uying and selling property can be an arduous and stressful undertaking. Markets fluctuate daily, and hopes getting the price you want, whether buying or selling, can be dashed. And considering, as it’s often said, buying a home is the most important purchase someone is likely to make, it’s best to have an experienced full-time professional aid in the process. Chuck Paulk, Broker Owner of Cabin & Creek Real Estate in Summit, said he and his company’s eight Realtors are up for the job. Paulk started Cabin & Creek, located at 1105 Laurel St., Suite A, Summit, in March 2014 after working for a competing agency and has nearly 15 years of experience in the industry. And he’s seen enough to guide people through a transaction and explain the realities of real estate. Paulk’s advice for both buyers and sellers is to have realistic expectations and know when to make a deal. “I believe understanding the property’s total cost of ownership and their financial situation is clearly the most important thing for buyers,” he said. Paying the mortgage is one thing, but buyers should also have to know the total cost of insurance and property taxes, which are typically paid into an escrow account as part of the monthly house note. there’s the unavoidable expense of maintenance. For sellers, tempered expectations may be the best advice. Paulk said he’s seen sellers pin their expected asking price on a lot of things, including retirement plans and paying for their next house, while overlooking the main factor in establishing a listing price — their home’s market value. “Folks often connect unrelated financial goals that have nothing directly to do with their home’s value to a real estate transaction and expect to get that out of the transaction,” he said. “Just because you want to clear $100,000 doesn’t mean you’re going to get that if the property value doesn’t warrant it.” To get a good idea of what a home will sell for — and how quickly — Paulk recommends prospective sellers ask the listing agent to prepare a market analysis to determine the property’s market value. “If you’re going to talk to multiple agents, have multiple agents do a market analysis on your house and explain their marketing and advertising plan,” he said. An appraisal, done by a licensed appraiser, may also help take the mystery out of the sale price, but Paulk noted that appraisers, like real estate agents, may come up with similar but not exact numbers. “There is a lot in an appraisal and market analysis that is subjective,” he said. The condition of the house, its neighborhood and school district are the big factors in determining value. Right now markets are the best in the North Pike, West Lincoln and Bogue Chitto school districts. Paulk said houses in this area typically sell within about nine to 10 months. The average cost is around $130,000 to $140,000. As houses get more

expensive, the pool of buyers dwindles, and it may take longer for a higher-priced property to sell, Paulk noted. Buyers become more scarce once a property tops a quartermillion-dollar value and anything above $500,000 is “no man’s land” for most local buyers, Paulk said. The availability of property currently favors sellers in the local market and for that reason, buyers shouldn’t be too hesitant, he said. After all, it’s not like buying a car, although Paulk believes too many people compare the two processes. “Real estate properties are unique. Once they are sold, they are gone,” Paulk said. Real estate marketing has changed and Paulk said Cabin & Creek adapted to keep pace with the latest technology. Websites like Zillow.com are empowering both buyers and sellers. fessional with years of bootson-the-ground experience in the local market. “The folks at Zillow don’t know the ins and outs of our local market and values ... We do,” Paulk said. “We sell property. We know what they’re worth.” Additionally, Paulk said his agency’s use of social media and re-targeting technology for property listings assures sellers their listing is getting seen by as many eyes as possible while giving buyers a comprehensive listing of properties. “And we are constantly evolving and changing tools as the market and technology shifts,” he said. For anyone who’s considering entering the market, Paulk said now’s not a bad time. The economy’s good. Interest rates are low.
