IDEA DESCRIPTION

1 FUTURE DEVELOPMENT The design idea focuses on The developmenT in The WellingTon region for The nexT 10-50 years. as We knoW, compared To auckland, The biggesT ciTy in neW Zealand. WellingTon, as The capiTal ciTy of neW Zealand, The scale of The ciTy cenTre is much smaller. There are TWo main reason limiTing The developmenT of The WellingTon ciTy cenTre. The Topography is one of These. WellingTon ciTy cenTre is surrounded by mounTains ranges, The sea and The harbour. There is limiTed flaT available areas for ciTy cenTre To developmenT WiTh. WiTh The oTher reason being Traffic inconvenience. The ciTy cenTre is relaTively far from The oTher suburbs or ToWns of The WellingTon region. people from loWer huTT, upper huTT, WainuiomaTa, and oTher areas share The same highWay as people Who are going To The ciTy. This siTuaTion causes Traffic congesTion aT peak hours of The Working Week. because of The sloW developmenT of The ciTy, a greaT deal of young people are leaving WellingTon To be in auckland ciTy. This siTuaTion noT only increases The pressure on auckland, buT also consTiTuTes a vicious cycle of The economic developmenT of WellingTon. compared To The exisTing ciTy cenTre in Te aro, loWer huTT is a perfecT place for a neW ciTy cenTre developmenT To be builT, for The nexT upcoming 10-50 years. iT lies in The cenTre of The greaTer WellingTon region WiThin The huTT valley, and This alloWs a loT of The oTher suburbs and ToWns To have an easier connecTion To iT compared To The WellingTon ciTy. The area is also large in siZe WiTh a flaT geomorphology as iT siTs WiThin a drained sWamp valley. 1 CONNECTION 1.

The connecTions To each area, can promoTe economic developmenT. economically saving The nearby run doWn areas WiThin and adjacenT To The huTT valley. 2. The connecTion of naTure and ciTy, creaTes a healThy living environmenT for The public, residenTs and naTural environmenT. 3. The connecTion of residenTial caTchmenTs beTWeen boTh sides of The huTT river.

MEDIUM DENSITY TERRACE RESIDENTIAL HOUSING

AVALON PARK (CONNECT TO THE RIVER)

THE HOUSING AREA IS LOCATED AT THE OPPOSITE SIDE OF THE NEW CITY CENTRE. LOCATED AT THE WEST SIDE OF THE RIVER, JUST BESIDE OF THE BELMONT SCHOOL. THE DESIGN WILL FIT WITH THE CONTOUR CHANGES. THE USE OF TWO-STOREY HOUSES WILL MAXIMISE THE HOUSING DEVELOPMENT AREA. THE TERRACE DESIGN MAKES SURE THAT EVERY APARTMENT BUILDING HAS A VIEW OF THE RIVER. THE SECOND STORY OF THE HIGHER HOUSING TYPES ARE HALF THE FLOOR AREA OF THE FIRST STOREY. SO AN OUTSIDE ROOF TOP AREA IS MADE FOR A PRIVATE LEISURE SPACE FOR THE RESIDENTS OF THESE HOMES. THERE IS ALSO SOME DENSE VEGETATION BETWEEN THE HOUSES AND THE STATE HIGHWAY, TO REDUCE THE CAR NOISE FOR THE RESIDENTS. THE FIRST STEP OF THE TERRACE IS A WALKING PATH FOR THE PUBLIC, AND THERE IS A TERRACE SEATING SPACE AT THE WEST SIDE OF THE SITE. THERE ARE ALSO SOME BENCH FURNITURE ALONG THE WALKING PATH FOR RESTING ALONG THE WALK.

1. TO BRING THE RIVER CLOSER TO THE EASTERN SIDE OF THE RIVERBANK. THE R SPACE TO THE WESTERN SIDE FOR THE FURTHER RESIDENTIAL DEVELOPMENT. AN AVALON PARK. THIS ALLOWS BETTER ACCESSIBILITY TO THE RIVER FOR PEOPLE A 2. TO ALSO LIFT UP THE HIGHWAY WHICH WILL ALLOW PEOPLE TO GO UNDER TH THE RIVER IN THIS LOCATION AS WELL. 3. TO CHANGE THE STOP BANK TO BE A RIVER GATE SYSTEM. THE GATE WILL BE O DURING THE FLOODING PERIOD AND AFTER STORMS OR HEAVY RAINS. 4. THE SURFACE OF THE GATE WILL PROVIDE SPACE FOR ROCK CLIMBING OR AN

NEW WET LAND PARK

THE NEW CITY CENTRE IS A FURTHER DEVELOPMENT STRATEGY THAT WILL HELP WELLINGTON CITY. THE REASON TO CHOOSE THIS AREA FOR CITY DEVELOPMENT CONSIST OF MAINLY THREE REASONS. 1. FIRST THE AREA IS LARGE AND FLAT ENOUGH FOR LARGE SCALE DEVELOPMENT. WITH THE EXISTING BOULCOTT’S FARM HERITAGE GOLF CLUB, THAT CAN BE USED FOR FURTHER DEVELOPMENT. AS REDEVELOPING SAME SIZE AREA OF AN EXISTING RESIDENTIAL AREA WILL COST MUCH MORE. 2. SECONDLY, THE AREA FOR THIS PROJECT IS LOCATED IN THE CENTRE OF LOWER HUTT, AND THE HUTT VALLEY. IT IS CLOSE TO MOST OF THE OTHER PLACES IN THE WELLINGTON REGION. 3. THIRDLY, THERE IS A POTENTIAL CONNECTION ROAD TO BE BUILT TO PORIRUA CITY, STARTING AT THE OPPOSITE SIDE OF THE FAIRWAY DR. BRIDGE. 4. FOURTHLY, TWO CENTRE DEVELOPMENTS WILL BE BUILT AT THE SAME TIME. IT IS EASY TO FORM AND WILL PROVIDE HEALTHY COMPETITION, THAT CAN BUILD ECONOMIC BENEFITS IN THE AREA. THE PINK AREA IS THE NEW CITY CENTRE HOUSING AREA. YELLOW BUILDING IS THE MULTIUSE BUILDING. RED BUILDING IS THE BUSINESS (OFFICE) BUILDING. THE LANDSCAPE DESIGN ALONG THE RIVER CREATES A MORE CITY-LIKE FEELING THROUGH A STRUCTURED DESIGN. THE MAIN IDEA IS TO PROVIDE A NATURE FRIENDLY AND LEISURE SPACE FOR WORKERS, INDIVIDUALS OR GROUPS OF PEOPLE. THE TERRACED GRASS SEATING AREA ALONG THE RIVER MAKES UP MOST OF THE DESIGN. THERE WILL BE RESTAURANTS ALONG THE RIVER SIDE THAT WILL GET VERY NICE RIVER VIEWS. THE MATERIAL OF THE SITE IS MAINLY MADE UP BY GRASS (LAWN), CONCRETE STRUCTURE, AND WOODEN DECKING.

BECAUSE OF THE EXISTING FLOOD CATCHMENT, WHICH THE GOLF COURSE WILL IN THE DESIGN SCHEME. THE FLOOD PLAIN AREA IS BEING REDUCED FOR CITY D SOLUTION TO THIS PROBLEM OF REDUCING THE AREA OF FLOOD PLAIN. ALSO A WERRY DR) TO BE STRAIGHTENED OUT AND PUSHED EASTWARD. SO A GREEN ARE RIVER. The medium densiTy Terrace housing The exisTing areas of green spaces. There is an exisTing school jusT beside The siTe. compared To The oTher residenTial housing areas along loWer huTT. This residenTial area Will be much denser Than These exisTing Types of housing. They Will be TWo-sTorey buildings, Which Will make up mosT of The housing in This area. because of The Terrace design, every house can see have a river vieW.
