£300 Million Fund to Unlock Homes Across Greater Manchester The Greater Manchester Housing Fund was created as part of the region’s devolution agenda and is a cornerstone of the ambition to create a new wave of high quality homes of all types and tenures. Developers are being urged to take advantage of the funding and start building. Bill Enevoldson, Chief Investment Officer for the Greater Manchester Combined Authority (GMCA), which will oversee its dispersal, said: “Access to public funds can be the crucial piece of the financial jigsaw and help get vital housing schemes started. “It is not designed to finance unviable projects but can unlock currently unfundable ones. We are already talking to developers and two projects are currently at the due diligence stage but we want to talk to a lot more. Greater Manchester is in a unique position, this money is at our disposal and we will invest it wisely to help speed up the delivery of much needed new housing of all types right across the region.”

Housing supply continues to lag behind Greater Manchester’s current strong economic and jobs growth and needs to accelerate in order to accommodate a growing population. More than 10,000 new homes need to be built, year on year, to meet demand. Loan funding is fully recoverable and it is estimated that the money could be used 2.5 times over the fund’s life, delivering a total residential development value of £1.5bn. Local Authorities have identified more than 30 sites with an existing planning permission that have yet to start on site and Deborah McLaughlin chief executive of Manchester Place, said: “We cannot afford to sit back when there is a desperate need for new housing.” Previously the HCA’s executive director North West, she added: “In 2014 more than half the 10,030 new homes built in the region received some form of HCA funding which enabled them to be delivered.

“I believe the Greater Manchester Housing fund has even greater potential and will enable many small to medium sized schemes of high quality to proceed where they are currently stalled.” Councillor Sue Derbyshire, chair of the GMCA’s Housing and Planning Commission, said: “This fund is a positive step towards getting the additional housing we need in Greater Manchester and building the communities people want to live in. Getting the projects currently in the pipeline on site and building homes will be a practical demonstration of Greater Manchester using the devolution agreement to benefit residents.” The parameters of the fund, the type of schemes that will qualify and how to apply will be revealed at an event at City Labs in Manchester on July 2 with Manchester City Council chief executive Sir Howard Bernstein.

CWA completes Eco-Homes project Fast growing civil and structural engineering consultancy CWA Ltd has completed civil and structural engineering work for one of the most environmentally advanced housing developments in Birmingham. The Birmingham-based consultancy secured the contract to carry out the work on a 23 home development in Moor Green Park in Moseley on the Pitmaston Estate in the heart of the Moseley Conservation Area. The development of four luxury homes and 19 apartments has been carried out by Oxfordshire-based eco-homes company Kingerlee. Kingerlee, founded in 1868, has a reputation for building highly energyefficient homes resulting in very low heating costs. The homes are in the grounds of a 1930s Grade II listed mansion.

Baran Studio’s project was to design a single-family home on an empty lot in a residential district of North Oakland, California. The form integrates this home into a more formally and stylistically traditional neighborhood, while contemporary design elements and materials keep it modern. Elements like the pitched roof and hung windows make the connection to a traditional home, but such elements are abstracted – the roof becomes a skin that is wrapped around the exterior, and the wrap curls up into the entry area, like a breaking wave. The color and material expression on the exterior recall an industrial aesthetic, which further links it to the industrial areas of the nearby context, while the wood maintains the warm residential feel. Elements are carried through from outside to inside to maintain connections throughout the project as a singular experience.

CWA director Jim O’Donnell said the consultancy was delighted to be involved in such an environmentally advanced project for the city. “This development is at the forefront of sustainable technology, using clay-fired blockwork to deliver highly efficient envelopes built from natural materials with a low carbon footprint, resulting in very comfortable living environments and low running costs,” he said. CWA Ltd – based in Lancaster House in Great Charles Queensway - was established in 2011 as Copeland Wedge Associates. The consultancy provides civil and structural design consultancy services to a wide range of sectors including leisure, residential, education, health, industrial, retail, infrastructure and public bodies. 200 zero carbon homes coming to London Astudio takes the leading role in in the creation of sustainable homes across new neighbourhoods at London’s Queen Elizabeth Olympic Park

The irregular ridges of tree bark inspired the pleated cladding that wraps parts of this 1,850-square-foot Door County, Wis., house designed by Milwaukee firm Johnsen Schmaling Architects. The client, an emptynester couple, wanted an unassuming retreat that would defer to the surrounding forest. In response, the architects designed a simple rectangular volume notched by a tapering forecourt and a patio directly opposite. A smaller volume on the second floor contains the master suite. The black and rust tones of the cedar cladding contrast with the serene white and gray interior. Closed-cell foam insulation, a geothermal heat pump, a rain garden, and a green roof up the sustainability of the building and its 4-acre site, while the cuts into the main volume draw in the breezes from Lake Michigan. Astudio are currently working on the design for 200 zero carbon homes as part of a sustainability strategy for the new neighbourhoods of East Wick and Sweetwater within the Olympic Park. As part of London Mayor Boris Johnson’s plan to create thousands of new homes in east London, this sustainable development will include apartments, mews, studios, townhouses, a new primary school and two nurseries, along with shops and public areas, all spread across three sites. Astudio’s designs actively respond to the architectural character and typology of local warehouses and light industrial units around Hackney Wick, featuring large windows to maximise daylight, exposed raw materials and sloped roofs. The design team also looked to complement the materials of the

permanent venues of the Olympic Park, such as the Copper Box Arena, as well as the Kings Yard Energy Centre. Working closely with KHL Sustainability, Astudio has been responsible for actively modelling typical units, challenging the orientation of blocks and in doing so, maximising daylight to apartments and internal courtyards. The remit could be further expanded with the possibility of a mixed use healthcare and residential building at the heart of the area’s master plan. Max Rengifo, Director of Astudio said: “We are fascinated by the relationship between the local scale of buildings in Hackney Wick and their industrial use and character. Our designs will reflect this interplay, whilst embracing the vibrancy of the area’s independent traders, art studios, bars and restaurants.” The first homes will be available in 2017, with completion of the entire development planned for 2023.

With an “innovative housing design that sets new standards in lowenergy use,” Zeller & Moye’s “Flower Terraces” will be built in the heart of the circular Chinese city by 2016. From the architects: Referring to traditional Chinese housing motifs, the Flower Terraces arrange living areas as individual volumes around green outdoor spaces. Similar to overhanging roofs in historic Chinese houses, a series of cantilever slabs create protected outdoor areas in front of the apartments. Foldable wooden shutter elements clad all apartments not only to provide privacy to the interiors but also to protect from direct sun and to allow natural ventilation across the apartments. Paul Cocksedge’s staircase includes plants, books, and tea Designer Paul Cocksedge has completed a spiral staircase featuring planters, a library and a tea bar. The four-storey “Living Staircase” gets its name from the plants that grow on top of its balustrades and is located in the atrium of Ampersand, an office building for creative technology businesses in Soho, central London.

Scandinavian simplicity with English history C.F. Møller Architects have recently submitted planning permission for two residential developments in Waddesdon, Buckinhamshire for the Rothschild Foundation. In response to the ambitious brief from the Rothschild Foundation, C.F. Møller’s proposal creates an organic extension to the village that offers a variety of highquality sustainable homes. Waddesdon is a village community steeped in history, with connections to the Rothschild family dating back to the 19th century. At the centre of the village sits the original stately home of the Rothschild family, Waddesdon Manor. Lord Rothschild and the Rothschild Foundation have been patrons of contemporary art and architecture for many years. The main aim of the development was to create an attractive and pleasant environment for residents and neighbours, which offers contemporary and sustainable living, but which blends seamlessly with the village location and existing historical buildings. Each individual home benefits from far-reaching views of the surrounding countryside, and generously proportioned double aspect rooms with good daylight that open up to a variety of options. The design proposal, which spans two interlinked sites, centres around shared groves of coppiced woodland and floral meadow grassland that provide links between gardens, existing trees and views over the fields beyond. The hallmark C.F. Møller simplicity and practicality is evident, however, the design also reflects the unique character of the site and the brief. The quality of the craftsmanship of the homes reflects that found in the local historic buildings. The 65 houses and 10 apartments all share a distinctive roof profile and dormer windows to give an identity within the village and the façade materials of clay tile and timber have been selected to age gracefully with minimal maintenance over an extended design life.

It features circular social spaces dedicated to different functions at every level and is designed to encourage chance meetings between workers. “We wanted to create a staircase that allowed moments where you could bump into someone or have a conversation with someone who you might never get the chance to talk to if you did move through the building by a lift or a conventional staircase,” Cocksedge told Dezeen. Cocksedge won the commission for the staircase in 2013 with an idea for a spiral stairway without a central column. He worked with engineering firm Arup to create the final design. “It’s a unique space, because you can see the atrium from all of the floors,” Cocksedge

told Dezeen. “We were trying to think of something that could be placed there which would complement the building but also add something.” On the first floor, a small curated library of books selected by the design team is provided for inspiration and entertainment. On the middle level hangs a Zettel’z 5 lamp by German lighting designer Ingo Maurer. Cocksedge hopes that workers will use the pieces of paper that hang from the steel chandelier to leave notes for each other. At the top, a hot-water machine accompanies a group of mint plants to encourage users to brew their own healthy cups of tea. The plants – which workers will be encouraged to look after – add colour and a low-tech feel to the building. “There’s going to be technology everywhere,” said Cocksedge. “We felt that we needed a burst of colour and we needed to bring a natural element into it.” London-based Cocksedge is a multidisciplinary designer whose portfolio includes industrial design, furniture, lighting and large-scale installations.


INDUSTRY news Studio Gil adds stairwell extension to a Modernist home in Primrose Hill This brick maisonette in London’s Primrose Hill has been modernised with a plywood-clad circulation tower and an elevated terrace overlooking Regent’s Park London-based practice Studio Gil was commissioned to remodel, renovate and extend the 1960s property in a conservation area of Primrose Hill. The brick maisonette was originally designed by the late British Modernist architect John Winter, whose self-built home is located nearby. To free up floor space, the property’s original staircase was removed and a new one inserted within a three-storeyhigh extension. This stairwell runs up one side of the brick house and is clad in panels of white painted marine-grade plywood, designed to withstand damp weather. The interior layout was adapted, with the bedrooms, bathrooms and dining areas relocated to the lower floors, and a large living room with an adjoining terrace positioned on the top floor to take advantage of views over Regent’s Park – one of London’s eight Royal Parks. “The new extension was designed as a vertical circulation tower to connect the three floors whilst also adjoining in a sensitive manner to the external brickwork walls of the original building,” said studio architect Christo Meyer. “The choice of cladding was chosen to complement the existing materials of the original building,” he continued. “It sets off the brickwork beautifully.” The panels are arranged to create a gridded pattern that is also replicated in the interior joinery.

Precise measurements were taken so as to avoid waste when cutting the 244 centimetre by 122 centimetre ply sheets. These exact calculations also provided the name for the project – 2 Point 88.

Like the exterior, the stairwell is lined with a grid of plywood panels. This extends out into the adjoining entrance hall and living spaces, where wooden storage units are integrated into the walls and balustrades.

“The name of the project comes from the square area generated from the plywood panels – 1.2 x 2.4 = 2.88,” explained the architects.

Small nooks set into the balustrades are used to display books and ornaments, while a larger unit built by the entrance to the ground floor kitchen is used to store wine and recipe books. The bespoke joinery was constructed on site by craftsmen.

The new steel staircase is affixed to a series of original concrete beams exposed during the renovation works. “For us, the original 1960s building carried a lot of charm,” explained the architects. “These are the original concrete beams, which served the dual purpose of a lintel for the existing window and to carry the load of the infill block and brickwork external walls.” Glazing set into the sides of the tower and into a corner at ground level provides a natural light source for the stairwell.

“The pattern of plywood panels grow out of the stairwell onto the walls of the corridor and ends up forming fixed furniture and storage units,” said the architects, who also included pegs for hanging coats, keys and a lead for Ewok – the clients’ dog. “The use of plywood was a way of having a material reference in the building whether you were on the ground floor or on the top floor; a material orientation point if you like,” they added. Studio Gil was founded by architect Pedro Gil in 2008. The studio’s projects also include a Victorian residence that was renovated and extended for a retired schoolteacher.

Vicaima Staining Makes Its Mark At Fulham Riverside A major development for Barratt London alongside the River Thames in South West London has been fitted with doors, panelling and skirting from the Vicaima range of stained Oak veneers.

he ambitious and visionary development at Fulham Wharf covers some 3.2 hectares and includes the transformation of an existing Sainsbury store and derelict warehouses into a modern retail and residential hub with riverside luxury living and cultivated green space. The Barratt London development comprises one, two, three, four, five and six- bedroom luxury apartments, penthouses and townhouses. Specialist Joinery fit-out Contractors Atlantic Contracts, worked with the Vicaima Special Projects team from conception through to installation, thus ensuring the exacting needs of the project were fulfilled in every way. For the private apartments, the fit out called for fire and security entrance doors with a complex matching wall panel. This was also carried through to the communal lobby areas and lift surrounds. The finish chosen was a Vicaima white washed Oak stain, which was supplied as part of the Portaro SBD door assembly, together with matching panels and skirting. The social housing was no less luxurious and saw the fitting of a Vicaima Walnut veneered entrance door as part of the every popular

It’s all about the Display Tricks-of-the-trade in Way-Finding The innovations that have occurred in the way-finding business during the past century have been incredible: From hand painted to custom-made / bespoke directional signage, to modular, durable and green wayfinding systems.

T

he first concept of ‘modularity’ can be traced back to the 1990’s, yet the past decade saw a tremendous explosion of possibilities, designs and products in that field.

Several sign manufacturers recognized the upcoming trend a few years ago and have created solutions to meet the demands of the market. Some of your customers are bound to request that you supply them with way-finding solutions. It would be wise to invest some time and research when choosing a favored system, as switching systems too often can prove to be a waste of time and money spent on training, planning, and correction of errors. With this in mind, how does one choose a single, preferred system with the number of systems being offered? The following tricks-of-the-trade should help you choose the system that is right for you: Sample kits - Look for a vendor that offers a number of sample kit options to fit most budgets. Sample kits are crucial for your success, especially if you have sales representatives and receive walk-ins in your place of business. Design - Although there are exceptions, whether the system is flat concave, or convex shaped, it is important that it has a modern, contemporary, and clean look. Quality of materials - It is not always easy to assess the quality of materials used by the manufacturer.

Make sure to request data sheets that reflect the specifications of the system, its ability to withstand the elements and its compatibility with internal/external usage. How difficult is it to paint or anodize? Check the stability of the components before and after assembly. In addition, Check for compatibility with the types of graphic and sign making equipment you currently have available in your shop without making further investments in new technology and equipment. It is advisable to choose a flexible system that allows for a wide range of graphics and techniques. Simplicity - Try to choose a system that is simple to use, assemble and install. Wide range of sizes -Using a modular system naturally limits the design options to the number of sizes offered by a particular system. Choose a system with a wide range of sizes, as this will reduce the chance of your system to be rejected by the customer or designer. Service and support - It is said, that service is the most important element of all. It doesn’t matter if you choose the “perfect system,” if you receive bad

service from your vendor, it will somehow get passed on to your customer. Pay special attention to the level of service you are receiving in the early stages. Talk to colleagues to get their opinions and impressions and ask about their experience with the products. Don’t hesitate to ask the manufacturer for references. Check to see what fabrication services are offered by the vendor. Display – All of the above eventually comes down to “how well do you display the chosen system/s in your business?” The importance of good marketing tools and a proper display are often overlooked by sign shops. Yet, ask yourselves, how would you offer any way-finding solution to a random client, without actually showing them SOMETHING? Any attempt to explain, show a digital photo or an image could never replace the reality a client gets when holding a product in their own hands, feeling the strength, texture and design. Smart Fire UK part of £1m redevelopment in Knightsbridge When interior designer Dominic Parrish wanted a realistic fireplace for his redevelopment of a luxury basement apartment, he turned to Smart Fire UK.

T

he bio-ethanol EcoSmart fire was part of £1M redevelopment of a luxury basement apartment in Princess Gate, Knightsbridge. The project involved excavating an additional floor to the apartment, thus creating a sub-basement. Being a basement apartment with no access to a chimney or flue, the EcoSmart fires were seen as the perfect alternative for heating the room. Having a flat-screen television situated above it, the fire was designed to be the focal point of the contemporarydesign room. Because the fires run on bio-ethanol, a clean burning fuel, they do not require any fume extraction devices, meaning they can be installed virtually anywhere.

London based interior designer Dominic Parrish has been in the industry for the past 15 years, and chose the fires for their style and ease of use. He said: “I wanted the fire to be the focal point of the room and the beauty with the EcoSmart fires is that they can work in almost any location. “The fire is located in a mood room, which looks out onto the garden. I wanted the room to have a really contemporary feel and the fire helps achieve this. “This is one of the biggest projects I have worked on and am really pleased at how the fire has turned out.” Paul Holt business manager at Smart Fire UK, which is the country’s sole distributor for the EcoSmart Fire rage, was equally impressed with the project.

Door Entry... ...in a day! The Telguard range of telephone and GSM based intercom systems are suitable for new build or retro fit. Telguard is a British company and we design, develop and manufacture here in the UK.

The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The only other requirement is for local power and the intercom can be installed. Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile. The telephone numbers of the apartments/houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use. A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call. If the call recipient is on the phone when the call from the intercom is made the call will be seen on the telephone display and the user is able to hold their call and deal with an access request. Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance. The Telguard system is not only quick to install compared with hardwired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a

mobile phone to be called for access requests. We are able to provide systems with backlit keypads and buttons, integrated proximity access and video. The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise. Our GSM 3g video system will send pictures to your mobile phone. Telguard provides great flexibility where users are elderly or infirm as they don’t have to get up from where they are sitting to answer an access call as they will have their telephone or mobile phone by their side. They will also be able to hear the call clearly. DDA systems are available with large halo illuminated Braille buttons with big letter, easy to read displays and audio and visual call progress indication. Bespoke applications are also undertaken making it possible to provide almost any style or shape of system. It may be that we have to provide a system to replace an existing installation so we are able to manufacture our panel to fit the aperture of an old, non functional system. We are able to manufacture systems in different finishes and colour schemes, we powder coat stainless steel so as to not impact on the vandal resistance of the panel. As advances in technology arrive in to the public domain, we are always in a position to make the most of these advances thanks to our inhouse development team. We are also able to engineer modifications to software and hardware should a specific requirement be requested. Polyflor flooring helps create stunning new homes in Bridgend

Polyflor’s market leading commercial and residential vinyl flooring was recently installed at Wales & West Housing’s new housing development in the popular seaside town of Porthcawl, Bridgend. Around 2500m² of Polyflor flooring was installed by Artisan Flooring of Swansea to help create 40 brand new, affordable homes at New Road Court which has been built by local construction company Jehu in partnership with Bridgend County Borough Council and the Welsh Government. Consisting of 24 one bedroom apartments and 16 two bedroom apartments, this new social housing development cost approximately £3.9 million to build. Polyflor’s Secura PUR flooring in the bold Antique Herringbone 2129 design was installed throughout the apartments in kitchens, corridors, bedrooms and living spaces. The Secura range of luxury vinyl sheet flooring beautifully replicates the look of natural materials, with this chosen design featuring an inbuilt herringbone pattern and authentically reproduced wood grain and knots to give a rustic feel in a practical loose lay format. The cross linked and UV cured polyurethane reinforcement PUR provides an easy to clean surface and prevents stains and scuff marks, reducing cleaning time and costs. High performance, decorative Polysafe safety flooring was fitted in the bathrooms to provide sustainable slip resistance in these frequently wet areas. Polysafe Wood fx PUR in authentic Rustic Oak 3337 was installed in the ground floor apartment bathrooms whilst Polysafe Wood fx Acoustix PUR, which features an integrated closed cell foam backing for improved acoustic performance (impact sound reduction levels of 19dB), was used in the upper floor apartments. Polysafe Hydro Evolve in Indus 4251 with its raised emboss for sustainable wet slip resistance in barefoot areas was also installed in some of the ground floor bathrooms where a walk in shower suitable for disabled use have been fitted. Bringing your Building to Life There is more to life than black and grey. With the recent Valspar paint campaign, people are becoming inspired to colour outside the lines. RCM put the colour back into building with their Cladcolour facades. These spectacular facades are available in a comprehensive pallet range and can be supplied in any standard RAL colour – allowing contractors, architects and developers to bring their buildings to life. Design isn’t all about practicality – however there are many factors to consider when specifying the right system for the job. Key features to look for include implications for thermal performance, fire safety, weather resistance and life expectancy, as well as cost efficiency and aesthetic appeal. Cladcolour is a cost effective cladding solution that is suitable for a range of applications including facia and soffits, rainscreen cladding balconies, infill panels and all other areas where a prefinished panel is required for the design of the build. Cladcolour can be fixed with screws – making it an extremely economical method of installation when fixing onto timber or aluminium support framing. RCM Supports DIY SOS - Charity Project Special Created in 1972 – The Spinney – a centre in which the Local Community Association could run a play scheme, was founded by Peterborough Development Corporation and the City Council. The building was threatened with closure on numerous occasions but the local community fought hard to keep it open. Sadly, in the summer of 2013 the council made the decision to close the centre, leaving the parents and children without this widely used and much loved facility. However, faith was not lost and local residents, Little Miracles and the Scouts Association decided to create a new management community with the aim to save The Spinney. The community’s hopes were lifted by the BBC show DIY SOS and amazingly the project was accepted to be involved in the programme with aim of engaging with businesses to build a brand new centre built. The project was constructed by hundreds of volunteers from around the UK including decorators, electricians, carpenters, joiners, landscapers, builders, plasterers, plumbers and engineers. The teams challenge was to knock down and rebuild the centre, relying entirely on the use of donated materials. RCM made the decision to donate their specialist Cladcolour facade. The prefinished fibre cement cladding panel which requires minimal maintenance and

with RCM’s Cladcolour is easy to install, making it perfect for this build. The Spinney was constructed from a variety of the different colours that Cladcolour is available in. This created a fun and playful aesthetic for the children using the facilities. Each of the 238 cladding panels had a unique reference, to allow its location to be identified within the giant jigsaw puzzle in the design. The Little Miracles site was the size of three average homes and was built from the ground up – making it the shows biggest challenge to date. The build was achieved in just nine days, opening on 15 September 2013, with a finished value of £1 million. The Spinney is now a play centre accessible to families with children that have additional needs, disabilities and life limiting conditions. This very special build provides a place for the children of over 800 families in the area as well as other children’s groups like the Scouts. This project was unique as it didn’t just provide a building, but a safe place to help families through the good and bad times of their lives. 83% of the families that use Little Miracles live below the poverty line, and as such all of the services they run are free of charge. For many of the children that use the centre, ‘Little Miracles’ is the only place they are able to communicate freely, make friends, and most importantly, be themselves. Families of the children that now use the facility are overwhelmed by the outcome of this charity project and thrilled that their children can play in a safe environment without judgement as well as providing a place where parents can chat to other parents who understand their situation and ultimately support one another.

The opening event was extremely emotional and anyone who has watched the programme will have seen burley builders reduced to tears. This has to be one of our most fulfilling projects ever.”

Offsite Construction

The Future of House Building

Housebuilding in the UK is currently at an all-time low. It is predicted that a total of 250,000 homes need to be delivered each year in order to tackle spiralling house prices and the critical shortage of affordable homes. This target has constantly been missed – with figures showing that only 141,000 homes were constructed last year. A substantial part of the problem is that housebuilders in possession of large sites often only release a small amount of homes at a time, as building at a slower pace allows them to maximise the value of their assets. As a result local authorities are now looking at reclaiming and managing the construction of new homes. Councils have largely been removed from housebuilding since the conservative government came into power in 1979, where private construction rose, but not by enough to compensate for the fall in public sector building. So what have local authorities been doing all this time? Council advisors argue that they been exploring ways of getting back into housebuilding after decades of being removed. Both Labour and Liberal Democrats are arguing in support of the state to once again commission and build new homes. Nevertheless, the current Housing Minister, Brandon Lewis, argues that they need to be cautious about the state getting involved in housebuilding – stating that the country must live within its means. It is clear that if the state reclaims house building then cost effective methods of building will have to be utilised. Offsite construction provides the solution. Through the use of offsite construction, the government will be able to deliver houses at a lower cost and a rapid pace. Offsite construction has been around for decades, however, it is only now that its benefits are truly being recognised. It has been stated that a main factor holding up housebuilding in the short term, is a lack of materials. The surge in demand in late 2013 and early 2014 led to a decrease in availability of traditional materials such as bricks. This paved the way for prefabricated materials like timber and steel to be used in housebuilding. There is an urgent need for a mass volume of houses to be constructed in a limited time scale and whether the state takes on housebuilding, or if it is left to private house builders, the benefits of offsite construction could be crucial to meeting targets that have repeatedly been missed. Offsite construction provides housebuilders with programme certainty and quality though simplification of site operations and reduced weather dependencies due to the controlled factory-based assembly process. Houses delivered through offsite construction offer enhanced specification standards and build quality which reduces occupancy costs related to energy use, defects and repairs. There is significant evidence that suggests that the use of offsite construction has been successful when applied to meet the needs of significant housing developments at scale with consequential opportunities for standardisation of design details – particularly to meet the need of government led programmes.

RIBA’s Building a Better Britain report 2014 highlights the issue of how schools have had to repurpose music rooms and libraries to become classrooms due to lack of space. Fergus Pickard, Product Development Director, P C Henderson looks at how sliding door hardware can be used to alleviate these concerns.

Space for learning The Organisation for Economic Cooperation and Development (OECD) reports that UK pupil numbers are among the highest in developed nations, with an average of 26 pupils per classroom. A further increase is expected, with the National Audit Office estimating an additional 1 million pupils in the next 10 years. As these increasing numbers put extra pressure on the space available for learning, it is essential for schools to offer flexible, multi-purpose environments that are able to meet future demands. Take for example Ruskin Mill College, an independent specialist further education college based in Gloucestershire. When its woodland kitchen was built, doors were intelligently installed to create an open and welcoming foyer or an extra enclosed and warm classroom, when required. As part of the Ruskin Mill Trust, the College provides residential education for 16-25 year olds from all over the UK with severe learning difficulties, including autism, Asperger’s Syndrome and developmental delay. During festivals, conferences and special events the kitchen is used to serve food and drink to the public. Sliding, folding or pocket door hardware can be used in schools to create multi-functional spaces that can be opened up or divided into classrooms with minimal disruption. This type of door hardware is ideal for light commercial use as it allows for multiple layouts, space saving and offer a safer option to intrusive swing doors. Furthermore, sliding door hardware can also be used to create additional storage areas, taking advantage of unused spaces. Innovative overhead carrying systems by P C Henderson offer versatility as it is suitable for gymnasiums and sports centres and specialist activities such as cricket nets; these allow the area to be split to allow two classes to use a space at the same time. In addition to building regulations, schools need to comply the School Premises Regulations and Independent School Standards, meaning operational noise levels (e.g. of equipment) in teaching and learning spaces should be suitable for the activities taking place, and open plan teaching and learning spaces in new and refurbished schools will need to provide adequate speech intelligibility as measured by the speech transmission index (STI).

Open up learning To further improve the learning environment, schools can use sliding and folding door hardware to open up indoor spaces to the outdoors. These hardware systems allow for the creation of open and welcoming areas that are airy and make use of natural daylight which according to the World Green Building Council’s Business Case for Green Building Report, enables students to achieve 5-14% higher test scores and learn 20-26% faster. Lowther Primary School in the London Borough of Richmond is example of a school maximising on natural light with the use of sliding door gear, installing a system utilising P C Henderson’s Lift and Slide hardware. The hardware allows the sliding doors to function with a simple turn of the handle to unlock the door from its weather tight position. The doors then slide easily on the carriages with minimal friction and can be lowered and locked at any position by moving the handle down. The system can hold doors up to 300kg and offers excellent security and weather resistance with a choice of three CE rated weather levels.

Access to learning As for accessibility, sliding doors offer schools the benefit of larger opening sizes both internally and externally. Various track lengths are available to cover a multitude of opening sizes as well as soft closing mechanisms to create a safe and easy to use system. This is important in creating learning environments that are accessible to all, including wheelchair users and people who use walking aids.

Future proofing With demand for school spaces set to rise, it is important for schools to use the funding available not only to repair, but refurbish and transform their learning spaces to benefit students. Taking into consideration factors such as flexibility, access, light and safety, schools can become adaptable and reactive to future demands. The use of sliding, folding and pocket door systems can transform spaces to create extra classrooms, storage areas and make use of natural light with the use of sliding glass doors.

What sort of lift do I need? Ever wondered what the difference between lift types is? There are 3 main categories of lifts to carry people which all have their own pros and cons. There are inclined stair lifts, platform lifts and passenger lifts. What is a Platform Lift? A Platform Lift is primarily designed to give reasonably priced access to people who have difficulty with a staircase. Platform Lifts serve between 2, or more floor levels. An L shaped platform moves up and down a fully enclosed shaft (rectangular tube) carrying a wheelchair and/or people, which has smooth internal walls. The shaft can usually be constructed with either solid or glazed walls, or even a combination of both. What is a Passenger Lift? A passenger lift has a completely enclosed lift car that travels vertically within a specially prepared lift shaft.

Passenger Lift

Passengers are transported between floors at reasonably quick speeds and the control systems are often designed to give the most economical distribution of passengers throughout the building. Our most popular passenger lift is the very space efficient M6000 which is primarily designed for installation in existing buildings where space is at a premium, or the building is not capable of taking extra horizontal loadings. M6000 is provided complete with it's own glazed or solid shaft and offers the following advantages: • • • • •

Quick travel between floors - 0.6 metres per second Extremely space efficient Can have fully glazed shaft Little building works Little, or no horizontal loadings on building

What is a Stair / inclined Lift? In buildings, where space is at at premium, it is sometimes not feasible to provide a vertical lift therefore the only solution is to provide a lift which can be installed on a staircase. This type of lift is ideally designed for straight and curved staircases and can carry both wheelchairs and people. They can Stair Lift be specially designed to cope with mid landings and awkward parking positions at the bottom of the stair. Usually the unit requires a support wall for mounting however stanchions can be provided, on which the unit can be affixed. The Icynene Insulation System is a soft, flexible, breathable, foam insulation and air barrier system. Sprayed as a liquid Icynene expands to 100 times its initial volume in seconds filling every nook, cranny and penetration into walls, ceilings and floors.
