LET’S TALK ABOUT PACKING MATERIALS AND STORAGE Packing Materials Back in April, we talked about packing by the customer, our firm actually sells all the packing materials our own professional removal men use every day. In our office we have a wide range of cartons and other packing materials on display for our customer to see so that they can choose the packing materials they require to move.

‘I am buying a listed cottage, it is really run down and the layout isn’t ideal for my family, what can I do to the listed building’? Conservation Architect and Director at Western Design Architects, Phil Easton answers this question. The great majority of listed buildings are Grade II which means although what you do is controlled, it is not as strict as the Grade I and Grade II* listings that apply to more significant historic buildings. It is a good idea to look in the National Heritage List for England to check if your property is listed. This will
tell you about the reason for your building’s original listing and describe the features that are important, they are not always the things that you imagined when you bought the place. Some buildings are listed and you may ask yourself why? Modern buildings can be listed if they are of historic or of architectural significance. You should know that everything within the curtilage of the listed building is covered by the listing. This means that if you have a pretty thatch cottage but with a fairly crude 1950’s concrete block extension or tumbledown garage and sheds, all these structures are listed, even garden walls and other landscape features. They can be changed but you will need Listed Building Consent.
If you own a listed building you have a statutory duty to maintain and repair it. Purchasers can find themselves buying a building in very poor condition and then being made to bring it up to a good standard. Local Councils have the ability to issue Repair Notices to force you to mend that leaking roof or repair the broken windows. It is a criminal offence to demolish all or part of a listed building or to remove or damage historic fabric without consent. This means you cannot just start making alterations without first consulting either a Conservation Architect or the local Conservation Officer to ensure what you are doing is legal. Whilst it is unlikely, it is possible that you could end up in court so always err on the side of caution.

Features that are in poor condition such as rotten structural timbers, floors, doors etc. should not be replaced if it is possible to repair them. If you do repair or replace them, this should always be completed after taking expert advice. It may be appropriate to use a different material so that it is quite clear that a modern replacement or repair has taken place and is not pretending to be something original.
What you can’t do As a general rule, you will not be able to use UPVC windows, doors, gutters or facias, double glazing (although other options are available such as slimline double glazing systems), pebbledash, artificial stone, stone cladding and repointing using cement mortar. What you can do All buildings evolve naturally and the way we live is constantly changing, so open fires are often replaced with wood burning stoves, central heating is added and most historic buildings were not originally constructed with bathrooms and WC’s. When these have been installed it has often been somewhere unsuitable so you may want to rearrange the layout of the house, build an extension or convert a loft space. In a loft conversion you will usually need conservation roof lights or possibly new dormers. These must be sensitively designed, be generally small and of traditional construction, avoid modern dormers as seen on ‘Traditional’ houses on developers estates. Extensions should be subservient to the main building in character and usually in size, they must not dominate the listed building but should respect it and its setting including the landscape.

The extension can be contemporary and imaginative; it does not have to be a pastiche. A glass box makes a statement about the 21st century and is quite clearly something new and not pretending to be something old. Alternatively, a timber framed extension with glazing can be traditional in materials but modern in design and offer both space and light. Remodelling internally should ideally leave as many existing walls and openings as possible. Particularly in older cottages you may have several small rooms so it is sometime easiest to build a separate extension possibly linked to the house if you wish to gain a large spacious room. This leaves the small rooms to become cosy snugs or studies. The structure of the building will often be constructed with traditional techniques, materials and quality can be variable. Cob walls for example offer great thermal mass, keeping the building cool during summer and warm in the winter. Despite the constraints of listed buildings they have much to offer. A listed property can provide you with a quirky home full of interesting and unique details.

EDWARDS ESTATE AGENTS A strong team for changing times It is a fragile time for us all, only days after the recent election turmoil and at the beginning of some tricky Brexit negotiations, a lot of us are unsure as to how the housing market is going to look over the coming months/years. We sat down with ‘Grant Edward Brooks’ owner of Dorset born ‘Edwards Estate Agents’ to find out his thoughts on the local area and the market in general. So, we’re now midway through 2017, how has business been for Edwards? Despite some initial concerns regarding Brexit, we have had an incredible start to the year which has continued through to now. The election worries did translate into a subdued market with confidence a little lower than we would like but correctly priced properties continue to attract interest. I think we all tend to fret when a big change is on the horizon, but in typical British Fashion, we hike up our boots and get on with life.
Ultimately we live in an area where people want to live, with some of the nicest surroundings in the country, so there are always people looking to move into the area. This is where our London marketing comes into play, with city folk hoping to move down to the coast and into the country in search of the ‘good life’ and all that entails such as great schooling, superb leisure facilities and some wonderful places to relax with families and loved ones. Our business continues to grow year on year and whilst the market is certainly going through a transitional phase at the moment, we are in a great position to adapt to the changing conditions. With our experienced staff, we can advise our clients correctly, with attention to market trends and with a true understanding of up to date values. Lettings is about to go through a huge transition, with the in-coming of new

We have been instructed on the stunning development of Stapehill Abbey by the renowned local developers Ankers and Rawlings, which is widely considered to be the landmark development in the Dorset area for many years (or at least as long as I’ve been in estate agency), where they are transforming a listed building into a private estate of 47 new and converted properties set within 67 acres of private grounds which are simply jaw dropping and like living in a stately home. These properties are beautiful; meticulously designed and ideal for a variety of different people

on the relevant portals but what these internet companies forget to mention is:

It’s always going on in the background, but what’s going on with the rise of online estate agents? There has been an influx of Internet based estate agents shouting and screaming about the fact that they can save people money when selling and that they have property experts etc etc. The real work of an estate agent is not just in the selling of the property. Yes, the photos are taken, the details are written and the property is launched

The hours it takes and professional understanding that is involved in monitoring a sale as it proceeds, to ensure that all parties are instructing solicitors, paying for searches, instructing surveys, applying for mortgages, answering enquiries in a timely manner and all that is involved in the transaction. Without this, the sale is left to flounder and the time passes which leads to an increased risk of the buyer withdrawing. 5. The expertise involved in dealing with issues that arise such as survey problems, timescale issues, completion dates and just about anything else that can occur and risk the loss of the sale which could cost you thousands. There have been some interesting articles recently on the percentage of properties actually sold by these Internet agencies, which again highlights the fact that once the property is listed and the client has paid the upfront fee, there is little motivation from the agent to actually sell the property. This is completely different to our company which does not earn a penny until we have
How do you see the rest of the year going for Edwards? Fundamentally what we need is a bit of stability. Now that the election is over the market should calm down and we can all begin to find our feet and press onwards. CHURCHFIELD TALKS THE LETTINGS MARKET It’s a poignant time for the world of lettings. With changes in regulations and a lot of political messiness, renters have been left unsettled and unsure of what’s to come. Well, the team at Churchfield thought they’d take the opportunity to clear up the confusion and clarify a few things, so we asked them the questions that you were all dying to know… What big changes should I be aware of? Tenant Fee Ban - In the Autumn statement 2016, the government set out its plan to ban tenant fees in England. The deadline for responses to the proposed tenant fee ban has now come and gone, so we now await the plans on how this will be implemented throughout the industry. This will no doubt have a negative impact on tenants, landlord and agents alike, as these costs are recouped through other means. Whether that is through increased rents or whether they are passed on as yet another expense to the landlord, only time will tell. Legionella - Landlords must assess and control the risk of exposure of tenants to legionella to ensure the safety of their tenants, but this does not require an in-depth detailed assessment. Tenants should be kept informed of any control measures and tell the landlord if problems occur with water system or is the water is not heating properly. Did you know? The hot water should be set so that it is heated up to 60 degrees centigrade. Tenants should be advised to not interfere with the settings on the boiler or hot water system. Most landlords can assess the risk themselves and do not need to be professionally trained. However, landlords can arrange a competent person to carry out the assessment if they wish.

The law introduces a requirement from 1 February 2016 for all landlords of private rental accommodation in England to carry out Right to Rent checks for new tenancy agreements to determine whether occupiers aged 18 and over have the right to live in the UK legally. Is it still worth investing in the buy to let market? Absolutely! There is of course a feeling of uncertainty when it comes to investing in buy to let property these days, landlords have been hit with increased stamp duty costs, taxes and stricter guidelines on ware and tare allowances. However with banks still offering very little incentive to pay your cash into ISA’s and savings accounts, property is still going to be the best place for your investment. The rental market is as strong as ever and moving forward will continue to be regardless of the changes in the political world. There will always be people looking for good quality rental accommodation in and around Bournemouth. What makes your lettings department different to the others? FAMILY RENTAL V HMO RENTAL When investing in buy to let properties, we need to come back to why we are doing this. Are you likely to live in the property? The answer for most people is ‘no’. Therefore you must look at the investment as a business proposition and weigh up the following. 1. Is the location a good location? Will this attract professional tenants/families. Is it in a good school catchment area, look up their recent Ofsted reports. Families will move deliberately to areas where they want their children to go to a good school. 2. Will you sell the property later? Does it tick the boxes for when you want to sell it, be it in a couple of years or 20 years down the road. Does it have a garage, off road parking, a decent size garden, decent size rooms. 3. Will it give you a good return on your money. Here is an example In January 2017, a landlord completed on a 3 bedroom, semi-detached property in Poole. The master bedroom had an en-suite with 2 further decent size bedrooms. Downstairs was a good size kitchen and a one reception room creating a lounge/diner. (this was originally 2 reception rooms but the previous owners had knocked through). The landlord had two choices. Rent it to a family and achieve £1000 per calendar month or turn it into a HMO (house of multiple occupancy), which would bring in around £2500 per calendar month. The HMO route would require turning the one reception room back to 2 rooms, thus creating a five bed HMO. Fire doors on all the doors, fitted electrical fire alarms and adding a WC downstairs. Fortunately, Poole council does not have an Article 4 Direction blanket ban on new HMO’s and as it is only on 2 floors, this does not require planning or a HMO license. The £2500 per calendar month would include bills, which I would set aside £3-£400 per calendar month, however, I am sure you would agree, a very healthy return. The landlord in question opted for the HMO route and we were able to assist, guide and help through the transition and rent the rooms to professional people. So we come back to the question, why are we landlords? For a return whilst we own the property and for the capital enhancement when we come to sell. Having worked as a national sales manager for one of the largest solar energy companies in the UK, Vince has a lengthy career history in the energy industry. It all started when Vince was making a visit to a client regarding their solar panels, when he stumbled across something amazing.
We visited their showroom – situated in the Plowman’s Garden Centre in Ferndown – where Vince demonstrated the efficiency of Foam Insulation. In front of us were three Perspex boxes, each with a motorised fan underneath and a tube holding a Ping-Pong ball above. In the first

Fiberglass, whilst it does block the air, doesn’t stop it escaping totally – unlike the foam, which doesn’t allow the air to pass.

How does it work? The foam acts as an airtight barrier in your loft (or base) of your home. The idea is to trap the heat in your home and not allow it to escape. Unlike fiberglass where this process is only slowed, the foam insulation prevents heat from escaping from your roof; meaning when you do put the heating on, it’s going to stay. Try this; Get the heating in your home to about 21 degrees and then switch it off. Time how long it takes until you start to feel cold again.
Efficiency & Savings There are a variety of factors that can alter this figure (e.g. double glazing, cavity wall insulation etc.), but in most cases the savings on energy bills are between 20-45%. Where the heat isn’t escaping from the roof, you’ll find you won’t need your heating to be on as long, nor will you need to use it as frequently. The fact of the matter is, as we get older we get colder, not to mention keeping our love ones safe and warm. There are so many people out there who are scared to turn the heating on for fear
of extortionate bills. Foam insulation is incredibly efficient, meaning you can sleep a little easier knowing you’ll only have to have the heating on for an hour instead of three. Launched later this year, the new Skoda Karoq, a compact SUV with a choice of five engines - four of them new - and offering what is described as ‘exceptional space.’ No prices are yet available. The luggage compartment has a capacity of 521 litres with the rear seats in place. With the rear seats folded down, the volume increases to 1,630 litres. The VarioFlex system consists of three separate seats, which can be individually adjusted and also be completely removed – and the KAROQ is then converted into a van-like SUV with a load capacity of 1,810 litres. Karoq will feature a comprehensive range of driver assistance systems includimg Park Assist, Lane Assist and Traffic Jam Assist, Blind Spot Detect, Front Assist with predictive pedestrian protection and Emergency Assist. Innovative features also include three personalisable keys. As soon as a certain driver unlocks the car, its individual setting are activated. They cover a wide range of operating areas, including driving profile selection, assistance systems, indoor and outdoor lighting, Climatronic, infotainment systems and electricallyadjustable seats. In addition, the front and rear seats are also heated if set.
ROAD TEST: SMART FORTWO PASSION Smart’s cute fortwo coupe has been a fixture in the city car class for some years and despite the arrival of lots of new competition in the sector, it still retains a compelling presence, writes NICK FLETCHER. The car is practical, economical and totally at home in the urban environment – it exudes a cool image, has stand-out styling, trendy features, good green credentials and will slot into the tiniest parking space. The new entry-level smart fortwo pure is priced from £9,995 and comes with a three-cylinder 1.0 litre 71 hp petrol engine and 5-speed manual gearbox. Standard kit includes electric windows, remote locking, audio system, height-adjustable steering wheel and driver’s seat and halogen headlamps with LED daytime running lights. Moving up range – and price – are sporty Brabus models and cabio and electric versions with some upper-spec models topping £16,000. Many buyers will opt for the featured test car, a mid-range passion model with the more powerful 90 hp turbo petrol unit. This version costs £11,720 and has extra equipment including alloy wheels, cruise control and connectivity features. Top speed is 96 mph, the 0-60 mph a peppy 10.4 seconds. Fuel economy is 67.3 mpg combined and emissions figure is 97g/km.
There are more conventional and spec-for-spec cheaper city-car rivals such as the Citroen C1, VW Up! and Fiat 500 yet there is just something about the smart fortwo that attracts buyers across a wide age-range, younger ones perhaps for its street-cred, older ones for its low running costs and city agility. Certainly few – if any - cars are as nimble in tight crowded city streets, and with plenty of room for two adults and adequate luggage space, the smart fortwo makes a lot of sense. Out of its urban territory, the fortwo is not quite so much fun, when higher speeds and less smooth roads reduce ride comfort and the short wheelbase and sharp steering unsettle its poise. However, very few buyers are likely to venture much beyond the city limits so it is not really a critcial factor for most. The cabin is quirkily styled with lots of curves and bug-eyed air-vents, but is very user-friendly, with switchgear handily placed and the two seats are roomy enough even for taller occupants. There is a small glove box and small door-pockets and even a couple of cup holders. The boot is a decent size at 350 litres but the odd shape is awkward for larger items. The high-up driving position is very good, seats are supportive and comfortable, and the driving agility makes the fortwo a pleasure to drive in its natural habitat - city streets.
MINI MODEL UPDATES MINI enhancing the appeal of its model line-up this summer with a range of new design, functionality and infotainment improvements. From July all new MINI models will feature an enhanced cockpit instrument with a new night design and a fuel level display that offers greater precision. Operation of MINI Driving Modes and MINI Head-Up Display will also be revised. In a brand first, MINI Clubman and MINI Countryman will offer Apple CarPlay and an alertness assistant will be introduced on MINI 3-door Hatch, MINI 5-door Hatch and MINI Convertible models. MINI Countryman and MINI Clubman customers who choose Media Pack XL or MINI Tech Pack will now benefit from Apple CarPlay preparation included. This new functionality allows MINI customers a range of new intelligent connectivity and infotainment options. The cockpit instrument on the steering column of all current MINI models will offer improved clarity and an enhanced graphics display.
An alertness assistant will be introduced on the MINI 3-door Hatch, MINI 5-door Hatch and MINI Convertible, enhancing safety on lengthier trips. Included with the optional MINI Visual Boost screen, MINI Navigation or MINI Navigation XL, the system continuously analyses how the vehicle is driven. If the distance covered or the driver’s behaviour indicates that the driver may be losing concentration, the system encourages the driver to take a break with a graphic displayed on the central display screen.

We wanted to know what all the fuss was about...
THE COTTONWOOD BOUTIQUE HOTEL Investigating the new “D’hote menu” Aaah The Cottonwood; House Magazine’s favourite boutique hotel. Having attended the launch of their recent ‘chocolate buffet’, we were thrilled to receive an invite to the unveiling of their new summer menu. No sooner did the email come through, did the team gather their things and make their way over. We sat in their hot pink dining room; the walls adorned with gilded mirrors, grand paintings and velvet fabrics. You could never say that the décor was ordinary, but never the less always eye-catching. As we sat down we were each handed a menu entitled ‘Dinner Table D’hote Menu’. Creating a menu for a hotel is always challenging. With a broad variety of guests always coming and going, it’s all about creating something for everyone to enjoy. Looking at the options it was clear that this was an eclectic menu, with European, Mediterranean and even Eastern influences throughout the various courses. The Garden Restaurant at the Cottonwood Boutique Hotel is run by executive chef Edward Lopes and Sous Chef Jonathan France. We got the opportunity to ask their team what the thoughts behind the menu were; “I want to produce high-quality tasty food that caters to all our clients. I’m keen to use locally produced, fresh goods. Born in Brazil and raised on Italian cooking gives me the opportunity to experiment with different flavours from around the world”, says Lopes. We decided to skip the starts and head straight to the main event, among our choices was the ‘Red Thai Chicken Curry’, ‘Potato Gnocchi’, ‘8OZ Sirloin Steak’ and the ‘Pan Roasted Duck Breast’. I had opted for the
Gnocchi. Served in a seriously moreish wild rocket pesto sauce, toasted pine nuts and an oversized cheese crouton, it was a delightful dish. The pasta itself was lovely, light and fluffy with just the right amount of starchiness. I coated every pasta pillow in the creamy sauce, using the pine nuts as a sort of breadcrumb coating before taking a bite. Other comments around the table included a glowing review from Ben, who thoroughly enjoyed his Red Thai Chicken Curry; “It’s pretty tasty. It’s got a little kick, but not too powerful and the sauce is very flavoursome”, he said. I also couldn’t help but notice the enormous homemade prawn cracker that rested on top – a rather special touch to the dish I thought. I would have liked to obtain a review mid-steak from Gary and Ross, but there was finite time between it arriving and disappearing down their oesophagus, though based on the smiles on their faces I’d say it would have been a glowing report. We each finished our two-course affair with a dessert. I had picked something less sweet in a classic ‘cheese board’. Served with three cheeses – each individually delicious for their own unique flavours – an array of biscuits, a handful of grapes (fruit and cheese always a winner for me) and tomato chutney. Now that’s how you end a meal properly – or so I thought… Vicky was the last among us to receive her dessert (and you know what they say about saving the best). Sat in front of her was their “Dark Chocolate and Amaretto Cheesecake” it even sounds delicious. The team watched eyes glued to Vicky’s spoon as she slid
it through the layers of mousse, picking up the biscuit base with it. She took the first bite, by this point the team staring had gotten weird and she turned us away, but I kept one eye open as she engulfed the spoon. We’ll never really know what happened that day, but I’m pretty sure Vicky had an outer body cheesecake experience. Needless to say that the combination of rich chocolate, cheese and booze was a huge winner. We packed our bags and rolled ourselves back to the office, positive comments and smiles all around. I recommend paying the Cottonwood a visit your next lunch break, ASAP. Meet Head Chef; “Edward Lopes” Having grown up with his grandmother, who is a true Italian with a huge passion for food, it was only natural that kind of influence would rub off. In his late teens Lopes’ family opened a restaurant where he could the skills that he had learnt from his grandmother into practice. Lopes came to England in 2004 and started to working at the Wessex Hotel as a kitchen porter. Within a few years he had worked his way up to Junior Sous Chef and has since worked in various different 3 and 4 star hotels around Bournemouth, building an enviable reputation for seriously good food. It’s back to the swinging sixties as the award-winning Highcliffe Charity Players get groovy with their latest musical – ‘Made in Dagenham’, the inspiring, heart-warming story about a group of Dagenham female factory workers who made history fighting for women’s rights against the might of Ford. It is staged at the Regent Centre, Christchurch, for five performances (including a Saturday matinee) from Wednesday 26th to Saturday 29th July 2017, and sponsored by local Ford dealers, Keith Motors. Adapted from the much-loved 2010 British film, this funfilled, high octane, feel-good show was inspired by true-life events – the 1968 women sewing machinists’ strike at the Ford Motor Company’s Dagenham plant in Essex, which would lead to the Equal Pay Act of 1970. The show is written by playwright Richard Bean (One Man, Two Guvnors) with a catchy rock and pop score from Grammy Award-winning British composer David Arnold (Sherlock, Little Britain, Independence Day and Quantum of Solace) and lyrics by Richard Thomas (Jerry Springer:The Opera).

The newly named Jazz by the Sea Festival returns for a third year which sees a number of professional jazz musicians coming to town for seven days of pure jazz entertainment. Local jazz bands, singers and musicians, covering a wide range of musical styles, ranging from big bands to latin, swing, modern, funky, fusion and trad will be playing at various venues in the town over the weekend. Over the weekend there will be a selection of different jazz music events at local hotels, bars and restaurants and a number of free concerts planned for the Town Square, Lower Gardens Bandstand and the Pier Approach. Diverse Abilities, Dorset’s disability charity, is looking forward to holding a fun and frantic obstacle course challenge event in Weymouth and Wimborne this summer. Weymouth will see Totally Wiped Out at Lodmoor Country Park on July 1 and then it will be located in Canford School’s grounds on July 2. The Totally Wiped Out course is designed to test the determination of all who attempt the challenge and Diverse Abilities is inviting participants to brave the challenge to raise funds for children and adults living with disabilities in the county. Teams of 8 to 10 are required to take part and registration for both events are now open. To take part registration is only £60 per team until 10 May, thereafter it will increase to £120 per team. The minimum sponsorship per team is £600, and all funds raised will be supporting Diverse Abilities to continue running its vital services. We wanted to know what all the fuss was about...
DANCING MOOSE Just seriously good food
Ok, off the bat spoiler alert: WOW. Dancing Moose take a well-deserved bow [claps ferociously in head]. I suppose you’re wondering what prompted the premature congratulations, well, allow me to explain… Situated in the heart of locally adored Ashley Cross, the Dancing Moose is an integral part of the community hub. Serving brunch, lunch and dinner (among various other unique food specials throughout the week) this is the place to go for round the clock grub. With a new menu on the horizon our team were invited to get sampling, and so sample we did. It was a gorgeous day, the sun was shinning and anticipation was stirring for the food that was to come. On arrival we were greeted by manager ‘Steve Madden’, a man with clear psychic abilities, as no sooner were we sat did the ice-cold beers and ciders arrive. A few sips and a glance around the venue later we were greeted by Executive Chef (and owner of the Dancing Pub Company) ‘Charlie Bronson’. Charlie began his culinary career at the young age of 16, where he originally trained under the management of James Bronson at the Winchester Pub in Bournemouth. Since then, Charlie has worked his way up, mastering his craft and gathering skills at various restaurants including working under the leadership of Chef Daniel Boulard at Bar Boulard in Knightsbridge and then moving on to Junior Sous Chef at Boulard’s D/ Bar, in Toronto. Charlie has now returned to his roots at the Dancing Pub Company and is excited to take the menu into new and exciting territories.
Charlie sat with us and explained that today we would be trying a selection of new and exciting tapas dishes, along with some sandwiches, wraps and sharing food that he has been planning for their upcoming menu. Hearing him describe the dishes, the team’s hunger grew. Left with the mouthwatering dish descriptions and our imaginations running wild, we waiting patiently(ish). Before we go onto the food, I should mention that this is not the only member of the Dancing family. They also own the Dancing Duck in Westbourne and have exciting plans to open up further branches in the local area in the not to distant future. Our first course arrived; an array of meat, veg, dips and all sorts of goodies covered the table. Unable to contain my excitement I reached for the first dish: ‘Salted Padron Peppers and Crispy Chorizo’. It was a great start to the meal; simple, delicious food at it’s finest. Next up was the ‘Crispy Duck Legs’, which were amazing. The batter was perfectly crisp and the accompanying homemade sweet and sour dipping sauce added an extra special flavour to the whole dish. Last to arrive – and you know what they say about saving the best – was the ‘Sticky Korean Chicken Thighs’. The team dug their hands into the decorative skillet and each pulled out a thigh. We took our first bites – oh my. Even before finishing our first portions we all quickly divided up the rest, knowing that it would be war if we didn’t. This was a stand out dish; intense BBQ flavours, full of depth and exceptionality. The contrast between sweet and savoury, with a little kick from the fresh chilies was honestly one of the best things I’ve tasted. If I could have had a meal of chicken thighs, I’d be
happy. Slipping into the early stages of a food coma we questioned whether we could go on. But being the troopers that we are, we persisted. The second course was an array of subs, wraps, salads oh and just a teeny tiny, industrial sized tray’s worth of tacos (give me strength). First to sample was something Charlie called a ‘French Dip’; succulent steak slices sandwiched between two mustard laced buns, complete with a gravy dip. Not for dainty eaters, but for those of us (myself included) who don’t mind messy eats in the pursuit of good food, then this is the sandwich for you. Every element was flavoursome, especially the dipping gravy, which made the entire dish. The caesar salad was fresh and loaded with fresh ingredients – a classic dish done extremely well. The tray of tacos arrived and we were drooling. Soft shell tortillas, loaded with all kinds of ingredients; marinated meats, all served with perfectly paired homemade sauces, crunchy veg and herbs. After finishing up, I sat back and thought about the meal we’d just had. This was some seriously good food. I was blown away by the flavour combinations and attention to detail and I have to congratulate Charlie on what I know will be an incredibly popular menu.
