Here is this months question. Q: What is home staging and how does it benefit me as a seller? A: The goal of home staging is to make a house appeal to the highest number of potential buyers, with the hopes of selling a house faster and for more money. Staging techniques focus on improving a property’s appeal by insuring it is a welcoming, attractive house that any buyer can see himself/ herself living in, therefore wanting to purchase. There are two types of staging that HLC does and I’m sure other companies in the big cities offer. Unoccupied homes and Occupied homes. An Unoccupied home will be furnished by a staging company and designed for buyers to see how
the home can be utilized and decorated. Occupied homes are a different process. In an occupied home, HLC would come in and help pack up non essentials, organize, and prepare the home to be staged with the homeowners belongings. After all the packing is finished, then the furniture, art, decorative items are arranged in a way that showcases the house to its highest potential. Is this really important you may ask? Yes. This is what I tell clients, once you put your house on the market you have entered into a business relationship with your home. Your job is to sell it. It’s no longer your personal space. It needs to appeal to a potential buyer. It’s now your job to help people see themselves living in the home, not you living in the home. Some say” but I do live here!” Yes that’s true but it must be shown at its maximum potential. Staging gives a great first impression and a feeling of a well cared for home. Does it pay off? Absolutely yes it does. 77% of buyers agents said home staging makes it easier for perspective buyers to visualize the house as their future home. Staged homes also sell faster and at a higher price point than unstaged or vacant homes. HLC highly recommends staging your home for sale!
