The Orange County Realtist Magazine is an online and eZine publication of the Orange County Realtist a Chapter of The National Association of Real Estate Brokers® (NAREB). The magazine is published and distributed by the publishing division of The Power Is Now, Inc., and has ten sections focused on the real estate market, economics in Orange County and the Realtist members who serve the community. The mission of the OC Realtist Magazine is to educate consumers and real estate professionals about the opportunities to buy or sell real estate in Orange County and to spotlight professional real estate agents who are Realtists. The magazine is free and is distributed by email and online to members of our local chapter and NAREB chapters nationwide. Over 30 thousands real estate professionals in Orange County, our state, federal and local city political representatives in each of the 34 cities in Orange County, non-profit housing organizations, church leaders in Orange County, and many affiliates of our chapter -OC NAACP, OC Black Chamber, OC 100 BMOC-and others will receive the magazine. D

ear Esteemed Readers,

February is the Black History Month and as we enter this month, it is important that we spend the time to reflect on our rich history and all of its forms. This is a month where everyone and everything concerning the Blacks is celebrated. This is a month that brings a wider audience and aims at sharing the knowledge of the Black People’s contribution towards building the nation and not only the American Society but also to the whole world. the Black History Month originally began as the Negro History Week in 1926, however, in 1976, during President Gerald R. Ford tenure, he expanded the week into a full month of celebration. It is very important that Americans learn and celebrate Black History because it is an essential part of American History. It’s also important to note that our country has a rich history embedded on multiculturalism and therefore, the black history month is not just for the black people, but also for all the races and all the people, living on American soil. At the Orange County Realtist and The Power Is Now, our mission for this year is to break the barriers and move against all odds to make sure that issues like housing discrimination, homelessness, affordable housing that has been there for a long time to hinder the minorities from obtaining a home. We also look forward to being a source of inspiration and encouragement to everyone who wishes to get educated about homeownership once and for all. On the cover page of this February issue of the OC Realtist Magazine, we honor Kamala Devi Harris, who is an American Attorney and a politician who has served as the junior United States Senator from California since 2017. She is a woman who knows no limits and through her ambitious efforts, she has created amazing opportunities in her career for herself and also contributed to the success of many people in her community. She formally announced her candidacy for the presidency in 2020. She joined an already teeming field of Democrats gearing up to take on

President Trump and a diverse Democratic Party increasingly dominated by a new generation of women and minority candidates. Also, in this month’s issue, we shine a light on the mortgage market, a drop in the interest rates have led to a jump in the mortgage application rates, what does this say about the real estate housing market? Find out more here on this issue. Who is responsible for instilling discipline in our children, or better yet, who is in charge of institutionalizing the Black Memory? In addition, the NAACP called for a national Facebook logout to protest the user privacy infringement. We’ll tell you how and why it happened. The Rich History of Black History Month B

lack History Month, also known as African-American History Month in the United States, is an annual observance held in the United States, Canada, the United Kingdom, the Netherlands and Ireland as a way of remembering and keeping a history of important people and events in the history of the African dispora. The African diaspora simply consists of the worldwide collection of communities that descends from Africa’s people, predominantly in the Americas. February 1 marks the beginning of this important and historical month. It is a time in which the Americans set aside a few

weeks to focus on the contributions that African Americans have made to this country. Americans have celebrated Black History Month annually since 1962, when it was known as the “Negro History Week.” What most people do not know is that Black History Month began a long time ago, before it was even documented or studied. In February 1926, a broad collection of schools and communities in the United States began celebrating Negro History Week for the very first time. Fifty years later, in 1976, as the United States commemorated its bicentennial, the Negro History Week expanded to become

the Afro-American History Month. Since then, the black community in the United States has continued to recognize an annual celebration of the Black History Month. Black History Month has been a subject of harsh criticism from both blacks and the people of other races. Many people argue that it is unfair to devote a whole month to a single people group, while others think that they should have the whole year to celebrate black history. Others feel that setting aside just one month gives the people a license to neglect black history for the other eleven months. Despite the objections, good can be brought out from devoting a season to remembering a people who have made numerous contributions to the success of this nation. We owe much of the celebration of the Black History Month and the study of black history to Dr. Carter G. Woodson. He was born from parents who were former slaves, and he spent most of his childhood working in Kentucky coal mines. He was enrolled in high school at the age of 20. He graduated within two years and later on went to Harvard, where he earned his Ph.D. Dr. Carter Woodson established the Association for the Study of Negro Life and History in 1915. A year later, he founded the Journal of Negro History. In 1926, he launched Negro History Week as an initiative to bring national attention to the contributions of black people throughout American history. But why the second week of February? Woodson chose the second week of February as it marks the birthdays of two men who are important in black American history: Frederick Douglass and Abraham Lincoln. Dr. Woodson witnessed how black people

were underrepresented in books and in conversations that mattered. At the time – and even though the situation hasn’t changed so much – many history books taught a version of the nation’s past in which African Americans were barely part of the history. Thus, it was important to form an organization such as the Association for the Study of African American Life and History, to teach black history as a discipline.

“If a race has no history, it has no worthwhile tradition, it becomes a negligible factor in the thought of the world, and it stands in danger of being exterminated,” Woodson said of the need for such study. The revolution ASALH has brought is tremendous in driving demand for teaching materials and spurring formation of Black History Clubs. Black History Month is continually being accepted into our society, with a wide view of celebrating not only a race, but also a heritage

Nancy Wilson A Major Force in the History of American Music


“The Stylish Stylist,” “Fancy Nancy,” “Diva Divine”

Almost as soon as she got to New York, Nancy’s skill earned her a long-term engagement at the Blue Morocco club in the Bronx. Soon, demos of her covers of two Broadway hits were sent to Capitol Records.

Nancy Wilson – The Early Years

The label soon signed the twenty-three-year-old, and within two years, five albums had been released in her name. The first album, Like in Love, had a distinct R&B feel, but Adderley encouraged Wilson to go deeper into jazz. He joined forces with her on the 1962 album Nancy Wilson/Cannonball Adderley, which contained the hit single Save Your Love For Me.

hese are just a few of the names Nancy Wilson was given by her fans. Nancy wasn’t just any singer. Her voice was like no other. As many of her admirers and fans put it, “it was a thing of rare beauty.” The magical sound of her voice, combined with a unique gift for storytelling, made it possible for her to turn just about any song into something far bolder.

The first of six siblings, Nancy Wilson, was born in Chillicothe, Ohio and was raised there by her parents: an iron foundry worker father, Olden Wilson, and a domestic servant mother, Lillian. Influenced by her father’s music collections, Nancy was drawn in by the vocal sounds of Cole, Jimmy Scott, and other stars before she turned four. Soon, she was performing in the church choir. At 15, she won a local TV talent show for which the winner was afforded regular appearances on the Skyline Melodies show. After her graduation from high school, Wilson attended Central State College in Wilberforce, Ohio. She left only a year later to go into music professionally. She recorded and toured with saxophonist Rusty Bryant’s Carolyn Club Band from 1956–1958, before the high-profile, hardbop saxophonist Adderley told her that New York had all the action.

Professional Music Career

By the mid-1960s, Wilson’s records were almost permanently on the Billboard charts and hit singles like “Tell Me The Truth” (1963) and (You don’t know) How Glad I Am (1964) earned her several media accolades and her first Grammy in the R&B category. From there, she began appearing regularly on TV. She received her first TV special, The Nancy Wilson Show, two years later, for which she won an Emmy. In total, Nancy Wilson won three Grammy Awards, one for her 1964 album, and two for the Best Jazz Vocal Album, in 2005 and 2007. She has a star on the Hollywood Walk of Fame and can also be found on the International Civil Rights Walk of Fame, honoring her participation in the

integration marches of the 1960s. She has also received the Oprah Winfrey Legends Award, the United Negro College Fund Trumpet Award, and the NAACP Lifetime Achievement Award. Throughout the early to mid-60s, Nancy enjoyed a multi-genre appeal, flawlessly switching between pop, jazz, and R&B. Even though many fans referred to her as a jazz singer with her remarkable storytelling and her unique intonation and phrasing, she found the title too restrictive. Instead, she considered herself more of an interpreter, which reflected in the diverse styles that marked albums such as How Glad I Am, from the sweeping ballads (Never Less Than Yesterday) to the showtunes (Don’t Rain on My Parade and People from Funny Girl) and jazz blues (West Coast Blues). While she would spend the next few decades taking on a more pop-soul sound, Nancy never entirely left her jazz roots and even went on to host a successful jazz radio show.

Death Nancy Wilson died on Thursday, December 13, 2018 after a long illness at her home in Pioneertown, near Joshua Tree in California. She was 81. She was married twice and survived by three children, her son Kacy Dennis from her first marriage to Kenny Dennis, daughters Samantha Burton and Cheryl Burton from her second marriage to Rev. Wiley Burton, who passed away in 2008. She was also survived by her sisters, Karen Davis and Brenda Vann, and five grandchildren.

Nine African-American Tycoons That Shape the Real Estate World

lack History Month is a reflection on the events and stories that have shaped the lives of African Americans since independence. Although black people still face many struggles, it is important to remember and recognize the achievements of notable members of the African-American community. In the competitive world of real estate, these nine tycoons have made an impact not only in their line of business, but also among their peers.

Don Peebles

Robert L. Johnson

At 55 years of age and with a net worth of $700 million, Mr. Peebles is one of America’s real estate moguls. In 1983, he founded the Peebles Corporation, the nation’s largest land acquisition and property developer through public and private funds. The company holds a portfolio of over $8 billion dollars and 10 million square feet in cities such as New York, Boston, Philadelphia, Washington D.C., Charlotte, Miami, San Francisco, and Los Angeles. Don has contributed to his community by working with charities such as Recreation Wish List, the Women’s Cancer League, Shine and the Miami Children’s Hospital Auxiliary board. The Peebles Corporation’s policy of affirmative development seeks to reduce the wealth gap by providing opportunities to women and minorities in America.

Mr. Johnson has truly made a mark in the African American community. Although his current net worth is estimated at around $600 million dollars, he became the first African-American billionaire when he sold BET to Viacom for close to $3 billion. He later funded RLJ Companies, parent company of RLJ Lodging Trust. As one of the nation’s largest real estate investment trusts, the company focuses on high-end hotels. It owns a portfolio of 28,600 rooms across 25 states and the District of Columbia. Mr. Johnson also became the first African-American NBA franchise owner when he became the ma jority shareholder of the Charlotte Bobcats.

Sheila Johnson With an estimated net worth of $700 million, Sheila cofunded BET with her ex-husband, Robert L. Johnson. After BET was sold to Viacom, she became the first female African-American billionaire in history. She later invested in real estate and founded Salamander Hotels & Resorts with properties in Florida, South Carolina, and Virginia. She is the only African-American woman to have shares in three professional sport teams: the NBA’s Washington Wizards, the NHL’s Washington Capitals, and the WNBA’s Washington Mystics. She has served her community by becoming an ambassador for CARE in 2006. The organization seeks to eliminate global poverty and empower women. She is also a board member of the Jackie Robinson Foundation and the International African American Museum in Charleston, South Carolina.

Magic Johnson While Magic made his fortune playing basketball, he started investing in real estate even before retiring. Through Magic Johnson Enterprise, a multimillion-dollar conglomerate, Mr. Johnson owns more than 31 Burger King

restaurants and has a partnership with Sony Pictures to develop Magic Johnson Theatres. He is also co-owner of the Los Angeles Dodgers, the WNBA Los Angeles Sparks and the MLS Los Angeles Football Club. An HIV carrier since the early ‘90s, Magic Johnson has funded HIV/AIDS awareness and educational programs as well as medical research.

Quintin Primo III Mr. Primo’s net worth of $300 million comes primarily from his Capri Investment umbrella company, which owns Capri Capital, a global real estate investment management firm. The son of an Episcopal bishop, Mr. Primo graduated from Indiana University and has an MBA from Harvard Business School. His upbringing gave him a vision for paying attention to overlooked areas, allowing his company to obtain contracts such as the Baldwin Hills Crenshaw Master Plan in Los Angeles. His philanthropy-related activities include supporting the Primo Center for Women and Children, which provides transitional shelter to homeless people in Chicago.

Kenneth Fearn Mr. Fearn made his fortune through several lucrative real estate investments. He is the founder and CEO of Integrated Capital, which operates in the hotel industry, with deals exceeding $2 billion. Before founding his own company, he secured over $1.5 billion in real estate management and acquisitions, as well as secured more than $2 billion in debt financing for private real estate firms. Kenneth has served as board member of the Andre Agassi Charitable Foundation, which works with public education schools in Las Vegas.

Victor MacFarlane In 1987, Mr. MacFarlane funded Macfarlane Partners, one of the largest minority-owned real estate investment management companies in America. Working closely with Magic Johnson, the company focuses on stabilizing real estate assets, project development, repositioning and rehabilitation of property, as well as asset management. Since its inception, the company has invested over $13 billion dollars in real estate developments. Macfarlane Partners also donates 5% of its gross profits to charities

such as the Martin Luther King, Jr., National Memorial Project Foundation; Rebuilding Together San Francisco; the Immaculate Conception Academy; and the Robert Toigo Foundation.

Maurice “Mo” Vaughn A former MLB player, “The Hit Dog” played first base for 12 years for teams such as the Red Sox, the Anaheim Angels and the New York Mets. 2019 Orange County housing market prediction A

s the world 6th largest economy, California is growing rapidly even though the housing market over the recent past has slowed. In November last year, the California housing Statistics varied accordingly depending on the city. Los Angeles, San Francisco, San Diego, San Jose, and the Orange County experienced growth while the price in the most district declined.

In 2017, the homes sold were 424,100 higher than the 2018 figure by 3.2 percent. “While home prices are predicted to temper next year, interest rates will likely rise and compound housing

affordability issues,” said C.A.R. President Steve White. “Wouldbe buyers who are concerned that home prices may have peaked will wait on the sidelines until they have more clarity on where the housing market is headed. This could hold back housing demand and hamper home sales in 2019.” The report also indicates a projected growth in the U.S. Domestic Product of 2.4 percent in 2019, after a projected gain of 3.0 percent in 2018. The nonfarm job growth is at 1.4 percent, down from a projected 2.0 percent in 2018. The report projects that unemployment will remain at 4.3 percent in 2019, consistent with the 2018 unemployment rate but down from 4.8 percent in 2017. rates are projected to rise 5.2 percent in 2019, up from 2018’s 4.7 percent and 4.0 percent in 2017, notably, this remains very low by historical standards. The median home price is forecasted to increase by 3.1 percent to about $593,450 in 2019. This follows a projected 7.0 percentage increase in 2018 to $575,800. “The surge in home prices over the past few years due to the housing supply shortage has finally taken a toll on the market,” said C.A.R. Senior Vice President and Chief Economist Leslie Appleton-Young. “Despite an improvement in supply conditions, there is a high level of uncertainty about the direction of the market that is affecting homebuying decisions. This psychological effect is creating a mismatch in price expectations between buyers and sellers and will limit price growth in the upcoming year.” Another issue likely to impact the county is the outmigration as a result of the state’s housing affordability. This will be an issue raising red flags as the interest rates are expected to rise further as the year progresses. The high housing cost in the

county is driving most Californians out of their current county and even the state. A previous report by C.A.R, the 2018 State of Housing Market/Study of Housing: Insights, Forecast, Trends (SHIFT) report highlighted that 28 percent of the homebuyers moved out of the county in which they previously resided, a figure up from21 percent recorded in 2017. The Bay Area was worst hit, mostly because the Bay Area was least expensive. 35 percent of the homebuyers migrated from the Bay Area mainly because of affordability constraints. SoCal also didn’t fare any better as 35 percent of the buyers moved out of the county for the same reason, a significant jump from 21 percent in 2017. The migration of homebuyers out of the county is reflected by the decline in house sales in Southern California. As long the home prices in the county are out of reach, and the interest rates on the rise, outmigration will remain to be a primary issue affecting home sales in the county.

K

amala Harris was born on Oct 20, 1964, in Oakland, California to immigrant parents. Her Jamaican father taught at Stanford University, and her Indian mother was a cancer researcher. She earned a degree in political science and economics at Howard University

(B.A., 1986), and a law degree from Hastings College of Law (1989).

Career, Politics, and Milestones In the 1990s, Harris worked at the San Francisco District Attorney’s office and the City Attorney of San Francisco’s office. There, she gained a reputation for toughness as she prosecuted gang violence, drug trafficking, and sexual abuse. Harris rose steadily through the ranks; in 2004, she became district attorney. She was narrowly elected the attorney general of the state, making her the first female and the first African American to hold the position. The following year, Harris proved her political independence by rejecting pressure from President Barrack Obama’s administration to settle a nationwide lawsuit against mortgage owners over unfair practices. She pressed California’s case in 2012 and won a judgment five times more than initially offered. Her refusal to defend Proposition 8 (2008), which banned same-sex marriage in California, was instrumental to the eventual overturn in 2013. In her words: “I declined to defend Proposition 8 because it violates the constitution. The Supreme Court has described marriage as a fundamental right 14 times since 1888. The time has come for this right to be afforded to every citizen.” In 2014, Harris was re-elected attorney general by a wide margin. On November 8, 2016, she defeated Loretta Sanchez in the 2016

Senate election to succeed outgoing Senator Barbara Boxer, which made her California’s third female U.S. Senator, and the first of Jamaican or Indian Ancestry.

Advocacy Harris has remained consistent in her support for the legalization of recreational marijuana, Medicare-for-all, sanctuary cities, passing a Dream Act, and lowering taxes for the working and middle classes while raising taxes on corporations and America’s wealthiest 1%. In campaign speeches, debates, and political ads, Harris also mentions her role in forcing banking giants to cough up $20 billion in mortgage relief. Her work defending same-sex marriage and reducing recidivism among drug offenders have also been at the top of her campaign talking points.

Presidential Declaration On January 21, 2019, Harris formally announced her candidacy for president in 2020. She joined an already teeming field of Democrats gearing up to take on President Donald Trump and a diverse Democratic party increasingly dominated by a new generation of women and minority candidates.

According to Harris, it was time to restore what she views as “the loss of American values.” Her words: “We are here because the American Dream and our American democracy are under attack and on the line like never before,” the California senator said. “We are here at this moment in time because we must answer a fundamental question. Who are we? Who are we as Americans? So, let’s answer that question to the world and each other right here and right now. America: We are better than this.” Securing the Democratic nomination would make Harris the first African-American woman and the first Asian-American woman to be a ma jor-party nominee for the president. Her Sunday announcement also placed her in the league of her predecessors, Shirley Chisholm and Carol Moseley Braun, two AfricanAmerican females who have previously vied for the Democratic presidential nomination. With the announcement, she also becomes the third sitting senator to make her 2020 ambitions official.

In addition to calling for a oneday boycott, NAACP would return a donation for an undisclosed amount that it received from Facebook. Facebook Chief Operating Officer, Sheryl Sandberg responded to the NAACP criticism by giving an update on the company’s civil rights audit. This was done through a blog post that explained that Facebook was “Committed to working with leading US civil rights organizations to strength and advance civil rights our service. They’ve raised a number of important concerns, and I’m grateful for their candor and guidance.” However, Sandberg never responded to calls for her to step down from Facebook’s board. According to the New York Times, the reports commissioned for the senate by some two cybersecurity companies found that the Russian disinformation campaign run by St. Petersburg firm created media accounts under fake names on every available social media platform to boost Donald Trump’s campaign. “This newly released data demonstrates how aggressively Russia sought to divide Americans by race, religion and ideology, and how the IRA actively worked to erode trust in our democratic institutions,” said Sen. Opens Jobs for Women at the Century Regional Detention Center

T

he women in the Century Regional Detention Center have a reason to smile as they will start learning new skills for jobs in Technology, building trades, culinary arts and training in other growth industries. For some time now, the jail has been on ma jor news websites in connection with multiple sexual assaults by the L.A County Sherriff’s Deputy Giancarlo Scotti. The center will provide the inmates with vocational training and career pathway guidance and also improve access to other vital services that can help formerly incarcerated women to achieve and maintain a level of stability after re-entry. When women are released from the jails, they often face daunting obstacles trying

to integrate into society, secure stable employment and establish financial independence. Since the systems put in place do not support that, most of them get back to one thing they know how to do best- crime! These obstacles lead to high rates of recidivism, however, with this program, inmates will be trained on how to secure employment, which can be a crucial step in breaking the cycle of crime and incarceration. The mastermind behind the program, Sheila Kuehl purposed to create a comprehensive jobs training program at the women’s jail in Lynwood because too often, after being released, women face obstacles re-integrating back to the society.

“Women often need to overcome an extra set of barriers because they may lack employable skills and may also be the primary caretakers of their children,” Kuehl said. “We can’t expect people to rebuild their lives if they’re not given a fair shot at a steady good-paying job.” It was found that women and men who have undergone general education and vocational training are significantly less likely to return to jail after they have been released and as a result, their chances to get employed are high than the peers who do not receive such opportunities. This is particularly true for the women; the research consistently proves that incarcerated women respond especially well to rehabilitation and re-entry efforts. Also, the research shows that women, particularly those with children, are often under- or unemployed, if they are employed, they work for fewer hours and make less per hour than the male counterparts. More so, these women often work in temporary, low-level or entrylevel jobs with very little

chances of advancement. While the County has a Jail-Based Job Center at the Pitchess Detention Center which provides a continuum of the Pre-release and Post-release workforce development services for men transitioning from jail to the community, such a facility does not exist for women in the County Jails. INSTITUTIONALIZATION OF THE BLACK MEMORY: Who Should Be In Charge Of Keeping, Defining And Transmitting The History Of Our Cultural Contributions?

lack memory, like all the other cultures on the world, need to be preserved and institutionalized. This can be achieved by creating institutions with the personnel and clear mandate to preserve black art and photography. These institutions could be museums, photo galleries, government institution and organized scholarly groups. Religions and government take the biggest share in managing institutionalized black memory. On that streak, there have been concerns that, if the culture is left at the hands of the outside communities, chances are those could memories will absolutely diminish with time.

Who should institutionalize the Black Memory? Black legacy and institutionalization should be managed by trained and professional personal. These people should have historical knowledge of black culture. Learning in class or having a university degree is not enough to manage black legacy and institutionalizing black memory. Culture is passed from generation to generation and so is black culture. Therefore, this puts people of color at the helm of managing black legacy.

Black Legacy Should Be Transmitted The Process of Preserving Black the Same Way Other Cultures Are Memory In America Has Not Been Easy Transmitted The black community in America has not been well represented in black memory institutions. The appointment of white people as curators in the Brooklyn Museum to manage black art and photography is a clear sigh of this vice. This justifies discrimination against people of color and to some extent modern colonialism as witnessed by massive responses from social media. Some of the artifacts and some photograph’s being paraded in European museum where taken from owner countries in Africa with no clear agreements. This should not be happening in this century. These artifacts and photographs should be stored by their people of origin.

It should be included in scholarly articles and history books just like the other cultures. More effort need to be seen and actually taken in teaching the black legacy to all generations in America. This will help reduce the obscurity which has been there in transmitting black memory from generation to generation. There is little benefit of black artifacts and photography in the modern museum. There have been incidences of people of color not been allowed in these museums. There have also been allegations of white people benefiting more both monetary and socially. With that in mind, its only prudent for people of color to manage what belongs to them. This way they will have passion and zeal to manage black

memory. There is a notion that black artifacts and photographs are not of great importance to the country of origin. This is a fallacy. The home country does value their own artifacts and cultures. This is the sole reasons as to why they pass it from generation to generation. As if this was not to be done, then that particular culture will become obsolete.

The Role of Museums Museums should also change their policy in managing black legacy. Black legacy cannot be transmitted by employing people of white origin who have no day to day experience of black legacy. Their criteria and policy should be of men and women of color who has been brought out in that environment, as opposed to scholars who have only learned in class.

Conclusion Lastly, it is of great importance that efforts are created and implement by the various forces of memory institutionalization like the religious groups, scholars, professional organizations, government and business organization to enable minority communities to preserve their own culture. This process should be free of modern colonization and discrimination. It should also be free of racism and bigotry. A policy of inclusivity should be embraced when dealing with the sensitive matter of black memory preservation.

The Last Survivor of Tulsa

Race Riot dies at 103 A

t the age of 103, the last witness of the Tulsa race riot has been confirmed dead on November 21. The female who goes by the name Oliver Hooker had experienced one of the worst occurrences of racial violence in the history of the United States at the tender age of 6. Over the years, she had been a living witness to the suffering inflicted by the white residents to the African-American. Talking about the worst scenes in the history of the United States, the race riot is one notable occurrence. Oliver Hooker, one of the African-American who resided in Tulsa at the early age of her life was a witness to the attack in the spring of 1921 and as narrated the occurrence to the radio diaries. She narrated that Tulsa was a locality that treated individuals with value, and her father, Samuel D. Hooker had a cool store with valuable

appalling thing trying to keep a girl of such age quiet in that type of situation” she made mention of the fact that when the men gained entrance into the building, they aimed at trashing every single thing they could reach, including her sister’s piano since they must have thought it was something they should not have. “While it is still uncertain as to precisely what happened in the Drexel Building on May 30, 1921, the most common explanation is that Rowland stepped on Page’s foot as he entered the elevator, causing her to scream,” the Oklahoma Historical Society reported. She recalled hearing the mob use an axe to destroy her sister’s piano. For a child, she said, it was horrifying trying to keep quiet.

After this clash, Oliver Hooker relocated along with her family and grew to achieve success during her lifetime. She became a member of the Semper Paratus program in the United State Coast Guard and as the first African-American to obtain this position; she performed notable duties in the country and furthered her education in Columbia University and the University of Rochester acquiring a Masters degree and a Ph.D. in psychology respectively. She was later employed as a professor at Fordham University. It was not an easy decision forgetting what she saw in 1921, she supported in the founding of the Tulsa Race Riot Commission in 1997. Janis Porter, which happened to be her goddaughter, had announced that Oliver Hooker gave up the ghost at their home in New York. Janis Porter also added that Oliver Hooker had no surviving relatives. Family friends had concluded that Oliver Hooker would be laid to rest in New York.

THE RISKS AND OPPORTUNITIES THE CLIMATE PROJECTIONS FOR CALIFORNIA AND THE SOUTHWEST

C

alifornia and the Southwest region are the hottest and driest region in the United States with increased heat, drought, insect outbreaks and cases of wildfires linked to climate change. With the predicaments these areas are currently experiencing, the future projection is in no way all favorable. It is accompanied by both risks and surprisingly some opportunities for the region. The National Climate Assessment (NCA) summarizes the impacts of climate change on the United States, now and in the future. The team which comprises of more than 300 experts guided by a 60-member Federal Advisory Committee produced the report we will be using in our evaluation. It was extensively reviewed by the public and experts, including federal agencies and a panel of the National Academy of Sciences. december 2018 issue

Some Projections and Associated Risks Sea Level Rise Over 100 years, sea level has risen along with the California coast by 6.7 to 7.9 inches. Although along with the California coast, no significant increase has been observed, the report predicted the Southwest sea levels will increase at an accelerated rate. The sea level rise is estimated to expose about 420,000 people to the risk of flooding events and could also erode two-thirds of California beaches by 2100.

Increased Green House Emission Numerous cases of wildfires have made California ecosystems and Southwest forests net carbon emitters a term for regions that emit much carbon into the air than they use. More wildfire is predicted to occur with the escalating greenhouse gas emissions. Cases of fire incident could surge by 25 percent and large fires occurring three times more.

Reduced Snowpack and Streamflows More than 50 years now, snowpack in winter which releases water after melting in spring and summer to supply the natural ecosystem and residents has reduced significantly and no evidence of it improving. Also, the streamflow has reduced compared to the 20th century total with no evidence of restoring in future. The projection of the further reduction in snowpack and streamflows could present inadequate water supplies needed to maintain the cities, agriculture, and ecosystems of these areas.

Some Projections and Associated Opportunities Reduced Snowpack and Streamflows Reduction in snowpack related to temperature leads to the accumulation of dust and soot on snowpack surfaces. This leads to earlier snowmelt and evaporation. The projected increase in water temperature has inspired these areas to concentrate more on the exploration of wind and solar photovoltaic installations which could substantially reduce water withdrawals, leading to a reduction in general water use an acceleration of the achievement of green climate subscribed to by California and most areas in the region.

The Cure For Cancer And Severe Heart Problems? T

oday, the number of cancer survives has increased tremendously. This has been as a result of advanced cancer treatment such as radiation treatment, chemotherapy and even use of some cancer medications. However, these methods of treatment come with their health risks. For instance, they can cause severe heart problems for the victims. This could happen during the treatment process or after the completion of the process. To reduce these risks, the specialist from both cardiology and oncology have joined forces in the treatment of cancer patients.

Use of Vitamin D Pills Use of vitamin D pills has been embraced as a way of preventing and curing cancer and severe heart diseases like stroke, heart attacks, and heart-related deaths. These results have been fuelled by research conducted seemingly

As a resulted, doctors placed many of the patients under the use of vitamin D pills as a preventive way for heart diseases and cancer. Recent studies conducted found out that vitamin D pills did little in the prevention of cardiovascular disease and cure for cancer. Neither do they lower cancer rate among healthy adults nor do they reduce the risks of severe heart disease.

As a result, comprehensive research has been conducted to dispute these claims. The main focus has been to determine the real value of these pills given that they have gained wide popularity. Findings showed that although a lot of heart patient has low levels of vitamin D, this does not conclude that low levels of vitamin D increased the chances of heart diseases. There is no evidence to support their claim. Although initial reports suggest that Vitamin D pills can help in the prevention of heart conditions and cancer, comprehensive researches have been conducted dispute these findings. Findings have shown that these pills have more effects on other health areas like respiratory infections, diabetes and memory, and mental functioning. Users have been advised to focus on different healthy ways to reduce the risks of cancer and heart diseases

Trump Administration

Forced To Forgive $150M in Student Loans

A

lthough it’s very disappointing as it took the court order to get Secretary DeVos to start granting debt relief to students in the lurch by the predatory forprofit colleges. The student loan battle has an exciting news that Trump Administration will cancel thousands of borrowers federal student loans that were laid out by Obama tenure that education secretary Besty DeVos fought to kill. These news surface after DeVos losing court battle and was forced to incorporate a new set of regulations that will provide more security for student loan borrowers that were affected by school closure or defrauded by their college, schools like Corinthian colleges and ITT Tech and other schools that closed sometimes around November 1, 2013 and December 4,2018. The Department of Education illegally withholds implementation of the 2016 borrower defense rule, but because the department willingly fights back, approximately 15,000 students are finally going to be relieved of what they owed. After the delay has lasted for more than a year, the department of education in the U.S canceled $150 million debt owed by defrauded students. The announcement was made by the agency in Dec. In 2016, President Barack Obama established a protection regulation, that students or parents of students who help colleges in taking loan would receive debt forgiveness /reimbursement. This appears to

be a positive innovation, but the department will remain pressed to ensure that each and every single eligible borrower gets the full relief they deserve. DeVos said the rule is not too pleasant to colleges and taxpayers because it became much easier for students to have their debt been canceled. A federal judge ruled that DeVos tries to stop the 2016 “borrowers defense” regulations from taking effect was illegal in September 2018. After that, the exact judge declined a bid by forprofit colleges to instantly stop the regulations, paving way for them to take effect. The federal student Department of Education announces that they will nullify the loans roughly 15,000 borrowers who qualified for “closed school” loan release but have not applied for the benefit. The student loans total approximately $150 million. Also, the2016 borrower defense regulations added new closed school discharge requirements for the loan holders, guaranty agencies, and schools. Some of the loans that will be canceled are loans owed by the parents whose student’s schools are closed. James Kvaal, president of the Institute for College Access and Success, said the initial round of discharges was “welcome news” for the borrowers it will help.

“But these 15,000 borrowers are a small fraction of those eligible for loan discharges because their schools closed or committed illegal acts. It’s long past time for the Department of Education to meet its legal obligations to students,” Kvaal said. Sen. Patty Murray, the top Democrat on the Senate committee that oversees education, said she was “pleased” that the department has started implementing the rule. Some of the borrowers who receive loan discharges attended schools that have once been closed down. The education department officials promise to notify borrowers by sending them emails to receive loan discharges and borrowers will take no step but be patient because the process may last for 90days before its completion. The top Democrat on the Senate Education Committee, Sen. Patty Murray was pleased to discharge the loans and also call on Trump administration to go further. Also, tell DeVos to neglect her attempt to rewrite the borrower defense rule but instead should

implement the present rule and grant relief to over 100,000 borrowers who were cheated out of their education and savings. The education department has decided their application for loan relief and borrowers should fill the application form. Prior to 2016 regulations, borrowers had to make a submission of an application to request the loan discharge. RISING MORTGAGE RATES LIKELY TO CRASH SOUTHERN CALIFORNIA HOUSING MARKET

A

steep increase in the mortgage rate should be a big worry for the southern California housing market because the potential buyers are put off by the increase in the mortgage rate, and for the house prices as twice the income.

Mortgage after Election After the 2016 election, there is an increase in mortgage rate from 2016 to 2017 and the economists suggest this is a trend that is likely to continue, will this be a concern for southern California housing market? Likely yes, because home prices rise every time there is an increase in the mortgage rate.

Facts and Data About Mortgage Rates The cities in southern California housing market for reckoning, since 1990, home prices have an increased rate of 8 percent compared to when there is cut in the interest rate with just 0.39 percent increase, and on average of 4.39 percent increase. Since 1990, a sharp increase in the interest rates causes home prices to increase by 0.25 percent in Orange County, and large increase rate cause it to rise to 8.81 percent, and at an average of 4 percent annually.

Similarly, for Riverside and San Bernardino counties-they have 8.25 percent increase when the increase rates are high, and 1.18 increases in home prices when there is a huge cut in the interest rate and 4.45 percent on the minimal increase since 1990. Furthermore, comparing the income spent on housing in California with US average- In 2014, the Californians spend 3.5 percent more income on housing than the US average, and in 2016 they seem to spend 3.8 income more on housing than the US average. However, California homeowners without a mortgage spent a little percentage of their income on housing, lower than the US average. They spend median of 11.0 percent income on housing lower than the US average of 11.4 percent. This data shows that mortgage rate has a serious effect on the income of the California homeowners, which, however, affects the housing market directly or indirectly. However, all these regions have a good economic growth, and of course, they should with the economy creating lots of jobs, and opportunities. Therefore, buyers should be financially buoyant to pay the housing fees, but, it seems the housing prices are a burden to the income since the increase in interest rate will lead to increase in the housing prices. Mortgage rate increases when the economy is growing as we have it now, the job market is

booming also the wages are increasing. In this situation, people will have the finance to buy a mortgage because of the financial capability. On the flip side, cost of labor, construction materials, and other logistics lead to an increase in housing prices. Therefore, the cost of new homes increases owes to the fact that labor and building materials increase during this period. The National Association Of Realtors suggest that a slow pace increase in mortgage rates can’t have direct impact on the housing prices because the increased wages can absorb the pressure, however, if the increased mortgage rates take longer period, then the housing market should be ready for the worse, because, the housing market will see a lower demand over a long period of increased mortgage rates.
