The only product with BBA and NHBC approval to guarantee clean, mortar and moisture-free 25mm clear cavities!

SureCav25 helps drive down U-Values A design feature of SureCav25 in maintaining a perfectly consistent, clean and moisture-free clear cavity, gives rise to the situation where a brick outer leaf can be specified. Ordinarily, it would not be possible to keep the cavity clean with just a 25mm gap. But now, with SureCav25, the wall can be built with full confidence. What is more, where a 100mm overall cavity is specified, U-Values of just 0.18 W/m2K can be achieved by installing 75mm of insulation. Now drive down U-Values with the help of SureCav25! SureCav25 allows for more room in the cavity for insulation, thus enhancing the thermal performance of the wall. SureCav25 will release an additional 25mm space in the cavity that can be used for extra insulation. All the properties of SureCav50 you’ve come to rely on - but now just 25mm deep - with a guaranteed 25mm clean and moisture free clear cavity.

Rinnai Goes Solo

For Continuous Flow With a Store… Rinnai’s latest innovation in the energy efficient fast delivery of instantly useable hot water is the Infinity Solo Re-Circulator water heater. The Rinnai Infinity Solo condensing and low NOX water heater is the first of its kind for the UK to combine the advanced technology of wall mounted continuous flow water heaters with a stainless steel storage cylinder, all in one compact footprint. The design parameters of this product empowers specifiers, designers, installers and engineers to benefit from unique Rinnai technology in applications it was once not previously possible. For instance, the Infinity Solo will have both 35kW and 54kW sized appliances, ensuring sites with a smaller gas meter can readily use this technology. The larger Infinity Solo model will also act as a high-efficiency alternative to gas fired storage appliances that exist in today’s market. The cylinder is stainless steel and this reduces the weight compared to glass lined models, and it makes transportation and installation a lot easier. As well as the difference in weight, the cylinders also have extremely low heat loss figures (as low as 1.41kW/h day), so the user pays less to maintain the heat within the tank. One other benefit of the Infinity Solo using a stainless steel cylinder is that the life expectancy of the material is far greater than that of a glass-lined equivalent as glass suffers from thermal shock causing it to crack after a period of time. The Infinity Solo range is also renewables compatible and supplied pre-fitted with a coil, meaning that the primary energy source will always be from renewable gains and the complementary Rinnai water heater will only apply the precise amount of gas to boost the difference in temperature. Rinnai manufactures the energy efficient Infinity range of gas fired continuous flow water heaters and space heaters. The Infinity brand carries the widest range of condensing water heaters on the market today with the most impressive efficiencies in operation, leading the field in technological innovation.

Interconnecting Designs For Life A high-end, mixed-use development that forms part of a new urban township called Medini in Iskandar, Malaysia, is nearing completion. The flagship scheme for Medini features over 2.0 hectares of green space designed by UK and Singapore based Grant Associates and aims to promote residents’ and visitors’ wellbeing through therapeutic horticulture. Envisaged by developer Pulau Indah Ventures to offer an oasis of urban wellness, Afiniti covers a total area of 1.9 hectares and comprises five zones; serviced apartments, residential units, a wellness centre, corporate training centre and wellness-themed retail. Afiniti, with architecture designed by Kuala Lumpar based aQidea Architects, is a key project in the ongoing development of Medini, a township spanning 9.2 sq km that has been earmarked to become the Central Business District of Nusajaya in the southern economic zone of Iskandar, Malaysia. All of Afiniti’s zones are distinct, with each converging on a shared green podium courtyard, which sits upon the development’s three-storey basement car park. Designed and delivered by the Singapore office of Grant Associates, The Oasis is a three dimensional green space with landscape features on multiple levels including a central ravine, colonnade, water walls and overhead walkways. Grant Associates took the structure and physiology of a fruiting tree as its inspiration for The Oasis. In this concept, the garden takes root and grows in harmony with the architecture. Shoots and stems (paths and linking walkways) create a three dimensional

network across the space where fruits and pods (individual gardens) occur at key nodes. These nodes provide protective spaces for seeds and flowers (art, play and water features). The key theme of multi-layered green space continues into the five zones in the form of sky-rise, rooftop gardens and vertical planting. The overall aim of the landscape concept is to interweave nature into the built environment, emphasise the interconnectedness of all life forms and enable people to experience the healing power of nature.

Firms wanted for £335m London highways framework Three London boroughs are on the hunt for firms for a series of joint frameworks covering highways, street lighting and bridge repairs worth up to £335m over eight years. The new framework panels will be used by Westminster City Council, the Royal Borough of Kensington and Chelsea, and Hammersmith and Fulham. These boroughs have been working together for the last few years but are now aiming to set up several formal panels of contractors to

obtain bigger efficiency savings. All three boroughs are shunning the London Highway Alliance Contract set up by Transport for London. This was assessed on a 70:30 price to quality ratio geared towards larger projects, rather than a 40:60 weighting envisaged by the councils for their programmes of smaller scale work requiring greater community consultation. Each new framework will run for five years with the option to extend for up to 3 years.

Tea Time T-bar has been born as a tearoom by Dos G Arquitectos. Over the years it has evolved extending the offer to its customers and becoming a “natural fast food” franchise. A new concept was required in order to open a new branch in the banking centre of Panama, it had to make clear the origins of the franchise and also transmit the new culinary direction. A space where the key elements of the new menu is clearly read in the design, based on healthy food made with natural and fresh products. Dos G Arquitectos chose to use the same material for both walls and flooring in order to evoke the sense of inner courtyards that are so common in the old quarters of Europe. Everything was designed and made in polished concrete. The striking elements of the project are the natural features like the green wall, made of moss and lichen, and the trees. To adapt to the different users of the tearoom, the architects included in the design different types of seating. Chairs for hectic lunches that take place in just 45 minutes, a booth for breakfast and for those who can take more time, and armchairs for those who want to stay to have a tea and work from their computers. For the bar, trying to keep a fairly brutalist style, the architects decided to make a solid volume of concrete with a superior metal mesh, which marks the volume of the box and tries to keep the lightness of translucent / semi-opaque element typical of this material. It also allows the customers see the menu. The kitchen, as a requirement of the client, is opened up by a glass partition that allows users to see the process of preparing food. www.dosgarquitectos.com

Plans in for spec Oxford science park office block Oxford University’s Magdalen College has submitted plans for it first new building project since taking full control of the Oxford Science Park earlier this year. It is the first of several new projects planned at the Park in Littlemore where the college hopes to build an extra 300,000 sq ft over the next five to seven years. The first of these speculative build projects is a 61,500 sq ft office with a roof terrace, designed by Bogle Architects. The Plot 12 building will rise to four storeys and be built to be rated at least BREEAM Very Good. Piers Scrimshaw-Wright, managing director, The Oxford Science Park said: “The Oxford Science Park was established 25 years ago as a business community to support discovery, innovation and entrepreneurship.

“With Plot 12 we have an opportunity to build the next logical and natural expansion to the Park. “Our proposal is to speculatively build efficient and flexible, energy efficient accommodation that supports high value business growth and the local economy.”

PDP London enhances Hans Town Planning permission for the regeneration of a Brutalist car park site in the heart of a Knightsbridge conservation area has been awarded The Royal Borough of Kensington and Chelsea’s Planning Committee has granted planning consent for the regeneration of a Brutalist 1970s car park site in the heart of Knightsbridge to provide the first ever high-end extra care residential development in Central London comprising 34 two-bed apartments with associated healthcare facilities. The proposed scheme in Pavilion Road, SW1, is just two minutes’ walk from Harrods Department Store and it will create a strong example of contemporary architecture. It will lift the status of this island site and create a contextually refined landmark building in what is currently an unremarkable urban setting. The new development offers the opportunity to establish a significant enhancement of the public realm and access to key medical facilities for the local elderly population. The proposal aims to open up the site by creating a courtyard that links visually to Basil Street and is a physical extension of the Stackhouse and Rysbrack Streets. A central courtyard which is accessible to all tenants and a new shared public realm, contribute to the sense of community, promoting social interaction.

Wates bags next Leeds Wellington Place office job Developer MEPC has appointed Wates Construction to build its 110,000 sq ft 3 Wellington Place office project – the next phase of the urban quarter in Leeds city centre. The start on site this month follows the success of 6 Wellington Place, which was fully let within four weeks of practical completion earlier this year. The five-floor office job is understood to be worth more than £25m for a building that is designed to achieve an Excellent BREEAM rating. Once completed at the end of 2017, the full Wellington Place scheme will boast a total of 1.5m sq ft of commercial, retail, leisure and residential space. The landmark Wellington Place development is funded by a joint venture between Hermes Investment Management and CPPIB, a professional investment management organisation that invests

on behalf of 19 million Canada Pension Plan contributors and beneficiaries. James Dipple, Chief Executive of MEPC, said: “It’s great to see the regeneration of this large masterplanned site coming together. “Fuelled by strong demand from local, national and international companies, Wellington Place is coming out of the ground at an impressive pace.”

The Grand Boutique Resort Multidisciplinary architecture and brand development agency GeoID were responsible for bringing to life Turkey’s “Grand Boutique Resort”, the Maxx Royal Kemer Resort. Located on the beaches on Antalya at the foothills of the Taurus Mountains, the resort’s unique design concept was strongly influenced by the four elements of the universe.

GeoID used this source of inspiration to create a group of 24 motifs exclusively for the project. In hues of Azure, Bronze, Emerald and Tangerine, these inspirational designs signify Water, Earth, Air and Fire. These patterns can be seen repeated throughout the hotel in diverse forms, from wallpaper to bed sheets, in staff uniforms and restaurant menus, and are symbolic of the fundamental components of the cosmos. The resort fits in seamlessly with the surrounding landscape, where the picturesque Taurus Mountains meet the Mediterranean Sea. GeoID’s major design objective was to make the Maxx Royal Kemer experience an incomparable one. Even the logo stands as a tribute to the Ibexes, a breed of wild mountain goat that inhabits the natural surroundings, and which are often spotted roaming amongst the scenery, giving the guests a close interactive experience with nature. Guests of the resort can choose from an extensive selection of magnificent suites. Each one measures 105 m² in size and possesses a smart suite control system, allowing guests to have complete control over the variables of their room, even from a distance. GeoID have adeptly brought a vision created on paper to life with seamless functionality and exceptional style. www.geomim.com

Editor's Choice A year on from saving over 30 skilled jobs, Darwen Terracotta and Faience report they have smashed their original £1.3 million turnover target. “There is a well justified buzz about the place and an optimism that the hard teamwork and effort have paid off and we have created a sustainable path to a better future for all,” explained Jon Wilson.

R

ecent orders include the Victoria Palace theatre in London, including both restoration and new build work, new work at the Natural History Museum, and a contract for the Savoy. Projects going through the works now include Wigan Town Hall, Harrods, the Windmill Theatre in Soho and a new-build commercial development in Clerkenwell. To meet demand the company have secured a grant from regenerate Pennine Lancashire that will help build a second kiln to increase capacity and flexibility.

Architectural Terracotta Producer Goes from Strength to Strength

Jon is a firm believer that every situation brings opportunities, not just perils. That was the approach taken by Jon and Steve Allen, the founders of Darwen Terracotta Limited, formed when another local firm closed its architectural ceramics business, making 39 people redundant. The new directors believed there was potential to create a new company to fill the gap in the market and then set about developing a business plan, finding financial backing, locating suitable premises, sourcing key plant items, while keeping in touch with former colleagues. “We had our teething problems, but the whole team pulled together, production started and by the spring of this year we had begun to gather momentum. Past customers, suppliers, the local council and most people we deal with are incredibly supportive. We were encouraged to enter the local Hive Business Awards and were delighted to win in the new business category. University students have also toured our facility so we are playing our part in inspiring the next generation too,” explained Steve Allen. Architectural terracotta and faience provides a backdrop to urban living and every town has numerous civic, religious, commercial and cultural buildings that use these materials. Restoration of this heritage is a huge market. Importantly, there is a surge in new interest from modern architects keen to reinterpret and incorporate these elegant and adaptive traditional materials into new build. Previously, the team even worked with FAT Architecture and renowned artist Grayson Perry on the House for Essex project. What Brits Really Think of American Homes Despite close connections, the ‘special relationship’ between America and Britain doesn’t seem to translate to home design. While inside, the living rooms and bedrooms of western homes might have the same gadgets and stark white interiors, there are some stark differences outside. And, size is, without doubt, the biggest. Despite close connections, the ‘special relationship’ between America and Britain doesn’t seem to translate to home design. While inside, the living rooms and bedrooms of western homes might have the same gadgets and stark white interiors, there are some stark differences outside. And, size is, without doubt, the biggest

With a sprawling land mass, American homes are some of the biggest in the world at an average of 2467 square feet. Squeezed onto the island nation, UK homes at last count were a measly 956 square feet. So, as UK homeowners gaze enviously over the pond at homes over twice the size of theirs, real estate portal Homes. com wondered what it is exactly British people thought the average American home looked like.

They asked Brits to describe the features of a stereotypical American home, as well as homes from some of its most famous regions including Texas, Florida, New York and Silicon Valley. Armed with their responses they created 3D renderings of each house. Take a look at what they came up with below:

The typical American home It seems that perceptions of the typical American home haven’t changed a great deal over the past 50 years if these images are anything to go by. White picket fences, perfectly cut lawns, and American flags are the order of the day and a 4 x4 SUV on the driveway. No-one can argue American’s aren’t a patriotic nation, with a Pew research survey revealing that, as the British public suggested, 62% of Americans fly the flag.

The typical Texas home While Texas is one of the largest states in the US, leading the way in tech innovation and providing thousands of jobs, Brit’s perceptions don’t seem to be informed by much else than the set of a cowboy movie. A wooden shack on a ranch with cows, animals and guns were what they described as the typical home of the Lone Star state.

•12•

The typical New York home Unsurprisingly, stereotypes of the New York home are heavily influenced by the media. Brits’ views of the typical New York home were heavily influenced by TV shows like friends and Sex and City and assumed most residents lived in small, trendy apartments. While the “exposed brickwork” may not be stereotypical, size is an issue for New Yorkers, who have the smallest houses in the country (1124 ft2).

The typical Florida home Florida is actually a major destination for UK holiday makers so you’d assume there’d be a more in-depth knowledge of what the average house looks like, well, you’d be wrong. A beach setting was one of the most popular responses, which, in a state with 663 miles of beaches might not be a silly assumption but other than that, suggestions of “old people’s homes” “swamps” and “crocodiles” didn’t give much insight into the Florida housing market…

The typical Silicon Valley home The hub of the world’s technology industry has not escaped the gaze of the UK. With all of that tech money flowing into the area, Brit’s envision huge, tech-equipped, extravagantly expensive mansions in gated communities. With an average house price almost 10 times the national average (1.25 million), again perceptions in the UK are pretty spot on.

Sources Structural Defects Insurance for Award Winning Developer

Photographs of Oxford Heights, a 1960s office block (above) in Southampton’s Oxford Street is transformed into stunning apartments complex (right).

CRL has arranged structural defects insurance warranties for an award winning developer’s office to apartment conversion in Southampton. Zelda Investments, who recently completed the refurbishment of the former concrete 1960s office block at 66-70 Oxford Street, turned to CRL when they were looking for a company to source a 10-year warranty certification to protect against any future structural issues.

The design team retained the look and feel of the original building, while striving to bring new vibrancy and a modern twist to the outdated building.

Renamed Oxford Heights, the building has undergone a radical transformation and is now 12 stunning flats and two penthouse apartments.

National structural defects insurance specialists CRL were able to take the complexities of the build and assist Zelda Investments in arranging appropriate cover that suited their requirements, allowing them to focus on this unusual conversion.

The refurbishment of the landmark building had a number of constraints due to its position at the start of the Conservation Area of Oxford Street. The prestigious location is popular with cosmopolitan restaurants and bars.

Mark Richards, Managing Director of Zelda Investments, said: “We’d worked with another warranty supplier in the past, but they could not understand how to offer a warranty for a refurbishment project of this kind.

•14•

“Whereas, CRL totally understood our requirements and were able to price the warranties accordingly. CRL had also been referred by our contractor Herbert H Drew and Sons.” On completion of the build the 10-year structural defects insurance warranties are passed on to the new individual owners of the apartments. “We would definitely work with CRL on any of our future developments. They provided the most competitive price based on our circumstances and were practical and efficient in dealing with any issues that came up during a build of this nature.”

Asha Pearson, a Customer Relationship Manager at CRL, said:“Our flexible approach meant that we were able to source structural defects insurance for Oxford Heights that suited Mark’s requirements. “On completion the cover is passed on to the new owners of the apartments, providing peace of mind to the new owner and to our client that any structural defects are covered for the 10-year term of the warranty.”

Launched eight years ago, Zelda Investments is a Southampton-based award-winning property developer of high quality homes in Hampshire, Dorset and Wiltshire. Previous developments include Cedar Gate and Hunters Lodge in Ringwood and Carting House Close in Salisbury.

JAMES LATHAM SUPPLIES FLOORING FOR RUSTIC BARN CONVERSION

•16•

The UK’s biggest independent distributor of quality timber and panel products, James Latham, has supplied 110m2 of E47 Amboise French Oak wood flooring from their Bausen range to complete a barn conversion in Ulnes Walton, Lancashire.

The Amboise French Oak wood flooring was specially cut and engineered to fit around the original brick walls of Calverts Barn, and was fitted by Inspired Solutions in Standish. The super rustic graded wood was chosen to fit in with the barn’s exposed wooden ceiling beams which run throughout the property. The Oak itself has a natural dark finish, with a very visible grain and beautiful knots which, again, feature in the original beams in the barn. Similarly, the French Oak also fits with the characteristic dark barn doors. Deborah Grant & Neil Gibbons, the owners of Calverts Barn, said: “The main aspect of this build was to make sure that anything new added to the project did not take anything away from the rustic feel and original features used throughout. The Amboise French Oak wood flooring is the ideal colour and grain for the rest of the property.” “I am really pleased with the quality of the finish, everything has been cut to a very hard and specific degree. The flooring now looks like it was always part of the property because it just fits in perfectly, both in a stylish way and physically.”

With a large wood order to engineer to size and fit 110m2, the job took a total of 4 days for the Inspired Solutions Standish team to complete. Neil Hawkesworth from Inspired Solutions Standish said: “I will only use the highest quality of wood, which is why I go back to James Latham time and time again because I have confidence that the finished result will be at its best. The E47 Amboise French Oak has a hardwearing grain that not only fits with the existing décor but has a wear trim of 6mm.” James Latham’s Timber Sales Representative, Carl Hulme, said: “We are really pleased that Miss Grant & Mr Gibbons are very happy with the finished result. The E47 Amboise French Oak is the ideal match for the super rustic décor that Calverts Barn needed. The wood just adds to the already characteristic and historic property, so I am delighted that the E47 was chosen for this project.” To find out more about this and James Latham’s full range of products please visit www.lathamtimber.co.uk , email marketing@lathams.co.uk or call 0116 257 3415

Breaking News: The future is here. Vista System launches VISTA SHARP

- the frameless, flat and sleek signage system For the past 21 years, Vista System, a world leader in way-finding signage, continuously fulfills its pledge to the market, by relentlessly developing and launching new, exciting and innovative signage solutions. Written By: Pnina Kedar Feldman - International Sales and Business Development Manager at Vista System

Signage is usually taken for granted. It is such a major part of our daily lives, yet taken as a given when we try to find our way in any new environment or even during daily routines. Roads, street, shops and residential areas would be chaotic without proper signage. Shopping malls, schools, business areas and industrial areas would be impossible to navigate without directional signage to show the way. Sometimes when a project is planned, signage is often looked at as one more obstacle to tackle, rather than a crucial factor. What good would it be to have a beautifully planned and structured building, without signage to complement it? Architects, decision makers and contractors should be more aware of the implications signage, or lack of it, has on their projects. Quite recently an army base (set somewhere in the Middle East), was improperly installed with sign posts, leading to a medical emergency, just because soldiers in that base could not find the infirmary. That would have been prevented by proper signage and a consideration of its necessity and locations. Vista System is constantly educating its clientele - Signage professionals, as well as opinion leaders, such as Architects and Contractors - to make use of its R&D capabilities and design their projects with comprehensive signage. Moreover, Vista’s variety of signs, models, sizes and modularity are now enhanced by the new VISTA SHARP. Well sought after, this is the by far the most innovative flat, frameless and sleek looking indoors signage system ideal for any specification, in either small or large projects.

•18•

A sharp (pun intended) and frameless look, makes it a perfect candidate to blend in with any commercial or business environment. Full Aluminum frames and a variety of graphic applications provide a wide range of possibilities. The system offers wall and door frames, directories, flag signs, suspended signs and table signs - so the entire space remains cohesive and elegant in its simplicity. Installation and graphics change is fast and easy. Once again, Vista System surprises by thinking outside the box. Curved or Flat, Large or small - Vista has it all! Kitchens, Bedrooms, Bathrooms

S

hower enclosure specialist, Lakes Bathrooms, has launched PureVueHD, an optically superior, low-iron glass that appears entirely clear. This new high quality glass is being offered as standard on shower enclosures, doors and bath screens in both its Classic and Coastline Collection, so no incremental charge will be made for this high-end, ultraclear look.

PureVueHD has minimal iron content, meaning that the glass appears clear, rather than having the green tinge that is visible in standard glass. This is because very high transmission levels, of around 90 per cent, enable as much light as possible to pass through PureVueHD glass, making everything viewed through it appear lighter and brighter. With standard glass the iron content reduces light transmission, which creates the green hue that tints everything viewed through it and is particularly noticeable on the edges of the shower enclosure, door or bath screen. This dramatically clearer glass allows the bathroom’s colour palette to be viewed with untainted accuracy. The difference in colours, sharpness and enhanced clarity that PureVueHD makes in the bathroom is like the vivid quality brought to the living room by high definition TV. Whilst low-iron glass can cost as much as 50 per cent more due to the higher grade of silica that it demands, Lakes Bathrooms is supplying it as standard; without adding to its prices. So this visual luxury is now part of all products in its Classic and Coastline collections (excluding only the Mirror range).

Lakes Bathrooms launches ultra-clear PureVueHD glass without charge

The choice of PureVueHD products includes shower enclosures, shower doors and bath screens, with over 40 styles. The latest walk-in ranges are included, plus heavier thickness glass, which shows even more strongly the contrast between standard ‘green’ and this new ultra-clear glass. PureVueHD products start from £145.00 plus VAT and are detailed in the latest catalogue from Lakes Bathrooms. For more information or to find the nearest stockist visit www.lakesbathrooms.co.uk

PureVueHD glass is optically superior and ultra-clear

Standard glass always has a green tinge that’s particularly apparent when you view the edge of the glass. PureVueHD by comparison is dramatically clearer. Its reduced iron content reduces the greenish hue to zero levels, so the glass almost disappears and the natural beauty of anything seen through it truly shines. From anybody else this dramatic advance would carry a significant premium. From Lakes Bathrooms, where superior comes as standard, this extra clarity comes with no extra cost. Your local Lakes representative will be pleased to show you a side by side comparison and explain more about the brilliance and immediate availability of PureVueHD enclosures, walk-ins and bath screens.

5 More Remodelling Tips from Hayley Fenn, UK head of Granite Transformations The latest home improvement report from Barclays indicates that over half (53%) of UK homeowners would choose to remodel their existing properties, rather than move to a new house. The most desirable home improvement is a designer kitchen, with an ensuite bathroom also high on the wish list. Remodelling homes is my business, particularly kitchens and bathrooms, so here are 5 more affordable tips for enhancing your living space and adding value to your property. Add an ensuite – demand for ensuite facilities is on the rise, so you could turn an adjoining room or underutilised space into a walk-in bathroom adjacent to a bedroom. Slimline agglomerate granite, quartz, recycled glass or porcelain waterrepellent finishes and modern spacesaving suites will enable remodelling even a compact room, with large floor tiles visually linking the adjoining areas. Explore magical mosaics – modern tile laying systems mean that genuine Italian glass mosaics are quicker and easier to fit, adding an unmistakeable touch of luxury in the kitchen, bathroom or dining room. Choose classic subway styles, mix’n’match ‘mosaics on a mattress’, exclusive designer patterns, even stained glass

•22•

effects, all non-porous, wipe clean, durable and beautifully textured. There’s even the option of your own custom mosaic design. Go island style – in the kitchen or as a room divider in a kitchen-diner, a standalone island unit offers extra storage and casual dining. The island countertop, with down-to-the-floor waterfall ends, can either show off your main worktop finish or add a splash of colour with a contrasting, bold finish. A ‘dining island’, with cantilevered top and stylish stools, helps focus the kitchen area as the hub of the home and family living generally.

convivial use, even complete wetrooms. Modern, water-resistant and virtually seamless shower liners, floor-to-ceiling wall cladding and feature floor tiles are all options in your makeover palette, together with large glass panels and shower enclosures, china and acrylic base trays, and modern user-friendly fixtures like hydromassage columns.

Pimp a downstairs loo – you can transform a humble downstairs loo or closet into an eyecatching visitor cloakroom, wowing guests and letting your creativity run wild. Quality glass mosaic wallpaper can add drama, especially with downlighters picking out reflective highlights, while lighter agglomerate floor tiles help create an illusion of space. Modern corner sinks and close-coupled WCs maximise the use of floorspace, while presenting a clean, clinical look.

Perhaps the best thing about my remodelling tips is that they can be mostly carried out within your existing room layouts, without re-siting the plumbing and electrical connections, and by simply overlaying the worktops, tiles and bathroom surfaces that you want to replace. That means less ripping out, less dust and debris, and less household disruption. If I tell you also that most of our finishes are eco-friendly, made from recycled materials, then you’ll be happy that you won’t be damaging the environment or contributing to unwanted landfill. What’s more, our Granite Transformations showrooms have all the experts and installers to help plan your remodelling project and do all the work for you. Can’t be bad.

What a shower – there’s definitely a trend toward bigger, better showers, such as walk-in enclosures, double showers for

Water saving technology is another hallmark of Croydex product design with a number of its water efficient handsets, such as the pioneering Aqua Air range, included in the Water Label.

Equally as easy to install is Croydex’s latest collection of IP44 Rated illuminated mirrors. Featuring LED lights, touch sensitive power switches and heated demister pads, each design simply attaches to the wall using the four step Hang ‘N’ Lock system. This patented bracket, which can also be used to hang a selection of Croydex vanity units, beauty stations and cabinets, ends the awkwardness of measuring distances and marking screw holes whilst trying to support a heavy item. Simply attach to the wall, adjust with the built-in spirit level before hanging and then lock securely in place.

Aqua Air, harnesses the power of air to deliver an invigorating yet water efficient shower sensation and works by drawing in air and blending it with the water flow - making each droplet bigger and softer. Air force enhances the system’s spray power and promises savings of up to 50 per cent water reduction compared to normal showers. JIS Europe Ltd is the original supplier of stainless steel towel rails to the UK bathroom industry. Where we led others inevitably followed. Speaking of the reasons why we chose to manufacture our range of towel rails from stainless steel is Marketing and Design Director, Claire Wilkinson.

Equally as important, especially in today’s climate, is that the manufacturing process for stainless steel is ecologically sound. Stainless steel is 100% recyclable in itself and is manufactured from over 90% recyclable product. Furthermore there are no harmful chemical plating processes involved in its manufacture. It has a deep lustrous appearance making it aesthetically pleasing. We supply our entire range in both a polished and brushed finish. It is utilised in both commercial kitchens and hospitals throughout, where its hygienic qualities have long been recognised.

“We were looking at various business opportunities and had decided on ladder towel rails as it was an emerging growth market. Whilst I was in the midst of the initial design process, I had a number of bathroom accessories in my bathroom and I had noticed that some of them had pitted and rusted whilst others of the same age where still pristine. I asked my husband why this was and he said that the rusted ones where chrome plated whilst the others were manufactured from stainless steel. RISCO Confirms that

Home is Where the Smart is The Internet of Things (IoT) is radically changing the way in which we live our lives. A growing number of homeowners are taking advantage of Internet protocol (IP) enabled technology to create smart homes and RISCO Group’s intruder alarm systems are playing a leading role in this process. Estimates about the amount of connected devices set to be in use over the next few years vary enormously. However, according to Intel, the IoT is predicted to grow from two billion objects in 2006 to 200 billion by 2020, when there will be around 26 smart devices for every human being on Earth. IBM claims that every day we create 2.5 quintillion bytes of data – according to the US definition that’s one followed by 18 zeros. To put that huge number into perspective, it equates to filling up 57.5 billion 32GB Apple iPads. continues...

•34•

Drive time A key driver of the IoT is the demand for ever smarter and technologically advanced homes. In the past, the term smart home conjured up images of expensive gadgets and gizmos that were only to be found in the mansions or grand estates of the ultra-rich. However, the assumption that it is all something of a ‘Tomorrow’s World’ concept has been turned on its head in the last few years, with highly advanced systems being introduced into dwellings of all shapes and sizes. Generally speaking a smart home incorporates advanced automation systems to provide inhabitants with sophisticated monitoring and control over a building’s functions. These include lighting, climate control, multimedia and audiovisual (AV), window and door operations, energy metering, as well as security. The UK smart home market is growing rapidly and a study by AMA Research found that while it was estimated to be worth around £65m in 2011, this figure is set to spiral to £210m by 2019.

Smart attack RISCO Group offers a wide variety of products designed for the homeowner that make premises safer and more secure. Someone that has an established track record in using the company’s products to create smarter homes for his clients is Rob Rathbone, Managing Director of Cheshire based KHG Security. He comments, ‘We only offer cutting edge equipment, installed to the highest possible standards by time served, professional technicians. We’ve used intruder alarm technology from RISCO Group in a diverse range of installations over the years and have always felt that it offers a level of functionality and flexibility that is perfectly suited to meeting the increasing demand from homeowners for networked abodes.’

As it becomes more cost effective to install an IP enabled intruder alarm system and homeowners recognise the benefits of having one installed, KHG Security has seen a rise demand for its expertise in this area. Rathbone continues, ‘Most of our customers initially see an intruder alarm system as a one dimensional product but once we have installed it they are often amazed at the additional lifestyle benefits it provides. Others, however, are far more tech-savvy and are fully prepared to exploit the full range of features that RISCO Group’s technology can offer.’

Forward thinkers Two individuals that qualify for the latter group are Malcolm Gruber and Dominic McCormick. Both resident in Cheshire, they have used the services of KHG Security to implement RISCO Group’s intruder alarm technology in a plethora of innovative ways. Having moved into his new home in 2015, Gruber had intended to update the existing security system, however, it became a priority after one eventful evening. He explains, ‘Unfortunately, I managed to lock myself out of the house and having gone to lots of time and trouble to get a locksmith to attend and let me in, we started talking about intruder alarms and he recommended KHG Security. I already had a good idea about what I wanted, but as soon as I met Rob I was impressed with his clear interest in creating smart homes.’ After conducting a risk assessment, Rathbone recommended the installation of a RISCO Group Agility 3 two-way wireless alarm system. Agility 3 supports visual verification with a self-monitoring smartphone app, which enables homeowners to control their alarm systems remotely, as well as view real time images taken inside their premises with a wireless passive infrared (PIR) camera detector that communicates with the RISCO Cloud server. As a dog owner, Gruber was concerned about the welfare of his pet when he went out. He comments, ‘Dogs can get very distressed when they are apart from their owners, so I wanted to be able to remotely monitor what is happening. I now have three cameras located throughout my home, which I can activate via my smartphone at any time and take photos if necessary. This gives me valuable peace of mind about my dog’s welfare and means I can take any action if required.’ The Agility 3 also allows him to arm and disarm the system remotely, so that he can grant access to neighbours, dog minders and his cleaner, as required. If an alarm goes off it takes a burst of four pictures that are instantly sent to him and if he doesn’t respond to the text notification and turn the alarm off, an alarm receiving centre (ARC) will call him directly.

•36•

Life of Pi Fellow tech-junkie, Dominic McCormick, firmly believes that the smart home is now within reach for all, and found a likeminded soul in Rob Rathbone. ‘We only moved into our new home in January,’ says McCormick. ‘One of my immediate priorities was an IP connected intruder alarm system. After consulting with Rob on the most suitable solution, we decided that a LightSYS 2 system from RISCO Group would offer immediate benefits, as well as the opportunity to scale up and configure new ways of linking our home infrastructure to it.’ LightSYS 2 is a professional hybrid system that offers ultimate flexibility, with advanced IP and GSM/GPRS or STU adaptor communication, as well as a choice of wired, wireless, or bus detectors. ‘Like the Agility 3, it benefits from a smartphone

new system and has begun to adapt it to suit his specific needs. He explains, ‘I’m a keen user of the Raspberry Pi – a tiny, credit card computer that you can buy for less than £20 and runs Linux. I’m looking at ways I can combine its use with the LightSYS 2 to make my home more IoT enabled. I’m already using the Utility Output feature of the LightSYS 2 on my new garage door to open and close it remotely in order to accept deliveries when I’m out. My latest projects include developing an electric lock and door opening sensor that can open a door when my hands are full, and the ability to open and close curtains with a smartphone based voice command. Longer term, it’s clear that integrating the LightSYS 2 with the Pi and other Smart devices will provide capabilities far beyond its initial purpose.’

Look ahead

app that enables users to control their alarm systems remotely,’ states Rathbone. ‘Yet, despite its advanced capabilities, it is the easiest system on the market to install and support, with a simple keypad menu structure and seamless configuration software connectivity via RISCO Cloud.’

Homeowners are looking to integrate all the different electronic systems they have and the explosion of smart devices has increased awareness of the lifestyle benefits of using technology in this way. KHG Security’s Rob Rathbone, concludes, ‘With IDC forecasting that the worldwide market for IoT solutions will grow from $1.9tn in 2013 to $7.1tn in 2020, pioneers such as Malcolm and Dominic are already realising the ways that RISCO Group’s technology can create the homes of the future today.’

Comprising internal PIR detectors, as well as window and door sensors, McCormick is impressed with the functionality of the

The Telguard range of telephone, GSM, and soon to be released, SIP based intercom systems are suitable for new build or retro fit. Designed, developed and manufactured in the UK since 1992 we have provided entry solutions for thousands of projects nationally and overseas. The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The SIP product requires a Broadband connection and a link to the LAN or local Wi-Fi. The only other requirement is for local power and the intercom can be installed. Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile. The telephone numbers of the apartments/ houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use. A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call. If the resident is out, the system is able to divert the call to up to 8 follow on numbers. This could be to a mobile phone or even a Call Centre where access may be granted from. Telguard benefits from an internal battery backed time clock which enables timed access PINs, timed number divert, disable the system to prevent unsociable calls, timed trade access via a ‘Trade’ button or PIN and a number of other timed features. This facility also updates from BST to GMT as required, again removing the need for a site visit. Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance.

•42•

The Activity Logs provide a record of every function that the system performs backed up with accurate time and date information. The Logs also provide a ‘Dashboard’ to the installer providing operational information ie. Voltage, temperature. The Telguard system is not only quick to install compared with hard-wired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a mobile phone to be called for access requests. We are able to provide systems with backlit keypads and buttons, integrated proximity access and video. The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise. DDA systems are available with large halo illuminated Braille buttons with big letter, easy to read displays and audio and visual call progress indication. Bespoke applications are also undertaken making it possible to provide almost any style or shape of system. It may be that we have to provide a system to replace an existing installation so we are able to manufacture our panel to fit the aperture of an old, non functional system. We are able to manufacture systems in different finishes and colour schemes, we powder coat stainless steel so as to not impact on the vandal resistance of the panel.. As advances in technology arrive in to the public domain, we are always in a prime position to make the most of these advances thanks to our in-house development team. We are also able to engineer modifications to software and hardware should a specific requirement be requested. Our systems carry a 2 year return to manufacturer warranty which can also be extended.

Fixed Flushglaze rooflight for private property in North London Situated in a prestigious London location, this Edwardian terraced house incorporates Glazing Vision’s Flushglaze fixed roof light for the requirement of natural lighting.

Expanding interior space to enhance the property’s location Although the property’s location was desirable, with nearby transport links and a ten minute walk to impressive parkland, the interior space fell short of expectations. The clients were looking for ways to expand usable living space, which would not only enable the family to spend

more quality time together but would also enhance the views of the scenic landscape beyond the garden. To meet these objectives, Andrew Mulroy Architects Ltd focused on designing a large kitchen extension to the rear of the property that would help to accentuate this landscape and create an open, interior space for the family. This would create a focal point for the home where both children and adults can congregate and socialise.

Doors, windows & architectural hardware Integration of fixed roof lights for natural lighting The ground floor plan, which was originally segregated into three rooms, a small breakfast room, a smaller kitchen and a tight living room, were replaced with a large kitchen diner that extends outwards into the garden. In order to create an extension that provided sufficient lighting as well as space, a large skylight was incorporated into the design plan. Glazing Vision supplied their fixed Flushglaze rooflight for the requirement of natural lighting; this large, single pane of toughened, triple-laminated glass was installed above the dining area. The installation of Glazing Vision’s product enabled daylight to penetrate the heart of the extension that would have otherwise been relatively dark; the rooflight not only enables great views of the sky during the day but is also an admirable feature at night, with an open snug room positioned to the side of the skylight around a wood burning stove. Glazing Vision’s product, together with the full width sliding glass doors onto the garden, help to maximize the amount of natural daylight that now floods the new living space. The flawless finish of the Flushglaze skylight, with its minimal framework and large area of sheer glass, complement the white-washed décor of the extension perfectly; the combination of minimal colour and seamless glass has created a floor-to-ceiling mergence of garden and sky. Achievements from the project Andrew Mulroy Architects carefully considered the owner’s requirements for light and space throughout the project and have created an extension that has created a special family environment for all occupants. What is particularly impressive about this project is how the original period character has been carefully integrated with a more contemporary style of living; the building’s traditional charm blends with the minimalist features of the kitchen extension. This North London property carries with it an air of understated elegance. Expressive wall decorations made with perforated metal panels from RMIG combine functionality and aesthetics at an indoor swimming facility. To increase the functionality of the swimming facilities in Hundvåg, it was decided to give the interior an artistic dimension that would counterbalance the hard surfaces and improve the acoustics by reducing noise levels. Artists Marius Dahl and Jan Christensen won the competition for this assignment with a beautiful project, inspired by water and waves. Dahl and Christensen suggested a sophisticated wave pattern to reflect the use of the facilities. RMIG worked closely with the artists and Stålteknikk AS to find the perfect solution for this project. To bring the artists’ vision to life, tailor-made perforated panels and cassettes from the RMIG City Emotion programme were used on the walls, creating a striking 3-D effect.

Functional aesthetics All panels for the Hundvåg project were manufactured from 5754 aluminium, perforated with round holes and finished with a special surface treatment for maximum corrosion protection. Sound absorbing batts have been placed behind the panels to ensure maximum noise reduction. Furthermore, the perforated cassettes have been delivered as complete units, ready for installation, saving valuable time for everyone involved in this prestigious project. It is functionality and aesthetics on a new level.

How to Make a Home Accessible Without Compromising on Style Accessibility of the home is an important consideration in any building project. A home lift provides an easy and stylish solution for those who struggle with the stairs. our typical self-build client will invest their heart and soul in their project to realise their dream home, so accessibility should be a major consideration to ensure the lifetime value of the project. Design criteria such as Lifetime Homes are growing in importance, helping to ensure that homes are fit for the less mobile. There are many considerations; from access into the house, the layout inside, the width of the hallways and doorways and of course, the stairs.

Platform Lift Pair for Carters Stores Carters is the largest independent furniture retailer in Worcestershire, operating from two separate sites in Kidderminster, their showrooms total over 40,000 square feet.

Both showrooms required platform lifts to enable wheelchair access, as well as accommodating light goods to the upper floor of the centres. Invalifts was selected to supply and install the lifts, as their MC2000 Platform lift was available in different sizes which would perfectly accommodate their needs. Both sites had different requirements, and the flexibility of the options available on the MC2000 Platform lift ensured that all the needs were met. The first site, Carters Furniture store, required a lift for customer access, as well as requiring key locking for the top floor which only the staff had access to. This lift was able to utilise an existing shaft, and was engineered with bespoke measurements to fill the space perfectly. The other site was Carters Bed Centre. This installation required a larger platform to enable the transportation of goods as well as people. The doors were positioned in an open adjacent configuration to maximise space and serve a balcony, whilst the shaft was partially glazed to enable the customers to get a great view of the ground floor as they travelled. This is one of many lifts that Invalifts have installed in commercial locations throughout the UK including lifts at the BBC, Next, Aldi and Wickes. To find out more about the MC2000 platform lift, you can give Invalifts a call on 0845 468 2543 and speak to one of their friendly experts or visit www.invalifts.com

Platform Lifts Our range of platform lifts includes the MC2000 lift (right) - a high quality enclosed platform lift with a unique chain drive, and the option of glazing on all 4 shaft sides. With a fantastic guarantee, and small footprints available, this is a premier platform lift. We also offer stair platform lifts and a range of platform lifts for both internal and external use.

Platform Lift for the Dyfi Osprey Project

T

he Dyfi Osprey P ro j e c t i s a Montgomeryshire W i l d l i fe Tr u st flagship project, located on the west coast of mid Wales. The project started in January 2009 with the aim of supporting and conserving the osprey population in Wales. There is a visitor centre located onsite to allow the general public a chance to see these rare birds in their natural habitat. In order for the project to be accessible by all, the two floor

centre decided that a platform lift would allow wheelchair access to the upper floor of the centre. They set up a camera and lift appeal to help raise money for the project. In 2016, a grant was awarded that helped cover the cost of the lift and installation. Invalifts was chosen to supply and install the lift, as their MC2000 Platform Lift was available with a glazed shaft at the upper level to maximise light and allow views of the beautiful scenery. Invalifts co-ordinated the installation of the lift with the centre so that the lift would be installed before the return of the ospreys.

The installation had the additional challenge that the delivery vehicle for the parts would have to drop off over 500 metres away from the building, due to the remote location. Volunteers worked under the instruction of the Invalifts engineers to transport the parts by hand to the lift install area. The Dyfi Osprey Project was thrilled with the results, describing the ability to see Monty the Osprey for the first time in the feather as ‘Priceless!’. To find out more about the MC2000 platform lift, you can give Invalifts a call on 0845 468 2543 and speak to one of their friendly experts or visit www.invalifts.com

Kensal Green Rear Extension

One of PEEK Architecture’s recent commissions, is a rear and side return in Kensal Green, London. The brief was to create an open plan living space to house a kitchen, dining area and space for the children to play, while also having a link with the garden. The client is a member of the Green Building council, so it was important for them, that the build was as ecological and sensitive as possible.

T

The rear facade now includes triple glazed black framed bi-fold doors with a flush threshold, and by using the same tiles inside and out, this brings the outside in. The concrete effect tiles used, were large format porcelain tiles, ‘Conproj’ in grey, from West London supplier, European Heritage (www.europeanheritage.co.uk). Georgina Turvey of PEEK Architecture states ‘’these thin tiles are excellent at conducting the under floor heating. Although more expensive than radiators for installation, under floor heating was proposed as its uses less energy to heat a large open plan space like this.’’ A picture window is surrounded by a thick frame, which creates a window seat and a cover from the rain when open. The dining area is defined by a corner storage bench, painted in a light grey colour from Earthborn Paints (www.earthbornpaints.co.uk) which is an organic and natural paint. This bench runs into the window seat, giving views of the garden when dining.

•68•

A simple white design for the kitchen, was chosen from Ikea, as they use wood chip in their carcass’s as it is more eco-friendly. A large island unit creates a sociable cooking area, with a breakfast bar to one side. Stone was wanted round the hob, but timber elsewhere as its nicer to sit at and less noisy when placing crockery down. The stone chosen was a recycled composite product from Touch Stone Worktops, called ‘Eco Moss’ by Cosentino (www.touchstoneworktops.com) which reuses ground up aggregate to create different finishes. The one chosen resembles concrete, but without the maintenance and staining concrete goes through. Turvey sourced the timber area of the island from local reclamation and design emporium Retrovius, which is made from upcycled old lab desks cleared out from a school. Even the old gas tap holes are left to retain its story. The worktops ‘fold down’ to one end, so when the kitchen is viewed from the garden, the cupboard sides are timber and composite stone, which looks better than a white joinery side panel. The shelves above the sink area, are off the shelf shelving units which are then flipped upside down and simply screwed to the wall. Blue tiles line the whole wall above the sink and give this area a rich feel while displaying objects on the shelves, and to each side is an industrial style light the ‘Mullan Apoch Pulley Cage Wall Light’ from Made to Last (www.made-to-last.co.uk) complete with filament bulbs, which provide low level ambient lighting at night time. The result creates a successful, mutli functional space. The need to keep an eco friendly nature to all elements specified, makes for some unexpected finishes which have made the project all the more rich and interesting.

Kayospruce : e d a h S n O t h Shedding Lig Solar Protection While those first rays of sunlight are often a source of joy, it’s really important to be able to protect yourself from them in the middle of summer. And what could be nicer than relaxing outside a café or in your garden, sheltered from the sun, without being bothered by the heat? There are lots of different solutions for sun protection, and they all have their benefits, from canopies and pergolas to blinds

PRECONTRAINT 502 SATIN: The new Précontraint 502 Satin range – a full membrane, without micro-perforations, sophisticated and less traditional look, better suited to modern trends. A wide range of different colours to encourage creativity, effective protection against heat and bad weather and impressive sturdiness, improved dirt resistance, making it a fantastic choice for architecture, with a 10-year extended warranty. Perfect for your canopies and pergola roofs. It has the advantage of being very sturdy (it doesn’t distort or stretch) and durable, as well as being resistant to bad weather and UV rays

•74•

SOLTIS 88: Soltis 88 offers another option for indoor sun protection with greater transparency. Manufactured using exclusive Précontraint Serge Ferrari® technology, these composite materials are kept taut throughout the production process. The result: they do not distort when put up or used and combine dimensional stability with resistance, as well as being incredibly thin, lightweight and effective, with a touch of transparency.

SOLTIS 86: The Soltis 86 is the most open screen in the Soltis range. Its micro-perforated structure lets light through and helps to create a bright, flattering, pleasant and appropriate atmosphere. Incredibly resistant to bad weather and UV rays, when used outdoors, the Soltis 86 blocks up to 88% of sun rays.

Architecture & Interior Design

SOLTIS 92: The Soltis 92 offers reinforced thermal protection thanks to its micro-perforations that help to regulate the heat from the sun. It limits the greenhouse effect and is particularly recommended for very exposed areas.
