The market is still hot for Vallejo Real Estate
T
he US real estate has not always been banal or on the upswing in the recent years. Vallejo hit the news last year as being the hottest real estate market in the whole country. The growth of this region has been spurred by the boom in the tech industry in the San Francisco Bay Area. In the month of January for example, homes in Vallejo sold 45-50 days more quickly compared to most other areas in the country. Vallejo and Solano counties have been dubbed as the most expensive counties more than some places and also less expensive compared to others. If you are looking for an apartment building, size is one important factor that has to be weighed in. If a person can afford an apartment for $1,500 they could do a lot with it, may be rent out with a friend, set up an office in the house and such like things. In Vallejo, that money rents a 960 square foot apartment. Comparing this with some other regions such as San Francisco, where you

get a 340 square foot apartment, it is obvious that what you are getting in Vallejo is double what you get in San Francisco. In Benicia and Fairfield, renters get 860 and 1,040 square feet respectively meaning that Vallejo has placed itself considerably well to outperform most markets in the bay area. In Vallejo the average price per a square foot is $1.50 which only means that with $1,500 it is very much possible to land on a 1,000 square feet of the living space, this compared to some other states is still much smaller because if you consider other places like Indianapolis, Dallas and Phoenix you get 1,770, 1,330 and 1,480 respectively. Looking for a place to call your home is a big decision and most of the renters base this decision by first of all figuring out the price range. Even though it is very important to always stay within your budget limits, you must understand that the options that are available at different price points will differ from one part of the country
to another. To understand this better, a report released by the apartmentlist.com showed that for $1,500 you will get a 1,770 square foot apartment in Indianapolis, in Philadelphia, the same amount will give you a 1,030 square feet apartment. The size shrinks when you move to places like Chicago (890 square foot), Portland (870 square foot), Denver (840 square foot), Seattle (620 square foot) or even Los Angeles (560 square foot). This data reveals that it is relatively cheaper and a good option to rent in Vallejo compared to most other Bay Area regions. The data from Apartment list reveals that $1,500 will give you an apartment to rent that is 960 square feet which is equivalent to $1.56 per square foot. This figure is almost triple what San Francisco offers and still more than the California average 700 square feet. Even if the rent continues to rise by the day, Vallejo is still more affordable than most of the cities in the Bay Area.

How is real estate in Wine Country after the Aftermath of the Conflagration?
W
ith inventory being low in most part of the California County, prices have fueled sharply making it difficult for buyers to gain foothold in most markets and Wine Country has not been left behind. However there are speculations that this may not be for long as efforts to ease up the tension in the market are underway. The easing of the inventory shortage is expected to result in a more manageable situation with the home prices being at close pars and also a modest home sales. Nationwide, the best month to sell your home for more than it is worth is May and between 2011 and 2017, sellers have received premiums of up to 5.9%. In California, the best months to sell a home is between May, June and July and in the Bay Area, the best months are April and May, good news for investors while bad news for the home buyers. Therefore, if you are looking to invest in real estate, you should consider doing it now.

This part of the California, just like any other, was already limited before devastating events of October 2017. This year, and perhaps a few more to come has shown a possible scenario of a more introspective larger demand with little supply. This has had immense effects in the performance of the region as this economic shift has created a rather unusual competitive market place for the home buyers. Due to this competition, prices are on an upward trend subsequently making it very difficult for people to buy a home in the area. In the region, the aftermath of the conflagration that shook all California and swept nearly 3000 homes in the Wine Country. To put the record straight, this translates to about 5% of the homes. Still shaken by what happened, Wine Country’s housing market saw the inventory drop significantly. The inventory has never been so low as witnessed in the market. Clearly, the fire set off one very large scuttle for housing units that continues to be felt.

In November and December last year, home buyers purchased a record of $738 million in houses and the condominiums. ver the last 6 years, Oakland and the Bay Area in general has seen house prices upsurge and continue to soar to vertigo-inducing heights. This is a real cause for concern, and the reality is, with these prices, most people will be priced out. What is even surprising is that the prices might not come down any time soon. The house prices in the U.S have almost doubled, while the median household income has barely moved, meaning that a typical worker purchasing a typical home would require to work over 2 or even 3 times the standard work hour to get approved for a home. The good times started in 2012 and since then, Oakland and the Bay Region has seen its homes gain value year-over-year setting a record of 70 straight months. It’s been 6 years now, the housing market in the region seems to be stronger than ever. Oakland just like other regions in California, has experienced a shortage in supply and therefore, there aren’t enough houses to support the ever growing exigence for housing, this has led to prices rising significantly.
Market trends The median home value in Oakland is $760,157 according to Zillow, this represents a yearly rise of 12.6% and the company also predicts that the home prices will rise by 6.3% in one years’ time. The general consensus is that Oakland house prices might continue to rise even further in the coming months. Is 2018 a good year to buy? Definitely, yes. To the extent that the prices are in question, 2018 is may be the best chance to purchase a home. As projected by most real estate companies, the house prices will continue to rise and the buyers who postpone their purchase for a later date should be wary of this. Apart from prices, mortgage rates are another eminent consideration that buyers have to make. Again here, the forecasts for the mortgage rates show a gradually increasing cost for the rest of the year, which means, mortgage rates shoppers can’t catch a break, at least, not yet. By historical standards, the rates are still low but the 30-year mortgage rate peaked high past the multi-year high and
