Could Vallejo, CA be your next home? T he real estate market in California has come a long way and Vallejo, could be your next stop shop for a home. With a population of about 121,299, this is a city that has shown quite a huge potential for real estate growth. For most people, it is the last place that many Bay Area locals might expect to take a title and currently, there are about 41,607 total housing units which is inclusive of homes and apartment. Well, it might interest you to know that it became the largest city in California to be declared Bankrupt. From the Ash, the City of Vallejo Rises. Lately, this small city has been dubbed as Americas’ hottest real estate market. Why? You are about to find out.

The home appreciation rates Notably, we cannot argue the fact that Vallejo house appreciation has been below the national average for the last 10 years. The average annual home appreciation rate in Vallejo during this period has been -0.79% which is very low as a matter of fact lower than 70% of the US communities. Despite the nation wide downturn in the housing market, appreciation rates are very strong in the city of Vallejo. The real estate in this city has continued to rise much higher in value than most communities. If we are to focus on the last 12 months, it is evident that Vallejo appreciation rates continue to be some of the highest in America, at 13.21%. This is higher than the appreciation rates 96.76% of most cities and towns in the US. It is also safe to say that most short-term real estate investors have found Vallejo city a favorable city. In the last Q3 of 2017, Vallejo appreciation rates were 2.95% which equates to an annual appreciation rate of 12.31%. Comparing this data to most of the California states, it shows that Vallejo annual appreciation rate is typically higher than 90% of most of these
states.
Foreclosures Currently, there are 160 properties in Vallejo which are in some stage of foreclosure, or bankowned or are to be auctioned. The number of the homes listed for sale according RealtyTrac data is 42. In February this year, the number of the units or properties that received a foreclosure was about 80%, which is lower than the previous month. The median sales prices for a nondistressed home is 365,000 whereas the sales for a distressed home is about 346,000. f you are a wine lover, then perhaps one of your greatest dream is to own real estate in this region. Well, Wine Country Area is a slice of what paradise seems like. There are so many characteristics that make Wine Country one a favorable region, the unspoiled views, the tight-knit community, a super quiet lifestyle and of course the amazing wine deals makes it a home for many. At the same time, you will realize that the area had a slight increase in terms of inventories by 10.3 percent, which saw the area reach 171 listings in 2018.
The mortgage delinquency represents the first step in the foreclosure process. In the region, (Napa) the percentage of the homeowners delinquent on the mortgage payment is 0.5% and this is lower than the national value of 1.6%. The percentage of the homeowners currently underwater on their mortgage is 3.4% and again, this is lower than the Napa metro region with 3.9%.
Appreciation rates Over the last 10 years the appreciation rates in the region have been tracking above the average. The cumulative appreciation rate over this period has been 11.2%, making
the region rank in the top 40% nationwide. In the last 12 months, the regions’ appreciation rate is at 5.63%, which has been slightly above the national average. In the last quarter, the region has seen appreciation rates of 0.52%. The market trends indicate that the region has an increase of $45,750 which represents a 8 % change in the median home sales. Which means that this is an area where real estate is doing quite well.

akland is a rising economy and it is one pace with the entire state of the California, but it has failed to keep up with its neighbors in the bay regions. Since the recession period, the state has made a lot on the ground. The Oakland housing market is one of the greatest beneficiaries of the construction efforts, new projects witnessed in Oakland are the primary source of the Economic growth. Nonetheless, it would appear that the Oakland state has had a lot to learn from its neighbors, in particular San Francisco. An FHFA report

identified Oakland as a Metro area where the home prices rose the most in the United States. Over the first quarter of the year, Oakland Housing Market saw a quick spike in the home values, at 13.4% and at this trend, the prices could even rise higher next year by 7.1%.
Housing Market Trends The median house prices in Oakland state is $560,000. Despite the increase in Oakland
