Dear Tom & Julie, Please find the Comparative Market Analysis I have prepared based on current listings and past sales in the Indian Creek area. Past sales would indicate that your current home value is between 2.2 - 2.5 Million, based on comparables. However, I feel that 2.6 - 2.95 Million is a strong possibility in the current market based on our inventory shortage and present active listings. With consideration to your timeline, I would suggest bringing the home to market at your ideal price and see if we can find the right buyer. If after a few months, with a strong marketing push and open houses, the home does not get the action we are hoping for, we can withdraw the listing and bring it back on the market next summer at a new price, considerate of the market. With your goals of selling at the best price and the option of selling and finding an acceptable rental, I think this plan would allow us to take advantage of the current market and inventory while giving us future options as well.
