This magnificent estate is the epitome of lake front luxury living and is undoubtedly one of the rarest and most irreplicable gems on Lake Como.
Villa Calvi is an extraordinary 18th century residence located directly on the shores of Lake Como; and was built by the Artaria family, music publishers of illustrious classical composers, including Haydn, Beethoven, Mozart, and Rossini. At the end of the 19th century Gerolamo Luigi Calvi, the new owner of the mansion, commissioned architect Citterio to expand and embellish the villa by adding new buildings.
Today the residence showcase the main villa, two other smaller villas and a caretaker’s lodging and is immersed in a large flat secular park of about 6,000 square meters.
The Estate conveys utmost luxury and tranquillity with architecture combining history with modern comforts.
After a complete and meticulous restoration done between the years 2010 and 2013, this magnificent and unique residence has returned to its former glory, while respecting its’ past, maintains the linear and elegant layout of the original property, transforming it to a luxurious estate equipped with every comfort, consistent with modern lifestyle.
One of the outstanding attributes of this property, is the fact that the plot and garden are completely flat, a rarity in Lake Como, where many of the lake front estates do not have this characteristic and usually the lake frontage is limited or inclined. Villa Calvi offers a magnificent lake frontage of around 250 metres with an outdoor heated pool allowing complete utilization of the lake front plot.
Villa A: The grand Villa of approximately 900 sqm features 7 bedrooms and 6 bathrooms on 3 levels including an open space attic floor with small kitchen and an authentic wine cellar in the basement.
Villa B : A free standing staff Villa, that includes various storage rooms, living room, kitchen, 3 bedrooms , 1 studio and 4 bathrooms
Villa C: A free standing charming guest Villa hosts the boat dock under the property and highlights 3 bedrooms and 2 bathrooms, a front lake living area, dining room and kitchen.
Villa D: Typical to lakeside estates, this property features a caregiver’s cottage right by the entrance to the main gate.
The garage was built behind the Villa to create a very large space that can host up to 8 cars, allowing to conduct events and entertainment activities for guests.
Right above the garage there is also a beautiful, cultivated orchard featuring various seasonable vegetables.
For further convenience visitors can also enjoy a boat jetty and pontoon.

A real estate investment in Italy, on the beautiful shores of Lake Como, is not only a great opportunity but also makes it possible to assess the significant tax benefits for those who also want to relocate their residence to Italy. Among these concessions, the fixed flat tax for the so-called 'non domiciled Residents' is an exceptionally interesting opportunity . The main advantages of this tax regime can be summarized as follows:
· the new resident pays in Italy instead of the high proportional income taxes, a fixed substitutive tax (EUR 100,000) on almost all foreign incomes which, moreover, does not have to be declared in Italy;
· The applicant does not need to disclose to the Italian tax authorities his foreign properties, assets and investments and so maintains confidentiality on these and doesn’t pay Italian patrimony taxes;
· there is a total exemption from Italian donation and inheritance taxes;
· this regime can also be extended to family members moving to Italy with an even lower fixed substitutive taxation (EUR 25,000);
· there are other advantages for those who wish to continue to manage their foreign businesses from Italy;
· in more complex cases, it is even possible to obtain a prior opinion from the Italian Revenue Agency on the applicability of this regime to a specific case and thus make one's own decisions with certainty and guaranteed by a binding opinion from the tax authorities.
In our tax advisory activity, we have assisted many foreign ultrahigh-net-worth individuals to take advantage of this benefit with great success. This tax relief is very stable in the Italian tax law frameset, and is very competitive with similar schemes from other jurisdictions, enabling our clients to make significant tax savings even pre-agreed with our tax authorities.

Purchasing a property in Italy, in addition to representing an excellent investment opportunity, also allows to apply for an elective residence permit. For this purpose, the applicant shall prove the possession of sufficient economic resources allowing him to live in Italy without generating income in its national territory, a valid health insurance and the absence of criminal records. It is certainly advisable to consult a lawyer who can assist the client in the procedure, which has tight deadlines and requires the production of correctly formed documentation. Furthermore, the support of a lawyer is also advisable as it allows for the peaceful purchase of the property, through due diligence aimed at:
· verifying the title of ownership of the property, the absence of constraints, mortgages, easements or other burdens, which may also be contained in very old notarial deeds
· verifying the documentation deposited with the public offices, to ascertain that the property complies with all local, regional and national regulations (e.g. checking documentation at public offices to ascertain whether the property is partly state-owned or subject to state restrictions or constraints)
· risk management, i.e. the evaluation of any problems associated with the purchase of the property of interest to the client (e.g. if the property is part of a condominium or other complex, the absence of pending legal disputes and the regular payment of all past due expenses).
Where necessary, the lawyer may work together with an architect, whose analysis will instead focus on the physical and structural aspects of the property (verification of cadastral and urban planning compliance with control of building permits, structural assessment, energy efficiency evaluation, etc.).
