As part of a continuing effort to identify opportunities for energy conservation, ENERActive Solutions was contracted by New York Power Authority to conduct an ASHRAE Level II Energy Audit at The Long Island Railroad (LIRR) Jamaica Headquarters building in Jamaica, Queens. As per ASHRAE guidelines, ENERActive Solutions’ scope of work focused on:

 Identifying and Developing capital-intensive Energy Conservation Measures (ECMs), which consist of equipment upgrades or replacements and the installation of new technology , and;  Providing an economic analysis of each issue

and ECM to assist in prioritization and budgeting ENERActive’s testing results indicated that there was no building management system, and as a result, the disparate systems were observed in some cases to fight each other; for example, causing simultaneous heating and cooling. As such, ENERActive Solutions recommended a comprehensive controls upgrade to a state of the art direct digital control (DDC) system as a priority ECM for implementation. The ENERActive team identified and analyzed 7 ECM’s which will reduce site energy consumption annually by approximately 843,400 kWh and 7,150 Therms. These ECMs equate to $131,376 per year and a payback period of 9.7 years. Additionally, the ENERActive team assessed adjoining facilities which were impacting the headquarters’ building. There were a total of 2 ECM’s identified in the adjoining facilities, which will reduce annual energy consumption by 130,000 kWh and 97,600 Therms, equating to an annual savings of $116,000 with a gross simple payback of < ½ year.
