Balfour gets green light Building in the North month, Manchester Central’s doors for £120m Sussex Uni job Last opened for the inaugural North England

Build Expo. Much like the “four seasons in a day” weather, the show delivered something for everyone. Both days saw a 100+ booth exhibition, a high-level conference, CPD accredited training workshops, live demonstrations, VIP networking sessions, the Skills Hub careers zone, entertainment and many fantastic prize give-aways.

Balfour Beatty has been given the planning thumbs up to start the University of Sussex’s ambitious East Slope student accommodation project.

The conference and workshops offered a range of high calibre speakers, with representatives from organisations such as the Cabinet Office, ARUP, CIOB, Confederation of Co-operative Housing, Design Council Cabe, NFB, HBA, Homes and Communities Agency, Skanska, MACE, Futureworks (Yorkshire) and many more key industry professionals.

Balfour Beatty will redevelop part of the campus to create 2,100 new bedrooms as well as a new building for the Students’ Union and social facilities. The new buildings will replace the existing East Slope student accommodation, which dates from the 1970s and currently houses 600 students. Alongside the University, Balfour Beatty will design, build, finance and operate the project under a 50-year contract. The new bedrooms are the first stage of a £500m programme of investment to modernise and improve the University’s campus. Last year the University was granted outline consent for its campus Masterplan, which includes the majority of this new student accommodation. Work on the site will be carried out by a phased approach and is expected to begin in January 2017. The first phase will be ready around September/ October 2018, with all work completed by 2020. The University has been working in collaboration with Historic England, Brighton & Hove City Council and other local bodies to ensure that the campus’ architectural legacy is not compromised. Sir Basil Spence, the original architect of the University, created several highly distinctive signature buildings. These include Falmer House, the Meeting House and the newly refurbished Attenborough Centre for the Creative Arts. John Duffy, University of Sussex Registrar said: “We will be renewing the original Spence vision with the creation of new and equally distinctive signature buildings, as well as better pathways and movement through the campus, sustaining lines of sight to the South Downs. “The choice of building materials will also echo those favoured by Spence.”

Graham bags £40m Manchester PRS project Graham Construction has bagged a £40m project to build over 230 private rented flats in three new buildings in Manchester. The firm has got the go-ahead to start work on the Ellesmere Street project in Castlefield, after property developer Glenbrook signed an agreement with investment firm Moorfield to fund the development. It represents the second PRS scheme that Glenbrook and Moorfield have partnered on following the completion of phase one of the Keel in September 2015, a 240-unit project at Queen’s Dock in Liverpool that is now fully occupied.

Bosch Professional Power Tools Used to Build Tough Mudder Course Bosch Professional Power Tools have been used for the construction of the Tough Mudder course, which will see more than 120,000 men and women turn up at events They will climb, swing and crawl over and through each one of up to 25 obstacles together throughout the 2016 Tough Mudder UK season. The obstacle course challenge spans 10 to 12 miles and tests teamwork, mental grit and physical strength and the team has relied on Bosch Professional Power Tools to construct the durable and unforgettable course for its participants. Tough Mudder Senior Construction Manager, David Solan, and his eight course building team have been given the task of turning the greenfield event sites into the energy-sapping tests of courage, strength and teamwork a that are Tough Mudders The team’s tools of choice are Bosch Professional Power Tools, where 18 volt cordless screwdrivers will power through at least 2,000 screws each day and five articulated truckloads of wood, as the crew will have only four weeks to finish the building of the course. SketchUp 2016 has arrived!

SketchUp 2016 has recently launched and with this release we’re integrating Trimble Connect directly into SketchUp.

When you reference a file from any of these services (.skp or otherwise), LayOut will notify you when an update is available for your ‘web reference.’

As a refresher, Connect is Trimble’s platform for storing, syncing, referencing, sharing, and collaborating on design/build projects. Sign up for a free account, then start uploading .skp, .pdf, .dxf, .ifc. files. With this integration, we’re packaging the current Trimble Connect Extension into the installer.

Say goodbye to missing references when different people are working on the same .layout document within a cloud sync folder that also contains the referenced files.

The TC integration is accessible from the File menu, and will allow users to upload, pull down, and update SKP’s from Trimble Connect project folders. As you’re modelling you can even pull in and update reference SketchUp models as if they were locally hosted components. Learn more about Trimble Connect... In SketchUp 2016, a context click on a component gives you the opportunity to reload (or swap out) a new component directly from 3D Warehouse. This action will reload every instance of that component in your model (similar to the same action in the Components Browser), so it’s a helpful method for working with proxy models. And if your component was downloaded from 3D Warehouse, you can also use the context-click to quickly access its 3DWH details page. With this release, LayOut’s reference objects are now web friendly. That means your LayOut projects can reference and update files that are stored and synced with services like Dropbox, Google Drive, and Trimble Connect Sync.

Practically, this means that other applications can import or export the *.layout file format using the C API. (This includes creating a .layout file from SketchUp.). London’s Iconic Lighthouse Building - From mysterious past to bright future Once a building at risk and on the Historic England’s register deemed unsafe for use, the Grade II Listed Lighthouse building has been transformed into quieter and warmer office and retail space with the help of Selectaglaze. Opposite Kings Cross, stands the iconic Flat-Iron Lighthouse building. No one knows for certain when it was built, but some think it was somewhere between 1875 – 1884. What the building was used for is also unknown. Some guess it once sold oysters, others say the Lighthouse may have been used to spot fires or a camera obscura; it still remains a mystery today. Neglected for over 20 years, UK Real Estate took on the enormous task of revitalising the building for its new life as office and retail space and appointed Balfour Beatty as its main contractor. The project wasn’t without its challenges, with two underground tunnels running beneath; the building’s restoration had to be carefully managed, including tackling the issues of noise and vibrations. The answer to the extensive vibration issues was to isolate all internal fixtures and fittings by inserting elastomeric

bearing pads at all points of contact with the external structure. Secondary glazing was an intrinsic component of this solution as a fully independent internal window system, it allows the full sealing of the internal envelope. Selectaglaze is the specialist in the design, manufacture and installation of secondary glazing, with fifty years’ experience working on all building types. Selectaglaze recommended the use of 8mm toughened glass, glazed to Series 25 and Series 90 vertical sliders and Series 41 lift out units, designed to suit the style and sightlines of the primary window. In total Selectaglaze installed 83 units. When there is a cavity of at least 100mm between the primary and secondary glazing a reduction of 45dB is achievable. An additional benefit of secondary glazing is thermal retention, with the use of high performance twin seals, it virtually eliminates drafts and a U-value of 1.8 is possible.

As all of Selectaglaze units are a fully reversible adaptation and are accepted for use on Listed buildings by most heritage bodies.

Construction Company SDC Saves

New SMART OKI “Building sites can be a tough environment for any printer. It needs to be able to cope with anything, from dust and mud clogging up its insides to rough-handling by a constant stream of users and being moved from site to site” says Kit Lock, IT technician at award-winning construction company SDC. However, this wasn’t the reason the Bedford-based organisation made the decision to replace its site printers. SDC’s existing OKI models handled the wear and tear, and seemed to thrive on it. “They were at least six or seven years old. We admired their durability and the fact that they just kept going,” says Lock. SDC works across a variety of sectors including research and development, commercial, manufacturing, automotive, healthcare and education. As a result, it often has around 20 to 30 concurrent live projects on the go – each with their own temporary site manager’s office.

Lock decided that the answer was to standardise on devices from a single vendor. Because the OKI printers had proved robust and reliable, OKI seemed the obvious choice. Working with OKI partner Abacus Leewell and with OKI itself, it decided to evaluate an OKI MC853DNCT A3/A4 colour multifunction printer (MFP) and check it could cope with the rugged setting and all the different tasks it had to perform.

Multifunction Printers Lock adds that despite the versatility of the MFPs, they are easy to use. “When someone needs to print their time sheet and copy drawings, they don’t want to create lots of settings, they just want to print it out straightaway.”

Significant cost savings So the OKI devices now combine all the functionality needed in one compact device, but what other benefits have been noted? “Definitely cost savings. We are expecting to make savings through standardised consumables and a reduction in number of devices” says Lock. “It has made life in the IT department a lot easier as we are not installing machines right, left and centre. All the devices are set up the same, staff can go to any site and print straightaway. Also there’s no scanning software involved because it’s all done through the machine.” The company’s site users are much happier with the new printing arrangements. “The machines are simple to use and we’ve had positive feedback so far,” he adds. SDC has bought this main batch of OKI MFPs outright but Lock continues to have a close relationship with both Abacus and OKI. “If we do have any issues, we can usually fix it ourselves but if we ever need to we can go straight to OKI’s second level IT support, we don’t have to jump through hoops all the time.” “We have been impressed by the quality, speed and overall performance of the OKI smart printers,” concludes Lock.

Isocrete Isopol SBR created a waterproof screed on the car park ramp and main garage area as well as a waterproof render band

around the perimeter of the walls and Isocrete M-Bond primer was applied to protect against rising moisture in the garage area. Flowcoat SF41, a hard wearing epoxy resin coating, was applied as a wearing surface across the 850m2 garage, with anti-slip aggregates incorporated into the finish. 700m2 of the fast cure deck coating system Deckshield Rapide ID-HD was installed on the car park’s top deck and ramp to create a robust surface able to withstand traffic, weather and automotive chemicals. The entire project, which was closely monitored by the council’s contract manager throughout, was completed in 2 ½ months, coming in under the client’s 3-month deadline. After the installation the site’s operators were supplied with a comprehensive O&M manual to help maintain and manage the floor area. Dulux Trade Owner, AkzoNobel Helps HACT Launch Social Value & Procurement Toolkit Dulux Trade brand owner, AkzoNobel was named as a key contributor to the development of a new toolkit at its launch last week - Social Value and Procurement: A toolkit for housing providers and contractors - that defines and measures social value through the life cycle of the procurement process. The toolkit developed by HACT with the support of solicitors, Trowers & Hamlins LLP and procurement specialists, echelon Consultancy Ltd alongside contractors and Housing Associations, enables Housing Providers to quantify and measure social value generated through the supply chain. The HACT social value methodology, Wellbeing Valuation , provides a consistent mechanism to enable contractors and manufacturers to identify and respond to the needs of registered providers. AkzoNobel was the only manufacturer on the HACT-led working group that designed the toolkit, demonstrating the company’s commitment to helping Housing Providers and contractors define and deliver social value within procured contracts. Wireless Alarm System for Refurb of Old Post Office Hq Illustrating the flexibility of its alarm systems for construction sites, Bull Products’ Cygnus system is currently being used during the part demolition and soft strip at 148 Old Street, London EC1, where a major refurbishment of a former post office building is taking place.

he so-called ‘cut and carve’ project by demolition contractors Cantillon involves taking out the main spine wall and 2 floors of the main building as well as the demolition of the central wing structure. This 12 month first phase of the project finishes in June 2016. The project will create around 157,000 sq.ft. of prime office space in the City. Cantillon has used the Cygnus wireless alarm system since the project started. A total of 31 alarm units are being used across all six floors of the building, this comprising 16 fire call points and 15 fire and first aid call points

meaning that there is an alarm at every exit. These are linked to the Cygnus control panel in the reception area. However, as in this case, the Cygnus system has the potential to be taken over by the main contractors as they start the refurbishment programme and fit-out. The Cygnus wireless fire alarm system is a major innovation for construction sites and has been designed and developed in conjunction with major construction companies to incorporate all the features required for larger construction projects. The Cygnus system is able to link no less than 480 units in 15 different zones. Individual units may be either a fire

Fermacell Set to Debut at Education Estates Partitioning systems from fermacell will showcase at this year’s Education Estates show.

pecialist building board manufacturer Fermacell will debut its schools offer for new-build and refurbishment projects at this year’s Education Estates event (October 18-19, Manchester Central).

Due to their density, partitions made from Fermacell generally do not require pattressing when attaching fixtures and fittings such as wipe boards and TV screens which means that they are much more cost effective and flexible than conventional drywall.

Its stand (E17) will demonstrate the many ways in which Germanengineered fermacell partitions are especially ideal for the education environment, being particularly robust and damage resistant. Even if they are damaged, they are exceptionally easy to repair.

It was the boards’ excellent loadbearing properties which got them specified by specialist timber frame manufacturer Scotts of Thrapston for a start in a new sector.

Scotts in Northamptonshire have 95 years’ expertise in the equestrian and garden buildings sector but recently decided to try and break into the education sector by supplying modular classroom buildings. Save space and time with the new Hilti firestop cast-in device Hilti has launched the new CFS-CID Firestop cast-in device for new construction in-situ concrete slabs, featuring a thinner, more powerful integrated firestop collar to allow greater tolerances around pipes and a smaller footprint for unmatched versatility. Part of the company’s extensive range of ETA-approved firestop products, it is available in four sizes covering a range of pipe diameters from 40160mm, and has a standard height of 250mm. Modular 150mm extension tubes can be securely attached to increase the height of the cast-in device for use in thicker slabs, these can be stacked and cut to achieve any required elevation. An external thread gives a secure connection to the lid and the ability to add CFS-CID accessories, including a manifold adapter to create a 280x280mm square opening which creates a 75mm void ideal for pipe junctions, manifold or elbows. Designed to work around rebar and to install pipes closer together if required, multiple devices can be clicked together with zero separation. Notches on the base also allow for easy set out on formwork. Fastening is possible with nails or a direct fastening tool, and inspection can be carried out visually after the concrete is poured based on a clear red footprint. The simple, one-stop installation process including firestop, smoke barrier and water containment saves the labour intensive process of shuttering, breaking or coring after the concrete is poured and then backfilling with mineral wool or mortar. 150 Wireless Fire Alarm Devices In Use On Battersea Power Station Redevelopment The Grade II listed building designed in the 1930s by Sir Giles Gilbert-Scott was decommissioned in 1983 and is now subject to an £8 billion re-development within 42 acres of former industrial land. Phase 2 of the development involves the iconic power station building itself, where no less than 150 Cygnus wireless alarm systems are installed to ensure a safe environment for construction workers on site. With the project at groundwork stage and nearly all of the internals demolished, the Cygnus wireless alarm system is there to protect workers in the old wash towers, on ground levels and around all the pedestrian walkways. Don’t allow Subfloor Moisture to Delay Occupation with F. Ball’s Range of High Performance Waterproof Surface Membranes!

As the UK’s premier flooring product specialist, F. Ball know that the way to ensure the lasting performance of a new floorcovering installation is to deal with any damp or moisture problems from the outset. If not dealt with successfully, not only will the appearance of the new floorcovering be ruined, but the very fabric of its construction and ultimately the integrity of the installation, will be compromised too. Every specifier and contractor knows the old maxim ‘time is money’, so when there are products that can deliver better economy, are easier to apply, and provide time-saving solutions guaranteed to perform perfectly, they’re bound to attract a lot of attention.

Accurate moisture testing in accordance with the British Codes of Practice BS 8203, BS 5325 and BS 8201 is essential to determine the Relative Humidity (RH) level within a subfloor. F. Ball recommend moisture levels be checked accurately by use of their approved Digital Hygrometers. An indication of the presence of moisture can be quickly determined using the Protimeter Aquant or Protimeter Moisture Measurement System (MMS). If the relative humidity is below 75% it is safe to proceed with a fitting. Where the RH is above 75%, the installation should not proceed, as excess moisture in the floor could result in blistering of the floorcovering or complete failure of the flooring installation. This may result in expensive and lengthy remedial work, including the possibility of a costly ‘rip out’. Visual inspection is insufficient as a surface can appear dry while excess moisture is still present. Once levels have been accurately measured

and confirmed, you then need to apply the best Waterproof Surface Membrane available. If the RH measurement is above 75% and up to 92%, F. Ball recommend to use one coat of Stopgap F76 or Stopgap Isolator Membrane. If the RH is above 92%, F. Ball recommend to use Stopgap F77, F78 or Stopgap Isolator Membrane. (Wood floor installations should be a maximum of 65% RH, consult the wood floor manufacturer) The treatment of subfloor moisture problems is very serious to consider before beginning any major flooring project. Islington Customer Centre, London The job/challenge: The client approached Olivers Contracts to refurbish 900 m2 of old flooring which had become contaminated and worn from general foot traffic. There were also a few cracks in certain areas. A floor covering had not been present for several years and instead the old subfloor had been coated with some form of seal and paint. Overall, the floor appeared soft and a little unstable which indicated a weak latex based smoothing compound had been installed previously. It was also clearly visible that small areas across the floor had been patched in suggesting previous failures in those areas. A further concern for Olivers Contracts was that premium luxury vinyl tiles needed to be installed within open and expansive areas containing large windows. Consequently, the floor would be subject to a considerable amount of natural light and potential heat. The floor preparation and installation therefore had to be perfect. On top of this the footfall in these areas was going to be high so the installation system needed to

be strong even though it would be applied over a soft latex subfloor. Olivers Contracts needed to resolve the problems with the subfloor whilst ensuring the subsequent installation of the new floor covering was adequately protected. For peace of mind Olivers Contracts chose a UZIN system because minimising risk was essential.

The solution / implementation: Previous installations had been undertaken by other contractors by applying low strength latex based smoothing compounds. This resulted in a soft subfloor because the seal and paint were applied directly to the latex. Olivers Contracts therefore turned to UZIN’s premium quality product systems to resolve the problem. A Wolff Samba machine with a diamond bits was first used to remove all contamination and loose latex. UZIN NC 888 feather coat was then used in a few small areas before UZIN PE 280 primer was used to create a barrier between the cementitious subfloor and UZIN NC 110 calcium sulphate

based smoothing compound. The luxury vinyl tiles were then installed with UZIN KE 66 high temperature adhesive. Olivers Contracts decided to use UZIN NC 110 smoothing compound as it provided the perfect solution to remedy the projects problems. The product is virtually stress free which dealt with the soft and suspect subfloor whilst offering a strong compressive strength for the new floor covering. The flow and ‘glass like’ smooth finish were ideal and the great coverage provided an added bonus.

The result: The project took place over 4 weekends as planned, without any complications. The client was exceptionally pleased with the finish throughout all areas and there hasn’t been any form of subfloor or product failure since the work was completed. Kawneer Helps Deliver a Pioneering Glazing systems by Kawneer feature on the new Alder Hey

rchitectural glazing from leading aluminium systems supplier Kawneer features on a multi award-winning building which sets a blueprint for nextgeneration healthcare. Two types of Kawneer’s curtain walling – AA®201 unitised (or modular) and AA®110 traditional (or “stick”) system – were used alongside AA®541 SSG (Structurally Silicone Glazed) integrated window vents and AA®720 and series 190 heavy-duty entrance doors on the £167 million Alder Hey Children’s Hospital in Liverpool. The new hospital is ground breaking in multiple ways, from being the greenest hospital in the UK (it is BREEAM “Excellent” rated), through the first in Europe to be built in a park, to the first “cognitive” hospital, harnessing the power of “big data” with the latest in computer technology.

It was officially opened on June 22nd by Her Majesty the Queen and the Duke of Edinburgh, some nine months after the 63,000m2 precast concrete building with undulating wildflower meadow green roof and load-bearing façade was handed over following a construction programme of just over two years. Kawneer’s AA®201 unitised curtain walling was specified especially to help with this aspect of the greenfield project as typically it can be installed in a fraction of the time of traditional or stick curtain walling. The AA®110 stick system was used to flood with daylight the atrium concourse which forms the hospital’s public hub while the AA®201 unitised system performs the same function for the sides of three open fingers radiating outwards which alternate with gardens, intertwining building and landscape.

Both curtain walling systems have nominal sightlines of 65mm and at Alder Hey incorporate red and blue coloured infill panels. The brief to architects BDP was for a hospital that engenders well-being and raises patients’ and visitors’ spirits by adding to their quality of life, integrating the hospital and park for the therapeutic benefit of children, their families and staff. The result is a unique concept, recasting Alder Hey as the Children’s Health Park and creating a hospital without precedent, utilising the latest thinking on infection control, patient dignity and privacy, segregation of patient, clinical and facilities management flows, and technological advances. Rising out of the park with its undulating profile, it

BDP project director Ged Couser said: “It was quite a challenge but I think we have delivered a worldclass building. The trust claims it is the greenest hospital in the country, generating 60% of its energy on site through the use of photovoltaics, CHP [Combined Heat and Power) and closed loop ground-source heat pumps. “The main contractor Laing O’ Rourke was keen to have as much unitised glazing as possible to make the programme work but because of the geometry of the build it wasn’t possible to install unitised curtain walling everywhere so we had a mix of that and stick curtain walling.

“We also had a requirement for the sightlines to be as slim as possible and for there to be no difference between the stick and the unitised systems and that is what we achieved with the Kawneer systems and aluminium’s sustainability certainly contributed towards the BREEAM rating.” Delivered by Kawneer’s special projects team, Alder Hey has already won three awards – RICS North West Building of the Year, RIBA North West Building of the Year and a 2016 RIBA National Award. The RIBA judges said: “The client and architect have created something special here. Not only is this a complete contrast to the previous Alder Hey building, which still lurks next door as an institutional reminder of how most of us think of hospitals, it offers a new model for the design of children’s healthcare facilities far and wide.

“A hugely complex brief and a short delivery timescale were handled superbly well by the design team with an obviously tenacious and astute client team driving forward at every step. “Despite some compromises, the team had managed to maintain the core strength of vision (the underlying theme was ‘if we’ve seen it before it’s not for us’) and the building provides a humanising yet professional backdrop to the lifechanging dramas that unfold beneath its (undulating) roof every day. Fermacell helps Scotts break the boundaries Timber frame manufacturer Scotts of Thrapston has used fermacell on a pioneering school build.

ypsum fibre dry lining boards from Fermacell have helped a specialist timber frame manufacturer make a promising start in a new sector. Scotts of Thrapston in Northamptonshire have 95 years’ expertise in the equestrian and garden buildings sector but recently decided to try and break into the education sector by supplying modular classroom buildings. They specified 153 of fermacell’s 1200mm x 2400mm x 12.5mm boards for their first such project, Weldon Church of England Primary School, in their home county, and have not looked back since, also using fermacell for another school and an office building. The fermacell panels were used to line the walls and ceilings of a £175,000 replacement for a 20-yearold modular building at Weldon in Corby, where pupil numbers have doubled to 200+ in just over 40 years, and have been used throughout the classroom, a group room, lobby, toilets and storeroom. The 18.5m x 6.5m building, which is also clad in timber and roofed in coated steel profiled panels, was constructed as a flat pack over two weeks at Scotts’ production facility in Thrapston, then transported by truck to Weldon and erected by a team of four men using an all-terrain fork lift truck in just six weeks during term time. Scotts estimate this is just a fraction of the time it would have taken for a traditional bricks and mortar build, saving contractors and therefore clients considerable amounts of

money and reducing reliance on good weather. The new, well-insulated building is more than double the size of its predecessor, which even lacked running water, and makes use of fulllength windows to maximise natural daylight and reduce the school’s reliance on artificial lighting. The fermacell boards have helped bring the new classroom into the 21st Century in other ways too as a large new wipe board can be hung from the boards without recourse to pattressing which is time consuming and more expensive in terms of materials and labour. Scotts’ business development manager Philip Goldstone said the fermacell boards were specified by them for multiple reasons. “Their density helped from a structural engineers’ point of view and their robustness provides good impact resistance which is essential in this sector,” he said. “From a fire resistance point of view they have a good burn time and they are moisture resistant. But probably most impressive is their racking ability. Their

holding strength is such that we don’t have to do any reinforcing. The school can hang its wipe boards and shelving without any damage occurring.” He added: “The other benefit we liked was that the fermacell boards didn’t need skimming. We were just able to join the boards and then paint them. The finish it gives was perfectly acceptable.” The company had become familiar with fermacell over time but this was the first time they had used the boards. Philip said: “We had had some training from Fermacell so we knew what tools we would need and there were no issues at all. We were perfectly happy working with it.” They have now also been used on the walls and ceilings at Sutton Benger primary school in Chippenham, Wiltshire, which comprises classroom, lobby, storeroom and toilets, and at stone supplier Digby Stone’s new flagship offices in Halesowen, West Midlands. Greenwich development features sustainable systems from Reynaers Nestled in a busy London district, Greenwich Square is an award-winning, striking regeneration scheme at the old site of Greenwich District Hospital. BDG worked with Sky to review a number of buildings in Leeds leading to the selection and development of an occupation strategy of three buildings along the dock side in Leeds.

undertook the Cat A and B design of the new centre to accommodate over 700 staff in a total of 6,500m 2 of space. The buildings were double height empty shells, previously retail units in a mixed-use development. BDG worked with Sky to develop the internal cores, new mezzanine floors, vertical circulation and flexible workspace creating a dynamic campus with a ‘tech startup’ mentality, to attract and retain new staff from technology graduates to experienced digital delivery professionals.

Specialist facilities include small live to air tv studio; edit suites; user experience lounge and test labs alongside the workplace and support functions of the office.

Air Leakage is the Biggest Single Waste of Energy for Most UK Buildings Modern, low energy buildings, be it, Passive Houses, German Low Energy Buildings, Canadian Super E or any other energy efficient construction, individually and collectively place Airtightness as a primary part of achieving a low energy building. It is really about time that the UK construction industry followed the lead of these innovative methods of low energy construction, and built homes that use significantly reduced amounts of energy. In the past it was very clear that a lot of heat loss through the fabric of the building envelope was as a result of low levels or no insulation and a very low level of draught sealing. Priority in our building regulations is placed on achieving lower, and lower U-values for each elemental area of the building fabric. This inevitably leads to lower levels of heat loss as a result of an increase of the insulation. However, the proportion of heat loss as a result of uncontrolled air leakage through the external envelope of the building has yet to be seriously addressed. Air leakage allows expensive heated air to escape from our homes and buildings.

The most cost effective means of reducing our heating bills and increasing energy efficiency in our

homes is to decrease to level of uncontrolled ventilation in the living space, in other words improved airtightness. Airtightness lends itself to a comfortable healthy internal atmosphere within the living space and ensures that the building fabric can breathe and is maintained in a healthy condition. This is especially achievable with the Pro Clima Airtight System which utilises a â&#x20AC;&#x2DC;world firstâ&#x20AC;&#x2122; intelligent membrane, Intello Plus, that manages the inherent moisture out of the structure of the building, even after the building is complete. A lack of airtightness dramatically increases the risk of mould growth and structural degradation, particularly in light weight construction, leading to costly structural repairs, necessitated by the development of mould, rot, damp and condensation. This is as a result of the warm moisture laden heated air in the living space, penetrating and rapidly condensing within structural elements.

Levels of Airtightness can be achieved by sealing the building envelope by using Vapour Barriers, Vapour Checks, wood based panels (e.g. OSB and plywood)â&#x20AC;&#x2122; or by plastering, porous concrete block work. Recticel Insulation helps Grocott & Murfit pioneer Passivhaus A ground-breaking Passivhaus project is insulated with Recticel.

insulation from Recticel has been specified for a groundbreaking Passivhaus project for its cost effectiveness and performance characteristics. Recticel’s premium Eurothane GP insulation was specified for the floors of Lime Tree Lodge in Swaffham, Norfolk, by the town’s Parsons + Whittley Architects and was installed by award-winning Norfolk contractors Grocott & Murfit on their first Passivhaus project. The two-bedroomed bungalow is curved on plan to accommodate the dominant lime tree it is named after. The Recticel Eurothane GP insulation has been used throughout under an oak engineered timber floor or porcelain tiles and 22cm chipboard deck with vapour control layer. The £250,000 home was constructed in eight months of traditional cavity wall on a minipiled raft with mono-pitch zinc roof in the garden of a private client who was downsizing. Faced with both brick and timber it has an external U-value of 0.096 W/

m2K for the timber-faced walls and 0.098 W/m2K for the brick-faced ones. Eurothane GP is lightweight and easy to cut, handle and install. Available in a variety of thicknesses, 40m2 of two layers of 150mm were used at Lime Tree Lodge. Architect Chris Parsons said the Eurothane GP was specified because it was “cost effective insulation.” He added: “Passivhaus requires high levels of insulation and the avoidance of thermal bridging which the Recticel product helped to achieve.” Grocott & Murfit director Jody Murfit said: “The project generally was quite challenging due to the curve but the Recticel insulation was easy to install. We just cut it to size, doubled it up and taped it.” Lime Tree Lodge had to be built to certified Passivhaus standards but was inhibited by a tight site that was further constrained by the protected lime tree. This impacted on the layout of the site as the presence of a deciduous tree can enhance Passivhaus design

by providing shading in summer to avoid overheating while allowing winter sun to penetrate and provide passive solar gain. Having established the spread and root protection zones of the tree, the bungalow is designed as an annulus segment centred on the tree, spaced outwards to avoid the root protection area. The circular nature is then emphasised by three concentric segmental sections of outer brickwork, each shielding the main dwelling, associated smaller rooms and finally the rear wing and covered areas. These latter two are roofed by a GRP flat roof to reduce the mass of the dwelling. The main dwelling is roofed by the monopitch zinc roof falling towards the tree. This shape presents a south-facing gable which was fully glazed both for the passive solar gain as well as the view. Lime Tree Lodge was shortlisted for the Passivhaus Trust Awards 2016. 60 Year Milestone For Electrical Safety NICEIC, the leading registration body for electricians, celebrates 60 years on 10th August 2016 The NICEIC (The National Inspection Council for Electrical Installation Contracting) celebrates 60 years as a leading body for electrical contractors in the UK. I began my career as a civil engineer. A few years later, whilst working as a project manager, I was introduced to the field of risk management. I was intrigued by the high level of technical knowledge and social skills required to deliver an effective risk management role. I thoroughly enjoyed the balance of skills required and needless to say, I promptly applied for my first risk management role twelve years ago and have not looked back since. What’s a typical day like as an Risk Management Director? I don’t have a typical day. I primarily support the development and delivery of a risk management capability for a major UK infrastructure client. This involves risk framework design and rollout, workshop facilitation and conducting risk interviews to validate the data fed into monthly reporting cycles. I also manage a team of highly capable consultants across the South UK region which involves supporting our contribution to the thought leadership space. This year members of my team will be invited to speak on risk management topics at over a dozen events across the UK. I also invest considerable time into ensuring that, as a business, we have a consistent, repeatable product and are cognizant of emerging tools and client requirements. I enjoy public speaking and writing and try to speak at a few events and publish at least one risk related article over the course of a year. What do you enjoy most about your job? It is quite fulfilling to witness our clients’ successes that have been achieved through the optimal management of risks. I also enjoy working with some of the brightest minds in our industry today and really appreciate how my team routinely challenges the status quo to introduce new and better ways of doing things.

What are the challenges? I am continually challenged to source the right people for our available roles. The risk management field is gaining in prominence within the Infrastructure industry, and as a result, clients have developed a very high expectation of the risk management function. In what way is your IRM qualification relevant? The IRM qualifications are a necessary quality benchmark in our Industry. I receive dozens of CVs on a weekly basis and candidates who are CIRM/ MIRM qualified (or equivalent) stand out for consideration for our roles as it indicates that these individuals, beyond having a demonstrable core skill set, take professional development seriously and are committed to a career in risk management. WHEN IS A GUARANTEE Following recent concerns regarding the pitfalls of some insurance backed warranties it is reassuring that for projects involving lead that there is a unique scheme offered by members of the Lead Contractors Association. In such a specialist area as lead sheet design and installation the opportunity should not be missed for the client, architect, main contractor, etc to let others be responsible for long term performance, reassured by independent verification and an insurance underwritten 25 year guarantee. LCA members were the first in the roofing industry to offer an insurance backed guarantee period as long as 25 years, but apart from the exceptional extended period of cover, the LCA members’ Guarantee Scheme is unique in containing two clear and critically distinctive features.

Lead sheet is a wonderful roofing material – soft, malleable and relatively easy to work by hand – it is therefore quite easy for a general contractor to appear competent. However more lead fails through bad design than from bad workmanship, so how does the client / architect know the technical details used by the installer are correct? Even if badly designed and installed, lead sheet will often last long enough for the installer to have been paid when any problem appears, so there is little incentive to return to site to correct any faults

Therefore the first critical distinguishing feature of the LCA scheme is that every project submitted for registration is inspected on completion by a member of the LCA Council and any detail which does not conform to BS6915 (Code of Practice) must be corrected before registration is approved. Critically however, if the original contractor is no longer trading, or is unwilling or otherwise unable to return to site, under the terms of the guarantee the LCA will nominate another member contractor to return to site and investigate the problem. If a fault is identified that comes under the guarantee, remedial work will be carried out without further cost to the client, financed by a separate Trust Fund (set up by the LCA and ring-fenced from day to day activities.) The Trust Fund itself is insurance underwritten to provide cover against a claim of up to £250,000. Only members of the Lead Contractors Association are able to offer such a unique scheme to cover leadwork installations and by doing so provide genuine long term ‘peace of mind’ for their clients.

The home and office residence named as a finalist has been dubbed the “Tin House” and was designed by the award-winning architect Henning Stummel. The Tin House is one of only 20 other buildings to be named a finalist for the national award and will be featured on the Channel 4 TV programme, Grand Designs: House of the Year, a famous TV

- The importance of Fabrication By R D Mantle FIoR - Managing Director of Ampteam Limited Sometimes a spark of clarity will result in a “eureka” or “light bulb” moment and an idea will evolve into a unique product.

This first photograph shows part of a fabrication that was probably one of our most complex and certainly one of our largest.

I don’t know how many people get such moments but it is certainly not uncommon as it is one of the things that makes us Human, our inventiveness! Such was the case many years ago when the idea for the Unifold® hinge was born, only I called it my “beer mat” moment, because at the time I was bending a beer mat and you can probably guess where I was when I was doing it! Since those early days of trials, tests, disappointments and triumphs, Unifold® has become a complete system and this has been achieved through an evolutionary process more by necessity than design, most often encountering a problem on site and returning to the factory and solving it in the workshop, employing fabrication techniques and whatever tests were necessary to prove the solution. Most of the fabricated components which are vital to the Unifold® system were designed in the early years of product development and we had many “light bulb” moments in that process along the way, such as the patented Clip Joint used for difficult and narrow applications.

And this is the complete fabrication in situ, 18 pieces in total! And five gutters entering a single space! Not easy, and not a common occurrence, but if you are going to “set your stall” to line gutters then the ability to cope with such circumstances is elemental and vital.

We learned the use of our hinge principle in so many ways to aid the fabrication process and to produce components which would be impossible any other way. From the outset this produced fabricated components fit for purpose and of exemplary quality. We also realised early on that site working inside a gutter cavity could often be very difficult and to expect site operatives to “cut and carve” and then effectively seal a lining system was too much to ask, so our intention was and has been throughout for us to provide all fabrication, factory manufactured with simple gutter joints so the installation is constant and repetitive and as easy as we can make it.

We became a “single product company” concentrating on providing product and service excellence. The system has proven to be entirely versatile with the ability to correctly line almost any existing system whether it is a level gutter or laid to falls. Some of our fabricated components are corners, tees, side boxes, sumps and expansion joints and these are just a few! In fact there are solutions for any circumstances however difficult or complex. For quite some time now we have insisted that anyone who installs Unifold must be trained to install the system. This is to ensure conformity and continuity of the system quality on site. This supports our 25 year comprehensive guarantee that includes the installation as well as quality of materials and manufacture. An industry first in gutter lining applications. This photograph shows a sump unit with two coned outlets and demonstrating that each end is a gutter section for ease of installation. Can you imagine attempting the manufacture of this on site?

Charcon Wins Contract to Supply Edinburgh’s Prestigious Sports Performance Centre Charcon, the commercial hard landscaping division of Aggregate Industries, has been awarded the contract to supply Oriam, the new Sports Performance Centre at Heriot-Watt University’s Edinburgh campus. The £33m multi-sport centre will provide Scotland’s top athletes with state-of-the-art facilities to enable them to compete at an international level. It will also be open to the wider public and is hoped it will inspire future sporting generations. 1,200m2 of Charcon’s Andover Washed block paving in Anthracite Charcoal has been specified for the external hard landscaping, and will be used to create a contemporary backdrop for the scheme. Offering consistency in colour and texture, Andover Washed allows different patterning effects in adjacent areas to be created. It contains up to 50% recycled materials in the complete mix design for a more sustainable option.
