March is both Women’s History Month and the beginning of a new season – spring! To me, Women’s History Month always symbolizes the great strides we have taken as a nation. I believe women’s rights are just as important as any others. My motto has always been that behind every successful man is a successful woman. [FEATURED STORY]

Angela Rye:

The New Face of Politics B

orn in 1979, Angela Rye is a liberal commentator on CNN, an attorney, and the co-founder of IMPACT Strategies, a political advocacy firm in Washington, D.C. Her career in legislative advocacy began at the National Association of Equal Opportunities, an umbrella body for America’s 120 historically black colleges and universities, where she served as Coordinator of Advocacy and Legislative Affairs. Before that, she worked in the district office of Congresswoman Maxine Waters and also served as the Western Region Director of the National Black

Students Association.

In 2013, Angela cofounded IMPACT, an organization that aims to promote economic empowerment, civic engagement, and political involvement in young professionals. Today, the organization has grown into a powerful voice and advocate for today’s young professionals of color nationwide. On Martin Luther King Jr. Day 2019, Rye spoke at Winston-Salem on finding common ground in a divisive atmosphere.

Rye, Media, and Politics Rye has been featured as an influential lawyer, advocate, and politico by various foremost publications. Reputed for her unwavering commitment to ensuring positive change in the political process, Rye is often called upon for her candid commentaries on varieties of topics. A regular personality on media outlets BET, CNN, MSNBC, and TV One, her dialogues have ranged from political campaigns to complex legislation bearing long-term national and international implications. Nationally, Rye engages in multifaceted conversations with private sector leaders, civil rights and social injustice proponents and community organizers. She is also reputed for her critical voice on pressing issues facing America today including race, criminal and social justice and several other subjects related to public policy.

A New Face in Politics With all of the talking on CNN, it may not be hard to forget words from the long list of commentators. Ignoring Rye’s words is very unlikely, as the 39-year old lawyer leaves viewers with not just words but also impressive facts and figures. That is not all there is to this attorney: The boldness she exudes in an era where bluntness is praised resonates deeply with her audience. On CNN’s political coverage, it’s not unusual to find her coming to heated discussions with hard-to-forget and hard-to-argue-with statistics – possibly a reason she quickly became one of CNN’s go-to commentators. (On CNN during an Obama vs. Trump debate with a fellow commentator, Rye quoted a Beyoncé classic: “Boy, bye.”) For viewers, especially people of color, Rye is liberating to watch. While many try not to fit into the stereotype of being “angry black woman” with the sexism and the racist vitriol that surrounds America’s culture, Rye doesn’t seem to care. She has remained consistently outspoken and blunt.

Activism and Life Working for racial and gender equality has www.thepinmagazine.com

been a central focus of her career, which is why for Rye, “activism cannot be an option when you have people who are still oppressed.” Today, Rye hosts and produces a quarterly show on the Black Entertainment Network (BET) called Angela Rye’s State of the Union, a series particularly meaningful to her because it gives her a chance to connect with audiences of color. In her words: “Working with BET always provides a reminder of why I began this work. It is essential that we have platforms where we can discuss our politics, our challenges, and our culture through our respective lenses.” Rye has repeatedly proven to be more than the commentator she is celebrated for; she has always been committed to boosting efforts to increase knowledge of the political process for her peers, colleagues, and nationwide. A graduate of the University of Washington and Seattle University School of Law, Rye was born and raised in a family of political and community activists, where she learned the importance of advocacy through her family’s activities.

[FEATURED STORY]

C

heryl R. Brown was born in Ayer, Massachusetts. Her family moved to Pittsburgh, where her father worked for the Pittsburgh Courier, once the most widely distributed newspaper for African Americans. In 1957, her family moved to California, first settling in Los Angeles and then moving to San Bernardino.

Early Life

Cheryl R. Brown

In 1980, together with her husband, Hardy, Cheryl purchased a small UC Riverside publication, The Black Voice News, where she served as the editor-in-chief. They also began the Brown Publishing Company. The reputation and credibility of The Black Voice News grew quite significantly in 1998 when it diligently covered the shooting and killing of African American teenager Tyisha Miller. As a community newspaper, The Black Voice News took a huge risk in reporting things that the police did not. The Browns have been honored in the historic Black Press of America along with other prominent African Americans such as Frederick Douglas and Ida B. Wells-Barnett. Today, Mrs. Brown has no involvement with The Brown Publishing Co. or The Black Voice News, although her husband still writes for The Black Voice News. Her daughter, Paulette Brown-Hinds, runs the publication.

Education and Marriage Cheryl R. Brown attended San Bernardino Valley College and earned a bachelor’s degree in geography from California State University in San Bernardino. When asked why she chose to stay very close to home, Brown explains that it was probably because of the moving she did while growing up; once her family settled, she decided that San Bernardino was where she was going to stay. Brown has been married to her husband for more than 50 years. Together, they have been blessed with four children: Lynn, Paulette, Hardy Jr., and Regina. One of her passions is educating and enlightening those who are not aware of black history.

Politics and Career Life In a way, Brown has always been involved in politics. Having grown up during the civil rights era, her family actively participated in the movement. In addition, she and her husband participated in former Governor Jerry Brown’s gubernatorial campaigns. In 2012, after building a reputation for a deep sense of community involvement for more than 30 years in San Bernardino County, Cheryl took a plunge into elected politics. Labeling herself a “community activist,” there is little that she hasn’t done, from picking up trash on the streets, serving for 17 years with the county and city planning commission and being a trustee of the Saint Paul African Methodist Episcopal Church. Brown has run for three races for public office. She lost one race, but won two of them. Her involvement with the community paid off as she defeated Joe Baca, a former member of the Assembly and a member of Congress. Cheryl became the Assembly member for the 47th district, which is made up of San Bernardino, Rialto, Fontana, Colton, Grand Terrace, Bloomington, and Muscoy. While in the legislature, Cheryl chaired the Assembly of Aging and Long-Term Care www.thepinmagazine.com

Committee and authored a concurrent resolution establishing the California Task Force on Family Caregiving.

Life After Assembly Being ousted from the Assembly hasn’t slowed Cheryl down. Assembly Speaker Anthony Rendon (D-Paramount) recently appointed Brown to an unpaid seat on the California Commission on Aging. During her tenure as an Assemblywoman, Brown honored by the Inland Empire Concerned African-American Churches, and she announced the formation of the “Inland Leadership Alliance” with the sole purpose of educating and informing local policymakers and emerging policy leaders of Southern California’s Inland Region on “opportunities and public policy that promotes thoughtful economic growth.”

R

eal estate developer and investor Pam Brown singlehandedly built her community, Covenant Cove, a complete for-lease community with 51 homes. Building from scratch is one of the primary reasons her story is unique. But Pam neither came by her success overnight, nor was it handed to her; she earned it, as she revealed in an interview with Shoppeblack.

Pam Brown

The Woman Who Built

Her Own Community

Pam’s friend’s mother was a real estate investor, and Pam offered to help her with activities such as keeping up with her files, collecting rent and cleaning out her rental houses. According to Pam, the more she continued to help her, the more she was taught, the more she grew to love real estate, and the more she asked questions. Soon, she knew real estate well enough to get started in it herself.

How Covenant Cove Community Was Born Pam saw a community in Little Rock that looked similar to her own and that had the same feel to it. On her first visit there, however, the unfriendliness of the people inspired her to build a community that would be friendly and where she would also be kind to the people that lived there. So she began hiring architects, realtors, engineers, prospect lookers and investors.

A believer in a universal God, Pam credits picking a location to Him. In her words: “I told Him I was new at this, and I needed some guidance and direction. He sent me to a vacant piece of land and said, “Here it is right here.” I don’t even think it had a for sale sign on it. It was just a vacant piece of woods and the universal God said, “This is it. This is what I’ve been saving for you.” That’s the truth. I know it doesn’t sound all fancy, but I’ve got to give it to you. That’s just the way I received it.”

On Real Estate and Young People For Brown, speaking to young people about real estate is one of the ways she gives back the knowledge invested into her. While she makes it clear that not every young person has to be involved in real estate, she hopes to expose them to the world of real estate and what it involves; she believes that if the information is made available to them, the young people can decide. She likes the students to know what options they have available and to do what they please with the facts they receive.

time with her and take her course, which, she says, is the most important thing. It is likely worth the fee if you consider that the expert lessons may help you avoid making the same mistakes she made early in her career – or mistakes that land you in a worse situation than you were in before you started. “The foundational principles of real estate do not change” says Pam. “Whether you are doing a $100 deal or a $1 million deal.” Her instruction for people looking to go into real estate is simple: “Do your due diligence before you sign your name on the dotted line, and study as much as possible.”

Advice for New Real Estate Investors Pam recommends that new real estate investors spend www.thepinmagazine.com

Paulette Brown-Hinds

Becomes the First African-American President

of California New Publishers Association

Paulette Brown-Hinds Paulette Brown-Hinds Paulette Brown-Hinds S

ince its founding, The California New Publishers Association has protected and looked after the interest of newspapers. Created in 1888, the association provides services such as providing legislative lobbying and legal support, using its advertising networks to reach a greater audience, offering employment services, hosting annual press summits and conventions, and giving training and student support across the Golden State. As a result, the president of the CNPA wields a great amount of influence and prestige. This year, for the first time in its history, the association appointed an African American as president. Following a three-day conference, the organization elected Paulette Brown-Hinds as president. She is the writer for the awardwinning blog Rants & Raves, the publisher of Black Voice News and the founder of Voice Media Ventures, a multimedia company that specializes in weekly digital and print news publications, as well as film and mass media. She graduated with a bachelor’s degree from California State University and received her master’s and doctorate degrees in English literature from the University of California, Riverside. She specializes in African-American literature and culture. Paulette has written academic publications about 20th century black women writers, and she is often invited to conferences and forums regarding ethics and trade by institutions such as New America Media, National Newspaper Publishers Association, the Aspen Institute for Communications and Media, and Columbia University’s Graduate School of Journalism Diversity Workshops.

www.thepinmagazine.com

After her appointment, former CNPA President Ron Hasse praised Dr. Paulette Brown-Hinds. “She is a fearless leader, and she’s not afraid to confront complex issues. She never stops working and is a shining example of diplomacy. She is an example that I and others could learn from, which is talk less and listen more… She knows that the job she’s in is not a career, it’s a calling.” Ms. Paulette is well acquainted with the work at CNPA. She stated that she became a board member when her mother stepped down and Paulette took her seat. Both of Paulette’s parents were contributors to Black Voice News, where her father had a weekly column and her mother worked in editing, photography, collections, and delivery. In her own words, “It’s a family business. CNPA has always been an important aspect of our business.” She plans to use her new position to protect the industry and advance the organization’s policy with the government of Sacramento. Among the first steps she has taken towards improving the communication with the state is creating an “issues book,” which explains and educates state legislators about the problems CNPA is going through. Dr. Paulette Brown-Hinds’s position at the CNPA is also the ideal opportunity to raise awareness about community programs and initiatives that she is involved with at both Black Voice Foundation and Voice Media Ventures. A great example is the introduction to the “Gore Collection.” In January 2018, the Gore Collection Bondage to Freedom Artifacts of Slavery Exhibition was presented by the Black Voice Foundation, Inc. and hosted by the University of California, Riverside Libraries. The collection includes Jerry

23

Gore’s variety of historical artifacts predating the Civil War. Jerry Gore, also known as the “Moses of Maysville,” was a community historian and cultural preservationist with deep knowledge about the Underground Railroad. He was deeply involved with his community and gave tours to inform others about the history of slavery in the area. He also shared the meaning of Kujichagulia, which refers to the slaves’ resolve to escape bondage and become emancipated. Gore’s family entrusted his precious collection of Underground Railroad memorabilia to The Black Voice Foundation, Inc. An upcoming battle is expected to test Ms. Brown-Hinds’ mettle. The CNPA is currently battling police unions opposing state legislations that make police misconduct records open. In fall 2018, the state passed resolution SB 1241z, which amends the California Public Records Act and allows inspection of police records regarding use of force, sexual assault and lying under duty. Police unions have fought the legislation in the State Assembly and even the Supreme Court, which rejected the case. As such, the unions have gone to local courts to block the release of records. Meanwhile, journalists, publishers and CNPA members have filed lawsuits against the 24

police unions’ efforts. Time will tell whether the CNPA’s hard work will be successful. Taking into consideration its new leadership, they will most likely prevail. As Paulette Brown-Hinds put it, “We have over 400 newspapers currently that are members of CNPA. We can work together to better protect our industry with a focus on our policymakers here in Sacramento. We will be here more than once a year, educating them on our issues.”

Shirley Chisholm

Unbought and Unbossed

T

he 2008 Democratic nomination campaign was a historical event. It was the first time in history that an African American would become a ma jor party presidential nominee. While Barack Obama was eventually elected president, he was not the first African American to run for nomination. That distinction belongs to Shirley Chisholm, who in 1972 became the first woman and first African American to seek a presidential nomination from a ma jor party. Shirley Chisholm, née Shirley Anita St. Hill, was born on November 30, 1924, in Brooklyn, NY. The daughter of Caribbean immigrants, her father was born in British Guiana, current day Guyana, and her mother in Barbados. Mrs. Chisholm’s father worked in a factory that made burlap bags, and her mother was a seamstress, which created problems raising her and her three sisters. Chisholm’s parents sent her to Barbados so her grandmother could look after her. She stayed there until 1934, when she returned to the U.S. For the rest of her life, Shirley Chisholm would speak with a slight accent . She graduated from Brooklyn University in 1946 with a BA in sociology. From 1949-1952, she worked as a nursery school teacher. At the same time, she attended Columbia University, where she obtained her MA in education in 1952. www.thepinmagazine.com

During this period, she met Conrad O. Chisholm, a Jamaican private investigator, who she married in 1949. She continued her career by working from 1952-1959 as a director of the Friends Day Nursery in Brownsville, Brooklyn and the HamiltonMadison Child Care Center in Lower Manhattan. Later, she became an educational consultant for New York City’s day care division from 19591964. During her work in the division, Shirley Chisholm became interested in politics. In 1965, she became part of the New York State Assembly, where she worked to revise the state’s illiteracy tests. Following a court-ordered redistricting that gave Brooklyn a new congressional district; Shirley Chisholm announced her candidacy for the 1968 general election. Known for her outspokenness, she ran with the slogan “unbought and unbossed.” She defeated civil rights activist and director of the Congress of Racial Equality James L. Farmer, Jr. and made history by becoming the first African-American woman to be elected to the House of Representatives. She was initially appointed to the House Agricultural Committee, a position that she considered unfit for her and her constituents as she represented a largely urban and poor district. She fought to be reassigned, and was placed in the Veterans

27

Affairs Committee. Eventually, she was placed in the Educational and Labor Committee, as she had wanted initially. She was also unique in that most of the staff she hired were African American women. She created plenty of controversy when she visited segregation supporter George Wallace following his assassination attempt. In 1972, Shirley Chisholm garnered national headlines when she decided to seek the presidential nomination of the Democratic Party, making her the first person of black descent to do so. Calling for a “bloodless revolution,” Chisholm’s run was met with criticism and rejection, especially from her black colleagues. She once said that during her years in politics she met “far more discrimination because I am a woman than because I am black.”5 Her campaign was largely underfunded, raising barely $300,000. Nonetheless, she managed to get on 12 ballots and secured 152 delegate votes during the July 12 roll call, placing fourth in the total nomination.

Shirley Chisholm’s legacy remains strong to this day. President Barack Obama awarded her the Presidential Medal of Freedom posthumously in 2015.

She served seven terms in Congress before she retired in 1982 during the Reagan Administration and after her second husband, Arthur Hardwick, Jr., suffered a car accident.

President Clinton offered her to be U.S. Ambassador to Jamaica in 1993, but she had to decline due to health concerns. Shirley Chisholm passed away on January 1, 2005. 28

Women in Real Estate 10 Ways to Juggle Work/Life Balance

T

he answer to being a whole woman and succeeding as a real estate agent is not in seeking a perfect balance. Instead, it’s in devoting time to the things that really bring happiness to your life without neglecting your responsibilities. Therefore, it is important that you pay attention to your personal life with the same dedication and focus you do with business: • Plan your time with your partner or family • Disconnect from technology at least a couple of times a day • Don’t expect perfection In this article, we will outline 10 ways to balance your personal and work life as a real estate agent. In the world of real estate, time is the most valuable

30

resource you have. However, dedicating all your time to your work can lead you to the worst situations that a person can face.

1. What to balance? Filling your time with your work life will not be enough in most cases to give you satisfaction. We recommend you divide your time between the following four aspects of your life: • F inancial (through your work and economic growth plans) • Staff (dedicating time to yourself, your body, spare time, and your education) • Interpersonal (enjoying the presence of your friends and family) • Spiritual (reinforcing your beliefs)

The Power Is Now Magazine | March 2019

2. Organize your personal life like a business Ideally, you should have your work planned ahead of time. Before starting each day, you know where you are going to go, what customers you will see and what you will do in each meeting. You can apply this to your personal life. If you have a clear idea of what you are going to do and leave room for contingencies, you are more likely to enjoy both aspects of your life more fully. Note: Using two different agendas will only make things messy.

3. Keep contact with important people daily Even when you are at work, plan quick calls, from 3-5 minutes. Dedicate this daily call to your loved ones, either for your partner or your children. Making this connection in the middle of the day will not only serve as a rest for you, but will also strengthen your ties with those people.

4. Don’t fail to yourself One of the worst feelings in the world is to fail the important people in our lives – that includes ourselves. If for some reason you failed to comply with yourself, look for a way to reward yourself before the end of the day. Did you miss going to the gym? Go for a run, or do a simple exercise routine at home or at the office. Did you forget to do something important for your studies? Take any free moments to recover time. There is always a way around it, and you will feel better with yourself at the end of the day.

5. Delegate Everyone loves being in control. The best way to establish your personal life without risking your performance at work, however, is

www.thepinmagazine.com

to delegate the activities that you can give to someone else. Hire an assistant who can take your agenda, tell you when you have to do what and where, and take care of sending emails and other activities that do not require your immediate presence. It seems little, but it can give you a couple of extra hours each day.

6. Take a break Rest is part of the job, and it is what helps you to stay on your feet. Take at least a day for

31

yourself every other week – a spa day could be rejuvenating – and you will be renewed and ready for more work and family. You also need to take breaks within your day. This is the ideal time to make those connection calls that we talked about earlier. To take breaks from work responsibly, we recommend the Pomodoro technique, created by Francesco Cirillo, which is a great tool to achieve an efficient work rhythm.

7. Plan vacations once a year Plan at least one vacation each year. It can be a nearby place. The important thing is that it is a relaxing and refreshing experience for you.Note: It is important that you plan ahead with enough time, so it is more likely that everything goes smoothly.

8. Use strategic management Many real estate agents do not notice it until their personal or work life is affected, but being your own boss has its disadvantages. 32

That is why it is important that you make intelligent decisions and lose the least possible time repairing damage. Many companies motivate their workers by creating rewards that they can enjoy with their families in order to improve worker satisfaction. Well, you are your own worker! So prepare a reward system and organize your line of work with strategic management. You will notice the difference.

9. Consider working remotely By 2016, 20-25% of all workers were working remotely, based on a study2 from Global Workplace Analytics. This is a double-edged sword: going remote may mean working at home. Even if that is perfectly possible for a real estate agent, it also means that you will be surrounded by distractions.

10. Focus on “Being Happy” At the end of the day, some things will give you more happiness than others. You really should not look for perfect balance, but instead fill your day with what brings you happiness. Each woman leads a life full of responsibilities, with herself, with her work and with her children. And while it sounds difficult, keeping your life together is not impossible. Follow these tips and enjoy your professional growth as a real estate agent, without leaving aside those beautiful ties that life has given you.

How Going Green Can Raise Your Sell Price

G

oing green will help raise the price of your home. There is growing evidence that ROI on “green homes is high. A study released by Build It Green shows that homes certified as green bring a higher sales

price.

The price of a green home is higher even when there are market barriers that prevent the full value of the green home from being recognized. If key barriers in the market are eliminated, then the value of green homes increases substantially. Most consumers prefer green homes, as they help conserve resources and save money. Energy efficient homes also provide health benefits and greater

34

The Power Is Now Magazine | March 2019

comfort. One of the biggest benefits of green homes is their resale value. Many green homes have extensive energy efficient features, but they are not properly documented, certified, and scored. The green home features are often not listed on MLS (Multiple Listing Service). Often, the features of a green home are not visible to the client at the time of sale. Real estate professionals are missing a big opportunity when they fail to identify and relate the features of a green home.

Challenges and Solutions A recent study identifies four key market challenges and their corresponding solutions.

Challenge #1 The MLS listing of each green home sale that is used in the analysis seldom included more than a comment in the reported explanation that showed the property was certified. Green fields even when available were either improperly used or unused. Documentation of units or houses with verified green party certifications or solar photovoltaic systems should be available. This will improve valuation and marketing.

Solutions to Resolve the Challenge

Challenge #2 Most real estate agents are unable to recognize and communicate the features of green homes. This affects the correct marketing of green homes by real estate agents. Buyer agents will be unable to find green homes for their clients. The inclusion of green home features by appraisers when valuing a home is also affected.

Solutions to Resolve the Challenge • Realtors need to meet a competency requirement that has been specified in the Code of Professional Ethics (Article 11). Realtors who earn the NAR GREEN designation will benefit if there is a large concentration of green homes in their areas of work. The certification and training are a two-day program. The training will give realtors an overview of the basic real estate green concepts, practices, principles, and benefits. • The competency requirement should be acquired by the appraisers before they accept the assignment. This is as per the guidelines specified by Fannie Mae, Freddie Mac, and the FHA. If an appraiser signs the Appraiser Certification without acquiring a proper competency, they become liable if the report is not credible.

• The green MLS fields should be autopopulated from a trusted source. • AI Residential Green and Energy Efficient Addendum and green certification should be included as an attachment in the MLS. • The onsite electrical box should be labeled to show the certification, date rated, and score. • The MLS photograph gallery should contain a jpeg file of the energy certificate. • Details of green features and their benefits should be included in the MLS searchable fields. www.thepinmagazine.com

35

Challenge #3 It is difficult to find homes with green certifications or energy scores. Green certified and energy homes form a small percentage of homes listed in the market. Most of the certification programs are focused in new home construction. This limits the availability of such homes for clients and realtors. It also limits the ability of appraisers to find proper valuations for the green homes.

Solutions to Resolve the Challenge • Realtors, contractors, and home inspectors should get access to certification programs. They should also get access to credible scoring. • The green and energy certifications should be integrated and offered as a free value-add in energy efficient retrofit programs. • Public agencies should be assisted in integrating green and energy certifications. The certifications can be used as codes when remodeling the home and at the time of sale.

Challenge #4 The secondary mortgage market has a database of residential properties that enable them to make decisions on risk analysis and value. The data is gathered through the mortgage portal, but it is not shared. The data that is gathered may not be able to identify green homes or energy efficient homes, as a uniform appraisal system is not available. The data does not have special coding that can be used to identify energy efficient and green features.

Solutions to Resolve the Challenge • A uniform appraisal code for green features should be implemented. This will help the mortgage market understand the growing importance of green homes and their rising value in the real estate market. How Real Estate

Investments Turn a Profit A

ppreciation in stock value is one thing that most people look for when they purchase stock in a company. They may also look at dividend income, if the company chooses to pay it. When you invest in bonds, you are looking for income yield on the interest rate that is paid by the bonds. You may be able to get a better return on investment when you invest in real estate. Real estate investments provide more ways to get a better return. Let us look at how real estate investments increase in value and how they can provide good cash flow.

38

• Cash Flow from Rental Income Just like a stock that pays dividends, a properly managed real estate property will be able to provide a regular income stream. The regular income stream is in the form of rental payments. The returns of rental properties usually exceed those of dividends paid by companies. Real estate investors also have better control over the risk to their cash flow. Even though there are occasional slumps in the real estate market, individuals who own residential property tend to lease it out for many years. That means there is little to no decrease in rent amount even when the real estate market The Power Is Now Magazine | March 2019

slumps. • Increase in Value Due to Appreciation Real estate investment has been found to be an excellent source of profit. This is because there is always an increase in investment property values over time. Smart investors who study the real estate market will be able to take advantage of this and make money. • Improving Investment Properties – More Value at Sale Even when the investment property is providing regular cash flow, you can improve it to earn more. This is a good option if you choose to liquidate your investment property. Upgrades to the functionality and appearance of the investment property will significantly improve its value. Styles and trends change, and changing with them will keep the property interesting to renters. This will help retain and increase its value. If you want a maximum return on investment, it is advisable to make notes of improvements that provide a material increase in value. For example, installing energy efficient windows and appliances will increase the value of an investment property.

www.thepinmagazine.com

Remodeling a room or adding a bathroom will also increase the value of the property. • Inflation is Good for Rent While fixed mortgage payments remain constant, inflation drives up rent and construction costs. A growth in population creates higher housing demand. Rental prices go up when supply is not able to keep pace with demand. Making money from a rental is simple. Prioritize tenant screening. Your real estate investments will be profitable only when your tenants pay the rent on time. You also need to ensure that they don’t cause any kind of property damage. • Reinvest Equity Equity in investment property increases when the mortgage is paid. Equity is often determined when a property is sold, but some real estate investors take equity loans when loan terms and interest rates are favorable. The funds are then used for other real estate investment projects. • Find a Good Deal One of the most effective ways to increase your net worth is to find a value-priced property. It is not easy to find such good deals. Investors who do their homework and browse the property

39

listings frequently will be able to take advantage of good opportunities when they arise. Investments in real estate will generate great profits thanks to the high rents and low vacancy rates prevailing in the market. You will be able to capitalize on these trends if you follow rental management best practices.

Housing Bubble or Not Here’s How Investors Could Get Ready

R

eal estate investors are currently in a quandary. Signs are abundant that just like in 2005, the residential property market is headed toward a crash. The future could be ripe with opportunities for those who flip houses or invest in rentals. The northern California market is a case in point. Sales of homes priced significantly above market valuations or appraisals are common. Prices are on an uptick as demand outpaces supply. At the country’s rental hotspots, local investors marvel at out-of-staters who pay top dollar for houses that are ordinarily just modest-priced. Digging deeper, however, the current scenario differs vastly from the circumstances leading to the last housing crash. Massive loan defaults, for one, are now highly unlikely, given the stringent lending standards put in place for borrowers. Regulators have learned their lesson from the subprime lending that triggered the last housing bust. It’s true that house prices have been on a strong uptrend in recent years. The median price of a U.S. single-family home, as per one industry estimate, has increased by just over 40% since the last housing-market collapse. But this shouldn’t sound alarm bells that a horde of borrowers would default on their mortgages, as happened before. In the decade since the housing crisis, both wages and purchasing power have significantly increased among American consumers. The situation then and now have both similarities as well as differences, so it is quite difficult to ascertain if the U.S. real estate market’s bubble is about to burst. It becomes even more difficult in the context of the truism that all real estate is local. Economic conditions, such as unemployment rate and business growth, vary greatly from one market region to another. The best that investors can do now is to conduct the due diligence that vital for being successful in real estate investing. Hedging a property investment against a crash, in the final analysis, hinges on an investor’s capability to use certain metrics to pinpoint which markets to choose and which to avoid.

42

The Power Is Now Magazine | March 2019

Here are three parameters to consider: Neighborhood quality: Pick upwards of the C-class neighborhoods or communities where home buyers or renters would prefer. A-class locations are best, as these are the choice of upscale consumers. B-class picks work too, since they cater to the upper-middle class. For volume, go for C-class properties which appeal to a broad range of consumers. Omit the D-class options, because these are typically accompanied by high crime.

Economic diversity: Choose those market areas which do not depend on a single industry to grow their economy. Multiple economic drivers are a sound defense, as if one falters, fallbacks in employment and income generation are already present.

House condition: Do consider a fixer-upper. However, be realistic about the money and time needed to make it appealing to a buyer or renter. Hire a qualified inspector to determine the cost of repairs and estimate how long they would take. Renovations that could take months or are too costly would not deliver desired investment returns, making it best to search for another option.

MICHELLE OBAMA

Michelle Obama

A Role Model to Follow

W

hile it is not an official title, the role of the First Lady is an integral part of American democracy. The First Lady must appear accessible while being able to raise awareness of both domestic and foreign issues. No one has exemplified these qualities in recent years better than Michelle Obama, whose personality, humanitarian causes, and intelligence contributed to making her one of the most popular First Ladies in history. Michelle LaVaughn Robinson was born in January 17, 1964, in Chicago, Illinois. She is the daughter of Fraser Robinson, a city-pump operator and a Democratic precinct captain, and Marian Shields Robinson, a secretary at Spiegel’s who became a stay-at-home mother to give priority to her children. Her father’s fight with multiple sclerosis taught her the value of hard work and perseverance. In her own words, the best she could do for her father was “To take care of myself and to handle my business, and to make him proud. He expected me to keep myself out of trouble, and that’s what I did.” The family prioritized the children’s education. Michelle’s brilliance stood out early. Both she and her older brother could read by the age of four and skipped the second grade. By the time she was in sixth grade, she enrolled in the gifted program in Bryn Mawr Elementary School. Later, she went to Whitney Young High School,

where she was a member of the National Honor Society and salutatorian of the 1981 class .

the

Michelle followed her brother’s footsteps and went to Princeton, where she graduated cum laude with a B.A. in sociology and a minor in African-American studies. During her college years, she became more aware of her race: “Regardless of the circumstances under which I interact with whites at Princeton, it often seems as if, to them, I will always be black first and a student second.’’ After Princeton, she went to Harvard Law School, from which she graduated in 1988. While Michelle was working as an associate in Sidley Austin, she met her husband when he was assigned to her as a mentee. She recalls that she thought they would not get along “I remember thinking we probably had nothing in common – any black guy who came from Hawaii had to be weird.” She refused his advances until they finally began dating. Two years later, in 1992, they got married. During this time, Mrs. Obama suffered the loss of her father and her best friend to cancer, causing her to rethink her career. service, first by becoming assistant to Chicago mayor Richard Daley in 1991 and two years later by becoming executive director of the Chicago office of Public Allies, a nonprofit organization that helps people from different backgrounds get access to paid apprenticeships. This was followed by a position at the University of Chicago as associate dean of students. In 2002, she became executive director of community relations and external affairs of the University of Chicago Hospitals. She was initially reluctant to support her husband’s political ambitions, especially during his 2000 run for the House of Representatives. However, Michelle later became an important force during her husband’s run for office. She reduced her job responsibilities and went on to support her husband by standing beside him and delivering key speeches on the trail to supporters in both the 2008 and the 2012 presidential campaigns.

issues by using her power as one of the most recognized and beloved faces in America. A real inspiration, she is a self-made woman. From her humble beginnings in Chicago, she was able to reach great success by focusing on education and her ideals. When the higher calling came, she was able to leave aside her personal ambitions to not only support her husband in running the most powerful nation on earth, but also to raise two daughters, keep the family together, and become a role model for millions of women across the world.

As the first African-American First Lady, Mrs. Obama truly made her mark. She supported initiatives such as Reach Higher, Let Girls Learn, Joining Forces, and Let’s Move, which focuses on reducing childhood obesity. Concerned by the increasing percentage of obesity rates in younger generations, she believes that “the physical and emotional health of an entire generation and the economic health and security of our nation is at stake.” She drew attention to the initiative by planting an organic garden at the White House, promoting physical activities, and teaching children healthier food choices.

In 2018, Mrs. Obama published her long awaited memoir Becoming, which became the hottest book since 2012. Although it only recently gained media popularity, the initiative was begun ten years ago by Tarana Burke, an activist from New York, who launched the movement to support underprivileged women of color affected by sexual abuse. Tarana, a black civil rights activist from The Bronx, New York City, was born on September 12, 1973. Burke began using the phrase “MeToo” to raise awareness of sexual abuse and assault in society. The phrase developed into a wider movement a few years later following the use of MeToo as a hashtag during the Harvey Weinstein sexual abuse allegations.

Justbe, Inc: A Young Girl, Sexual Abuses, and an Activist In 1996, Burke was working as a youth camp director when a 13-year-old girl requested to talk to her privately. The teen was trying to tell Burke about the sexual abuse she had endured at the hands of her mother’s boyfriend. “I was horrified by her words, the emotions welling inside of me ran the gamut, and I listened until I literally could not take it anymore…which turned out to be less than five minutes. “I was horrified by her words, the emotions welling inside of me ran the gamut, and I listened until I literally could not take it anymore…which turned out to be less than five minutes. Then right in the middle of her sharing her pain with me, I cut her off immediately and directed her to another female counselor who could ‘help her better.’”

me, I cut her off immediately and directed her to another female counselor who could ‘help her better.’” Burke said she never forgot the look on the girl’s face. “The shock of being rejected, the pain of opening a wound only to have it abruptly forced closed again – it was all on her face.” She walked away as she tried to “recapture her secrets and tuck them into their hiding place.” That experience birthed a movement whose purpose was to help young women of color who are survivors of sexual abuse, assault, and exploitation. Burke isn’t a stranger to abuse herself. She grew up in a low-income, working-class family and was sexually assaulted both as a child and as a teenager by boys in her neighborhood.

“We didn’t have a ton of resources. But my mother was very determined she had me in all sorts of programs; anything she could put me in, she did. And I read a lot when I was young, and those were the things that helped change the trajectory of my life. The first glimpses of healing, and understanding what has been happening to me as a child came from the literature that I read. So I had this ‘out’ that I saw the girls I worked with did not have.”

She developed the nonprofit organization “Just Be” in 2003, an all-girls program for young black girls between 12-18. The MeToo movement was established in 2006, and the phrase “MeToo” was used to raise awareness on widespread sexual assault and abuse in society.

How the #MeToo Movement Changed Women’s Rights The October 2017 reports by the New York Times and the New Yorker exposed Harvey Weinstein’s alleged history of sexual assault and abuse of women. Dozens of women with similar claims about the movie producer stepped forward. Sexual abuse and assault survivors all over the world were not left out after actress Alyssa Milano posted on Twitter: “If you’ve been sexually harassed or assaulted, write ‘me too’ as a reply to this tweet.” Just twenty-four hours after her tweet, Milano had received 500,000 replies. Worldwide, headlines and allegations against prominent males dominated the headlines. So, now we ask, how has the movement changed women’s rights? While the impact of such a wave may be challenging to track completely, globally, many women, women’s groups, and other concerned bodies have pushed for new dialogues around women’s

rights. While more can be done, the #MeToo movement has given women globally a voice. Sexual abuse and work-related assaults will no longer be swept under the rug as before. It will take time, but the message of accountability, inclusion, and transparency is consistently being spread through this movement.

he real estate sector has its ups and downs. Currently, it is still in the middle of a long boom, so now is a good time to enter. If you are considering entering this competitive market as a real estate agent, you should know all of the advantages that this represents for you as a worker.

Be your own boss A real estate agent is more an entrepreneur than an employee. From the moment you get your license and begin to dedicate a working day to searching for leads, cultivating them and generating sales, you become what so many people both love and fear: your own boss. This is an incredible advantage, especially if you want to work lightly and spend some extra time with the family; however, it also implies that your income depends directly on your effort, so it is imperative that you be aware of your physical abilities and not overextend yourself while working.

It is quicker to get started with than other career paths Most career paths will take at least four years of study. For real estate agents, this is not the case. Do not be fooled, however, and think that it will just be easy. The advantage is that you start working earlier, which translates into an easier life – when we talk about incomes – and a reduced budget in studies. There is no limit to business growth The potential for growth in this business is virtually unlimited, and is directly linked to your efforts. According to statistics from usnews. com, a real estate agent’s earnings ranged from $31,000 to $71,000 per year during 2017. The same study states that working as a real estate agent not only has a salary offer above the average, but also has a broad labor market, acceptable stress levels, and allows a great balance between your work and your personal life. This means that you can generate quite a strong income, even if you work only part-time and keep enjoying your daily life.

HOME OWNERSHIP By Eric Lawrence Frazier MBA

Home ownership brings stability to individuals and families who have never had a dwelling place that they could call their own. There is something special about owning real estate that is unlike anything else on earth you can own. Real Estate you own is not like cars that decay over time and you have to replace them. Real Estate you own is not like clothes that go out of style and you have to buy new ones. Real Estate you own is not like expensive vacations or experiences that only last a moment in time. Real Estate you own is not like an apartment where the landlord may increase the rent until it’s no longer affordable. Real Estate you own is not like staying at your parents house where you know can’t stay forever. Home ownership is the beginning of wealth that increases over time and becomes your estate & legacy Home ownership is the pride of a mother nurturer and the kitchen her domain Home ownership is the pride of a father provider and protector of his territory and family. Home ownership is the foundation of permanence and the place where life happens, birthdays celebrated, deaths mourned. Home ownership is the place you build memories that can never be taken from you. Memories etched in walls and concrete, experienced in rooms and floors, Memories living in trees and shrubs planted by your hand. Howe ownership is the manifestation of you - your style, your colors, your smell, your stuff, your junk, your memories, your yard and your spaces, your life. It’s the height markers on your first child’s bedroom wall. It’s the hearts drawn in the concrete slabs when you pour your patio floor It’s the birthday parties, and anniversaries in the living room and kitchen. It’s the back yard barbecue with friends, neighbors and family contentions it’s the high school and college graduation, and wedding receptions Its’ the family nights and block parties and the fellowship of family connections Home ownership It’s more than real estate. Land, brick and mortar, wood frame construction and chicken wire. It’s more than money saved, gifts recieved and grants obtained It’s more than the debt you incur to buy it. It’s more than the payments you make to own it. It’s more than the appreciation that comes with keeping it over time. It’s memories, it’s family, and it’s life that can happen in one place Until you say it’s time to move.
