Il mercato immobiliare non residenziale ha visto una evidente ripresa nel 2021 e nel primo trimestre 2022, grazie all’aumento delle transazioni che riguardano negozi e uffici per un totale di 49.403 NTN*. Stando ai dati dell’Osservatorio Mercato Immobiliare dell’Agenzia delle Entrate, dedicato agli immobili a destinazione terziaria, commerciale e produttiva, nel 2021 le compravendite sono infatti cresciute in tutti i settori. Per quanto riguarda il settore Retail, nel 2021 sono state registrate 36.984 transazioni: +36,9% rispetto al 2020 e +17,3% rispetto al 2019, con la quotazione media nazionale di 1.444 €/m2 (-2,6% rispetto al 2020). Nel 2021 risultano in crescita anche le compravendite di uffici con 12.419 unità, che registrano +30,7% in confronto al 2020 e +17,8% sul 2019; mentre i valori al metro quadro si attestano in media a 1.329 €/m2 (-0,4% rispetto al 2020). In Italia si stima una risalita del mercato retail di circa il +10,5% (oltre 1,46 miliardi di euro) entro fine 2022, grazie a nuovi investimenti nel nostro Paese da parte di catene internazionali. The non-residential real estate market has seen a evident recovery in 2021 and in the first quarter of 2022, thanks to the increase in transactions involving shops and offices, for a total of 49.403 NTN*. According to data from the Real Estate Market Observatory of the Revenue Agency, dedicated to tertiary, commercial and production real estate, in 2021 the sales have increased in all sectors. As regards to the Retail sector, 36,984 transactions were recorded in 2021: +36.9% compared to 2020 and +17.3% compared to 2019. The national average price was 1,444 €/m2 (-2.6% compared to 2020). In 2021 the sales of offices have also increased: 12,419 sold units (+30.7% compared to 2020 and +17.8% on 2019). Regarding the prices data, the values reached an average price of 1,329 €/m2 (-0.4% compared to 2020). In Italy, it is estimated that the retail market will rise by around +10.5% (over 1.46 billion euros) by the end of 2022 - thanks to new investments in our country by international Brands.
