This SuDS Park on Australia Rd in White City, London, manages rainwater to protect the combined sewer but just as importantly creates a high quality social and event space for the local community between a school and two playgrounds. Rainsculptures, raingardens and ‘wiggly wall’ through ornamental grassed basins all celebrate rainfall.

This formal landscape, at the heart of the new Bromsgrove civic, centre stores and infiltrates rainwater over the whole landscape. Some rainwater is harvested and recycled by a solar-powered pump to create a cascade water feature on sunny days.

Landscapes Creative that come alive Design of when it rains SuDS Most peope in urban design, development, drainage and planning will have heard of Sustainable Drainage Systems (SuDS) by now. But most will be mainly aware of schemes employing large unsympathetic and sometimes dangerous storage basins or invisible, underground attenuation such as crates and tanks. This doesn’t have to be the case and for over twenty years, Robert Bray Associates have pioneered a different approach in the UK that treats rainwater as an opportunity to enhance the landscape for people and wildlife rather than as a problem to be ‘dealt with’. Cleaning and storage of certain volumes of water when it rains is only a small part of a Sustainable Drainage System’s life. Most of the time SuDS features are empty and quite

Employing SuDS at the new Bewdley School Science Block was an opportunity to create a science garden where pupils can observe and measure the forces of water in action with rainwater directed to a waterwheel, a tipping bucket and a Torricelli tube as well as a wildlife pond and raingarden.

often dry. To have areas of land set aside for this purpose only is wasteful and can be expensive. By taking a different approach to modelling and managing rainfall, the design team at Robert Bray Associates are able to exploit opportunities for storage or infiltration throughout the whole development. By using pockets of greenspace, public open spaces and selective use of permeable paving from the top of the site to the bottom, less space is required at the bottom of the site for final storage basins. Spreading SuDS throughout the landscape and regarding rainwater as an opportunity allows the SuDS to contribute to more dynamic, biodiverse and attractive developments. At Robert Bray Associates their aim is to “create landscapes that come alive when it rains and make people want to go outside when it rains”.

Features that manage rainwater are placed throughout this innovative housing development in Stroud. A raised pool, rills in front of properties, a dramatic cascade, a lush garden rill and a play basin generate a uniquely beautiful sense of place and a well-used communal landscape.

The 82,000sq ft industrial complex at St Andrew’s Road, Turnbridge, will be our new home – and will enable us to expand our product offering to our customers and in time increase our workforce as it builds up additional manufacturing lines.

Work has started on our New Factory

The 27-week construction programme will involve digging out the remaining foundations of the terraced housing that used to occupy the site many years ago before sinking pilings and erecting the steel framework of the building. Brick-and-block construction will be carried out before the installation of distinctive black cladding. At the height of construction, about 40 to 50 people will be working on site. We have been seeking larger premises since 2010, and we will be moving from the leased premises where we have been manufacturing for the past 23 years to a purpose-built state-of-the-art site. If we had not found this site we would have had to move from Huddersfield, so this is ideal for keeping our local workforce. developer-update.co.uk

Completion of the build will be June 2017, the complex will include new offices, a staff canteen, shower rooms, research and development facilities, engineering facilities, a planning department, storehouse and three large manufacturing units. However employees would switch from Silver Street to St Andrew’s Road in phases over a period of at least three months – as sections of the new building became available. Over the past two years we have increased our exporting performance for our GRAFT and Protecta products from 25% of total production to 75% with markets in Australia and New Zealand, the Middle East, the far East and Eastern Europe. Although we would like to increase our presence in the United Kingdom, we expect further growth from export. Look out for great things from us in the very near future, www.polyseam.com. UK AND INTERNATIONAL BRANDS FILL MANCHESTER Whether you select what you buy by brand or by style, this year’s Manchester Furniture Show, (17-19 July, Manchester Central) has both - in every aisle. Big UK and International brands are exhibiting this July and punching with all their might. They have grand, imaginative and simple new designs galore, choose by brand or choose by look - the choice is plentiful. UK Brands In upholstery Westbridge are bringing Heirloom, a stately sofa, which harmoniously combines aged leather with striped seats and floral cushions, it is instant grandeur and luxury. In contrast Wade have Camden, a modern sofa in cool grey, which shouts funky 60s retro with wing backs, button backs and a smooth wooden base. Keeping with the grey theme is Charleston from Whitemeadow, with soft round edges and plump cushions it invites lounging. Another modern piece is Francesca from Ashley Manor, it has an off white hue, with ebony feet, black cushions and straight arms. Its large studding make it stand out from the norm, it is subtle attention grabbing at its best. In cabinet major brands will be showing a wide range of stand-out styles from traditional to modern. Wood Brothers are showing Hint, their new and novel living collection. It features beech with either polar or graphite painted frames, its soft lines and simple styling makes it 21st Century vogue. Also with rounded edges comes the Oslo dining range from Furniture Origins. It is solid and substantial with cut-out handles and the natural beauty of the wood its pivotal feature. Mark Webster Designs brings Chaucer, a rich and dark traditionally styled dining collection with smart modern echoes. Well crafted, it has easy appeal for those tired of plain oak and shying way from painted. developer-update.co.uk

20 Manchester Furniture Show

Like upholstery and cabinet, bedroom will have new collections on show from some of the biggest and most imaginative companies in the industry. In cabinet Baker are showing Austin (below), an ample and firm collection of grand and dark chests and beds. Gentle curves soften its serious stature. Gallery Direct’s new Marlow bedroom collection takes modern styling in a different direction with a hint of the shaker style, it is slightly dainty and simple in natural oak and with tricky unusual details.

developer-update.co.uk

For beds with movement Furmanac is a must. Their Hestia range continues to grow with ever more sophisticated mechanisms and increasing styling choices. New styles will be on show at Manchester including Arabella (above), in claret velvet with a large upholstered headboard, it’s a bed fit for Scarlett O’Hara. It isn’t just the major brands that are bringing smart, desirable and new-season designs to Manchester, all of the 130 plus exhibitors have fresh and inspiring collections which will tempt and entice buyers and visitors to the Show. With everything from grand sofas to delicate lamps it’s all here.

Manchester Furniture Show 21

International Brands Italian design, German engineering and Eastern flair will mix with the UK skills and expertise on show at Manchester this year. New and trend-setting designs produced by some of the best manufacturers from around the world will be on display. Italian giants the Camel Group join the Show from their North-East Italian manufacturing base. They are bringing a selection of their dining and bedroom cabinet collections, including their new Roma living (above), which combines a glossy white frame, clear glass and metal accents to make an ultra modern chic collection and it is definitely for those who want to be noticed. They are joining fellow Italians New Trend and Mini Divani and their stands will be full of Italian chic and sharp edged design. Showing their clean lined German cabinet engineering at its best are Nolte Mobel and Rauch Moebelwerke. Experts at producing slick and highly desirable wardrobe and bedroom cabinet systems that glide open and close with effortless ease. They will both introduce new designs in high-gloss veneers, glass and formed synthetics, all designed with the UK market in mind, including Kent from Rauch, a combination of walnut, white gloss, mirrored doors and metal bar handles. It is the utmost in modern bedroom fashion. Closer to home Irish companies VIDA Living and Derry’s are launching new designs at the Show. VIDA Living has been designing and supplying clean-lined contemporary furniture for 34 years and bring new marble dining collections and sofabeds. Derry’s will show a selection of their comprehensive collections with a focus on furniture and decorative items for the hotel and leisure industry. developer-update.co.uk

22 Manchester Furniture Show

From much further afield come exhibitors from China, Skyline and Hydeline. Both design and manufacture leather and fabric sofas and chairs in styles ranging from traditional to modern. Also from the Far East come Global Home and Indian Hub. Global Home are launching new cabinet collections in a variety of woods and finishes, simply styled and with plenty of choice. A completely different look will be found on the Indian Hub stand. From their base in Jodhpur they produce funky, rustic furniture made from hardwoods including teak and mango. Their furniture is definitely eye-catching and crowd dividing.

Choose By Look If you prefer to make your choice from what’s on offer at Manchester by look rather than by brand then you won’t be disappointed. 2016’s increased number of exhibitors will present a myriad of choices from glistening lights to aged leather sofas catering for all tastes from country living to modern urban chic. For a gentle country look - be it stately home grandeur or cosy cottage Whitemeadow and will be showing sofas and chairs that could grace the home of a country squire or cottage dweller in bright florals and rich velvets and Carlton have aged leather with soft tweeds. To complement in living and dining Baker, Wood Brothers, Rowico, Corndell and Furniture Origins all have collections to suit a fresh green look, with reclaimed woods, painted finishes and mixed textures. Shankar have dining chairs and carvers to match grand and simple looks, with new designs in velvets and leathers in a huge choice of finishes. If the style you’re after is more urban, then Lebus, Buoyant, Scan Thor and Panacea will have the perfect choices for the city and it’s pace, with sofas in leather, crisp geometrics and with contemporary styling.

26 Bathrooms & Washrooms

An Introduction to The Bathroom Switch

It is all very well installing subtle mood lighting into a new bathroom _but how are you going to control it safely within the bathroom? Yes there are pull-cords aplenty, even dimmable ones, but when you are spending good money creating your bathroom heaven, a load of pieces of string hanging from the ceiling somehow detracts from the overall design. Queue The Bathroom Switch. Wired to small Sensor Pads, which can be placed behind most materials such as Ceramic or Stone Tiles, Wood, Plastic, Glass, and even Metals, users can create switches or dimmers in virtually any shape and situation. Tiles covering Sensor Pads are adhered with silicone allowing access should it be necessary. In Bathrooms, these Sensor Pads can even be placed behind tiles reachable from the bath or shower (zones 1&2) and thus allow safe switching and dimming. These Bathroom Switch controllers can be activated from up to 12 low voltage (5vdc) Sensor Pads, so for example a Dimmer Controller can be operated from a Sensor Pad by the door and then the lights dimmed by touching a tile whilst in the bath. Most types of lighting can be operated by the Bathroom Switch; this includes incandescent bulbs, halogens (mains and low voltage), LEDs and low energy bulbs. The dimmer controller will work with most leading and trailing edge dimming LEDs and because of the method of output wiring, it is even possible to dim lights as well as switch a fan on and off using the same Dimmer Controller. The Bathroom Switch will also switch other devices (to a maximum loading of 500Watts) such as mirror demisters etc.. If a greater load is present, the Bathroom Switch will switch a slave relay or contactor. developer-update.co.uk

Bathroom Switch controllers are usually sited outside bathrooms, they should be installed either in the ceiling/loft space or elsewhere outside any zoned area. Sensor Pads are connected to controllers using thin cable such as “CAT5” or “CAT6”. Operating the Bathroom Switch is simple: Touch your chosen faceplate (tile etc.) and the lights will turn on. Touch again to switch off. The Dimmer variant operation is also easy; touch your chosen faceplate and the lights will turn on at low level, keep touching and the lights will begin to ramp up to full brightness, remove the hand and the lights will stay at the intensity reached. To switch off, touch briefly and the lights will slowly dim back down and switch off. If required, a further touch at this stage will again latch to the intensity reached and the lights can then be ramped up again. In the timer variant, the delay is set within the controller and the lights will remain on and then switch off once the set time is reached Applications for the Bathroom Switch include (obviously) bathrooms and wet rooms, but they can of course be used elsewhere; Bathroom Switches have been used in various situations including in domestic situations such as where switches are required to be non obtrusive i.e. mounted behind door architraves etc, and in kitchens etc. Commercial applications include vandal proof switching, commercial kitchens, swimming pools and stairwells where wiring for multipoint switching becomes easy with just 2 wires connecting all Sensor Pads to one controller. With mood lighting becoming a desirable option within bathrooms the Bathroom Switch provides an elegant alternative to pull-cord operation.

Home Improvement Ideas

5 More Remodelling Tips

from Hayley Fenn, UK head of Granite Transformations

The latest home improvement report from Barclays indicates that over half (53%) of UK homeowners would choose to remodel their existing properties, rather than move to a new house. The most desirable home improvement is a designer kitchen, with an ensuite bathroom also high on the wish list. Remodelling homes is my business, particularly kitchens and bathrooms, so here are 5 more affordable tips for enhancing your living space and adding value to your property.

Add an ensuite –

demand for ensuite facilities is on the rise, so you could turn an adjoining room or underutilised space into a walk-in bathroom adjacent to a bedroom. Slimline agglomerate granite, quartz, recycled glass or porcelain water-repellent finishes and modern space-saving suites will enable remodelling even a compact room, with large floor tiles visually linking the adjoining areas.

Explore magical mosaics –

modern tile laying systems mean that genuine Italian glass mosaics are quicker and easier to fit, adding an unmistakeable touch of luxury in the kitchen, bathroom or dining room. Choose classic subway styles, mix’n’match ‘mosaics on a mattress’, exclusive designer patterns, even stained glass effects, all non-porous, wipe clean, durable and beautifully textured. There’s even the option of your own custom mosaic design.

developer-update.co.uk

Bathrooms & Washrooms 33

Go island style –

in the kitchen or as a room divider in a kitchen-diner, a standalone island unit offers extra storage and casual dining. The island countertop, with down-to-the-floor waterfall ends, can either show off your main worktop finish or add a splash of colour with a contrasting, bold finish. A ‘dining island’, with cantilevered top and stylish stools, helps focus the kitchen area as the hub of the home and family living generally.

Pimp a downstairs loo – you can transform

a humble downstairs loo or closet into an eyecatching visitor cloakroom, wowing guests and letting your creativity run wild. Quality glass mosaic wallpaper can add drama, especially with downlighters picking out reflective highlights, while lighter agglomerate floor tiles help create an illusion of space. Modern corner sinks and close-coupled WCs maximise the use of floorspace, while presenting a clean, clinical look.

What a shower –

there’s definitely a trend toward bigger, better showers, such as walk-in enclosures, double showers for convivial use, even complete wetrooms. Modern, water-resistant and virtually seamless shower liners, floor-to-ceiling wall cladding and feature floor tiles are all options in your makeover palette, together with large glass panels and shower enclosures, china and acrylic base trays, and modern user-friendly fixtures like hydromassage columns. Perhaps the best thing about my remodelling tips is that they can be mostly carried out within your existing room layouts, without re-siting the plumbing and electrical connections, and by simply overlaying the worktops, tiles and bathroom surfaces that you want to replace. That means less ripping out, less dust and debris, and less household disruption. If I tell you also that most of our finishes are eco-friendly, made from recycled materials, then you’ll be happy that you won’t be damaging the environment or contributing to unwanted landfill. What’s more, our Granite Transformations showrooms have all the experts and installers to help plan your remodelling project and do all the work for you. Can’t be bad. The Telguard range of telephone, GSM, and soon to be released, SIP based intercom systems are suitable for new build or retro fit. Designed, developed and manufactured in the UK since 1992 we have provided entry solutions for thousands of projects nationally and overseas. The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The SIP product requires a Broadband connection and a link to the LAN or local Wi-Fi. The only other requirement is for local power and the intercom can be installed.

The Activity Logs provide a record of every function that the system performs backed up with accurate time and date information. The Logs also provide a ‘Dashboard’ to the installer providing operational information ie. Voltage, temperature.

Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile.

The Telguard system is not only quick to install compared with hard-wired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a mobile phone to be called for access requests.

The telephone numbers of the apartments/ houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use. A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call. If the resident is out, the system is able to divert the call to up to 8 follow on numbers. This could be to a mobile phone or even a Call Centre where access may be granted from. Telguard benefits from an internal battery backed time clock which enables timed access PINs, timed number divert, disable the system to prevent unsociable calls, timed trade access via a ‘Trade’ button or PIN and a number of other timed features. This facility also updates from BST to GMT as required, again removing the need for a site visit. Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance. developer-update.co.uk

We are able to provide systems with backlit keypads and buttons, integrated proximity access and video. The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise. DDA systems are available with large halo illuminated Braille buttons with big letter, easy to read displays and audio and visual call progress indication. Bespoke applications are also undertaken making it possible to provide almost any style or shape of system. It may be that we have to provide a system to replace an existing installation so we are able to manufacture our panel to fit the aperture of an old, non functional system. We are able to manufacture systems in different finishes and colour schemes, we powder coat stainless steel so as to not impact on the vandal resistance of the panel.. As advances in technology arrive in to the public domain, we are always in a prime position to make the most of these advances thanks to our in-house development team. We are also able to engineer modifications to software and hardware should a specific requirement be requested. Our systems carry a 2 year return to manufacturer warranty which can also be extended.

Axis Automatic Doors Show the Way Onto The Mersey Ferry If you take the Mersey Ferry from Seacombe Ferry Terminal across to the Liverpool Pier Head, you will be protected while in the waiting area by a series of Axis Automatic DuraGlide Sliding Doors. Four of the five automatic doors feature the Stanley SLH Slimline operator that has a small header profile and so is ideal for use either where space is restricted or just for aesthetic reasons. The fifth door is a standard Stanley Dura-Glide SLD operator. At a height of only 117mm the SLH Slimline operator requires a transom bar of just 125mm for mounting and is ideal for applications where a break out facility is not required. The power operated automatic sliding doors can be used as emergency egress doors as a monitored “fly open” battery is installed to open the doors in the event of power failure or fire alarm activation (whilst the doors are unlocked). For safety there is an auto reverse function in both opening developer-update.co.uk

and closing cycles if an obstruction is encountered, all controlled by the new MC521 Pro Controller. This new generation controller is completely re-engineered and includes a “soft-start” “soft-stop” motor driving circuit for smooth normal opening and recycling. The controller has a built-in LAN connection and with a Stanley Bluetooth “dongle” an engineer using a Windows® Mobile handset and readily downloadable software can set door functions, including door and motor type, handing, speed, hold-open delay, troubleshooting and more, all with the greatest precision and ease. It is also very easy to program the control panel manually. The Eco Pro programmer replaces the conventional function switch and provides advanced user-defined automatic scheduling options, basic troubleshooting instructions, and door performance and history. It is intended to provide an integrated means for

two way communication between the door system and the user. The Eco Pro programmer with the 6 position function allows the building occupier to reduce opening widths on larger door systems to save energy in cold or hot weather. The Stanley SLH Slimline automatic sliding door system can operate a single door up to 3100mm or bi-parting doors up to 4300mm. The refurbishment of the 15 year old Seacombe Ferry Terminal waiting area involved the replacement of all the old doors to ensure that neither passenger comfort nor safety is compromised regardless of the weather and to increase reliability and longevity. All the door installations are fully compliant with the recommendations of BS EN 16005 2012 For further information please call 01604 212500, email sales@axisautomatic.com or visit www.axisautomatic.com

Panasonic Provides Solution for Historic When looking for the ideal air conditioning system for an eco-friendly office refit at the listed CHQ Vaults in Dublin, the developers selected a Panasonic VRF system. The unusual architecture and historical importance of the vaults presented some interesting challenges for this installation, which were overcome thanks to the flexibility of Panasonic’s system. The CHQ Vaults, situated in Dublin’s historical docklands, were originally used to store tobacco and whiskey in the 1800’s. Many years later, during the 2000’s, the building was refitted to accommodate retail units, when the space became a shopping haven. Now, in its most recent transformation, the vaults have regenerated into a buzzing commercial hub of offices, restaurants and bars. The client, Dogpatch Labs, wanted to create an innovative, tech co-working

developer-update.co.uk

space utilising a 13,500 sq ft area within the vaults. The interior design needed to incorporate the original features within the space for an eclectic and unique working environment. Dogpatch worked with CEL Consultants to bring the vision to life. When it came to heating and cooling, they called in specialist air conditioning and ventilation experts Crystal Air Ltd to install a system that would both work with the structure of the building and effectively ventilate this old, underground space.

“Panasonic provided the best solution for us to overcome the several unique challenges that the installation at Dogpatch Labs presented,” said Don Hoban, Business Development Manager, Crystal Air Ltd. “The flexibility of their VRF ECOi MF2 series and floor-standing units allowed us to overcome every roadblock within one system. The installation took six weeks and the finished result not only looks great but will also provide an economical and sustainable solution for the client.”

Doors, Windows & Architectural Hardware 41

Air-Conditioning CHQ Vaults The vaulted brickwork structure of the building combined with its listed status meant that Crystal Air already had several challenges to overcome. Firstly, the air conditioning system had to be easily removable in case future tenants wanted to fit an alternative solution. Secondly, none of the installation work could damage the bricks and mortar of the original vaults, and nothing could be attached to the historical vaulted ceiling. The system also needed to provide consistent cool, clean air throughout a large office space of over 150 desks, to counteract the underground atmosphere for a comfortable environment. The Panasonic 3-Pipe ECOi MF2 Series overcame each of these

challenges, whilst providing an energy efficient and economical solution. The sophisticated design of the floor-standing units meant that they could be easily removed and did not need to be attached to the fabric of the building, leaving the vaulted ceiling free from any fittings. To save energy, the system, which can provide simultaneous heating and cooling, can also extract warm air and redistribute it to cooler areas of the working space. Ease of control is crucial to a heating and cooling system, particularly where staff may not have the expertise required to operate a complex control system. Crystal Air installed 12 Panasonic CZ-RTC2* controllers, to enable sophisticated yet simple local

control of each floor-standing unit. The CZ-RTC2* allows employees to change the temperature, fan speed and air flow, as well as the operation mode. Local control is essential to creating a comfortable space for staff, as it means that everyone’s preferences can be catered for. The Panasonic system, installed by Crystal Air, more than met every expectation of CHQ Vaults. It not only provided an efficient and effective heating and cooling solution, but also preserved the beautiful interior of the historic building. Putting safety first, the Lifestyle Floors LVT collection has an independently tested R10 slip resistance rating, which exceeds UK building regulations. Unlike other floorcoverings, DesignerFloors Collection ranges have great sound absorption properties and provide a quick solution for those on a deadline, as the Palace and Colosseum 5G Clic ranges can be laid over many existing hard floorcoverings. The low maintenance and easy to clean credentials of LVT are teamed with a protective PU coating which has antibacterial properties, the reason why it has already proved a popular choice in doctors’ surgeries, hospitals and family homes across the UK.
