The Inland

Housing Market

his year look like a good year for real estate in the Inland Empire as all pointers indicate more home building and better sales. 2018 may or may not be the year houses will be built to keep up with the demand for home in the inland empire.

Last year was solid, marked with construction of new housing units in Riverside and San Bernardino counties meaning that 2018 will favor most buyers. This market forecast assumed that unemployment levels in Inland Empire remained at the same level or even lower, and the interest rates remained rational to most people, depending on the state of the economy. The Empire economy remains relatively very strong, and it is not about to slow. All the indicators suggest a more thriving market for this year from the conditions there in 2017. For the next year or two, job growth is expected to grow at its current rate. According to UC Riverside School of Business Center for Economic Forecasting and Development, the rates may taper to two or 2.5%.

Inland Economy grows stronger More economic activities are expected in California and its various sub-markets with the construction of new housing units expected to be the ma jor boost for jobs. The Single family home prices both in Riverside and San Bernardino counties may go up 5-6% in the next two years. Tight supply in the market is forcing prices to go higher. California isn’t doing enough building to meet the rising demand and the renters. The economy, however, is strong, not only in the Inland Empire, but all over California and this year’s focus will ma jorly lean on single family housing construction in

The National Association of Home Builders predicts that this law may bring about positive impact on the market but many experts in the home building industry remain skeptical about this issue. It is too early to tell what’s in the law.

This effect temporarily lifted sales volume because the tenants became the homeowners. Since then, the turnover has precipitously declined as the end users have chosen to remain where they are. If the wages and employment catch up with the population gains, turnover rates will rise.

Sales volume remains low Sales volume, especially in Riverside County since 2011 has remained relatively level in the years with the exception being in 2014 where there was a mass exit by the speculators. The sales in the region recovered in 2015 when the home sales

LOS ANGELES home prices continue to soar higher

H

omes in LA are expensive, but a recent report from CoreLogic shows that prices have inflated to an extent that they are overvalued. Over the last year, there has been a 7.8% rise in Los Angeles sales prices, which serves an incontrovertible evidence that the rising cost may be outpacing the buyers’ ability to pay for them. June 2017 was the period when home sales in Los Angeles hit all-time highs. This new report shows that since then, sales prices have been rising significantly and now, overvalued. The soaring prices are directly related to the historically low interest rates for the homebuyers. Therefore, buyers should proceed with caution as the rates are rising rapidly, which prevents buyers from entering the market. The prices may slow down, but not stop over the next year. Plenty of people will be looking to buy in Los Angeles while the number of the units to buy from

are relatively exceptionally low. Soaring demand faced with limited supply results in price growth. To restore normalcy in Los Angeles, the following three things need to happen, there needs to be another recession which would correct the market or the income needs to rise or the home prices lower. In March 2018 Los Angeles market faced a record-high price, the median sales price hit $585,000 and compared to 2017(same period) the figure represents 6.6% rise. This means that the rising interest rates on mortgage loans have not slowed the rising home values. The rising Interest costs have driven the home prices even higher. The aggregate number of homes sold in LA for the month of March was up nearly 43% over February. Even though lower than the previous year, none of this seems to deter the buyers. The

cost of buying in LA has risen progressively since the great recession. Prices now are more soaring than they previously were prior to the mortgage crisis. However, there is still some room for growth, when the figures are adjusted for inflation the median prices are 13.4% below the levels reached in July 2007.

The Riverside Hilton Hotel will also be part of a vibrant entertainment and arts district. “Riverside is the arts and entertainment capital of Inland Southern California”, said mayor Pro Tem Chris MacArthur. The district serves as home to the Riverside Convention Center, the Municipal Auditorium, the Riverside Art Museum, Riverside Metropolitan Museum and the Fox Performing Arts Theater, which according to MacArthur, has helped create “a place where people want to be.”

In fact, Downtown Riverside’s booming economy has boosted local food entrepreneurs. Many restaurants and breweries have opened the area recently such as the Salted Pig, W. Real Estate Market Forecast Housing Market Predictions

an Diego is a city well positioned for real estate and a considerable housing demand and with the extremely high home prices. It is the right time to sell properties in San Diego as the trends clearly show that the prices are rising and a scarcity of properties in the area has been pressuring prices for a hike. their properties, this situation could be resolved. More properties would be on the market, partially feeding the excess demand and the prices could go down. Conversely, none of that is happening, meaning that prices may continue to rise even higher. During the great recession in 2008, the home prices in San Diego dipped. Nonetheless, the prices began rising steadily hitting the all-time record high and passing it in 2017. The all-time high home price during this peak was in June 2017 where the record hit $545,000, it has never been that high.

Low priced properties could see the greatest price increase Low priced properties are likely to see huge price growth in 2018. Luxurious properties during the 2007 real estate crush saw a huge drop and people are wondering if this is a San Diego housing bubble, as part of a larger US housing crash, could the same situation re-occur? It may look like we are headed for a housing bubble but that is far from truth. Most experts are optimistic and they believe that California and San Diego markets are stronger than never before. San Diego continues to rise from the 2008 recession and the financial crisis. The job market and the income are also growing stronger, however, residential unit construction seems to have slowed down if not stopped, or if there are any constructions going on, they are insignificant to meet the growing demand.

Multi-Family residential unit construction seems to have grown quicker than the SingleFamily Residential unit construction. The growth of Multi-Family Residential units will continue to rise all through to 2020 since there is a shift from Single Family Residential to rentals which fuels the growth of Multi-Family Residential units. San Diego may also be faced with a possibility that vacancy rates may increase as tenants are opting for homeownership.

Cyclical peak The end users yet to return to the market may be the reason why San Diego is experiencing Flat Sales volume. Since 2017, the volume has continued to slow which follows an increase in mortgage rates. Job market will not fully recover until sometime this year or next year factoring in the population gain. When this happen, the home sales will take off reaching the cyclical peak sometime in the years 2020-2021.
