ear Esteemed Readers Like the old saying, “time and tides wait for no man” June is here. This means, the year is half way gone. June represents the
beginning of summer and is one of my favorite seasons. My absolute favorite is Winter and the celebration of Thanksgivings and Christmas, which will soon be here. Summer is more than just the sun or warmth, it is the beginning of our season as real estate professionals. School is out, vacation have started, and home buying and selling has already been steadily increasing. I can confidently say that I am looking to finishing out the rest of the year stronger than ever before. The Power Is Now Inc., continues to thrive and with the change in season, we are looking to help more people than ever achieve the American Dream. Is the American Dream of homeownership still alive? This will be the main focus for this months’ issue. A lot has been happening and interestingly Deutsche, Altisource and Ocwen Financial have been grilled over allegations of discriminatory practices against the communities of color. June marks an important national calendar event of Juneteenth and the end to slavery. But we all know that it would be 100 years before we would really be free from discrimination 1965 and the Fair Housing Act of 1968. We are still fighting discrimination and unfair practices by Banks and the Businesses. Take for example the lawsuit against HUD over Anti-segregation rule. The changes in Dodd Frank, the lawsuits against Bank of American and Wells Fargo over discriminatory practices. Even Facebook is said to allow housing discrimination! We can’t seem to catch a break. Away from these disturbing discriminatory realities is that real estate markets all over California County continue to soar even higher. California is in a housing crisis and it is not coming to an end anytime soon. In this issue, we’ll look at some markets, specifically Los Angeles, Pasadena, Huntington Beach, San Clemente, San Jose and Oakland. If you haven’t noticed, time is running out, and the supply of home is diminishing rapidly. Most new homes are not being built for the low to moderation income buyer. ou see the ads in newspapers, on TV, and online. You hear them on the radio. You get fliers in the mail, email messages, and maybe even calls offering credit repair services. They all make the same claims. Do yourself a favor and save some money, too. Don’t believe these claims: they’re very likely signs of a scam. Here is how you can repair your credit score without a credit repair policy.
Where Do I Start? Check your credit score to get an accurate starting point and to ensure accurate scoring. Some of the best companies are Equifax, Experian and Credit Karma. By law each ma jor credit company must give you a free copy of their credit report immediately. Make a solid plan to improve and maintain your credit score. Be sure to list what is in collections or what has been at the finance. Place counterattacks on the negative errors to your score, and how to save money and reduce spending in the

Let’s Bring the Limit to the Skies If your credit score is lower than you hoped you can start by minimizing debt. The best way to go about this is to pay off as much of your accrued debt as you can afford to do so at the moment. One of the best ways to keep your payments down is pay off a certain amount off your credit card in increments. This not only ensure that you don’t hit your credit card limits before you want to, it also ensures a longer history of on time/ early payments. Other alternative options to getting improved credit are: • Open a new credit card account to increase spending availability. Only use this as a short term solution. Do not spend more than your previous limit. You’re just trying to look like you have more restraints with your money. • If all else fails, cosigning helps with boosting your credit score. The Waiting Game and End Results Most collections agencies remove collection inquiries from your credit score report within 30 days of the debt being paid off. Always ask when your credit score will reflect the payments. However, just because the debt is paid off, doesn’t mean your credit score will go skyrocketing through the roof. It takes 7 years for late payments and debt agencies to be removed from your credit report. On the other side of the report is on time/ early payments and your score is determined by weighing the two.

Ensure unnecessary debt is not accrued after your credit score starts climbing back into the zone you want to be in. Try to always pay in 2 payments- one 15 days before the pay date, and another 3 days before the payment is due. This convinces the credit company that you made 2 complete payments before the dude date. Too many inquiries into your credit score can result in a lowering of credit so be careful of what you apply for, how often and how qualified you are to receive the credit card, loan or personal financing you are seeking. If you have cash handy, after making a large purchase on your credit card- pay off the card immediately.

The New Federal Tax Bill and
its Impact on Real Estate
T
he president hasn’t been hesitant in making policy changes that have had an impact on the Country, with the most recent one being the New Federal Tax Bill. The Bill came from congress a few days before Christmas 2017 requiring Tax Cuts and Jobs Act. A law which hadn’t been changed for many years was now in due process of being changed and would affect many people’s finances. The main concern was that the bill could lead to high after-tax income, a problem that would see house prices and mortgage rates increase. In turn, it could change the tax reducing benefits of home ownership in the US. A great Christmas gift for those seeking a mortgage to buy their first home! The new law passed on December 20 2017, caused a lot of anxiety among many home owners across the country. The dilemma in the situation was whether it was worth buying or better to rent? According to Realtor, the directive has left much doubt in the mind of those wanting to get into the property market. This is mainly due to the tax benefits for home owners. It meant that it could do away with any tax benefits of owning a home for most, and then lower house sales and prices, especially in pricey areas. Though, like all new laws some get hit harder than others. According to Mansion Global, “The new law has meant that it restricts the mortgage interest rate deduction at $750,000, down from $1,000,000. It also means an increase to the standard deduction which in turn will abolish the tax benefits of home buyers. This means the expensive areas might see property prices decline and mortgage interest rates rise.” The new law will cause a problem for high earners, by putting mortgage and interest rates up. So what does it all mean for housing?

First, Risk’s Bill McBride looks on the bright side. With points to consider such as varying state and local tax rates, it means people have the option to move around. In fact those in higher priced properties, there could lead to a demand in certain areas. He also thinks the reduction of the maximum debt is irrelevant, and has little impact on the property market. On the other hand Mark Zandi, of Moody’s Analytics has had a more negative view. He 20

thinks house prices will decrease. The mortgage rates will increase. Plus, the general economy could suffer and lead to higher prices on the stock exchange. High mortgage rates and property taxes leave the countrys’ deficit high. The housing demand could grow weaker and mean the average house price is 4% lower than if there were no changes to the tax law. With the new law only being in action this year, I guess we will have to wait and see. Statistics need several years to conclude what effects a change of law can have on a country’s property market. So, we will have to wait and see who wins and who loses!

n the cold morning of June 19th, 1865, a force of two thousand Union soldiers under the command of Ma jor General Gordon Granger arrived in Galveston, Texas with great news for slaves.
The news is captured in the excerpt below quoted from Texas State Library and Archives Commission. “The people of Texas are informed that, in accordance with a proclamation from the Executive of the United States, all slaves are free. This invol ves an absolute equality of personal rights and rights of property between former masters and slaves, and the connection heretofore existing between them becomes that between employer and hired labor. The freedmen are advised to remain quietly at their present homes and work for wages. They are informed that they will not be allowed to collect at military posts and that they will not be supported in idleness either there or elsewhere.” – General Orders, Number 3; Headquarters District of Texas, Galveston, June 19, 1865

can have knowledge but still not act because of fear of the unknown. All the slaves were freed from the iron shackles on their legs and arms but many placed new ones on their minds. Limiting themselves to life of voluntary slavery for the rest of there lives. Is that you?
Juneteenth Celebration 1900 The order came two and a half years after President Lincoln issued the Emancipation Proclamation, granting freedom to slaves in Confederate states. However, it was not until 1865 that the slaves in Galveston received word that they were free. Today, the Juneteenth holiday is acknowledged as a celebration of freedom, African American culture, and achievement. The holiday is observed in 41 states in the U.S.
The true meaning of freedom As we celebrate the Juneteenth holiday, it is important that we contemplate the true meaning of freedom. In the context of our history, it was the law that made us legally free, but it was the knowledge about the law that made us free indeed. What we learn from Juneteenth is that real freedom is knowledge. It is education that allows us to achieve and to move forward in life. Knowledge versus ignorance is the difference between being a salve and being free. However, even today, there are many people still in bondage and chains because of their lack of financial knowledge or their unwillingness or inability to use such knowledge to truly free themselves from financial bondage. What we don’t talk about in the Juneteenth Celebration is the number of slaves who after receiving the knowledge that they were free chose to stay on the plantation out of fear. Knowledge is power but real power is knowledge in action. So, the question we must ask ourselves 153 years later is: Do we feel powerful? We have received the knowledge of our freedom, but are we building upon that knowledge and exercising it to become economically and politically powerful? Where are we now that we are free? African American currently rank behind every race in America in just about every catagory. For example, Less than 25% of African American 25 years or older have a college degree . Despite the advancements, we are twice more likely to be unemployed than whites or Hispanics and our youth do not fare better as 16% of those under 24 years-old do not have a job . We are also poorer than the rest of the country. Our median income is $39,490 a year and 22% earn even less than that . We are less likely to own a home and more likely to suffer homelessness. Homeownership among our communities is barely at 41.2% but at the same time, 40% of homeless are black . We lack credit and few in our community have credit scores that are above 720 . Our marriages are less stable as well. We get married later in life compared to whites but by the age of 40, 45% of black women are divorced . This means that there is a disproportionate number of single parent families, as one third of single mothers in America are black . To make matters worse, we are plagued by other issues. For instance, we are seven times more likely to be wrongly accused of committing murder than whites and although we only make up 13% of this nation, 40% of prison population is black. This along with other factors affect our life expectancy and heath as we tend to die at younger ages than other races and suffer more 24
from diabetes, high blood pressure and obesity . We might be free from the shackles of slavery but we not free from our own self sabotage and the long-standing history or racism and discrimination in this country. Collectively we are in trouble but individually many of us are doing well which leads to the question of community. Housing costs are higher than never before with the average home costing more than twice the cost of a home anywhere else in the United States. Rent is almost one and a half times the amount the most people in other parts of the nation pay. All because of the detrimental red tape developers have to fight through in order to get housing plans approved. While most of the United States takes about a year or two for a house plan and permits to be approved, it takes almost 5 years in the state of California. This is due to residents being opposed to change, citing traffic increment a ma jor problem that comes with more housing units and also, environmentalists wanting to save on more land. akland has become over the few years in a safe haven for homeowners looking to escape from the oppressive prices of San Francisco and San Jose. While in the past, the city was shunned upon, the new influx of high-tech professionals has reshaped the city into a vibrant community and one to the top real estate markets in the nation since 2017.

Facebook Accused of Allowing Discrimination

he National Fair Housing Alliance and some of its affiliate fair housing advocacy organizations in March filed a federal lawsuit with allegations that, Facebook enables housing discrimination. This the organization claim that Facebook does so by allowing real estate professionals to exclude segments of the audiences protected by the Federal fair housing laws. According to the lawsuit, NHFA was able to bar families with children and women from receiving ads as well as the users with interests based on some factors such as disability and the national origin. This lawsuit comes in after months of investigations and reporting from ProPublica in 2016 and 2017, a journalism firm that investigated these potential discriminatory practices. Since then, HUD has been actively investigating Facebook for these alleged discriminatory practices, the test results from the investigation proved that ad targeting made it possible for most The Power Is Now Magazine

people to be excluded from the ads. Given that Facebook is a large company with over 2 billion active users, this means that there is a high probability of the social media giant to be in violation of the Fair Housing act. Facebook has done nothing yet but to give promises that it would look into the matter. The simple reason that advertisers are able to exclude people falling within certain categories protected under the federal and the state fair housing laws points out that the problem is still deep rooted into the system. Since the spring of 2016, Facebook has been aware of this problem but the company has not yet been able to solve it. Last year, the U.S Department of Housing and Urban Development did frustrate many Fair Housing Advocates with its decision to close its investigations related to Facebook advertising. Citing new information that justifies further investigations, the HUD secretary 38
Ben Carson ordered probing into whether Facebook was in violation of the Fair-housing laws. The investigations were frozen last year in November and since the initial investigations, more revelations had been made which called for serious scrutiny into the matter. In November, Facebook assured that it had placed safeguards to prevent marginalization of any kind, however, due to a “technical glitch� the practice still continued. Increased scrutiny of the platforms like Facebook might be the only way to ensure that these companies are in compliance with the law. Facebook, through its ad platform and with the adtargeting options, realtors can be able to narrow down their ads to bar certain people/groups among others, blacks, Hispanics and the Asian American. This goes down further into excluding people with disabilities. Because of the ease of the Tech, violations of such nature can occur innocently enough. Most agents will be in violations of the Civil law without even noticing it and the potential for illegal discrimination goes beyond Facebook and it can arise whenever one uses a targeting mechanism. It is unlawful to create a notice that is virtually exclusive, that is what targeted marketing does. granularity of the ad targeting that includes sensitive information like age, gender and the ethnic affinity is attractive to many businesses that do not want to waste efforts trying to make their ads seen by people who may not need them. However, the civil rights law put a ban on discrimination of any kind in ads related to housing and employment and credit. The scrutiny surrounding the ads will in effect lead to more changes to the ad platform and that would mean removal of the ad targeting criteria. If that occurs, advertisers will no longer be able use targeted marketing. For those using the platform, this doesn’t necessarily mean the end of the world!

Latinos are underrepresented in Mortgage Loans Applications
L
atinos became the largest ethnic minority group in the US in mid-2000s. They currently make up nearly the 17% percent of the US population and contribute up to $2.13 TRILLION to the economy. However, it would be hard finding evidence of these numbers by looking at mortgage applications. In the state of California, Latinos are highly underrepresented in the mortgage market. In fact, Latinos represent nearly half of the population of Los Angeles, but only account for 18% of applications. In Fresno, they only account for a quarter of loan applications despite making up half of the population. There are many reasons behind these low numbers and one of them is the high prices. California over the past decade has been known its rising prices and its housing crisis and Latinos, who usually earn less that the national average, cannot afford homes in the state. To compensate for this, Latinos usually opt for FHA loans which require lower down payments but are pricier. However, according to Gary Acosta, co-founder and CEO of the National Association of Hispanic Real Estate Professionals, Latinos tend to seek FHA loans because they are usually inexperienced first-home buyers and the FHA serve as the path with least resistance. Yet, the truth is that Whites get their loans approved at a higher rate than people of color. A recent study from the Center for Investigative Reporting revealed that African-Americas and Latinos got their mortgages denied at a higher rate than Whites across 61 metro areas. These includes Philadelphia, Detroit, Atlanta, and Washington. In communities such as Chico and Salinas, Latinos were denied loans 2.5 and 1.7 times respectively. What is more troubling is that whites are starting to take advantage of laws that were designed to help minorities and low-income households. Community Reinvestment Act of 1977, for instance, was originally meant to correct redlining policies that kept banks away from neighborhoods with higher concentration of immigrants and African-Americans. Yet, as gentrification takes over White’s move

to those neighborhoods receive the benefits of the 1977 act. What is more, since the law is enforced geographically, banks can get away with denying banks loans to colored people and still pass their CRA evaluations. Some point out that banks are not redlining minorities, but rather their applications are denied based on their credit scores and income. However, there are cases in which minorities are left without a loan, while at the same time whites with lower credit scores and unstable income are approved. Such is the case with Rachelle Faroul, a computer programmer with enough money to cover for her down payments, who got rejected based on her unstable income; but when her low-earning half white half-Japanese girlfriend applied, she was approved. While millions have been able to purchase their own homes since the economy recovered
