Aluprof Expand London Office As the demand for Aluprof systems and solutions continues to grow the company has recently appointed Przemyslaw Federowski as Facade Engineer in their London office. The new post at the London office follows the recent appointment of two new Project Consultants at the company in August. Aluprof’s Managing Director, Wojciech Brozyna comments on the company’s commitment to the new London post; “Our aluminium systems are becoming well known and increasingly specified by architects in London. To ensure that we can quickly respond to specifiers requests for facade engineering support, we felt it was necessary to have a permanent presence in the city.”
04
A trained engineer, Przemyslaw brings with him a wealth of experience gained in the UK facade and solar shading industry. Working closely with Aluprof’s team of Project Consultants, the support position of the Façade Engineer will assist specifiers in detaining Aluprof systems into any project particularly where challenging details are required. Aluprof’s extensive range of systems extend to unitised curtain walling, sliding folding doors, commercial doors systems and a wide range of window systems, all of which are increasingly being specified on a variety of residential and commercial projects across the UK and overseas. All systems are designed and installed by selected, specially trained companies to ensure each product meets Aluprof’s exacting standards. McLaren bags £90m Ashford retail deal
Aggregate supplier GRS snaps up S Walsh & Sons Bulk and bagged aggregates supplier GRS Roadstone has bought London-based construction haulage specialist S Walsh & Sons. Walsh employs around 175 people across London and the South East and has worked on most of the capital’s major infrastructure schemes delivering aggregate supplies, earthmoving and transporting demolition waste. The acquisition takes the total number of GRS Group staff beyond 800. The two businesses will operate more than 50 sites and are expected to handle over 20m tonnes of construction aggregate and other materials each year. Walsh will continue to operate as a standalone business, joining forces with GRS when it works for customers to do so. Walsh directors Nick Walsh, Westley Pickup, Richard Walsh and Tim Wheeler will continue to operate the business day-to-day. Nick Walsh said: “This agreement is a win-win. We’re very proud of the
reputation Walsh has built up over the years – that’s a testament to the brilliant team we have working for us. “The decision to sell has not been taken lightly, but teaming up with a business as ambitious as GRS is a natural step to take the company on to the next stage in its development.” It provdes the GRS Group with access to key strategic locations in the heart of the capital for the import and export of bulk materials, while giving Walsh access to GRS’s national network of customers, supply partners and facilities for construction waste. GRS Chief Executive Jon Fisher, said: “The two businesses have worked together on many projects and in recent years we’ve built a much closer working relationship. “More important is that Walsh has a similar customer-led, can-do attitude as we have in GRS, so I’m confident we’ll work well together.”
McArthurGlen has confirmed McLaren Construction as main contractor on the £90m Phase II extension of the Ashford Designer Outlet in Kent. The Enquirer first tipped McLaren to pick up the job back in the summer. The 100,000 sq ft extension is scheduled to open in Autumn 2019 and will deliver up to 50 additional premium and luxury brands, a new food piazza, an events space and a redesigned children’s play area, as well as 725 new parking spaces. The expansion will also include the installation of Europe’s largest living wall structure and many of the stores in the new phase will be clad in tens of thousands of plants, all stacked vertically. Claude Hargreave, Regional Development Director at McArthurGlen, said: “After four years of meticulous planning we’re incredibly excited to confirm that building works on the extension will commence this January. “Over the next 18 months we will be investing £90 million into the centre to elevate the whole shopping experience for our guests and the retail environment for our brand partners. “Once the extension is complete Ashford Designer Outlet will become one of the UK’s flagship fashion, food and homeware destinations, with over 130 stores, restaurants and cafes.”

Embracing Ecommerce: Why The Construction Industry is Moving Online Adrian Saunders, Director of eCommerce, Construction Materials Online, analyses the value eCommerce brings to the construction industry, and why it is quickly becoming the first choice when buying materials.
T
he construction industry has firmly entered an era of connection, with technology radically changing the way materials are being sourced. eCommerce is now a trusted alternative to traditional building merchants, not just offering opportunities for significant cost savings, but also improved productivity, a greater choice of products and access to expert support. We recently surveyed over 200 construction professionals from across trades to analyse this shift in behaviour, with results revealing that over 94% of respondents now purchase building materials online. It also found that buying online is almost twice as popular as the traditional alternative, with 44% opting for online and just 24% preferring high street and commercial building merchants. Construction eCommerce is built on the fundamentals of modern online customer behaviour, offering
08
a more collaborative and innovative approach to sourcing materials, unrestricted by store opening times. Made to order and bespoke products can also be sourced quickly, whilst expert online support teams can advise on how best a project can meet budgets and exceed building requirements and regulations. Usually offering far greater product selections and competitive pricing, buying online is quickly becoming the first choice for professionals. Respondents agreed, with more than half of those who have visited builders’ merchant chains in the past year experiencing product stock shortages, along with 55% witnessing product price rises. It’s clear that construction professionals want fair pricing and a varied product range, alongside the convenience of an online retail experience. With the quality and variety of materials continuing to advance at a rapid pace, it can be difficult for traditional merchants to keep up. Combined with the
time taken to source materials from the high street, eCommerce is a viable solution which can significantly improve productivity, saving valuable time in an industry focused on meeting tight build deadlines. Our own company growth is evidence of this; Roofing Superstore is the UK’s largest online supplier of roofing materials and we offer over 47,000 products across our three eCommerce brands, Roofing Superstore, Drainage Superstore and Insulation Superstore. The amount of choice across our stores and the growth of our business as a whole is quite simply as a result of the construction industry seeking a smarter way to buy its building materials. We are focused on providing a bespoke, human approach to eCommerce and with demand only set to increase for easier and more efficient methods of purchasing, the industry needs to embrace eCommerce, understanding the value and benefits it brings.

What is the safest and easiest method to install skirting, capping & coving? Here at UZIN we understand not only the time restraints installers sometimes find themselves up against, but the health & safety risks they can also be exposed to when doing such jobs as installing skirting, capping & coving.
T
he majority of the trade currently still use solvent based adhesives. This is understandable because the adhesives perform well providing a quick and secure bond. However, due to the ever changing health and safety rules and more call for certified environmentally friendly adhesives is there a better alternative?
10
The safest and easiest method to install skirting, capping & coving is with skirting tapes such as UZIN U-Tack, a superior multi-purpose
contact tape that can be used to install a huge range of lino, vinyl and PVC products. UZIN U-Tack skirting tape does not become brittle, providing a secure and extremely durable bond. The installation is also quicker, cleaner and most importantly solvent free. The product therefore does not require any special PPE (personal protective equipment) or work protection measures. With solvent based adhesives you would need to protect your skin and airways to exposure of the adhesive and
its fumes. Many solvent based contact adhesives are also highly flammable whereas with skirting tapes there are no explosion risks for the installer during application. Due to the health and safety risks for both installers and clients the use of solvent based contact adhesives are now becoming banned from hospitals and other sensitive environments. We see this trend becoming more mainstream as legislations increasingly aim to improve the safety of products and create a healthy work environment.
January 2018
Some skirting tapes such as UZIN U-Tack have been awarded EC1 PlusÂŽ certification providing the highest possible protection against emissions and guarantees excellent indoor air quality. Certified products are guaranteed to contain no solvents, resins or softeners and meet the guidelines of sustainable building initiatives such as LEED [Leadership in Energy and Environmental Design] and BREEAM [Building Research Establishment Environmental Assessment Method]. From a time saving point of view, on average using a skirting tape to install skirting, capping and coving can be up to 3-4 times faster compared to your average solvent based contact adhesive. Skirting tapes are also very easy to use and can be simply rolled onto walls. Skirting tapes are also very clean and unlike solvent based adhesives do not leave messy residues on the floor or wall when installing. To summarise skirting tapes are the safest and easiest method of installing skirting, capping & coving. Certain skirting tapes can be used to install textile vinyl or linoleum floor covering strips, flexible vinyl skirting and cove formers. Skirting tapes such as UZIN U-Tack are the perfect solvent free solution for the installation of skirting, coving and capping.

Bespoke Armstrong ceiling stuns in Scotland Armstrong’s new DGS system adds wow factor but cuts costs.
A
n Armstrong suspension grid for plasterboard ceilings, which is up to 40% quicker to install than traditional systems, has been used as the foundation for a completely bespoke, visually stunning day care centre ceiling that was created at a fraction of the cost of a specialist solution. Armstrong’s Drywall Grid System (DGS) was used to form a curved ceiling at Scottish War Blinded’s new Hawkhead Centre for visually impaired veterans in Paisley, Scotland. Other Armstrong systems have been used in a different new building on the same former garden centre site - the Jenny’s Well care home for older people with sight loss, run by Scottish War Blinded’s sister charity Royal Blind. The Hawkhead Centre designed by Page\Park Architects features 1,500m2 of Armstrong’s DGS facetted system in the atrium/ foyer, formed to a radius and using acoustic insulation above, a black acoustic fabric and finished with birch-faced plywood planks 165mm and 225mm wide. This steel-framed facility provides an easy-to-navigate layout through gymnasium hall, workshop, art room, living skills kitchen, IT room, therapy room and quiet garden room. The Jenny’s well care home designed by the Unum Partnership features Armstrong Ceiling Solutions in the main entrance, reception and manager’s offices, all the corridors, back of house staff

areas, kitchens and toilets. These included 1,000m2 of Armstrong’s Perla and 250m2 of Ultima + dB Cradle to Cradle certified tiles, as well as 350m2 of Dune Max, all mineral with Tegular edges installed on an Armstrong 24mm exposed grid. In addition, it featured Clean Room rated Parafon Hygien tiles to the main kitchen and humidityresistant Hydroboard tiles to laundry areas and toilets, both square-edged 600mm x 600mm in a 24mm corrosion-resistant grid. The use of a 200mm high Axiom profile also provided a solution for ceiling level changes with a pre-finished bespoke upstand. This 54-bed, two-storey facility has been organised in a layout of three “pavilions” to the north east and west and a “gateway” building to the south east providing access. Linking these “pavilions” is a glazed passageway enclosing an inner sensory garden.
The CE Marked and Cradle to Cradle™ certified DGS and other Armstrong systems were supplied by CCF in Glasgow and installed for main contractor CCG (Scotland) Ltd by specialist subcontractor Brian Hendry Interiors, a member of Armstrong’s Green Omega network of sustainablycertified installers, whose squad of specialist fixers completed over a six-month programme. Managing director Brian Hendry said: “This was a very challenging project, requiring careful preplanning, the highest attention to detail and accuracy in setting out. Quality was of the highest standard of installation and required exact sizing to ensure the finished timber planks fitted to the DGS, all aligning through. It is a testament to the quality and hard work of our fixers and the experience of our supervisor that this project looks so impressive. “The DGS system was built using a jig to pre-determined radii and
January 2018
then raised and installed at high level to provide a curve. As a unique and bespoke installation we had to constantly liaise with the architects to ensure their aesthetic requirements were met and ensure all the different components which meant the complete ceiling could be built within the tolerances required.
Dalby explained that the DGS system was first covered with 100mm x 6mm plywood strips to which the black acoustic fabric was fixed. Then the fixers used prefinished 9mm plywood perpendicular to the ply lining to provide the finished aesthetic. Acoustics insulation was installed within the void to ensure high acoustic performance to the rooms and spaces below.
“The Armstrong Drywall Grid System facetted system was a perfect fit for this type of bespoke ceiling which could be altered on site, allowing much more flexibility compared to the specified traditional MF predetermined off-site curved grid system. Armstrong’s Drywall Grid System was also quick and easy to install.”
He said: “The advantage of using the DGS on this project was that a very expensive bespoke system to provide the finish was not required. The DGS facetted system had a relatively low lead time compared to other solutions in the market and the components were extremely cost-effective.
Page\Park Architect’s Martin Flett said: “The ceilings are crucial to the visual impact of the building and the integration of building services and acoustics. “The Armstrong system forms the frame for the decorative ceiling linings and building services integration. It dovetailed well with the aesthetic and performance requirements and is clever in how it allows you to form a curve from a facetted framing system.” Armstrong DGS installation specialist (north) Martin
“Fitting the finished timber was the slowest part of installing this system but because of all the planning and setting out work carried out early on in the project with the fitting of the DGS framework, we had avoided all the lighting bays and there was no further work to be done altering the system.” More information is accessible via the Armstrong Ceilings website or the manufacturer’s app which is available from both the Apple store as well as the Google Play store.

Identifying Damp & Condensation
- How Can Paint Help? Damp and condensation are common problems in a wide range of properties; Housing Associations, Leisure Centers, Schools, Industrial Premises and Domestic Properties all suffer to some extent. There are several methods to control the problems, but ideally one needs to discover the source of the problem. Then it can be treated using the correct control method, let’s say an Anti-Damp or Anti-Condensation coating in a ‘belt and braces’ approach to the problem. We hope the information given will help understand the issues involved.
Damp and Staining Help prevent damp and mould in cellars or areas prone to residual moisture problems using an Anti-Damp paint. The product is based on low odour oil based resins that restrict water movement. The dry film contains an additive which, when wet, reacts to form a water screen within the dry paint film. In addition, unsightly mould is deterred by a film protecting biocide. Obviously a paint film will not solve the original cause of dampness, be it a leak or other water ingress, but it will solve many of the associated problems. It is available in White and will dry with a slight “finish”; it is not completely “Matt”. Ideal on cellars, outbuildings, low rooms, any areas prone to dampness. If required it can be subsequently over-coated with both water based and solvent based systems.
Condensation Condensation is often accompanied by mould growth, black or green in colour, with no real sign of any dampness within the wall. Condensation often occurs around windows, especially single glazed where the temperature drop is large. Cold spots often give rings or patches of mould; often caused by an isolated defect in solid walls. Anti-Condensation paint is an insulation type coating which helps reduce the effects of the cause of condensation; it keeps the wall slightly warmer and hence helps prevents condensation forming by reducing the cold wall effect. These coatings generally have a micro texture and can be over coated with decorative paint which will not affect their anti-condensation properties. The micro texture, which is barely visible, means you cannot repair the wall in patches; you must coat either the entire wall or whole sections of wall. This prevents you simply moving the problem to another patch, for example, on an external wall. Coo-Var would always recommend analysis to discover the root cause of the problem, but, both Anti-Damp and Anti-Condensation paints are a useful tool to have in the battle against dampness and condensation. Even in these modern days where ‘one coat of one paint does everything’, they should continue to be an integral part of every decorator’s emergency kit. For more information or technical advice on our products please contact the Technical hotline on 01482 328053 or email info@coo-var.co.uk. New Dulux Trade Vinyl Matt delivers what matters for today’s decorator Newly launched formulation brings improved in-can consistency for easy application and a high quality finish.*
22
In response to the changing needs of commercial and domestic appliers and the changing environment that they operate within, Dulux Trade has launched a much anticipated new Vinyl Matt formulation. The formulation is a result of a significant investment in quality, involving two years of research and development work. AkzoNobel’s product development scientists have used the latest technology to offer improved application properties and an even better finish, with the needs of today’s industry-leading professionals in mind.
consistency also supports the delivery of a high quality uniform finish, whilst continuing to deliver outstanding opacity and coverage.
Decorators are under increasing time pressure resulting in demand for a paint that will perform straight from the tin without the need to thin. The new Dulux Trade Vinyl Matt has an improved in-can consistency that can be applied with or without thinning for great results. The new formulation has a smooth flow for easy application and the benefit of reduced fly-off for a more enjoyable and efficient decorating process. The improved
To support the launch, Dulux Trade has also invested in the It MATTers campaign across digital, trade press, social media and in-store to drive awareness of the upgrade amongst professional appliers to encourage discussion and ongoing feedback with the brand.
Suitable for all normal interior wall and ceiling surfaces, the formulation offers great colour retention, and as a low sheen matt, it is ideally suited to covering imperfections for a consistently brilliant finish. With a coverage rate of up to 17m2/l, the new Vinyl Matt formulation also continues to deliver the excellent opacity and coverage that Dulux Trade Vinyl Matt is known for.

Design on Learning About Connectivity between internal and external environments is going beyond the curriculum at a new school on the Isle of Sheppey: it is reflected even in the architectural design.
24
Literally central to the ethos, at least as far as the building construction is concerned, is the utilisation of natural resources solutions from Gilberts Blackpool. The company has provided eight bespoke high performance penthouse terminals, which, via strategic positioning along the centre of the two-storey
school’s roof, provide an unobtrusive zero carbon solution to maintaining a bright, fresh environment within. Main contractor Kier has designed and built the £5million Halfway Houses School for Education Funding Agency under the Priority Schools Building Programme. As the programme prefers the use, where possible, of natural ventilation, Kier turned to GilbertsBritain’s leading independent air movement specialistto develop a strategy. Gilberts’ team devised an innovative solution that not only capitalised on natural ventilation, but also natural light within. Gilberts in-house designed, tested and manufactured bespoke terminals, each 4.6m x 2.2m, to both draw fresh air into the building via an integrated Mistrale VN75 high efficiency damper, and exhaust the used air, using passive stack principles.
January 2018
the Natural Environment Each terminal is topped with a double-glazed ridged rooflight to optimise natural light along the length of the school’s central corridor and break-out learning areas, and further reduce the carbon footprint by reducing reliance on artificial light. Explained Andy Filmer, Kier Senior Site Manager, “Halfway Houses is in a popular catchment area, so needed to provide extra capacity to accommodate intake. It was deemed to be more effective to relocate and build a new school in the vicinity. “Our brief was to develop a sustainable building, to reflect the school’s ethos of encouraging a healthy curiosity in the natural world. Our design reflects that, and provides a natural, welcoming environment with internal connectivity to the outside- hence the use of a wood clad façade, natural ventilation and natural light. Gilberts designed the roof terminals to our exact requirements, to create
an efficient solution that enhanced the internal and external aesthetics and minimised the building’s carbon emissions.” Founded 55 years ago, Gilberts has become Britain’s leading independent air movement specialist, with a range of stand-alone natural ventilation solutions, complimented by air movement components- grilles, louvres, diffusers- for mechanically-operated systems. It develops all its products in-house, from design, through tooling to production, in its 90,000 sq ft Blackpool manufacturing facility. Gilberts is unique in its sector in having, in-house, advanced test facilities complimented by full software modelling to provide unrivalled validation of grilles, louvres and diffusers in situ. Safety Programme Sees Direct Heating Spares Set New Standards A new safety programme introduced at Direct Heating Spares’ (DHS) distribution centre in Chorley, has significantly reduced the risk of onsite accidents while also enhancing productivity. The ‘Stay Safe’ programme has led to staff being empowered as the owners of safety in the workplace, proactively supporting each other in ensuring they share a safe working environment. Staff themselves now lead regular safety meetings where they work together to ensure safety remains at the forefront of all operations and encourage greater reporting, while a team newsletter keeps everyone updated on the latest reports, thinking and best practice. The motivational behaviour change has also been backed by physical improvements to the site, such as new walkways created to separate pedestrians from forklift trucks, the installation of speed humps, and new lighting fitted. This will help workers avoid hazards and more easily pick and pack from more than 20,000 heating, plumbing, shower and fire spares held in stock. The result has seen the team achieve an almost perfect internal audit score, with DHS exceeding the high safety standards set by its parent company, Travis Perkins.
26
DHS Operations Manager, Karl Pearson, says: “We process orders seven days a week with next-day delivery, so we need to work safely and efficiently. The Stay Safe programme gives us complete confidence in getting our work done so customers get the parts they need quickly, and with minimum risk.” The centre, which is open 7am-8pm on weekdays, 8am-4pm on Saturdays and 9am-1pm on Sundays, has also benefited from first aid training for
an additional 26 team members to ensure cover is available throughout its extensive operating hours. Pearson said: “Many organisations pay lip service to safety. We are genuinely committed to protecting our team while at the same time responding to the needs of our customers as quickly as possible. The sheer size and scale of our operation often surprises people, and we are always proud to say we don’t compromise on any aspects of safety.”

Green Light for Underfloor Air Conditioning in Romania AET Flexible Space, leading provider of underfloor air conditioning systems are presently commissioning the system and equipment supplied to German IT and software solutions company, iQuest for their new build headquarters in Cluj Napoca, Romania. AET UK have worked closely with Romanian distributor, Convergo Energy on the first underfloor air conditioning installation in the country, and the high profile project will create first class, grade-A office space for the owner-occupier. Underfloor air conditioning systems use the plenum beneath a raised floor as the ventilation duct, eliminating the need for ceiling duct work, potentially reducing new build construction height by up to 10% and making it easy and economical to adapt to workplace changes. The system supplied to the iQuest project is a CAM-V system, where zonal downflow units feed conditioned air into the plenum beneath the raised floor, and then receive return air at high or ceiling level for re-conditioning. The CAM-V system is ideal for easy reconfiguration as there is no division of the plenum into supply and
28
return channels. The conditioned air is introduced into the workspace from the plenum using modular fan terminal units, known as Fantiles, which are easily relocated with 600 x 600mm raised floor tiles and feature integrated controllers permitting users to personally adjust temperature and fan speed settings. The project covers an area of 18 200m2 on a former factory site in the centre of Cluj Napoca, approximately 6000m2 of which will be office space situated over five floors, and the building will be surrounded by generous green space and public areas. A total of 34 CAM-V33/V22 zone units and 484 Fantiles were supplied; the Fantiles comprising
386 TU4 and 98 slimline TUS units for the fourth floor with a shallower floor void. All Fantiles were specified with EC fans for enhanced energy efficiency and the whole system is connected together and communicates with the main BMS via the bespoke AET flexgateway module. The phased project has been under construction since 2015, the first phase transforming the former factory building by adding two new wings on each side. The second phase creating the grade-A office space is nearly complete and iQuest intends move its Cluj Napoca workforce into the new building by the end of the year.

RINNAI SYSTEM THINKING BRINGS BUSINESS SPECIFIC HOT WATER SYSTEMS Rinnai’s bespoke business specific solutions deliver a new generation of fully integrated, high efficiency hot water systems Rinnai UK is spearheading a new concept for economic and efficient hot water delivery that brings together all the components of a system in one handy, bespoke designed pack for any kind of business, large or small. Rinnai UK Associate Director Chris Goggin says that simply supplying a water heater unit (or multiple units) has become an antiquated notion that simply is not good enough. “System thinking is what is going to give us the edge as we head into a future where fuel prices are going to need to be managed with pin-point precision. System thinking has led Rinnai to the point where it can offer a service to design and deliver a complete hot water system in one easy to install, fully specified and energy efficient ‘pack’ delivered direct to site - meeting all the demands of the client in one seamless operation. “Why would busy installers and end users want to waste their time planning and then assembling all the parts of a jigsaw when Rinnai’s water heating experts can specify, design and deliver the total solution?
30
He says specifiers and designers of both commercial and domestic projects can simply consult with Rinnai engineers and rest assured they will have the right system for the job when they need it and with the minimum of fuss. “What advantage is there in unit thinking when system thinking is so much more effective?” he asks. “And not just at the delivery stage but ongoing through the system’s lifetime.” “With our integrated system concept we have gone far beyond simply manufacturing a product to being in a position to offer a complete turnkey service from planning through installation and commissioning to on-going maintenance,” says Goggin. A total solution including water heaters, flues, scale protection, unvented cylinders, valves, prefabrication racks, advanced BMS controls – even water sampling equipment – can be specified, designed and delivered by Rinnai. “The heat generator on the system is Rinnai’s HDC condensing water heater which offers 95% gross efficiency which is maintained for
January 2018 Heating & Ventilation
the lifetime of the system due to the design principles and controls. Therefore, the design, combined with the system-thinking approach, promotes best-in-class energy efficiencies. “The principles of system thinking add value to the customer as they take away compliance issues like legionella control, for example. We have already developed these packages for multiple corporate customers and for our distribution partners, and these pioneering projects have been very well received. The system thinking principle applied by Rinnai is now being adopted mainstream meaning more and more efficient systems are in use. “A key demand is to provide better on-site efficiency at point of installation and as the system is supplied to site in a pack, this demand has been answered. Using the principles of system thinking we aim to take the headache out of system design and supply complete solutions that go well beyond the heat generator and offer our customers performance and compliance for many years to come.”
“The water heaters (the complete Rinnai range is A-rated under ErP labelling demands) far surpass the thermal heating credit requirements for domestic and commercial hot water systems in new and existing buildings to ensure current and future compliance,” Goggin says, adding: “It is a complete turn-key solution that guarantees easy installation and tight time and labour control and standardisation of both product and spare parts supply. ‘Customers and end-users can be assured that their system is–G3 compliant and has good practice when concerning Legionella (ACOP L8) guidance as well as being best in class under Part L building regulations. * Rinnai is a BIM steering committee advisor to CIBSE for water heaters, boilers and air heaters and ICOM ‘s chosen expert for the RUK UK review of EN26 and EN89. QUITONE facade materials evoke the unique nature of fibre cement – a mineral composite material with outstanding physical and aesthetic properties. The materials are available in a range of through colours and offer an extensive palette of subtle and inspiring colours in a variety of textures and finishes.
FLAGSHIP LEISURE CENTRE An example of these benefits being applied to great effect is at Rushcliffe Arena, based in Nottinghamshire. The arena was rebuilt and modernised using EQUITONE [tectiva] in Pebble to create a subtle design palette. Ajay Chauhan, architect at CPMG, the project lead designers, said: “EQUITONE [tectiva] provided the specific aesthetic requirements the client was looking for with its fine sanded surface and naturally occurring hues making each panel unique.” The new building brought Rushcliffe Leisure Centre – including a newlyinstalled 25m swimming pool – together with Rushcliffe Borough Council’s headquarters. All materials had to be durable, require minimal maintenance, have an excellent lifecycle and improve efficiency of the development. Mr Chauhan added: “The client wanted to use a material for the facade that was durable and low maintenance. We suggested EQUITONE [tectiva] as it’s hardwearing and has a life expectancy of over 50 years. “We’re really pleased with the overall finish of the project. EQUITONE [tectiva] was the ideal choice for this project – it gave the aesthetic appearance we hoped for, was within budget and is of fantastic quality.”

LUXURY COUNTRY HOTEL EQUITONE [tectiva] and [natura] were used to create a standout £4.5 million extension at Meldrum House Country Hotel, in Aberdeen. Specified by Lippe Architects, the materials were fitted to the 600m2 building ensuring the exterior harmonised with and complemented the existing structure. The finished aesthetic is a mixture of textured grey tones, which works alongside the stonework on the hotel. Kristen Will, associate and chartered architect for Lippe Architects, said: “It was essential we specified a material that would work well with the original building and complemented the existing stone structure. “That is why we chose EQUITONE as the material helped to create an effective exterior finish. The building’s appearance has a spectrum of surfaces that we wanted to respect, and EQUITONE had the exact texture and durability we were after.” Meldrum House Country Hotel sits within a 240-acre estate and now boasts 51 bedrooms. The new property was built adjacent to the B listed mansion house, which has a textured facade with a wide range of stonework colours. Ms Will said: “We felt EQUITONE not only had simplicity and elegance, but strength in its appearance, and the diversity of the range was ideal for the project.” For more information on EQUITONE facade materials visit www.equitone.co.uk

Skys The Limit For Blood Bikes Roof Tile Manufacturer Hits The Heights
Russell’s parent company Crown Global Equity travelling from Texas, Mexico and Florida who joined local staff, customers and suppliers. Andrew Hayward, Managing Director at Russell Roof Tiles added: “I have been amazed and delighted to see the lengths that the staff have gone across all our three sites. I want to recognise the support of the families of our staff who have been a huge support, also so many of our suppliers and friends who have gone above and beyond this year. All to help these two amazing charities and their dedicated teams who work incredibly hard to provide a vital and lifesaving service.” Both charities operate 24/7 on a totally voluntarily basis and does not receive any government or local authority finance.
Staff at pioneering roofing manufacturer Russell Roof Tiles have pulled out all the stops and raised an amazing £32,500 to help local vital services – close to its factories. Staff from Burton on Trent and Lochmaben have danced, hiked, run and quizzed their way to raising the cash. Russell’s monies raised is being split equally between Shropshire. Staffordshire.Cheshire Blood Bikes and Dumfries and Galloway Blood Bikes. Both are volunteerled, providing lifesaving medical supplies to NHS foundations, by transporting vital blood products, bone marrow, breast milk for premature babies and other lifecritical supplies to local hospitals via motorbike, where every minute counts in helping seriously ill and injured patients. This takes Russell’s total fundraising efforts for the blood bikes to £56,000 across 2016 and 2017.
36
Last year generous Russell Roof Tiles 170 staff at its three sites and suppliers raised an impressive £24,000 – smashing the original £20,000 target and enabling both charities to buy a much-needed new motorbike each.
The money was raised by a wide range of fun and challenging fundraising activities. Most of the company’s 100 staff at its two Burton sites, on Wetmore Lane and Nicolson Way and its sister site in Lochmaben participated in some form or other. This included a gruelling 72-mile hike across Hadrian’s Wall, a ballroom dancing competition at Brewhouse Arts Centre “Dancing on the Tiles”, golfing activities and football matches. For the first time a Big Quiz evening, hosted at the Pirelli Stadium in Burton raised a remarkable £8,550. The event was a triumph, and included 48 teams included members from
Jeremy Cartwright, Chair of SSBB explained “We are totally dependent on donations and the goodwill of our volunteers to enable us to provide this important service to the NHS. We undertake over 5000 jobs a year covering over 200,000 miles which of course takes its toll on the bikes we use. This fantastic donation from Russell Roof Tiles will buy us a new bike and go a long way to help keep the service running. We are all extremely grateful to the staff of RRT for their tremendous and very creative efforts to raise this money for the charity.” www.russellrooftiles.com Telephone 01283 517070 @russellrooftile

Expectation vs reality: out with the new, in with the old? Steve Mansour, Chief Executive Officer, CRL The UK undeniably faces a housing crisis. It’s not just a political soundbite, it’s affecting lives. New build homes are undoubtedly part of the solution, however, is the consumer perception of reduced quality ‘lego block’ estates stopping people investing, causing them to snub new builds in favour of refurbishment projects?
38
81 per cent of people are “unenthused” about living in a new-build home while 79 per cent said the government should focus its efforts and funding on refurbishing existing, run-down
properties . In addition, a further report this year found that there are more than 200,000 homes worth a total of £43bn lying empty across Britain . Combined with negative stories in the media relating to the quality of new builds, it’s easy to see why public attitude appears to be shifting to buying refurbished properties over new builds. Refurbishing existing properties will only go part way to solving the crisis. Despite programmes such as Grand Designs promoting the property developer lifestyle, more
often than not, these projects are not as quick or as glamorous as they seem on TV. The question is, why are new builds facing such opposition and what do we need to do to address this? Are new builds really as poorly built as media reports would lead you to believe? With every new product, from houses and cars to toys and gadgets, there is always going to be an element of teething. Stories that create headlines, such as “Couple’s dream home in country turns into ‘nightmare’ after finding
January 2018
simply doesn’t meet their idealistic expectations, or expected imperfections, such as settlement cracks, start to appear. Expectations of pristine existing builds are low, but for new builds, the expectation is often higher and unfortunately, simply unrealistic. If the unexpected happens, buyers often don’t know what is protected or how to go about making a claim. This is sometimes the case with structural defects insurance; designed to protect against defects in new buildings, normally for a period of 10 years after completion. Despite insurance protecting the homeowner from structural damage that may occur during the first ten years after completion, many consumers lack understanding of the extent of cover their warranty provides.
150 problems in new-build house” , which are filled with negative terms for new builds, understandably make potential buyers skittish to say the least. Whilst some of these instances are genuine reflections of bad building practices, one of the main barriers the construction industry has to tackle concerns perception. Buying a new home is one of the biggest decisions that an individual is ever likely to undertake, especially as average house prices continue in a longterm upward trajectory . Many buyers purchase off plan and do not see the finished project before they buy. This means that they are often sold on the ‘show home’ factor. The shock sometimes sets in when the buyer collects the keys to their new home - and it
This is bypassing the fact that before a build even gets to that stage, new properties undergo rigorous inspections before the homeowner can move in. A structural certificate is only issued when these inspections are complete and all building control standards have been met. This is why building warranties are a crucial part of the construction process, and why consumers can rest assured that the quality of a new build will stand the test of time. Ultimately, the industry must better communicate the many benefits of new build properties to potential buyers. It must provide reassurance that new builds are completed to high standards, that are often superior to the existing builds that consumers are so keen to invest in. The industry needs to change the public’s view of new builds to that of reliability, affordability and availability. If housebuilders are to increase the appeal of new build homes, and remain construction-oriented, it is more important than ever to emphasise the benefits of ‘out with the old, in with the new’. Today’s new build homes are generally built to the latest environmental standards and are cheaper to run. It’s important to ensure that quality is as much of a priority as quantity, so that each new property meets the needs of the homebuyer of today, and of the future.

Timber January 2018
The Low Energy Buildings you’ve always wanted… develop sites, like soft ground, steeply sloping land and potential flood plain areas.
Intrigued by the claims of this ‘full service’ company we decided to investigate their approach a little more. Value Engineering: First, we wanted to know what was meant by ‘Value Engineering’ (VE). Professor Dr. Michael Benfield, their CEO, explained: “By focusing on the various ‘functions’ of a client’s building and its components, we aim to identify and remove unnecessary costs while at the same time maintaining - even enhancing - its performance.” Comprehensive Knowledge: This approach blends their extensive and rather unique knowledge of all forms of timber structure, building science, regulations, and state of the art products with individual client’s design concepts. “For us, value engineering starts with environmental planning and regulatory impositions as part of our analytical and technical design processes.” he explained. “These feed our drive for, and commitment to, sustainable development through into waste reduction, recycling and lean manufacture. It embraces a ‘Pride in the Job’ and a ‘Right First Time’ mentality that is applied to all our Design & Build (D&B) operations.” Focus on End User: Paying attention to end user demands is central to Benfield ATT’s approach (the ATT stands for Advanced Timber Technologies, by the way). They believe it enables them to deliver highly effective, quality buildings for projects large & small. This includes providing solutions for difficult to
40
Product Selection: Self-evidently, to value engineer design & build solutions, the selection of the most appropriate products needs the services and methods used to be an integral part of the process. Working closely with architects, building designers, engineers and quantity surveyors, Benfield ATT helps select and specify those which are most functionally appropriate and cost effective. In turn this encourages the delivery of high quality products to be protected, and results in saving time for on-site build operations. All of this, they claim, reduces costs, enhances client’s projects and helps to make them one of the most competitive full service timber engineering design and build firms in the UK. Fabric First: In the current business climate it is perhaps not surprising to find Efficiency, Performance & Cost Effectiveness to be included in their key current considerations. This is most clearly evidenced in their ‘Fabric First” approach to designing really effective building envelopes. “There is a crucial need to deliver highly energy efficient structures with optimum levels of insulation, minimal thermal transmission and appropriate airtightness for floors, walls, roofs, windows and doors.” explains Prof Benfield. Unsurprising, therefore, that in their drive toward Zero Carbon and minimal heating requirements, they offer factory Insulated Panels, SIP’s, Green Oak, Post & Beam, Glulam and Hybrid structures all orientated to achieve what was Code for Sustainable Homes levels 4, 5, 6 and Passivhaus Standards. Specialist Builders’ Merchants: Potentially, the procurement of design specific components can create unforeseen difficulties, for example locating the source of supplies, avoiding delays in delivery lead times, quality assurance, and securing ‘best value’ products and terms. Here Benfield ATT’s long established connections, access and volume
buying capabilities as manufacturers and selective builder’s merchants, enables them to secure and supply such requirements in the most timely and competitive manner as part of their value engineered, design & build methodology. Catalysts for Quality: “We believe that our approach to helping you create the ‘Low Energy Buildings you’ve always dreamed of …’ is distinctly different” says Benfield. “We welcome collaboration with other construction professionals in our drive to achieve this.” In doing so, his company aims to help enhance the professional construction team of architects, other designers, engineers, quantity surveyors, contractors, house-builders, developers, et al, facilitating the delivery of the high quality buildings they and their clients both need and want. And, if end user clients like selfbuilders and home improvers lack any of these skills, to be the catalyst drawing in those that are most appropriate for each individual project. To compliment this they offer a selective part or full project management service. Professional Partnerships: While they are happy to engage in ‘one off’ projects, Benfield ATT see the greatest benefits to industry and end user occupiers as coming from the establishment of long term ‘partnering’ style arrangements with other construction professionals. This can include Joint Venture arrangements for specific developments, which may be of interest to land owners and those who wish to fund, say, housing schemes, but lack the technical knowledge and industry experience necessary to make them successful. In such cases they believe that their comprehensive team approach can be highly valuable.

NINE ELMS POINT: Metsec provides design and walling services to regeneration project Nine Elms Point is a former Sainsbury’s site in London’s Vauxhall district that is being redeveloped to house a new Sainsbury’s store and a combination of three high rise and four low rise residential blocks, providing 647 apartments. Sub-contractor Stanmore was appointed as installer to carry out the external façade works for the 10,000m2residential blocks, including aluminium and glass claddings, insulated render systems and infill walling. Specified on the project, voestalpine Metsec plc’s steel framing systems (SFS) infill walling was selected for both its flexibility in terms of sizing, and the additional design services that Metsec is able to provide to projects. The design services were utilised in the early stages of the project to provide the structural calculations and system requirements for the SFS walling in order to adequately support the various external wall cladding systems that Stanmore would be implementing. Metsec was also able to provide solutions and installation details for areas where non-standard Metsec product would be required. To create the solutions, Metsec took the basic design provided by Stanmore, and its dedicated design team bespoke-engineered the sections and connections details. This allowed Metsec to use its standard sections, but in a bespoke arrangement, to form the soffits and downstands. In addition to the design, Metsec was able to provide the structural calculations and loading of the solution, to demonstrate that the bespoke solution is able to sufficiently support the cladding on the project. These design capabilities were integral to the project, with Metsec’s structural calculations used in the approvals process from external consultants for the composition of each wall. A combination of 100mm and 150mm thickness infill walling was used across the project. In total, the regeneration of the site in Vauxhall is scheduled to take five years
with Nine Elms Point due for completion in spring 2020. In addition to the supermarket and residential housing, the area will see the development of the new Nine Elms underground station which will form part of the extended Northern Line. Peter Baker, Director of Operations at Stanmore Contractors, said: “An important part of Metsec’s offering was the flexibility of design. The SFS infill could be designed to suit various wall build-ups and multiple storey heights. “The ability to fit a variety of requirements made Metsec the ideal partner for this project.” Ryan Simmonds, sales director or framing at Metsec, said: “The Nine Elms Point development is a major regeneration project for southwest London and we are pleased to have been involved. “There is a significant amount of investment in the area including the new US embassy, two new underground stations and 20,000 new homes, and the Nine Elms Point willth be a centrepiece to this renewed area.”

JSP’s VisiliteTM Helmet Illumination System More Vital than Ever to Increase Visibility and Worker Safety As the evenings grow darker each day with the approach of Autumn and Winter, the need for optimum worker visibility on site increases. At this time of year, the nights draw in more quickly, with less daylight in the mornings too. The weather is changing, and is more likely to be bleak, cloudy, stormy and wet, also making visibility trickier. By using the Visilite™, JSP’s unique lighting system for its EVO™ industrial safety helmets, the problem of gloomy and dim light at work can easily be avoided. The revolutionary Visilite™ is a flexible, durable fibre optic lighting system
44
that increases worker visibility without dazzling colleagues. The Visilite’s™ tough ABS casings ensure it can withstand knocks and scrapes. Effortless and quick to fit, it simply clips securely onto the sides and rear of any of JSP’s EVO™ range of helmets, allowing fibre optic light to shine all around the helmet. The splash-proof Visilite™ can even be used in wet weather. Visible up to 50 metres away, the Visilite™ offers three lighting modes – static, fast flash, or slow flash – so it suits the needs of any user. It works by LED lights shining low-level light down the fibre
optic, which is refracted by the engraved logos on the optic strip. The unit is USB rechargeable, comes with a micro USB cable, and can even be charged whilst fitted to the helmet. To ensure workers are visible at all times, whether walking to or from the site or whilst working, the Visilite™ is a simple, inexpensive, but invaluable asset to keep them safe at work during the darker months.

Overcoming the bounce in Bristol CTS Bridges Ltd undertook all structural design of Castle Bridge, a 91m long stunning new footbridge at Finzels Reach, Bristol, including its value engineering, manufacture and installation. The new bridge twists its way gracefully across the Avon waterway and provides access for pedestrians and cyclists from Castle Park to Finzels Reach development. CTS partnered with vibration specialists, Full Scale Dynamics, to design, manufacture, install and commission a bespoke tuned mass damper to position in the longest, most eccentric span to ensure comfort performance parameters were met for walkers, joggers and crowds alike. The complex geometry posed challenges for design with regards to both analysis and concept.
48
The plan curvature generated a low frequency structure easily excited and onerous access constraints during road delivery to site and pontoon delivery down the river under historic arch bridges required the bridge to be assembled in progressive stages. The structure required a design that could be assembled from a kit of parts to create a weaving stiff torsion box spine beam, but also one which could be installed quickly over the river without extensive scaffolding or plant. The bridge combined painted steelwork, hardwood decking with
anti-slip inserts (Hi-Grip Excel by CTS Bridges) and handrail with stainless steel parapet infill; lighting and cladding encompassed the structure, delivering a strikingly prestigious scheme. The eye-catching structure will be a lasting legacy of the Finzels Reach development and will be enjoyed by users for years to come. We often get asked; How does it work? What does it cost? Does it use electric? And how much? Do I have to maintain it? How do I install it? How big is it? Do I need to empty it?
What can go into the plant? What happens to the waste? Do I need planning permission? Do I need to inform the Environment agency? How long will it last? DOES IT SMELL!!!!!????? All of these questions can be answered by We Build It experts who know their products inside out; ask a middle man with no knowledge of the industry, product or process these questions and the customer is often baffled by terms such as BOD, COD, NH4, but do they really need to know this? All the homeowner, builder or architect wants to know is that the product will work with the minimum effort from them during the life of the plant. We Build It Ltd offer straight forward, easy to follow advice for your sewage treatment needs. All of our sewage treatment plants come with easy to follow installation and service manuals, as well as free telephone assistance by specialist installers. Etc. but be assured we will be with you every step of the way, making sure you have the right solution designed around your requirements. You deal direct with the manufacturer, with over 25 years waste water experience, 24-7-365 days of the year For the self-builder the right treatment plant is simple to install providing they have taken the manufacturers advice, be aware some plants need complete concrete backfill which can add to install costs, a well-constructed plant such as the BioPure can be backfilled with pea gravel. Consider whole life costs, not just the cost of the treatment plant, factor in install costs, power consumption, servicing, consumable spare parts, product life cycle (guarantee) and emptying charges, We Build It Ltd offer a 25 year guarantee on the treatment plant and 2 Years on the air pump.
We can design, manufacture, install and service sewage treatment plant for single houses, small developments, rural industrial units, campsites, pubs, hotels, offices, barn conversions and commercial applications.

January 2018 The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement. You must apply for either an exemption certificate or permit before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant. This will clog up the system and increase the need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or harsh chemicals enter the unit, try to stick to Eco brands and stagger washing throughout the week.

Charcon reports sales growth of linear drainage solution Charcon, the commercial hard landscaping division of Aggregate Industries, has reported continued sales growth for its linear drainage product: Safeticurb. Having relaunched the product in January 2016, the innovative technology vastly reduces the need for conventional underground piping, and offers a discrete solution for removing surface water. The product continues to be specified on a variety of hard landscaping projects, with supermarket chain, Sainsbury’s, the latest name on the list. The product was installed in the Staines superstore in spring 2017, providing an effective and well-priced solution to eliminate standing surface water around the complex. Safeticurb is designed to fit most hard landscaping projects, including car parks, industrial sites and pedestrianised developments. The product is tested to BS EN 1433 standards and can withstand up to 400kN, Class D, in its heaviest specification. To create a perfect balance between cost and effectiveness, the product runs parallel drainage sections at 30-35m intervals across the total drainage area. The system also requires very little maintenance, reducing overheads through smart design. Mike Davies, sector marketing manager for Charcon, comments: “Safeticurb has been a fantastic success and its reputation is still growing today. The system offers substantial cost savings while still providing good performance for the removal of surface water.” For further information, including technical data sheets, visit www.charcon.com or call 01335 372 222.
