CHAIRMAN’S STATEMENT DATO’ JOHAN ARIFFIN

‘We will always be able to draw upon our ultimate strength: the remarkable people at Mitraland.”

A

t Mitraland, we aim to consistently create works that never cease to amaze and reward. Our Andaman and Ashino residences reached completion in March 2021 and are currently undergoing Express Vacant Possession – a process which safeguards the health and safety of our customers and staff during COVID-19. The property market, despite the wide-ranging impacts of the COVID-19 pandemic and the ongoing economic volatility, continues to be resilient. Real estate is still a smart investment for discerning buyers, as we foresee a recovery due to pent up demand, coupled with the reopening of global economy once the pandemic subsides. I’m pleased to be able to say that the challenges we have endured thus far have only enhanced our commitment to—and continued focus on—creating long-term value for all stakeholders by integrating social considerations, environmental sustainability, and good governance into every aspect of our business. From launching Mitraland C.A.R.E (Community Aid Response Effort) which lends a helping hand to families and members of the community affected by COVID-19, to the successful completion of Gravit8’s third and fourth residential towers, Andaman and Ashino, we have kept our sights firmly set on delivering value. With the support of our business associates, we raised RM132,500 which mobilised hundreds of C.A.R.E packages distributed to those in need and enabled cash donations to be made to various charity organisations. Despite the economic turbulence caused by the pandemic, we believe that the concept of high-rise residential developments continue to be warmly received by the Klang community, as most of our buyers are young, first home buyers. This explains why The Tresor, our fifth residential tower has been gaining traction since our official launch in March. We anticipate another new launch this year, Lake 6 Entrepreneurs’ Park II, and this will be our second foray into the industrial sector. This extraordinary year, our employees continue to embrace radically new ways of working with greater agility than ever before. Express Vacant Possession (VP) allows new home buyers to digitally undergo the Handover of VP process, complete with a drive-through system to collect the homeowner’s kit. Each individual’s ingenuity and resilience at Mitraland have allowed us to go above and beyond for all our stakeholders. I could not be prouder of how far we have come, or more optimistic about how much our passion and perseverance will help us achieve in the future. I know we will continue to do our part through whatever unknowable new challenges and upheavals lie ahead, because we will always be able to draw upon our ultimate strength: the remarkable people at Mitraland. We look forward to a brighter post-COVID-19 future in 2022, where we continue on our commitment to enable individuals and families to flourish as communities within a healthier and sustainable environment. 02

The moment Andaman and Ashino’s homeowners have been waiting has finally arrived, as Andaman and Ashino Residences @ Gravit8 have been completed. All 327 units at Andaman were fully sold, while Ashino stands at 90% units sold. This time, the Sales & Marketing team took the liberty to customise an unconventional Express VP and Drive-through handing over procedure to help facilitate a smooth and effective handing over experience for our home buyers. To avoid the current pandemic situation from affecting the handing over process, home buyers are able to experience the express handover of vacant possession in the comforts of their own home while minimising physical contact. These include a Zoom meeting to explain all relevant details on unit handover and defects checking, a drive-through system to collect the VP kit which contains the homeowners’ and house rules books, air cond remotes, access cards and of course, the house keys.

L

ast 28 March was one of the most anticipated Sundays of the year at the Gravit8 Sales Gallery, for it was the official launch of The Tresor. “Taste of Santorini” was the theme of the event, drawing buyers and visitors from all over Klang Valley. The guests of honour that officiated The Tresor launch were Mr. Chuah Theong Yee, Deputy Executive Chairman of Mitraland Group, Mr. Tan Chee Hoaw, Group GM of Mitraland Group and Mr. Low Kwok Leong, GM (Sales & Marketing) of Mitraland Group. Nevertheless, it was a fun-filled day with something for all ages, including the photo booth with the Santorini backdrop with instant photo printing, as well as the Snap, Post & Win contest. The top 20 guests who uploaded the best event photos on Facebook and Instagram and wrote the best slogan with the hashtags- #TheTresorOfficialLaunch #SantoriniByTheLake #Gravit8 and #TheTresoratGravit8 #MitralandGroup won RM100 worth of Touch N Go e-wallet reload pins each. 3 NEW FEATHERS IN OUR CAP Clinching 3 awards at the StarProperty Real Estate Developer Award 2021, it comes to show that our focus on quality, sustainability and the community fuels us in rising to new heights.

T

his year, Mitraland clinched 3 awards at the sixth StarProperty Awards, proving to be a tough contender among the star-studded line-up of premier real estate developers and their outstanding developments. It was truly inspiring to see how the industry players continued to shine despite the challenges posed by the outbreak of Covid-19 and the disruptions resulting from the movement control orders (MCOs). Gravit8 bagged Honours for The Proximity Award (Integrated Development), as well as The Tresor received Honours for the Family-Friendly Award (High-Rise), while Gravit8 took home Merit for The Poseidon Award. With technology, lifestyle, sustainability and wellbeing as the new points of focus, this year’s award categories were redesignated and fine-tuned to better reflect the changing socio-economic and cultural landscape of today’s norm. The Proximity Award Development Award (Integrated) which used to be known as the Just Walk Award, has a deeper sustainable focus. Rather than just having amenities that are easily reachable through the “just walk” facet, The Proximity Award considers tenets of green living such as minimising the community’s carbon footprint. With electric vehicle charging stations at Andaman, Ashino, Adria, Nordica and The Tresor and plenty of greenery at the 8-acre Lakepark, green living is a highlight at Gravit8. The highlights of multigenerational living features at Gravit8 including the unique facilities decks, the Pier8 retail mall, the Lakepark and the unit-fronting carparks for Parkhomes, fulfilled the criteria of the Family-Friendly Development Award (High-rise). Gravit8 balances high-rise living with an abundance of recreational facilities that aid family bonding and provide a place where dwellers can plant roots and flourish. The Poseidon Development Award is all about the incorporation of the water element into the development. Thankfully, Gravit8’s natural landscape was harnessed to aesthetically complement the architecture to provide homes with unparalleled vistas while mastering the dynamic nature of water. A total of 10 judges from varied disciplines and different backgrounds including architects, surveyors, designers and town planners to property consultants and industry experts, judged entries for twenty-six categories. We would like to thank all those who were involved in this latest accomplishment, and we look forward to bagging more awards next year.

MITRALAND C.A.R.E Apart from the RM4 million donated by Mitraland Group over the years, the recent donation drive that took place from 1 to 8 August 2021 collected a total of RM132,500 which were distributed via 534 C.A.R.E. packages and cash donations to affected families around Klang Valley.

T

he onslaught of the pandemic has been devastating to say the least, affecting millions of lives and livelihoods around the globe, including our beloved Malaysia. As COVID-19 cases continued to rise this year, we mobilised quickly to establish a donation drive called Mitraland C.A.R.E. (Community Aid Response Effort). Our esteemed business associates jumped on the bandwagon without a second thought, including Inta Bina Group Berhad, SIAB and Kejuruteraan Asastera Berhad to name a few. A total of RM132,500 was raised within 2 weeks, after which we worked with several NGOs to use part of the fund in putting together 534 C.A.R.E. packages of necessities to families that are currently affected. Every C.A.R.E. package consisted of basic food items such as rice, instant noodles, canned food, flour and more, inclusive of a box of 50pcs KN95 face masks, all ferried by our C.A.R.E. lorry and van decorated with customised sticker and banners. The rest of the fund were cash donations made to the Majlis Perbandaran Klang Food Bank, Cantonese Association of Klang, Hokkien Association of Klang, PPR8 Kota Damansara Emergency Meals, Pertubuhan Al-Khaadem, Yayasan Pendidikan Pelajar Melayu Pertubuhan Amal Perubatan Ibnu Sina Malaysia, Persatuan Kebajikan Amal Da Ai Malaysia and Pertubuhan Kebajikan Warga Emas Kenang Budi. It is fulfilling when we reach out to the community during these unprecedented times. Our Mitraland C.A.R.E. initiative taught us that when everyone chips in, no matter how big or small the contribution, hunger will not be a problem during this lockdown.

NUMEROLOGY WORKSHOP The key to happier parents and children during the Movement Control Order lies in numerology, as explained by Grace From META Academy.

B

eing cooped up at home for more than a year has proved to be a great challenge and stressful for both parents and children, to say the least.

Imagine having to work from home while assisting the child with their online classes, preparing meals and doing house chores. Or going from daily playground visits and hang outs at the mall and cafes, to never stepping out of the front gate. On 24 July, from 2 to 4 pm, we invited Grace from META Academy to conduct a Numerology Workshop titled ‘Understanding & Managing Your Kids During EMCO.’ This complimentary event was conducted in Mandarin via Zoom to walk parents through understanding their kids’ personality better and how to manage them during this tough period. The enlightening session taught the audience the basics of numerology. Numerology is all about getting to the root number. To do this, you simply reduce digits until you reach a single-digit number. This single digit is your Life Path Number. She also taught the audience to use simple birthday calculations to analyse a person’s personality and predict what his or her life path would be. The personality analysis would help parents to better understand their children from various aspects: personality, thinking, values, communication methods, etc. For example, let's say your birthday is December 15, 1992. To calculate your Life Path Number, you will reduce each component of this date to a single digit: The month, 12, is reduced to 1 + 2 = 3. The date, 15, is reduced to 1 + 5 = 6. The year, 1992, is reduced to 1 + 9 + 9 + 2. This equal 21. Then, 21 is reduced to 2 + 1 = 3. Then, we add the reduced month, date, and year numbers (3 + 6 + 3) and arrive at 12. Finally, we add 1 + 2, and reach 3. If you were born on December 15, 1992, your Life Path Number is 3. Grace shared a graph with the audience to demonstrate detailed understanding into what the number says about their children. During the Question & Answer session, the audience was treated to ten RM100 Grab e-vouchers. Among the positive feedback received was by participant Mrs. Angelyn Low. She mentioned the workshop can help parents to understand each kid's key strengths and weaknesses better.
