The Question of Land Acquisition and Growth
K.Vikram Rastogi The land Acquisition, Rehabilitation and Resettlement Bill is expected to majorly affect the development of large infrastructure development projects, industrial projects, integrated township projects if they are brought under the ambit of this law. While the populist objective is to ensure people losing land should be adequately compensated. The obverse is whether this will help the acquirers of the land to be more assured of the acquisition process and thereby rule out
problems of unwarranted claims and issues of inadequate compensation. The cost of land acquisition will surely go up for all projects irrespective of them being government or private (PPP) projects as they will have to adhere to the new norms. Further, the clause of mandatory consent of 80% of owners for private projects and consent of 70% landowners for PPP projects will delay the process of land acquisition and the projects in turn. As land titles area not cleanly documented in our country it will take quite some time to change the current situation. The bill is expected to add to the cost of a project substantially and the expected time taken for the acquisition of the hand this apart, from the acquisition of existing requirement of going through regular legal and regulatory process which usually adds up to the tune and cost factor of any major and large scale project. Infrastructure projects are likely to receive the sharpest blow. In many instances, this rise in input costs is likely to yield the projects unviable. As it is, the infrastructure projects are under pressure, especially in the rural areas as it is difficult to monetize them, so the private sector is not interested in them. The growth of India is largely
dependent on infrastructure projects development which the government cannot take up single handedly and cooperation of private sector becomes necessary. The consent clause will delay the start of the project, further making the required returns from the project difficult to achieve. Thus if India's growth story is to continue then a user development fee will have to be charged and the price of utilities like electricity, water etc. will have to go up-to rake in the revenues still, all in all, this is a landable reform by the government for providing equitable sharing of profit while also moving a step closer to laissez fair kind of environment. Certain sections of the industry feel that an increase in property prices will ensue the Bill thus negatively affecting the ordinary buyer. Many big private real estate developers may buy the land with 100% consent of the land owners. However, their input cost will rise as a result of the increase in compensation and minimising their profits. Looking at the current scenario, the bill should exempt open market transaction to avoid decline in investment.

NEW PORTABLE EMERGENCY SHELTER Portable emergency shelter! Sounds odd. But now it is a reality and a boon to those whose homes are uprooted and washed away by winds, rains and strong tides. A US company in Massachusetts has developed a new emergency shelter design that could prove useful during humatarian crisis. The new shelter, has been dubbed 'Rapid Development Module (RDM). It has been made by Visible Good Company. The RDM is delivered as a self contained unit. It is portable, reusable and can be assembled in around 25 minutes by just two people. The new shelter features hard walls, raised floors, and a vented fabric roof. It has lockable doors and windows. The life span of each unit is 10 years. As reported by the manufacturer RDM shelters can be used and reused in different emergency situation, including disaster relief. The 12 sq m interior can be filled out with bunk beds, desks etc. depending on the ground situation. The RDM shelters has been successfully used by British petrolium during its clean up operations of the Deep Water Horizon oil spill in the Gulf of Mexico. Impressed with RDM shelter's utility, US Army has awarded a research and development grant for the production of such a shelter module which is suitable for the most challenging weather conditions.

HATHIGAON: A UNIQUE SUSTAINABLE ARCHITECTURE PROJECT Rajasthan Elephant Village, built upon an 88 acre of environmentally damaged land at the foothills of the popular tourist destination of Amer Palace fort near Jaipur, is a unique example of sustainable architecture. It is one of the ongoing low-income housing project by RMA Architects in Rajasthan. The Elephant Village, also known as Hathigaon is designed for
100 working elephants and their keepers over the last few years, the wasteland has been slowly transformed with a series of waterpools and an extensive tree plantation programme. In Hathigaon one can sea how RMA Architects innovated the use of local stone to create well-insulated walls. The roofs are constructed from corrugated metal sheeting, allowing elephant feed to be stacked on top. A series of water channels harvest the precious rainwater. Each of the caretakers home each measures only 40 sqm with a shared spaces such as courtyards and pavilions. The housing project is laid out in such a way that the animals can still visually connect with their human components. The notable feature of the project is a manmade pool which encourages bonding between the elephants and their handlers, which allowing the animals to undergo their regular bathing rootine. The Hathigaon project was recently awarded an international gold medal prize for sustainable architecture by the university of Ferrara in Italy.

Segmented Cubes Residence, Israel This intriguing dwelling comes from the extraordinary vision of Argentinian architect Nestor Sandbank, who currently lives in Israel working as part of the 'Extreme Makeover Israel' team. As well as performing extreme home makeovers, Sandbank also designs high-end homes. This particular home explores a mature family's need for individual, private pockets of space within a connected home setup, an idea which is truly representative of how the modern family unit has evolved. In an age where grown children are staying at home for longer, wouldn't it be fabulous if each offspring could inhabit their own little off-shot within the homestead? More than just a bedroom and en suite, but each enjoy their own little lounge space to kick back in as well? If only we all had a grand property like the Cubes villa, there would never be any need for the family to part at all.

REE TREE HOUSE VADODARA Situated in Vadodara, the Tree house is conceptualized as an interior-architectural project, where there is no clear distinction, where the architectural work ends and the interior work begins. The brief of the client was simple, to create a home that veers away for the stereotypes. The firm came up with a solution where the planning is simple and functional. The open plan of the house well connects all the spaces. A preference for clean lines and austerity is reflected in the overall design scheme.
The front faรงade of this 4545 sq.ft. Residence is dominated by cut out of a tree in cement sheet, which acts as source of natural light simultaneously rendering interesting play of light in interior spaces. A stone statue welcomes one at the entry vestibule where soft beams of light from the tree cut out illuminates the area. The entrance foyer has a striking partition made of doubled veneered motifs that leads one to the living room. This room is simple with L-shaped sofa and a striking river polish mint stone wall with jet spayed tree motif continuing the feel of the faรงade treatment. The center table is chic with veneer finish. The side tables with brass leaf cut out leaves a lasting impression. As one enters the house at the north-east corner is located the Pooja room. This room is flooded with immense natural light through a ceiling cutout which also doubles up as a water body for the terrace above. A stark butching mint stone wall enhances the idol in front. Dining area located centrally with the backdrop of staircase is contemporary with glass table top and wooden chairs. An attractive wooden lamp tailor made from a vase adds drama and life to the space.

The staircase is beautifully done in RCC and Jodhpur stone treads which are finished with a wood colour paint that renders a unique elegance to the space. The staircase runs free from the wall with a backdrop of wall clad with river polish mint stone. An amalgamation of three tailor made lamps with motifs of leaves cut in veneer renders infused light and interesting sciography on the mint stone wall; is one of the most dramatic areas of the house. Located in the south east is the kitchen which has a simple plan with a breakfast counter at the center and white veneer finish furniture, to break the monotony a little green is added. On the ground floor also located is the parent's room. The flooring is Italian marble same as the general flooring for the house. The theme for the room is kept simple and subtle reflecting the nature of its inhabitants. The bed is beautiful with bed back done in water jet leaf motif. The room spills out to an outdoor sit out space semi covered with M.S. pergolas coated in wooden colour epoxy paint. On the first floor of this house is located the master bedroom and daughter's room. Master bedroom is elegant with wooden flooring. Veneers finish furniture,reverse lights and a subtle white paint running through the walls and ceiling completes the look of the space. One of the most interesting features here is the master bathroom. It is large with Italian marble flooring and counter top. Dado is of beige Traviteno marble. The shower cubicle wall is clad in chiseled mintstone. This wall is flooded with ample natural light by a double height skylight with aluminum pergolas, creating a beautiful play light. Located on the northwest corner on the first floor is the daughter's room. The furniture is done with PU finish. The space is made vibrant with wall papers and paintings. One of the bedroom windows overlooks the elevation tree motif rendering an interesting sciography on the interior wall. Bathroom here is done in matte finish rustic tiles and the counter top and dado is done in grey William Italian marble January - March 2014

Entry wall is of exposed brick with white paint that is scraped off leaving a rugged feel best suited for the space. Katni marble flooring accentuates the warmth of the space. Sofa that doubles up as a bed is unique; made of Burmese teak with special handmade tiles set in the bed pull out and also has a canopy. This canopy is covered with a fine silk fabric from Seasons. Lose cushions with vibrant cushion covers are scattered around for seating.

The flooring is combination of Katni marble and mosaic tiles. An heirloom brass vessel is skillfully used as basin hung by brass chains. An antique brass spout is installed. A wooden gazebo with swing makes the space ideal for respite. Along with hard landscape soft landscape is done with lawn, flowering plants and shrubs. The clients had a requirement for a boutique that was incorporated in the basement. A metal spiral staircase with teak wood treads and wooden railing located at the entrance foyer leads us to the boutique. The double height staircase wall is unique with dhuni textre. The look chosen for this space is traditional with elaborately wood carved center table and cupboard legs. The cupboards have louvered shutters. All furniture of the room is painted white with polish that enhances the old-fashioned look chosen for the space.

THE PIONEERING TIMBER TECHNOLOGY Research and innovation is a continuous process towards new developments and field of building architecture is no exception to that. This could be seen during London Design Festival held from September 14-22, 2013. First staged in 2003, the London Design Festival is now one of the world's most important annual design events. The American Hardwood Export Council (AHEC), the leading international trade association for the American hardwood industry, in collaboration with drMM Architects and Arup, participated in London Design Festible 2013. This gave a chance to Londoners and others to experience the city in a new way with the construction of the 'Endless stairs'. This was the highlight of the festible, which saw a series of interlocking timber staircases rising to a height of several stories outside St Paul's Cathedral, overlooking the Millennium Bridge. The timber staircases were on display for the duration of the festival. The 'Endless Stair' project is the brainchild of architect Alex de Rijke, the founder of architects DRMM and Dean of Architecture at the Royal College of Art, and engineered by Arup. This project provides and exciting experience with several platforms from which to enjoy views down towards the Thames. The project has a serious technical purpose-to showcase the potential of cross-laminated limber (CLT) panels made form American tulipwood. CLT is a method of exploiting the structural properties of timber to create panels that can form buildings quickly, efficiently and sustainably. CLT is a well proven technology that has been used on project such as the residential Bridport

LONDON DESIGN FESTIVAL House in Hackney, east London. Cross-Laminated Timber made from tulipwood, which is hardwood has great advantages and is widely available. Panels made from CLT can be much thinner and provide more slender solutions. The elegance of the steps in the 'Endless Stair' was possible only because of such superior structural properties. The “Endless Stair� threw the spotlight on the potential of readily available tulipwood. Cross-Laminated Timber is a new material for green buildings, and is changing current perceptions to how to build with wood. It is a prefabricated building material, a panel made of wood planks that are fastened together using interlocking profiles instead of glue fasteners, and can be used for long spam, such as roofs, floors and walls. This new building material embodies several key characteristics providing it fast and sustained growth. It has robust structural capabilities, inherent fire resistance, renewable and sustainable production, simple and straight forward assembly. According to AHEC wood construction is currently dominated by softwood. Construction industry is not fully aware that American hardwood is not only sustainable and competitively priced, but it can also provide a significantly greater inherent strength. Drmm Architects has pioneered the use of CLT with projects such as kingsdale School and MK-40 Tower. The interlockable stair design is a threedimensional exercise in composition, structure and scale. The 'Endless Stair' really showed what hardwood can achieve. Tulipwood is amazingly strong and stiff for its weight compared to many other species. The AHEC and Drmm's design of 'Endless Stair' is a testbed for the creative use of timber. 32

Multi-Functional Exhibition Space: KREOD Pavillion
Inspired by nature, organic in form and environmentally friendly: KREOD pavilion combines three 20 m² capsules in a variety of spatial configurations. The hexagonal structure is based on a simple recurrent joint connection detail. KREOD is a multi-functional pavilion – its three pods can be combined in a variety of configurations or installed as freestanding forms. It is portable and easily demountable. The wooden structure of KREOD is made of Kebony, a certified sustainable alternative to tropical hardwood. The product is dark, acquiring a silver-grey patina over time if left untreated.

Manufacture is based on a procedure in which the wood is impregnated with a liquid produced from crop biowaste. The treatment with furfuryl alcohol forms stable furan polymers, which are locked in the wood cell walls and increase the dimensional stability as well as durability and hardness of the wood. A material with exceptionally good decay resistance and long life span is obtained after kebonization. This durability is achieved without the disadvantages of traditional impregnation methods using toxic chemicals.

Brahma Temple of Pushkar
Rarest in the world
Lord Brahma, in Hindu belief, is the Lord of creation while Vishnu and Shankar respectively our preservation of the creation and destruction thereof respectively. All Hindus worship Lord Brahma with the same zeal as they have while worshipping Vishnu and Shankar. But there are not many temples of Lord Brahma. There is one at Pushkar, near Ajmer in Rajasthan which is only one of its kind in the whole world and is the most prominent one. It is said that Brahma performed a yojna to expiate the curse he was subjected to by Savitri who fell offended by him. At the completion of the yojna, the great sage Vishwamitra established this temple. The puranas have description of this temple. This confirms the antiquity of this shrine of Lord Brahma. This temple is unique as it is a rare temple. Lord shankaracharya renovated this temple. Afterwards, in 1401 AD, Maharaja Jawat Raj of Ratlam made more additions and repaired the old temple but the main temple over the centuries has retained its original form. Marble flooring was required from time to time, the shikhar (pinnacle) is 700 feet high. Like the architecture of Somnath temple, here also stone slabs and blocks were joined together with smoothen lead.

(Garbhagriha). The red shikhar (spire) of the temple and a hamsa (Awan) - the mount of Brahma-are distinct features of the temple. The hamsa motif decorates the main entry gate. Marble floor in black and white checks and walls inside the temple have been inlaid with hundreds of silver coins by devotees (with their names imsenbed) as a mark of offering to Lord Brahma. There is a silver turtle facing the Garbhagriha. With the idol of Lord Brahma, there is also enshrined the idol of Gayatri. Besides, other idols of gods and goddesses are there. Brahma represents the supreme spirit manifested as the active creator of the universe. He is said to be of red colour and has four heads. Originally he had five but one was burnt by shiva. The temple is set on a high plinth and is approached through a number of marble steps leading to an entrance gate archway, decorated with pillared canopies (as below). The entry from the gate leads to a pillared outdoor hall (Mandapa) and then sanctum sanctorum

Brahma's central icon made of marble was deified in the Garbhagriha in 718 AD by Adi Shankaracharya. The icon depicts Brahma seated in a crossed leg position in the aspect of creation of the universe. The central image is of life size with four hands, four faces, each oriented in a cardinal direction. The four arms hold akshamala (rosany), perstaka (book), kurka (Kusha grass) and kamandalu (water pot). Brahma is riding on his mount, hamsa. Gayatries image sits along with brahma's in centre to his left. Savitri sits to the right of Brahma along with other deities of the Hindu pantheon.

A Jewel in the Crown of Ajmer
The Dargah Sharif of Gharib Nawaz is indeed an ornament to the city of Ajmer. It is the holiest of places not only for Muslims but for people of other faiths who hold the saint in high esteem and reverence. The Khwaja Sahib as a living spirit of peace and harmony enjoys a universal respect and devotion ever since he set his feet on the soil of Hindustan. That he is revered universally is evident from the fact that people from all over the world congregate in Ajmer at the time of the urs. Khwaja Gharib Nawaz has unquestionably been one of the greatest spiritual redeemers of human sufferings. To the faithful and afflicted souls invoking his blessings, he has been a never failing source of moral strength and spiritual enlightenment. Apart from the common people, even the mighty kings of India have paid submissive homage to the great saint and sought his miraculous aid to solve their problems. It is said that emperor Akbar walked banefeet from Agra to Ajmer to pay homage to the saint with the expectations of having a son. It is said that Jahangir was born after that pilgrimage.
Dargah. The Dargah includes many other attractive buildings, tombs, courtyards and Daalans, some of which are exquisite specimens of the Mughal architecture and were erected during the Mughal period. Sharif a flag is hoisted on top of this gate with grand ceremony. On the either side of Buland Darwaza in front of Sahan Chirag (courtyard lamp) there are two huge degs (cauldrons for cooking food) into solid masonry in which a palatable mixture of rice, sugar, ghee and dry fruits are cooked for distribution to the public as tabarruk. The pilgrims cook the Badi Deg individually. The circumference at the edge of the larger cauldron is 101/2 feet. It cooks 70 mounds of rice while the smaller Deg takes 28 mounds. One of them was presented by Akbar in 1567 AD. On the west side of the Sahan Chirag stands the magnificent building of Samakhana or Mehfil Khana (auditorium with

The place where Khwaja Sahib stayed for a few days when he came to Ajmer for the first time, has now been turned into a mosque called Aulia Masjid. It is made of white marble. Devotees use it only for recitation of holy Quran and thanks giving prayers.
darbar hall which was build by Nawab Bashir-ud-Dowla Sir Asmaan Jah of Hyderabad Deccan in 1888-91 AD. This spacious hall is 46 feet square with a gallery of 14 feet running around it. It is used for 6 days only during the annual Urs for religious "Mehfils" in which a Qawwali is the chief item of the programme. Querhanging the principal eastern to the shrine, these is a handsome porch known as Begami Daalan which was built in 1643 AD by princess Jahan Ara Begum, the favourite daughter of Shah Jehan. The walls and the beautiful marble pillars of the Begami Daalan were done in colourful gold in 1888 AD. On the south wing of Mehfil Khana stands the Jama Masjid or Shah Jehani Mosque, which is a five piece of Mughal architecture. All the 99 sacred names of Allah with 33 Quranic verses are beautifully inscribed in the mosque.

Situated between Jama Masjid and sandali Masjid in the premises of the Dargah, there is a small gate which leads down to underground cell in which Hazrat Baba farid remained in chilla (secluded prayers) for 40 days in spiritual communion with the holy waint of Ajmer. The gate is opened for public Ziarat (visit) on the might of the 5th Moharram (the date of Baba farid's death) every year when thousands of pilgrims visit the place from all over India to seek his spiritual benediction. Jannati Darwaza is a gate situated on the western side of the shrine adjacent to the tomb of Gaiti Ara. The doors of this gate are covered with silver metal. It is opened only four times a year, viz. twice on eids, during the Urs and on the Urs of Kwaja Sahib's Pir. Bibi Saheba is the shrine of Hazrat Khwaja moinuddin Chisti's wife. Akbari mosque was constructed by emperor Akbar as a token of devotion and gratitude on the occasion of the birth of prince Salim (Jehangir) in the year 1455 AD. Now it also houses a Quranic Educational Institute. Langer Khana is a free public kitchen where 5 mounds of barley meal is cooked twice a day and distributed to people without discrimination.
