An Emporia realtor was surprised with a rare and big-time award Saturday night in Mayetta. Coldwell Banker Emporia Real Estate’s Jamie Sauder received the Distinguished Service Award at the Sunflower Association of REALTORS, Inc. Annual Meeting at Prairie Band Casino and Resort. The award has only been bestowed upon 12 individuals in the past 30 years, according to a post on Coldwell Banker Emporia Real Estate’s Facebook page.
“A lot of work goes on behind the scenes in our business, and Jamie has been a leader not only in our community, but also in the real estate profession,” reads the post. “It’s not always easy, and sometimes not popular, but his commitment to our community is real and passionate and sincere. MASTERING THE MASTER BEDROOM HLC’s Karina Henderson and The Emporia Gazette have teamed up to answer YOUR questions about anything design, decor, floor plans or real estate that affect the Emporia area. Here is this month’s question: Dear HLC, Q. How do I find the best real estate agent for me in the Emporia area? I have the privilege to work with great people who are ready to sell their home or just bought their home. So, this is a common question I get asked when I have staged a home and they haven’t yet chosen an agent. I want to give you the best advice I can. With spring market around the corner, this is a perfect time to be asking this question! I found a lot By Karina Henderson depends on what HLC Interior Solutions your goal is with the agent. Are you looking to buy property or sell property? Most agents in Emporia handle both types of transactions. Some, however, prefer one or the other. So how do you choose? I have a list of things you can do to find the right agent for you. I also asked two of our local agents to weigh in on this question. First, here is the list of things you can do to find the right Emporia realtor for you: 1. You can go to your local bank and ask to speak to a lender. They will be important to you if you’re looking to purchase. They also will have worked with many realtors in town and can tell you whom they have enjoyed working with on a professional level, both as buyers and sellers agents. 2. Get referrals from your friends, family and coworkers. They will definitely have NO problem sharing their experiences, good or bad, with you. But ask several, don’t just rely on one opinion. 3. Do your research. Look online. See how many, if any, houses they have listed. Look on Facebook at their reviews. Do they share their listings on social media? Does your potential agent use other avenues you hadn’t thought of to sell? Like, do they use a stager? Professional photographer? These two questions could be key to selling your home. 4. Interview at least three agents. See if they are moving in the same direction
you are. How well do they know the area and what’s available? If you’re selling, ask what they will do to promote your home. If buying, do they have their finger on the Emporia real estate market? Will they have the time to show you real estate during your available times, or will this prove to be difficult? 5. Request references and check them. When checking references have a list of questions that pertain to what you’re looking for. 6. Go with your gut feeling. I love this one the most. If I don’t jive with an agent, how can I comfortably work with them with what may be the most important financial decision I’ll be making. Plus, you spend a lot of time with your realtor, you want it to be a good experience, not one you hate doing because you don’t have a good relationship. 7. Ask to read their contract you would be agreeing to. Are the terms doable for you and your circumstances? I have asked two of our seasoned local agents to see what they had to say from their point of view. I talked with Lynn Cunningham of EK Real-estate and Angie Blankley of Coldwell Banker. Cunningham said, “In a small town, I think it’s important to use a local agency. Check and see how the agency is doing compared to others in town. How well do they know the market? I have personally gone to a home and sold it before it even hit the market. Make sure their agency has a strong presence in the community. As for an agent, ask for a resume. Don’t shy away from a new agent, as they can often be more passionate and have the available time for you.” When Blankley was asked the same question, her response was “Word of mouth! That’s where you’ll get the most honest opinions. If you don’t know anyone or you are new in town, then Google them and look at their webpage. Find out who’s with a brokerage that’s been around a long time with a good, reliable reputation.” With the list and your local agents weighing in, you should be on your way to making a great decision on who would be the best real estate agent for you!
