UK sees increase in number of high-rise buildings Recent years have seen an increase in the construction of high-rise, with more high-rise buildings being constructed than at any other time. Across the UK there are currently over 270 existing high-rise buildings and structures, of which around 70% are in London. There are just 17 high-rise buildings over 150m (492ft.) in height and just one building – The Shard in London – over 300m, and London itself is considered ‘low-rise’ for a global city and financial capital of the world. However, in recent years, there has been an increase in the number of high-rise buildings proposed and approved for construction in the UK. The UK development pipeline currently stands at around 500 buildings, of which over 85% are planned in London, while the rest are clustered in key cities such as Birmingham, Liverpool, Manchester and Salford. In terms of end-use sector, around 70% of high-rise buildings currently under construction or under consideration across the UK are primarily residential, but with an element of mixed-use, e.g. retail, community or leisure. AMA Research has revealed that in London, the high-rise market is being driven by the buoyant private housing sector, especially

at the top-end of the market, and resurgence in demand for commercial property. It suggests that the concept of high-rise living has changed and the majority of high-rise residential tower blocks in UK cities are now being developed as luxury accommodation, with a mixed-use element incorporating leisure facilities, concierge services, restaurants and retail. Such a trend may not necessarily be good for the housing industry, as Hayley Thornley, research manager at AMA Research, explained: “Going forward, the high-rise construction market is set to continue to grow, with the ever-increasing demand for housing. “However, there are concerns about too many projects aimed at the luxury end of the market, which is not matched with housing demand. In addition, the uncertainties surrounding the EU referendum may influence some high-rise schemes, with many projects in the pipeline forecast to exceed stated completion dates.” The proportion of mixed-use schemes in the high-rise buildings
pipeline is set to grow, with around 18% of developments either under construction or proposed with a mixed-use function. In the office market, rising take-up, low availability of grade-A space and increasing rents in cities such as Manchester, Bristol, Birmingham, Leeds and Edinburgh, is helping to boost output in the commercial office sector and has led to more speculative building. Sustained growth in the private rented sector (PRS) is also driving the development of high-rise housing, with increasing financial backing from both domestic and foreign institutional investors. Key factors affecting the development of high-rise buildings include cost, space efficiency, wind & seismic considerations, structural safety, risk challenges both on site and in completed buildings, speed of elevators, new building materials to potentially replace steel and concrete and damping systems. New PIR Occupancy Switches with Daylight Linked Dimming and Corridor Function
DANLERS new range of passive infrared (PIR) occupancy switches with daylight linked dimming (maintained lux level) is designed for lighting loads controlled by DALI, DSI or 1-10V dimmable ballasts. Second glass entrance at Tottenham Court Road Underground Station opens Designed by Stanton Williams, the new north entrance at Tottenham Court Road Underground Station in London has opened. The 9.5m high glass structure joins its counterpart on the south side of the station, also designed by the practice, which opened at the end of 2015. Together they form the entrances of the new Crossrail and Underground station. The project is part of a wider regeneration happening within and immediately around the station. The structures are designed to connect people above and below ground orientating passengers intuitively by bringing daylight into the below ground station and providing views of Centrepoint as wayfinding and are illuminated at night, creating a dramatic and secure environment. The brief was to regenerate the area around the Centre Point tower,
Tottenham Court Road Underground and new Crossrail station by creating a new world-class public space in collaboration with Gillespies. The area is the meeting point of the distinct cultures of Bloomsbury, Soho and Covent Garden. The design aims to unlock the potential of existing
buildings and make them work at street level. Designs were developed for St Giles’ Circus as a major transport interchange, meeting and information point for London. The existing fountain and street clutter are cleared to create a strong and simple streetscape on a raised piazza.
Moda plans £215m Edinburgh build to rent scheme Moda aims to be on-site by end of year, with the first phase completed by end of 2019 and all phases complete by end of 2022.
A joint venture between developer Moda Living and investment manager Apache Capital is planning to build a 525 homes for rent in Edinburgh’s city centre. The joint venture has brought a site in the Fountainbridge area from Grosvenor, where there are ambitious regeneration plans. Designed by CDA architects, the new housing will sit alongside 25,000 sq ft of new shops, bars and restaurants.
The site already comprises 250 completed homes, including homes for sale, affordable housing for the frail and elderly, serviced apartments, two student residences providing accommodation for over 600 students, and 46 private rented homes. It will be Moda and Apache’s second scheme in Scotland having purchased the former Strathclyde Police headquarters in Glasgow in October last year for a £115m redevelopment of the complex into 400 rental flats. The joint venture now has the largest pipeline of any rental developer, with more than £1.1bn portfolio of sites in city centre locations across the UK.
Its flagship £155m Manchester scheme, Angel Gardens, started onsite in January this year. Planning was gained last September for an £85m Liverpool waterfront development, called The Lexington and plans for a £172m scheme on Broad Street, Birmingham were announced the month after. Tony Brooks, managing director of Moda Living said:“Our ambition has always been to build a truly nationwide brand, and with two schemes now underway in Scotland, renters across the length and breadth of the UK will soon be able to benefit from our amenityrich, service-driven offer. “As an investor, developer and operator we are here for the longterm and aim to knit ourselves into the city’s fabric taking on the mantle and ethos of Grosvenor.”

Willmott Dixon teams Task force launched up with council to build to deliver custom and self-build projects 1,500 homes The National Custom and Self Build Association (NaCSBA) has launched a new Right to Build Expert Task Force with Richard Bacon MP as ambassador. NaCSBA says the task force will help local authorities, community groups and other organisations across the UK deliver large, affordable custom and selfbuild housing projects, and aims to help at least 80 organisations create significantly more affordable homes over the next three years.
The London Borough of Hounslow has signed a deal with Willmott Dixon’s Partnership Homes arm to deliver up to 1,500 homes over six years. The innovative arrangement with the borough’s wholly owned subsidiary Lampton 360 is one of the first of its type and has an estimated devlopment value of around £90m. The homes will be a mix of tenures, with 40% affordable, 40% open market sale and 20% private rent. The first of 11 sites earmarked for development is Nantly House on Lampton Road which will create 74 new homes and commercial space in the heart of the borough. A further five of the identified 11 sites will follow later this year to create a step-change in Hounslow’s target of delivering 7,200 homes in the Hounslow Town Centre and Feltham Town Centre housing zones by 2026.

Howard Woollaston, chair of Lampton 360, said: “The linkup with Willmott Partnership Homes will help Hounslow accelerate the delivery of affordable housing on its sites and generate revenue for the borough by unlocking value within its land assets. “The complimentary skill-sets will see Lampton 360 lead on identifying sites and gaining planning permission, while Willmott Partnership Homes will add its construction, sales and marketing skills to deliver the new homes.” Willmott Partnership Homes chief operating officer Charlie Scherer said: “Our joint venture with Lampton 360 is an excellent example of how a forward thinking London borough can speed up the unlocking of their surplus land to create new homes for their residents by bringing in added capacity that can deliver ambitious, multi-site programmes. “Working in a truly collaborative, 50/50 joint venture will allow us to blend our knowledge together to accelerate the provision of much needed new housing available for all tenures.”
Richard Bacon MP, Chair of the All Party Parliamentary Group on Self Build, Custom and Community Housebuilding and Placemaking, who together with NaCSBA has championed the introduction of the Right to Build, said: “Although we have these important new powers in England, custom and self-build housing will only become mainstream if Local Authorities and other organisations truly harness these powers. “This is where the new Right to Build Task Force comes in, with its experts on hand to help. This may be Councils needing help setting up, or better marketing of their demand registers, or advice in creating planning strategies. Alternatively, it could also include affordable housing providers or community groups who are needing help to engage with Councils. I am confident the Task Force will deliver real change and I am delighted to become its Ambassador”. The Task Force is funded by the Nationwide Foundation which aims to increase the availability of decent affordable homes for people in housing need. Chair of NaCSBA, Michael Holmes, said: “We are grateful to the Nationwide Foundation for supporting NaCSBA’s goal to ensure that people currently in housing need, who want to build their own decent and affordable home, can exercise their Right to Build. The Task Force will deliver valuable support to Local Authorities, affordable housing providers and community groups delivering effective policies and unlocking real projects. We know that English Local Authorities have a duty to grant planning permissions for 18,000 serviced plots by 31st October 2019. And this is only the tip of the iceberg with people registering on the new English demand registers on a daily basis. There is also huge untapped potential in Scotland, Wales and Northern Ireland.” The Task Force was recognised by Government in its recently published White Paper Fixing our broken housing market and is being supported by a number of partners including the Building and Social Housing Foundation, National Housing Federa Federation, Royal Institution of Chartered Surveyors and Royal Town Planning Institute. www.righttobuildportal.org

IN PREVIEW: ECOBUILD 2017 Ecobuild returns on 7-9 March with an overarching theme of regeneration, which will be brought to life through an immersive exhibition and conference programme that will redefine sustainability, identify future growth sectors and tackle the housing crisis.
A
powerful line up of major brands and innovators are preparing to showcase their latest products and technologies at the event, with suppliers including Saint-Gobain, ACO, Mapei, Dyson, Dulux Trade, Recticel, Medite SmartPly, BayWa r.e. and Oventrop. To bring the theme of regeneration to life, this year’s show will see Ecobuild transformed into a ‘city’ – complete with a main street, distinct destinations and special feature attractions. Central to the experience will be Regeneration Drive, a boulevard running through the centre of the exhibition floor, linking different aspects of the show and enabling visitors to experience the very best examples of innovation and creativity from across the built environment. The Gateway The Gateway offers two focused stages: national and communitylevel infrastructure projects with the ICE, and a separate seminar theatre dedicated to Green Infrastructure, sponsored by ACO and ranging from community green spaces to flooding. Visitors will learn more about the findings of the Institute of Chartered Engineers’ (ICE) national needs assessment. Five of the terminals provide natural ventilation for the main boathouse space, and feature dampers to attenuate the airflow as required 24/7, 365 days a year regardless of weather; opening rooflights have been included into the roof to maximise summertime
ventilation. The sixth terminal serves as a duct for the MVHR unit serving the changing rooms and showers, where additional ventilation is required to address the additional moisture from showering etc generated within. “There has been much attention to balancing the heritage of the area, and the site, with delivering a building fit for the future,” explained Carl Brookes, engineer/ partner at leading environmental engineering consultants Max Fordham. “We examined a number of cooling options. Detailed environmental modelling was used to predict what the typical summer internal conditions might be achieved with a polished concrete floor and exposed blockwork walls, in tandem with a suitably-sized natural ventilation system. The modelling suggested the 18oC target for a conditioned gymnasium wouldn’t be achieved with just natural ventilation on an especially hot day. However, it was felt the environmental benefits of a natural ventilation strategy outweighed the finite degree of temperature control available by using air conditioning. A couple of large fans have been included to enhance air movement if necessary.
The VN75 damper within is designed to provide accurate and stable airflow whilst presenting a solid thermal barrier with negligible draughts when closed. Mistrale 75 volume control damper is a unique design that offers extremely low leakage, when closed, of just 5m3/hr/m2. Flexible Space has recently completed the supply and commissioning of underfloor air conditioning equipment at 20 Soho Square in London’s West End. The 6000 m2 neo-classical building has a stunning Portland stone façade; the most prominent in Soho Square and the iconic colonnade extends across the ground and first floors. AET has supplied a total of twenty five CAM-C (DX) downflow units along with associated Daikin heat pumps and around 360 TU4EC fan terminals; with the underfloor system installed throughout most of the building’s seven floors.

The recent refurbishment was a speculative re-development, however the property achieved notoriety in Q1 2016 by being rated the fourth biggest property transaction by size when Palantir Technologies UK Ltd acquired the whole 64,606 ft2 on a ten year lease at an average rent of £74 per ft2. The incoming tenant has opted to finalise the fit out of the interior finish. With underfloor systems, the whole plenum under the building’s raised access floor becomes the duct, or ventilation zone and each floor is divided into separate zones; ideal for multi-tenancy occupation or corporate division. Each of these zones is supplied
with fully conditioned (chilled or warmed) air, which is fed into the plenum by the zonal downflow units (CAM), and then supplied into the workspace via Fan Terminal Units (Fantile). The Fantile units feature integrated controllers where users can personally adjust fan speed and temperature to suit their own comfort; which can have a positive impact on user wellbeing. Systems can be configured with underfloor or high level return and can easily integrate with passive or other ventilation systems. to Improve User Wellbeing Flatt, the system specified at 20 Soho Square is a CAM-C Direct Expansion system. The under floor void is split into supply and return air plena using easily relocatable, airtight baffle and air travels back to the CAM for reconditioning via the return plena. The Fantiles supplied are standard TU4 fan terminals with EC motors for enhanced energy efficiency, fitting neatly into the 270mm floor void. These can be easily re-positioned to suit individual tenant needs for heating or cooling, or when the interior layout may require change. Instead of a rooftop chiller providing chilled water, the building uses Daikin heat pumps to maximise space in the
shallow roof space above the top floor. The system is installed throughout the seven storey building with the exception of the ground floor and the seventh floor extension. This historical building dates back to the 1800’s; initially housing musical instrument makers, D’Almain and Company. Soup makers Cross and Blackwell were based there from 1858, expanding into the premises from no. 21 next door. In 1924-6, the original building was demolished and re-built by Cross and Blackwell as their headquarters building. In 2002, the owner developer increased the building’s gross floor area by 16% by
adding a new top floor on the roof of the existing rear extension. At the same time, the office space was upgraded to full British Council for Offices (BCO) specification, including raised flooring and low energy displacement ventilation. The latest refurbishment of the building has squeezed a few more inches of usable space and further modernised the services; removing the majority of the displacement ventilation system and incorporating direct expansion underfloor air conditioning by AET Flexible Space. Controlling the levels of moisture which enter and exit a building throughout its lifetime can be a complex and difficult task, yet something that should be carefully observed in order to prevent avoidable damage at a later date. Moisture management done correctly will ensure leakage is kept to a minimum and occupant comfort levels are kept high.

On another major London development that’s currently underway, Bull Products’ Cygnus wireless fire alarm system is being used for fire safety during the construction phase.
R
oyal Wharf is a visionary mixed development located in East London’s Royal Docks on 40 acres of land where nearly 3,400 homes are being created as well as commercial, retail, leisure and educational facilities for a new and vibrant London district. This brand new riverside district of Royal Wharf builds on the success of Canary Wharf and the 2012 Olympics and underlines the movement to the east of London’s centre of gravity. It is due for completion in 2019. The Cygnus system has been installed widely across the Royal Wharf development. Some 249 Cygnus fire call points are located in stairwells and on escape routes, all linked to a central Cygnus CYG1 control panel. Each of the Cygnus fire call point alarms are IP65 rated and so can be used externally. All are linked to the central control panel, and each alarm has a 110 decibel sounder and an LED beacon for visual alerts. The Cygnus control panel captures data wirelessly from all the fire alarm call points and shows active alarms and faults and all events are recorded into a file which can be viewed or downloaded. Amongst other features of the control panel is an evacuate site function which can be used in case of an emergency. Electrical and mechanical subcontractors on the development, EMS are delighted with the performance of the Cygnus system. The Cygnus alarm system can link as many as 480 alarm and detector units in different zones on a site, and individual units can be fire alarm call points, first aid alerts, combined call points and first aid alerts, smoke detectors or heat detectors. The CE marked Cygnus system has been developed for use on construction sites where there is dense concrete and steel structured buildings and areas where there are many other radio frequencies in operation, and so particular attention has been given to achieving an impressive connection range. Where there are multiple sites within range of each other, the Cygnus system has been designed to operate on different site addresses in order to keep each
system separate and free from interference. A major benefit of the Cygnus system is the optional control panel which provides a very sophisticated capability with an event log function which records any events such as an alarm activation, low battery warning, and signal faults, all of which can be viewed if necessary in the history folder held on the panel. The system also has the ability to test all units and has an evacuate function which will act as a call point to the rest of the alarm units. Every device in the system can provide the panel with information at regular intervals. This explicit information confirms the unit is still present and what the battery status of each device is. Known as the ‘heart beat’ this message
is monitored by the control panel where fitted and if the ‘heart beat’ is not heard for several intervals, the control panel logs a full status for that unit. A PIR option is now available on any of the modules which can detect an intruder and alert off-site personnel for added safety protection. Architectural glazing by leading UK aluminium systems manufacturer Kawneer has been specified for an award-winning community church for its ability to match performance with cost-effectiveness. Kawneer’s AA®100 zone-drained curtain walling, AA®540 top-hung casement vents, and series 190 heavy-duty commercial entrance doors and swing doors were selected by Barber Casanovas Ruffles architects for the £5 million Cambridge Community Church (C3). The new church for C3, a vibrant contemporary evangelical church, was built on the site of the previous St Stephens Church on Brookes Road, Cambridge, with a brief to provide a state-of-the-art facility that was large, spacious and welcoming to existing and prospective worshippers. Barber Casanovas Ruffles met the brief designing a three-storey circa 2,900m² steel frame and composite slab building. The main frontage responds to the site and Coldhams Lane

roundabout and is curved on plan to respond to the site boundary and public footpath. The site location is on a gateway into Cambridge. The building comprises a 500-seat auditorium, multi-purpose rooms, full catering facilities, offices, break-out areas and a walk-in café for all members of the public. The heavily-glazed building is also faced with brickwork and is expressed with glulam beams in facetted structural bays. Planning requirements dictated high levels of acoustic control to retain noise within the building. The design responded to this requirement and the building completed to suit. Some elements of the old church were salvaged and inserted into the new building. These included the existing church cross from the top of the original church roof and cast concrete lintels with

These awards recognise building excellence in the delivery of outstanding construction and workmanship. BCR said: “The client is absolutely delighted with the facility and we as a practice are delighted to have been and continue to be involved with the C3 Centre. We are very proud of the design, the client and contractor teams and the efforts made to ensure the building is a success.”

They love people competing for their business and do not like monopoly suppliers. They are getting used to and want more cool tech and, perhaps most importantly of all, they want providers to focus on them as ‘customers’, not as patients, end users, or care clients. The home that welcomes, updates and warns you When we enter our smarter houses and apartments of the future, we’ll expect an update on what’s going on, in and around our home, and share them with those who help us, should we need to. When problems are imminent, whether in our home or outside, we’ll expect to be alerted, in a way which goes far beyond the warnings about open doors or undone seat belts offered to us by our (current) cars. Technology will update us on news and events in the neighbourhood and when the bus will arrive, all managed via our mobile phone. Even our fridges will talk to us and make sure we don’t run out of ingredients by automatically keeping stocks topped up. Keeping agile and robots providing domestic support With an active lifestyle acknowledged to improve wellbeing during retirement, mobility issues can affect independence, but advances in technology may well address this. The introduction of assistive bodysuits and exoskeletons will remove the strain of undertaking tasks around the house and in the local environment for older
adults. Intelligent walking aids that combine intuitive sensors and e-drive functionality will support those keen to get about, and contact carers if someone falls, while the advent of a personalised mobility assistive robot could see it programmed to provide domestic service within the home. Safe and well Specific health-related concerns, such as the effects of dwindling hearing or sight loss, or the growth of conditions such as dementia, will be supported through ‘sensory-loss’ technologies that make homes safer, easier to manage, lighter and more adaptable. Sensitive design solutions using enabling technologies will help prevent incidents from occurring and address, for example, cookers being left on, baths overflowing or people becoming confused about their whereabouts. Our personal digital assistant may help us to self-diagnose, sparing trips to the GP, or we may be able to talk to our doctors remotely. And ‘holorportation’ may allow users to see, hear, and interact with others remotely as if both are present in the same physical space, via the use of 3D cameras. Home Smart Home The report explores how ‘cognitive living clusters’ will provide an energy efficient solution. Constructed through the integration of unconventional building fabrics with a preinstalled technical membrane, the homes will be independent from external energy supply requirements, and will even be able to produce additional energy to feed into the grid. Technology will be able to sense the target room temperature, pressure and lighting to create the right environment. And as for entertainment, we won’t need our TV or tablets as programmes may be beamed directly onto our retinas or glass eye wear.
Flexibility is essential Homes may also increasingly become intergenerational living spaces. Co-living may become more common, with younger couples needing affordable housing and older generations nearby to offer and receive support as required. Good inclusive design and technology can help to create modern, flexible spaces that can be adapted in the event that adult children need to care for frail parents. Tracey McDermott, added: “It is clear from this report that advances in smart technology will play an increasingly pivotal role in how we look to support those entering retirement living over the coming decades. As the UK’s leading retirement housebuilder, we recognise the potential of the concept to revolutionise our industry and we hope this report will inform the thinking of all residential developers as well as the related service and product suppliers. We will be reviewing how its findings will impact our next generation of developments and look forward to the infinite possibilities that ‘Cognitive Homes’ offer for older adults.” The future is closer than we think Ian Spero, founder of the Agile Ageing Alliance which has been leading the Neighbourhoods of the Future project, said: “Some of the ideas covered in our report could be mistaken for science fiction, but they are all based in reality. In the words of science fiction author William Gibson: The future is already here – it’s just not very evenly distributed. “If housing providers are willing to listen and act, we can look forward to the growth of a new breed of smarter homes in our Neighbourhoods of the Future. Enabling our older selves to enjoy more meaningful, healthy and creative lives, which will in turn facilitate life affirming opportunities for personal development and social engagement.”

New Premises for Expanding aluminium systems company Continued success in the UK market has meant that leading aluminium systems company Reynaers has outgrown its existing office and warehouse facilities in Birmingham.
The new headquarters in Hollymoor Way, Northfield, represents a £6 million investment for Reynaers, and highlights the ongoing commitment the company has to the UK. Its new premises has been extended and completely refurbished, giving more than double the warehouse space and a modern, purpose-built facility. Martin Rennie, from D5 Architects, designed the new HQ. He said: “It was a real opportunity for the building itself to become a showroom for Reynaers’ products, and we emphasied this through the design of the glazing.” Justin Hunter, Managing Director at Reynaers, said: “We’ve moved into the offices after an extension, complete refurbishment and refit of the interiors of the original building, meaning we are now able to double our current capacity. The envelope looks fantastic and features the new Hi-Finity corner solution, Structurally Clamped curtain wall and parallel opening windows. “The building of our new UK Head Office and warehouse is a significant milestone for us as a team, and also for our customers who have supported us over the years. The building will act as a springboard to

further growth, as it will provide us with much-needed space and fantastic new facilities, which will serve us for many years to come.” The premises has more than twice as much warehouse space to allow vast stock holding and will house a dedicated showroom featuring Reynaers’ commercial, trade and high-end domestic products, various meeting rooms and bespoke conference facilities for up to 75 people. There is also a brand new Training Centre and new installation rig designed for development, training and testing. SINGLE APPROACH GETS NEW STATION COVERED
The new £41million Edinburgh Gateway Interchange station is bringing new opportunities and connections for train travel throughout the region as part of the Scottish Government’s Edinburgh Glasgow Improvement Programme. Delivered by Balfour Beatty & Lakesmere for Network Rail Scotland, much of the roofing of the new facility- part of a £742million railway network improvement scheme for the region- comprises single ply membrane, from Protan, specified by IDP Architects LLP. In total, approximately 900m2 of dark grey Protan SE1.6mm single ply, mechanically fixed, forms the five roofs over the platform circulation areas, pedestrian footbridge, plant room, transformer room and station building that connects the platforms to the adjacent tram stop. The roofs over the platform circulation areas further incorporate Protan Progrip R walkway system, to provide enhanced grip for maintenance workers, and Omega profiles for aesthetic interest.

Charcon Delivers at Ashton Market

art of a masterplan to transform the historic square into a modern and vibrant place, Tameside Council were looking for a paving solution that would preserve the character of the area, add design interest and showcase the space at its best.

Charcon, the commercial hard landscaping division of Aggregate Industries, has successfully completed delivery of over 4,000m2 of natural stone to Ashton Market Square in Tameside, Greater Manchester.
Inspired by Salford City Council’s successful Greengate public realm project, Tameside specified 4,100m2 of Italian Porphyry natural stone paving, including all of its ten distinct colour variations and hues. In addition to its striking aesthetics, Italian Porphyry was selected for its hard wearing, frost and skid resistant properties ensuring it would perform on durability in an area of high footfall.
Mike Davies, Category Manager for Charcon, said: “We were delighted to not only supply Tameside Council with the volume of Italian Porphyry natural stone required, in the full range of hues, but also to support them with design and delivery. Our partnership with Benchmark was also critical to ensure we were able to supply the project in a timely fashion. With natural stone taking care, attention and time to lay correctly, being able to call off smaller quantities at a time really assisted project delivery.
Charcon attended multiple design meetings and provided technical laying and delivery support for the Council’s in-house contracting team. A well-established supply network in Northern Italy meant that sourcing the full range of colour variations from a variety of different quarries was no issue.

It’s distinctive and looks great, is incredibly hard wearing and is reasonably easy to maintain because of its low absorbance rate giving it higher resistance to staining. As a busy, active market place, open seven days a week, the Council wanted minimal disruption. Upgrade works had to be phased, with parts of the market closed off during certain stages and supporting traffic measures put in place. Partnering with local merchant, Benchmark Building Supplies, Charcon was able to store all of the natural stone to be supplied at their Ashton compound, calling off necessary stocks as required on the job just a couple of miles down the road.
The redevelopment of Ashton Market will see the introduction of new stalls and kiosks, high quality landscaping and trees, a performance area, seating areas as well as new street furniture and lighting. The project will not only provide a brand new modern market for traders and shoppers but will also complement the multi-million pound “Vision Tameside” masterplan. The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the
need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or
harsh chemicals enter the unit, try to stick to Eco brands and stagger washing throughout the week.
