T
o our esteemed readers July is finally here, and the heat is coming with it. We are full swing in the Summer season. Where does the time go? July remind us that
time waits for no one. We have six months and counting before we bring in a new year, again! We are literally counting down the year as of July 1. June was the month that African American’s commemorated our dark history as slaves during Juneteenth. I still can’t believe that there were African American’s in the South that didn’t know that the Emancipation proclamation made them free 2 years after the proclamation. June also reminds us to celebrate and mourn our fallen heroes of the past. Heroes who fought many battles for this country’s freedom only to be recompensed by being hung on trees like strange fruit or beaten down and abused because they wanted to experience the freedom that America promised to all men. These African American heroes sacrificed all they had for their future generations to live a better life. Unfortunately, that future generation was betrayed and had to fight in the courts for every freedom that African American’s enjoy today. July is the month we celebrate Independence Day but whose celebration is it really? We all know the history of freedom and independence for African American’s is the dark and ugly background to American Independence. So, do we celebrate, or do we mourn for the lives and freedom lost from 1619 to 1865 and from 1865 to 1965. 1776 falls right in the middle of it all. If those dates are not familiar to you then it further solidifies my point. Independence Day is not a day of celebration for African Americans. It is day of celebration for those who enslaved African American’s, but we will take the day off anyway and enjoy our family and friends. We all hope for a glorious future when African American’s and other minorities can fully participate in the freedoms and opportunities that America represents. We have made progress, but we have a long way to go. I am happy to see for the first time in history, we have an African American Major in San Francisco. Yes, San Francisco put in office a Black Mayor. I am amazed. We should be very proud of Mayor London Nicole Breed. In this issue you will learn more about this brave woman who has not only won the hearts of San Franciscan, but the whole country. To me, this is a sign of a better future where people are more tolerant of other races in leadership. Minorities can lead governments and make a difference for everyone even when they are the minority. There are more African American political leaders on the way to the highest levels of government. While we celebrate the Independence of our country, let’s not forget about the communities of color and minority neighborhoods that have so many battles to fight, that they can’t really enjoy the true meaning of independence. African Americans and other minorities are embattled on every side especially in housing. Once The Power Is Now Magazine

again, Ben Carson’s Agency (HUD), finds itself on a tight leash over allegations of delaying the anti-segregation rule. Surprisingly, HUD isn’t alone to be investigated on these discriminatory allegations. Apparently, the National Fair Housing Alliance along with 19 other fair housing groups filed a lawsuit against Deutsche Bank, Ocwen Financial and Altisource for allegedly neglecting the foreclosed and bank owned properties in Minority Neighborhoods. In fact, just about all the major banks have been sued for discrimination or redlining. With all this happening in the country, you must wonder about the American dream for minorities. The statistics for African American’s reads more like African American challenge. Let me add one more thing that is in the news. There is a special investigation by the government and litigation by the National Fair Housing Alliance with some of its affiliate groups against Facebook. National Fair Housing Alliance filed a federal lawsuit with the contention that Facebook allows housing discrimination. Many agents violate the law in their marketing campaigns in one way or another, and what’s even more ridiculous is that they are not even aware that they are doing it. This month, we take a closer look at the marketing campaigns and how agents can keep their marketing campaigns legal. It is time to get into your OWN home, unless you like depositing thousands of dollars in your landlords’ already full pockets. Real estate in California continues to rise. Just 5½ hours north of Hollywood, Emeryville is a small, 1½ square mile city with a population of approximately 10,000, located in a corridor between Berkeley and Oakland, on the shore of San Francisco Bay. Emeryville had a sordid past as the 19th century “Entertainment Capital of the East Bay.” During Prohibition, within a block of the police station, there were 12 brothels and 20 bootlegging joints. There were numerous saloons, card clubs and racetracks, buttressed by further illegal gambling and a lucrative business in speakeasies. 21st century Emeryville has reinvented itself as home to several biotechnology companies, upscale shopping centers, and a ma jor film studio. Emeryville has 6,650 units of housing. The ma jority of which is in the form of studio, 1 & 2 bedroom condominiums ranging in price between approximately $400,000.00 $900,000.00. Los Angeles 2018 Real Estate Trends
T
he California housing crisis continues to take hold all across different cities, from the San Francisco Bay area, all the way to the south. Greater Los Angeles is no different and follows the uptrend of high prices and low home availability across the state as the city experienced an increase of two digits in listings prices compared to last year. One of the biggest forces behind the increase is gentrification taking place in Downtown Los Angeles, an area previously considered dangerous and unattractive. In fact, Forbes recently placed it first in a list of real estate market that will be trending in 2018 . As Nikhil Choudhary, from Zenith Engineers Inc. puts it, “the gentrification of DTLA is inevitable.� The city has stated to taken measures in preparation for the 2028 summer Olympics such as patrolling the streets with bikes. Moreover, high tech companies looking to escape form the asphyxiating prices in Silicon Valley are also making investments in the area contributing with high demand. As a result, these changes in Downtown LA, along with low home availability and high demand has driven prices to new records. According to Pacific Union, sales of affordable homes spiked up from 20% to 28% since March 2017, leaving fewer options in the market . The current median price for homes in The Greater Los Angeles currently sits at $910,000, a jump of 14% since last year. Due to lack of affordability, homes in greater LA are starting to be considered as overvalued, that is that sales prices are 10% higher than what long-term trends predicted. In other words, prices are

higher than what most people can afford. In fact, the California Association of Realtors calculated the median home price in the city as $545,540 during the first three months of 2018. Taking into consideration that the average monthly payment would cost $2,820, plus 20% down payment and the traditional rule that housing should not exceed more than 30% of the household income; only those earning above $112,930 a year or 28% of the population would be able to afford a home. On the bright side, this could be seen as evidence that prices are slowing down compared to last year. In fact, a report by Aspired predicted that prices will flat line by the end of year. Factors such as caps on mortgage interest and property tax deductions included in the new tax reform will influence dramatically in home prices. Some experts even predict that mortgage rates might reach 5% by the middle of year. While the market is still not buyers’ friendly, the fact that prices might become more stable

by the end of the year is good news for future homeowners. Nonetheless, those with the means to buy homes at the moment should not hesitate because as long as there is low availability of homes and markets are overvalue, there are no guarantees of being able to afford a new home in the future.

Located along the Southern California coast in Orange County, 56 kilometers south of Los Angeles and 152 kilometers north of San Diego, Huntington Beach makes the perfect, beachy base camp for ma jor amusement parks like Disneyland or Knott’s Berry Farm.
Real Estate Market Conditions Huntington Beach has a population of 201,899 and is less family-centric with 30.73% of the households containing married families with children. The asking price of homes for sale in Huntington Beach has increased 6.8% since April last year, while the number of homes for sale has decreased 4.6%. The median list price in Huntington Beach is $949,000. The price went down 3% from April to May. The home resale inventories are 289, an increase of 4 percent since April 2018. The median list price per square foot is $536 and the median household income for the surrounding county is $75,998 compared to the national median of $53,482. The median age of people living in Huntington Beach is 40.9 years. Approximately 47.37% of Huntington Beach homes are owned, compared to 36.99% rented, while 15.64% are vacant. Huntington Beach real estate listings include condos, townhomes, and single family homes for sale. Commercial properties are also available. Huntington Beach in 2017, saw the average Sales Price exceeding the peak set 2007,

the year that the average price of homes hit a record high of $808,000. This average price fell after the real estate bust and recession that followed. The Average Price fell to $570,000 in 2011. In the past few years, prices have made a ma jor come-back and have moved up to $800,000.

Background London Nicole Breed was born in August 11, 1974 and was raised in San Francisco, CA by her grandmother in public housing in the Western Addition. Breed served as the president of the San Francisco Board of Supervisors and District 5 Supervisor, representing the Fillmore addition, Hayes Valley, Lower Haight, Haight-Ashbury, Japantown, Alamo Square, North of Panhandle, Cole Valley, and Inner Sunset Neighborhoods.
Experience London Breed is American politician currently serving on the San Francisco Board of Supervisors. She first won the election to the Board in November 2012. London has passed legislation that seeks to increase the housing production along the transit corridors and also prioritize on the neighborhood residents for affordable homes in their respective communities. In addition, Breed has helped to rehabilitate 193 units of unused public housing for homeless families and is leading the effort to renovate thousands more. Breed is also responsible for the passing of the strongest Styrofoam ban in the country. The drug take-back legislation. ith every spring comes a new boost in the real estate market. The city of Pasadena California is no different. Yet as it is the case with most cities in the state, lack of affordability, low number of homes in the market and pressure form near Downtown LA continue to push up the prices. As to the first quarter of 2018 Zillow categorizes the city as a hot sellers’ market. Prices have seen an increase over 8.7% since last year and currently the median price in the city of a three-bedroom unit is $810,145. Furthermore, the average square foot is $585, which is higher than the $422 square foot found in Los AngelesLong Beach-Anaheim Metro area. There is no sign that the current trend will end soon. Zillow predicts that prices will go up by 4.7% for next year. This is due to several factors such as families looking to escape from the incredible high prices in Northern California as well as the gentrification of Downtown LA. Zillow also predicts a great impact in home value from foreclosures. Rents continue to be an issue across the state; currently the average in Pasadena sits around $3000. An indicator of how high prices have gotten is the increase of the homeless population, just in the last two years their numbers increase by 28%, a situation which the city has taken direct measures to relief. As Bill Huang, Pasadena’s director of housing and career services stated, “We’re battling right now an extremely tight rental market, which makes it extremely difficult to assist folks to be housed in private apartments.” This why there is an initiative in the city enter a law to limit property owners to increase rent over 4.5% per year. While rents will continue to be tied to the Consumer Price Index, the measures seeks to protect vulnerable tenants and limit property owners from raising
the rent unexpectedly. Detractors of the initiative argue that will hurt tenants more that help them. Experts say that the law would detract property owners form renting or they will raise the maximum every time they can. In fact, lack of options and demand will only increase the prices. Nonetheless, despite the high prices, Pasadena continues being a desirable city to move in and invest. Compared to cities in Northern California prices are accessible and taking into consideration that prices will continue to increase, there is no better time to buy than now.

Independence Day: A hypocritical day to
celebrate American true racism
T
he fourth of July marks 242 years since the United States of America was declared Independent, a day that marks the colonists’ independence from the barbaric rule of Great Britain. But 75 years later, Black Americans were not yet ready to celebrate. As usual, most of Americans will set up grills to celebrate the so-called Independence Day, put on a firework displays across the city and so on, well, I am not against the day, as a matter of fact, I will celebrate the day, I will set up my grill and all that but to me and to most of other African Americans, it will not be a celebration of independence, but a historical fallacy that has been passed down from generation to generation. The Fourth of July to most Black Americans is nothing, but a day that represents centuries of lies that have perpetrated the society and masked as the truth by the so called founding fathers. The declaration of Independence Day states that;

“…We hold these truths to be sacred & undeniable; that all men are created equal & independant, that from that equal creation they derive right inherent & inalienable, among which are the preservation of life, & liberty, & the pursuit of happiness; that to secure these ends, governments are instituted among men, deriving their just powers from the consent of the governed; that whenever any form of government shall become destructive of these ends, it is the right of the people to alter or to abolish it, & to institute new government, laying it’s foundation on such principles & organising it’s powers in such form, as to them shall seem most likely to effect their safety & happiness…” This declaration states that all men are created equal when in fact, slavery was legal in all the 13 colonies of the United States. This means that 20% of the populace at the time of the Declaration was held up in brutality and arrogance of the white man, without “preservation of life, & liberty, & the

pursuit of happiness.” The facts surrounding the Independence Day celebration point out clearly that this is just a celebration of Eurocentric and a hypocritical mythology. Interestingly, of the 56 people who signed the Declaration that day, 27 of them were slave holders, slave shippers and in one way or another involved in slave investment. In 1776, Thomas Jefferson, whose contribution to the signing of the Declaration is well known, had at the time enslaved 175 black women, men and children, by 1862, he had a total of 267 slaves. He was also a racist and a sexual degenerate who began abusing Sally Hemings, at 14, he got her impregnated seven times. Independence Day is a celebration that has hypnotized the country to accept and embrace generational lies rather than the truth. It is no secret that the Black Americans have played a significant role in the making of this country’s foundations, but their efforts have been blown away without any recognition. The war for freedom started on June 1812 and ended in February 18152. From 1776 to 1812, Blacks had played quite a significant role yet they were excluded from their true rights to freedom and its benefits. It would be justifiable to say that Independence Day is a day that does not represent American Independence, but the pretense that the country has indirectly seduced people to follow blindly without questioning its integrity. Black People, despite their contribution to the liberation of the country, were considered animals not humans, in 1779 the Governor of Virginia signed a bill that encouraged enlistment in the American Revolutionary War by compensating white men with a “healthy Sound Negro.” in addition to that, Article 1, section II paragraph 3 of the United states constitution3 considered Black Americans “three-fifths” of a human being. More prove disregarding the nature of black Americans can be traced back in 1785 on the book entitled Notes on State of Virginia4 where Jefferson writes; “It will probably be asked, Why not retain and incorporate the blacks into the state, and thus

save the expense of supplying, by importation of white settlers, the vacancies they will leave? Deep rooted prejudices entertained by the whites; ten thousand recollections, by the blacks, of the injuries they have sustained; new provocations; the real distinctions which nature has made; and many other circumstances, will divide us into parties, and produce convulsions which will probably never end but in the extermination of the one or the other race.” Jefferson is trying to put into perspective the thought of emancipation and the argument to make Black Americans citizens afterwards. It would mean that the country would have to deploy more white people to fill in the gaps left by the Black People. Jefferson argues that this is not a viable option as upon emancipation, the country would go into a race war, one that would end IF and ONLY IF one race is completely wiped out. Of course there are other texts in the book which quotes Jefferson talking ill about the Black Americans, calling them “Oran-Outan” meaning ape like creature. From the beginning of liberation of the American States, it is evidently clear that it was never the intention of Black community to be included as they were too busy laboring in the fields without reparation.
Given the racial divide that is still deep rooted in the country, how can African-Americans celebrate a holiday that is meant to glorify their perceived inferiority by the people who held them captives for more than 200 years? History books in all dimension fail to mention that African American heroes the likes of Crispus Attucks and

the 5000 brave men who were instrumental in the war against Britain by 1783. If history was to be corrected, we all know that, never was there a time when equality existed for all people. This means that the founding fathers only wanted independence for only one race. In 1852, Frederick Douglas gave a speech, perhaps one of the most popular speeches, about Independence Day and he asked “What have I, or those I represent, to do with your national independence?” A nation founded on the principles of freedom for all, with certainty has never lived up to its promises. Remember, it was the slaves who drove the economy of the country forward but our nation has never accepted the responsibility it has of providing an equal playing field for all. Think of the discrimination that still runs deep and wide in the housing, education, justice and corporate America. Civil rights activists in 1968 hoped that the Fair Housing Act would end the residential desegregation of the American Society, so far, nothing impactful has been done except the usual sugarcoating of the malicious acts that still exist in today’s institutions. Moreover, the justice system continues to be the cradle of inequality. Think about the Black Americans that have been murdered in cold blood but the justice system still lets the perpetrators walk free. How can we then celebrate a day that we are supposed to mourn? This day represent the greatest fallacy to penetrate in today’s society and yet, people glorify the day with utmost as if nothing ever happened. Moreover, there is a strong argument that 1776, the year perceived to be the year when America got independence, is not correct at all! It makes no sense since the Revolutionary war began on April 19, 17756. What

this
hypocrisy
alive
is
the
institutions especially the education system that teaches nothing but the white man’s fabrication of the real truth. Nothing about the forefathers of the African community is taught in the schools. The proper way to set things right is by helping the younger generation understand the circumstances around African American existence in the country. More to that, they also need to be taught about the accolades and the true achievements of Black Americans in ancient civilization. This would help align American history in its proper context. This can only happen if the education system is rewritten following the correct suit.

hile living in San Francisco it might seem like a dream come true, the fact is that owning a home is becoming increasing difficult due to the lack of affordable homes. A recent report published by Paragon Real Estate Group news showed an increase of 23% in home listings compared with March 2017. The median price of houses in the city reached an all-time high when they hit$1.6 million mark this April, $55,000 than three months ago. Prices have specially soared in San Francisco most affable areas. Bayview, for example, has The Power Is Now Magazine

had an amazing 18.3% annual price increase since 2011 or a 174% accumulated in six years. Likewise, gentrification in Inner Mission has turned the neighborhood into “the hottest, hippest district in the city, especially among younger high-tech workers.� Yet this has brought as consequence a 14.7% annual prince increase. This push for affordable homes has left the high-end market with slow sales and units well over the $2 million. Lack of affordability also means that workers need to earn well into the six figure range. To buy a home.

chief market analyst for Paragon Real Estate Group puts it, “Being a real estate agent in San Francisco is sometimes like stapling five or six careers together that don’t really have much coherence.”
The California Association of Realtors [CAR] released on Tuesday May 15th, 2018 its Quarterly Housing Affordability report which concluded that it would be necessary to earn an incredible $333,000 yearly salary in order to purchase a home without risking financial security . This astonishing figure was calculated taking into account a 20% percent down payment, current interest rates and by assuming that one is able to keep housing payments below 30% of the house income. The same calculation showed that in 2017, it was already necessary to earn $267,130 a year. The crisis in affordability becomes even more evident when according to the 2016 US census just 18.4% of household in San Francisco make over $300k yearly. Meanwhile in April 2018, The San Francisco Mayor’s Office of Housing estimated that the median

income in the city is $82,900 a year without taxes. Contrary to common believe, lack of affordability has not made much real impact in the market.

Ocwen Financial, Altisource and Deutsche Bank’s discrimination against the Communities of color
T
he National Fair Housing Alliance with 19 other Fair Housing organizations filed a lawsuit against Deustche Bank for allegedly neglecting foreclosed and Bank-owned properties in the Minority Neighborhoods. The allegations claim that Deustche Bank failed to maintain its bank-owned properties in the African American and Asian communities while preserving its bank-owned properties in the white neighborhoods. The lawsuit accused the company along with Ocwen Financial, Altisource, of racial discrimination. NFHA reported that it had found substantial and incriminating new evidence in support of the allegations that these corporations continues to discriminate against the communities of color in 30 metropolitan areas throughout the United States. The alliance alleges that these corporations failed to provide the required routine maintenance on the bank owned properties in black and Asian neighborhood. The data presented in the lawsuit show a stark pattern of how deep the discrimination goes, supported by substantial photographic evidence, the poorly maintained homes

resulted in wildly overgrown grass and weeds, unlocked doors and windows, broken doors, cracked windows, dead and decaying animals, and trash left in the yard. The lawsuit is a result of a Multi-year investigation that began in 2010, which first began with an administrative complaint hoping that the bank would review the evidence and implement changes in the bank-owned properties in the communities of color as it did in the white neighborhoods, but to no avail. NFHA also met with representatives from Ocwen and Altisource and shred the photographic evidence. No improvements despite there having been routine maintenance and marketing issues identified in the meetings. The implications the neglected homes have on the community These poorly maintained properties create a detrimental living environment for the locals. Furthermore, they also drive down the property value owned by neighbors which projects a negative outlook for the community. It suggests that the community is economically

divested. These practices increases the economic divide, propagates apartheid and denies the locals the right to fair and safe housing. NHA filed the lawsuit during the Black History Month to clearly emphasize how neglected bank-owned homes hurt African American Communities. The poor appearance of Deutsche Bank-owned properties in the Latino and Black neighborhoods destroys the homes’ curb allure for anyone wanting to buy and consequently attracts vandalism because these blighted homes appear to be abandoned. This further deepens the wealth gap and inequality in America.
Is this the first time? This problem for Deutsche Bank is not new. Back in June 2013, the bank settled a lawsuit with the city of Los Angeles for $10 million after being accused of allowing hundreds of its foreclosed properties fall into slum like conditions which ultimately lead into destabilization of a whole community. More so in the past, the bank has taken position that as a trustee of the loans that

resulted into foreclosure, it had no obligations whatsoever to maintain the properties once they fall into the possession of the bank. Under the FHA, trustees are liable for any activity deemed discriminatory to the same extent as any other owner of the property. The intentional failure to maintain properties in the Latino and black communities can only be seen as pure systematic racism as it devalues the lives and families living in these communities.
The bank denies the charges Despite the mind-boggling evidence, the bank still denies the charges with one of the company, Altisource claiming that the lawsuit relied on discredited data. The company claim that NHFA research relied on data that was previously discredited in 2016 by the US Department of Housing and Urban Development.

In a response released by Ocwen denying the allegation, the company said that it cares about the communities and has been committed to equal maintenance and marketing of the bankowned homes no matter their location in the US. The company further claims it has in place the necessary quality control standards designed to ensure that all the properties are handled consistently regardless of the location and that NHFA has made same allegations against other institutions. Altisource has also been quoted saying that these suit is without merit. It further claimed that it is a property preservation vendor which operates on behalf of the institutions that service mortgages and foreclosed homes and that NFHA misrepresents both the Altisource’s conduct and its role as a property preservation vendor.

HUD Sued for Delays in the
Anti-Segregation Rule
A
group of Fair Housing Advocacy are planning to sue the Department of Housing and Urban Development and its secretary Ben Carson for allegedly delaying on an Obama-Era rule meant to ensure that communities confront and put an end to the racial segregation. The lawsuit wants the department to oblige and follow a rule that is meant to help in the preclusion of segregation and to abide by the Fair Housing Act. The lawsuit stems from a decision implicating Carson of illegally suspending the Affirmative Furthering Fair Housing Act in January this year. This is when he announced that cities and counties receiving federal funds won’t be The Power Is Now Magazine

required to analyze housing data and submit plans to the HUD for addressing segregation until after 2020. Without this rule, billions of dollars will be dispensed without any scrutiny by the civil rights oversight. According to the lawsuit, HUD also made amendments without first of all giving a notice or an opportunity to comment. The litigants claim that these actions by the HUD are lawless and that there is a substantiated rule of how agencies can and can’t go about changing its own policies. By sidelining the Assessment Rule, HUD will be letting more than 1,200 grantees receive billions of dollars without addressing the already burning up issue of racial segregation 48
and so many other fair housing problems in the community. How rule by HUD works Basically, the rule was confirmed in 2015 and for the first time, it required more than 1,200 jurisdictions which are entitled to HUD grants and housing aids to analyze the housing stock and come up with a plan on how to address the patterns of segregation and discrimination. If the plan determined by HUD, called the Fair Housing Assessment, was not sufficient, the city or the county would have to rework it or else, it would lose the funding. The Fair Housing Assessments were a necessity under the Affirmatively Furthering Fair Housing Rule, published in 2015. This was after changes were recommended by HUD and the Government Accountability Office. The AFFH rule intended to make sure that communities which receive the grants and housing aids also develop plans that would effectively address the issue of segregation and discrimination. HUD’s response to the claims In January, HUD said that it would immediately stop reviewing the plans that it had received but not yet accepted www.thepinmagazine.com
and that the jurisdictions won’t have to comply with the rule until after 2020. This postponement comes in response to the complaints from the communities struggling with the assessment to produce plans that meet HUD requirements. Nonetheless, of the 49 submitted assessments to the HUD in2017 roughly a third were sent back. According to the lawsuit, HUD “inadequately enforced” the act and calls the Assessment Rule an attempt to fix it. Rather than actually renewing the approval of the AFFH rule this year, HUD delayed it until sometime later in 2020. By doing that, the agency claims that the program participants needed more time and help in adjusting with the new system. This has happened before Late last year, a federal judge stopped Carson from suspending an Obama-Era directive that was meant to estimate the appropriate dollar amounts for the Housing
Vouchers which was to be based on the ZIP codes rather than the Metropolitan areas. In this case, the plaintiffs are hoping that the judge will make the same findings. This Assessment Rule was implemented after a careful thought and so much consideration. An expensive input from the public and time after time, it is being taken for granted and the requirements of the Administrative Procedure Act violated. Basically, it tells that Secretary Ben Carson is abdicating his responsibility in the fulfillment of HUD mission. Even before the fallout in January, Advocates say that they were already much involved in the long fight to change the HUD’s thoughts about segregation. They claim to have worked with the state and the local governments to seek out and provide understanding that segregation is and will never be an accident. Rather, it is a product of decades of intentional government policy. 49

ave you ever walked into a compound and found tools strewn all over, garden untended and the compound looking shabby? Even picturing it is not a pleasing thought. Our outdoors say as much as our houses do, they are indeed the first appearance one gets of your home and we all know how much first appearances matter. Landscaping is not easy and not a job for everyone, it is also quite tasking. Hiring an expert to tend to your outdoor may also be quite tasking. So how then are you supposed to make your outdoor presentable in a cost-efficient way? Luckily there some few tips and tricks to this, be it large spaces or small spaces, there is always a way to spruce up your outdoors.

The arrangement is not only important but so is the furniture as well. Placing high tables and high stools make for party moods while having dining sets could make for romantic or family moods. Depending on what furniture you choose to incorporate in your patio and how you arrange it sets the moods you hope to create. Partition it by laying some pebbles along the border in a pleasant manner and you have your very own vegetable garden. This will not require so much work besides watering and can be tended over the weekends. Getting a trough flower pot could also double as a vegetable garden for those with small spaces. Homes are a reflection of the personalities of the owners, how it is presented portrays the kind of person the homeowner is. It does not take much time to spruce up your outdoor, it may take less than a week or days and you have a beautiful compound to boast about for a long while. ecently, there have been allegations that Facebook facilitates housing discriminations by allowing the real estate advertisers to explicitly exclude audiences protected under the Fair Housing Act. Facebook is now dealing with the fallout from the apparent data breaches allegations to questionable ad targeting practices. These allegations were the primary focus of a federal lawsuit filed late March by the National Fair Housing Alliance and some of its affiliate organizations. According to the complaint “Facebook continues to enable landlords and the Real Estate brokers to bar families with children, women, and others from receiving rental and sales ads for housing.� Serious revelation about the mindboggling degree of access means that real estate agents have to be aware of how to conduct their marketing campaigns in a manner that does not in any way

discriminate or promote discrimination. For the simple reason that advertisers are still able to bar people falling under certain categories protected by the federal and the local fair housing laws for example, gender and family status, points out that the problem is far from being solved. Facebook even before the lawsuit was aware of this problem since the spring of 2016. Knowing that, the tech company has repeatedly expressed their commitment to solving this problem but nothing has been done so far, the company is yet to bring its system into compliance with the acts. This therefore leave many real estate professionals in a state of confusion, wondering what practice is considered right or wrong, or how to keep their marketing campaigns legal. Here are some tips that will ensure that all agents keep their campaigns legal.

1. Avoid targeted marketing that exclude protected class on a listing: The Facebook algorithm doesn’t guarantee you that a broad spectrum of the users will see your ad even if it isn’t exclusive therefore, you can’t really rely on Facebook as your only advertising platform. You can try out other platforms such as Realtor.com, or even your local newspaper. 2. Know the state and the local Fair Housing Laws: Some of the laws may include other classes of protected categories other than the Federal Fair Housing Act. Knowing these laws will help you make sure that your marketing is in compliance with these laws. The user or the advertiser is liable in some but not all circumstance although it will differ depending with the facts and context. To be on the safer side, it is best that you understand the state and the local laws before doing your campaigns. 3. Hire professionals to market for you: Consider working with a digital marketing firm to market for your company. The advantage of this is that digital marketers are always up to date with the changes Facebook makes. More to that, it will save you time and money and you are guaranteed of higher reachability. Everyone has his own area of specialty and leveraging the expertise of someone else will give you time to focus on what you are best in. 4. Some of your listing in the MLS may not be visible to a segment of the market: You should try and use some other methods if part of your market isn’t reached by the MLS. It may seem obvious or not needed but it is important to make sure that your ad reaches these people.

5. Avoid activity on posts that are in violation of the fair housing act: Do not engage in any way, for example, commenting, liking it or even clicking on it. Just leave it as it is and get a screen shot of the original post, report to your local association before it is deleted.
