appear ‘colder’ than in a south-facing room. Use pale colours to push the walls of a small room backwards and make it appear bigger. In contrast, dark colours make the walls feel like they are closing in on

you. This is great if you want to make a large space feel cosier, but must be avoided if you’re trying to increase a sense of space. In a small home, use a palette of tonal colours – colours that are only marginally lighter or darker than each other – to help the space feel bigger. The boundaries between each room will appear to melt away giving the impression of space. By painting each room a completely different colour, small rooms will feel even smaller. Once you have decided on your colour, buy test pots to do a patch

test. Create a test swatch by painting on large sheets on plain paper to put against your walls. Look at the swatches throughout the day as the daylight changes and place them in different parts of the room to ensure you are happy with the colour at its lightest and darkest. Finally, start adding contrast, texture, layers and accents through the furnishings and accessories. Now you can start bringing in pattern! This issue, Brynn asks, “Do I have to put up a ‘For Sale’ board?” Dear Brynn, The simple answer is no, you do not have to put up a ‘For Sale’ board when selling your house. There are still some people who may ask to not have one put up. The most common reason is that they do not want people approaching their house or knocking on their door. However, in all the years we have been selling and renting properties, we have never actually heard of this happening. Generally, if a member of the public sees a board they will call the number of the agent and go from there. Some Vendors do not want their neighbours knowing that they are selling, however, your immediate community can often be some of the best advocates of your road and can in fact help you sell your property faster- be that by talking to friends and relatives about the great new place that has just become available next to them. It is, of course, the Vendor’s choice whether they have a board, but we would always advise that they do from a Marketing point of view. Despite all our advances in online presence, ‘For Sale’ boards are still a key tool in sparking a potential buyer’s interest, even on the quietest of roads. These boards can potentially prompt a call from someone who was not actively looking online as yet – they can be a very powerful first step. In addition, the boards act as a confirmation of what someone has seen online. Often, people will drive by a property to ascertain their interest – the boards act as a sign post that the property is available and ready to be viewed. Ultimately the visibility of ‘For Sale’ boards has advantages that far outweigh any disadvantages – and don’t be worried about your board being up to long, if marketed correctly, it will be down in no time! THE GENTLEMEN BEHIND AJ DEVELOPMENTS Walking into AJ Developments’ new Office, a cedar clad, secluded spot in Parkstone, there is a warm welcome that awaits you. Despite recently upsizing their business premises, they have retained the personable character and trusting atmosphere that they have become known for. Company Directors Sebastian Janes and Mark Adams started their careers in construction and their partnership together straight out of education, so we are keen to establish their thoughts on how business has been until this point, their ideas moving forwards, and their take on potential changes within the Market.

Mark: Seb and I will not compromise when it comes to our attitude to risk, dealings with potential buyers/vendors and relationships with investors and agents.

You’ve continuously set precedents and won some challenging planning applications with local councils, how have you done this? Mark: I can proudly say that AJ Developments has surrounded ourselves with very loyal and reliable Planning and Architectural teams with decades of experience between them. The thoroughness of planning applications we submit evidences our knowledge of the markets we develop within. We do not enter into an agreement with a vendor unless we have absolute confidence in our application receiving approval. Our attitude to risk is healthy, but calculated.

What are you most excited about for 2017? Mark: We have several larger schemes which gained planning approvals at the end of last year and will feature in our pipeline of works for 2017. These 10 unit+ projects will undoubtedly further strengthen our local reputation as are situated in areas we’ve had previous success and a great track record.

You have evidenced your continued success in winning Sites over your competitors, why is this? Mark: The entire AJ Developments team demonstrate efficiency, honesty, speed and professionalism. Although we are growing, it is at the forefront of our minds to retain the same approach that has contributed to our success thus far.

What has been your best achievement to date? Seb: Without a question of doubt, having built and successfully grown the business from 2010 in the midst of the previous recession. It taught us extremely valuable lessons which moulded our attitude and approach to everything we do today.

Tell me about AJs plans for this year. Seb: I feel very strongly that strategically we should continue to keep our developments under the £1Million unit mark, certainly this year and for the foreseeable future. We are confident that the low to mid end of the market will continue to prosper due to the underlying housing shortage for homes in this price bracket. We are a registered Help To Buy Developer and are looking to strengthen the aforementioned market and provide affordable housing for first time buyers in our community.

Seb: The business relationships we enter into are very black and white, and we would like to think that this instils confidence in those we deal with. What was your mission from the outset, and how has that compared to the work you’re undertaking now? Seb: Every year we set our annual goals and evaluate our 5 year plan. These are company wide goals that are derived by our entire team and shared with new members of staff . When starting out it was our ideal to provide high quality housing that is built at sub market average prices, this is absolutely something we are achieving year on year to date and a goal that we all work towards. To what do you attribute your success? Both: We have a shared burning ambition and have complete trust in one another’s ability. Despite managing opposite ends of the business, we don’t get comfortable and will not settle for anything less than excellence. The question on everyone’s’ lips; What are your feelings towards Brexit? Seb: Remaining positive during periods of uncertainty is so important for us. We feel that removing ourselves from the EU will provide a renewed sense of opportunity, enabling us to take control of planning legislation and have autonomy over building methods to ensure we are proceeding in an environmentally friendly manner to reducing global impact for generations to come.

How do you think this will affect us locally? Mark: Although the outcome of invoking Article 50 is unknown, we still have a growing population with a National Housing Shortage and an increasing demand for quality new build homes, Brexit or no Brexit. Immediate indicators suggest continued growth and an ever-increasing desirability and demand to reside in the Southern and Home Counties. We have first-hand experience of how investment capital is moving from London to the South Coast. How does AJ Developments help the local community? Seb: With regular Community Give Back Days supporting and donating our time to local charities, our growing workload provides more jobs to local tradesman. Building affordable housing is the area of the market from which we started, and an area we will never overlook. Are you thinking big enough? Seb: Yes. In 2007 ‘Think Big’ by Donald Trump was published… fast forward 7 years. On a serious note, we have ambitions to continue to grow the company whilst maintaining profitability and great returns for our investors.

Something a little less serious now, who are your Dinner Party Guests? Both: A table with Bear Grylls, Barak Obama, Elon Musk, Roger Federer and Jenson Button, would make a pretty spectacular evening for us. ‘Growth of the Private Rental Sector in Bournemouth and Poole’ The PRS (Private Rental Sector) in the UK has grown considerably in both size and importance over the last five years and is now worth a staggering £1.29 trillion. To contextualise, that is 1.29 million stacks of pound coins, with each stack being a million coins high. The PRS now makes up 18% of the housing stock in England alone and is expected to rise to more than a third by 2032. Because of this rampant growth, it is no surprise to see that around 20% of homes in Bournemouth and Poole are privately rented, which is encouraging for private landlords and would-be investors. Even homeowners have something to think about, as they may be tempted to turn the family home into a source of income, or indeed use their pension pot to become a landlord. A decade ago, buying a home was a very different experience. Post-credit crunch the landscape in this area has changed, with many younger people unable to buy their own homes due to house price growth outpacing wages. This has made it both logical and practical for many people to rent, choosing between renting privately or using the options available from the local housing association. 10 years ago, of the 140,000 or so households in Bournemouth and Poole, around 115,000 were owner-occupied. Today the number of households in the area has risen to over 150,000, but with the number of owner-occupied properties falling to 112,000. In 2001, only 22,000 properties were rented by private tenants compared to 2011’s figure of over 37,000 - an increase of 70%.

Now That’s A Bright Idea LED’s; not entirely breaking news on the old lighting circuit, but there are still so many of us who have yet to utilise them to their full potential. A Light Bulb Moment In 2008 owner Nick was out of work and looking for a new opportunity. Having worked in various different electronics jobs, it’s no surprise

It was something one of a kind (for it’s time), something no one was really doing. A company owned by ‘Phillips’ was developing the first LED lamp, but they weren’t yet being sold on the open market. Blown away and filled with faith in such a phenomenal product, Nick decided that he would try his hand at selling them and so LED Zip was born. After debuting their product range at a popular 10 daylong boat show, they began to pick up customers, predominantly commercial at the time, as the cost for a single down light back then was extremely high. Word soon spread around about their incredible products and has lead them to work on some remarkable projects over the years, from small-scale residential all the way to royal stately homes!

They spoke about their lighting project for the Swire Fountain in St. James Park with as much passion and excitement as they did for a kitchen they’d done in a modest 2-bed semi.

NEW AUDI Q5 SUV

More comfortable, more agile, more efficient, more protective and better connected - the allnew Audi Q5 SUV makes its UK showroom debut this Spring. Orders can now be placed in the UK ahead of first deliveries during April for Q5 models in either SE, Sport or S line specification, and pricing starts from £37,170 for the 2.0 TDI quattro, rising to £41,040 for the 2.0 TFSI quattro S line. Standard equipment includes Audi Smartphone Interface, Audi parking system and powered tailgate operation, all present right from the SE entry point. Other standard features include drive select, heated front seats, an acoustic windscreen, threezone electronic climate control and pre-sense city collision prevention assistance. The rear seat back of the new Audi Q5 is split into three segments. Longitudinal and seat back angle adjustment are optional. Depending on the rear seat position, the basic volume of the luggage compartment ranges from 550 to 610 litres, 10 litres more than in the previous model. When the rear bench is folded down, this volume grows to 1,550 litres. The new Audi Q5 is launching in the UK with a 2.0 TDI engine producing 187 hp and a 2.0 TFSI engine with an output of 248 hp. This petrol unit is capable of returning up to 40.9 mpg combined, which equates to 157 grams CO2 per km. The efficiency champion is the 2.0 TDI: 56.5mpg and 132g/km.

ROAD TEST: SUBARU FORESTER LINEARTRONIC Subaru is currently best known for its formidable four-wheeldrive models, with its rugged Forester a firm favourite with a very devoted following, writes NICK FLETCHER. The Forester is a practical and well-equipped model noted for its bulletproof reliability and virtually unstoppable offroad capability, yet it still has enough panache and luxury touches to double up as smartly-styled SUV transport. Prices start at £26,180 with all models featuring 4WD, airconditioning, Bluetooth, heated seats and cruise control among standard equipment. The Forester is popular with rural dwellers including the farming community and those needing tough towing capability, and its remarkable off-road credentials mean it can often out-perform rival brands costing almost twice the price. Petrol and diesel engines are available, and manual or CVT auto gearboxes. My test model was a Forester Lineratronic with CVT and 2.0 litre 146 hp petrol engine. Diesel versions are bigger sellars but petrol versions have a performance plus-point – 0-60 mph is just 7.6 seconds - better than some sports cars – and top speed 137 mph. The fuel figure of 25.2 mpg combined is the only downside!

On the tarmac, this Forester displays high levels of grip, minimal cornering pitch and has a firm though still comfortable ride. Acceleration is smooth, the CVT transmission seamless and efficient, and coupled with good steering feedback, gives the driver a feeling of full control. Revised styling a few months ago has given the Forester a classy new look and allows it to compete against SUV rivals such as the Ford Kuga, and Mazda CX-5 which have there own plus-points - but none can compete when it come to off-road capability. Here, the Forester is king. The cabin is well designed, well built and well finished, with user-friendly switchgear and a 7-inch touchscreen housing many of the main controls. Seating is very supportive and there is plenty of occupant space front and rear. Bootspace is 505 litres with all the seats in use and a massive 1,592 litres if the rear seats are folded. Standard kit on the XT Lineartronic test model (£30,995) includes 17-inch alloys, roof rails, power sunroof, protective body cladding, heated leather seats, dual-zone airconditioning, powered tailgate, push-button start, 7 airbags, sat-nav, DAB radio/CD, Subaru Starlink connectivity, Bluetooth, cruise control, trailer stability control and reversing camera.

VAUXHALL CROSSLAND X DEBUT On sale in the UK this summer, the new Vauxhall Crossland X, a SUV which the company says has a ‘Tardis-like’ cabin for maximum practicality and versatility.Prices have not yet been announced. At just 4.21 metres in length the Crossland X is more compact than its Mokka X stablemate, and is 16cm shorter than the Astra Hatch, offering owners greater convenience while driving and manoeuvring in towns and cities. Adding to Crossland X’s urban appeal is an elevated seating position and an overall height, which is raised ten centimetres above the Astra’s. The Crossland X also enters a different SUV class to the Mokka X, with rivals such as the Renault Captur and Peugeot 2008. Features include include a 180-degree panoramic rear-view camera, advanced park assist, forward collision alert with pedestrian detection and autonomous emergency braking, lane departure warning, speed sign recognition and side blind-spot alert. ROAD TEST: NISSAN NAVARA DOUBLE CAB Once, pick-up trucks were just pick-up trucks, rugged workhorses normally seen on building sites. But when double-cab versions began to be produced, the humble pickup developed an exciting new life as a dual-purpose family vehicle, writes NICK FLETCHER. These days pick-ups are produced by several manufacturers but few can match Nissan for pick-up experience - the company has been making them for more than 80 years. Nissan’s latest Navara underlines just how far the double cab pick-up has come – it has a stylish exterior, a luxury interior, high-spec standard equipment and the driving refinement of a family car. It’s not surprising really as most are bought by small businesses who also use them as family transport and thus require all the comfort and technology now common on most cars. Indeed, Nissan estimates 95 per cent of all Navara models will be double cab. Navara prices start at £24,560 (inc.VAT) but the luxury versions cost more – my flagship Tenka all-wheel-drive with auto transmission cost £32,770 (inc.VAT). Standard kit includes 18-inch alloy wheels, roof rails, parking sensors, leather seats, 4 powered windows, air-conditioning, hill-start

assist, auto lights and wipers, limited slip differential, cruise control with speed limiter, radio/CD/USB/AUX and Bluetooth, sat-nav and 7-inch HD touchscreen. That all sounds like the spec of a premium model, and the similarity doesn’t end there because on the tarmac, despite its large overall footprint, the Navara has much of the refinement and road manners of a crossover model. And in the cabin, the Tekna’s leather seats and classy dashboard styling that makes you think you in in something quite superior. With four doors, access to the rear seats is easy and there is plenty of head and legroom.The front seats are very comfortable and you get a commanding driving position. Underway the 187 hp 2.3 litre diesel engine is remarkably smooth and quiet, and gives a nippy 0-60 mph time of 10.8 seconds. Top speed is 112 mph and the combined fuel figure is 41 mpg. Ride quality is exceptionally good for this type of vehicle, thanks largely to independent multi-link rear suspension instead of traditional leaf-springs. The steering is wellweighted and responsive and the cornering composure very good, though obviously not quite up to car standards.

Honda’s new Civic will be on sale in the UK in late March, priced from £18,235 and with top-spec versions costing up to £27,480. With the arrival of the new 10th generation Civic and in line with the current trend towards smaller, more efficient powertrains, Honda has launched two new petrol engines; a 1.0 litre three cylinder which produces 129 hp and a more powerful 1.5 litre four cylinder which delivers 179 hp. And as well as pricing, Honda has also released residual values for the new Civic ahead of its UK launch. The Civic has received a further boost with residual values predicted to be among the best in its class. Industry experts and residual value setters CAP forecast the British-built Civic will hold up to 37% of its value after 36 months and 60,000 miles.That’s an increase of 9% on the previous generation Civic and puts the newcomer well ahead of many of its key competitors. The news comes just weeks after CAP predicted two of Honda’s newest and most popular models – the Jazz city car and HR-V crossover – would outperform all forecasts and achieve marketleading residual value levels.

THE CHOCOLATE BUFFET It is said that you can’t buy happiness; well I disagree. In fact, for as little as £19.95 you can buy as much happiness as one can possibly enjoy. Our team was lucky enough to attend the debut of the Cottonwood’s latest experience. We were unsure and excited for what lay ahead, well, who wouldn’t be with an event entitled ‘Chocolate Buffet?!’. We waited with bated breath behind the pink velvet curtains. “Two more minutes” said a passing crew member. Almost every local media company – present company included – was photographing the event. As members of staff whizzed in and out of the guarded room, we were itching to catch a glimpse of what was inside, our mouths watering, our imaginations were running wild and the anticipation was too much! Tarynn (the hotel’s marketing guru) could see the eagerness taking hold and soon after we were ushered into the room behind the pink velvet curtains… so this is what heaven looks like! A long table, dressed with a white linen tablecloth took pride of place in the centre of the room, on it; all kinds of chocolate delights. Two chocolate fountains stood at either end, one Belgian milk chocolate and one dyed-pink white chocolate, surrounded by fruits, marshmallows and all kinds of sundries for dipping. We got closer for a better view; the silky chocolate cascaded endlessly down the podium, the flow only to be broken by zealous skewering. It was evident that this was of a superior quality, rich, aromatic and smooth, it was the perfect first course.

Before the feasting could really begin, we got to hear a little more about how it all came to be, from entrepreneur come chocolatier, Gerry Wilton, otherwise known affectionately to many of his friends and guests as the ‘Willy Wonker of the South Coast’!

A man of many talents, Gerry has been leading the chocolate event scene since 2004. He was partaking in a wedding exhibition when something caught his eye. It was the UK’s first ever cascading, chocolate fountain. Immediately inspired, Gerry placed an order for 10 machines, which he would hire out at all nature of events, including several celebrity weddings. You remember the union of famed reality stars Katie Price and Peter Andre? Well, Gerry supplied the fountain at their wedding. His business went from success to success, but something even bigger was around the corner. In 2007 Gerry opened ‘The Chocolate Boutique’, the first chocolate themed hotel, right here in Bournemouth. It was here he mastered the art of ‘chocolate entertainment’, hosting numerous parties, occasions and events and now he hopes to create something even more special with his signature chocolate banquet. Speaking of which, let us return…

cakes, but this was a winner! Sugary-sweet baked dough, with a healthy amount of warm white and dark chocolate chips; utterly divine.

Spread across the table were all kinds of indulgent delicacies; Cookies, decadent cakes, brownies – it was a sweet tooth’s heaven. Among the treats were some truly stand out dishes. A personal favourite of mine had to be the ‘White Chocolate and Baileys Cheesecake’. Ordinarily I’m a milk-dark chocolate fanatic, but given the alcoholic twist I just had to try it. Every element was perfect; this was not your run-of-the-mill cheesecake. The base was buttery and crumbled on first bite, the side, coated in chocolate naturally, was that extra special crunch I was looking for and oh the filling – what can I say? Such creamy and indulgent textures and flavours, with that distinct Irish cream accent. I could go on…

With my mind and stomach battling it out for control of the rest of me, I decided it was time to call it a day. I rolled back to the office in my euphoric state and reflected on my first chocolate buffet experience. I was thoroughly impressed and had mentally begun planning my next visit. I recommend this event for all kinds of occasions; weddings, birthdays, date nights, you name it. Rather more like a rich mousse, this sinful cake enveloped my mouth, coating every taste bud with sweet almond savor. A single blackberry perched on top of each slice, making for a welcome zing between mouthfuls. Fearing my appetite would waver I decided to go back for just a few more things before it had a chance to realise what I was up to. I filled my plate with a chocolate brownie, a dark chocolate and espresso mousse and a coffee to sip simultaneously. What bliss, what splendor, if only everyday was a chocolate buffet.

The Save Face register (which we are registered with) allows the public to check their practitioner is accredited and registered. Which means safer, trustworthy treatments for all! Traditionally fillers are injected into the lip border, which can result the lip look unnatural and overfilled and can turn the lip inward creating a bulging upper lip. It is a problem that can dissuade patients to pursue the treatment.
