s we continue into this warm summer, our beloved country is in a full blown crisis that has been developing for some time. We are all traumatized by the recent shootings and murders of unarmed black men by the police, the racist and incendiary commentary coming from the extremist on all sides, the killing of policemen as revenge for the deaths of these black men by an assassin, and the heated discussions that have raged these past few weeks on social media and around the world. We are also all frightened about what is next and the fear has no colorlines. Regardless of your gender, sexual orientation, or ethnicity you are and should be afraid of the path that we are on. What is next? Race riots in the streets? The rise of extremist fringe group who have been marginalized are now seizing the opportunity to leverage these tragic events to propel their agenda of racism, hatred, violence and separation. We are all afraid of what is going happen next. None of us know what will happen, but we all know that the next event will be an escalation of what has already occurred. Questions of right and wrong or who is to blame are surging throughout the media. Since when do we blame a movement for violence? We all know that there has never been a movement of any type, black or white, male or female, in the US or abroad, that did not have members of their cause that were prepared to act with violence and to die for their cause. These individuals act alone and do not represent that leaders of the movement or the movement itself for that matter. These men and women are also not endorsed or sanctioned by the movement or it’s leaders. They are lone assassins who have an agenda and a mission that is their own. They move and act without the knowledge of the

movement or its leaders. But, we cannot deny that their actions are in support of the movement regardless their poor judgment or misguided attempt to support the movement. In spite of the violence and death black lives still do matter, but not for the purpose of disregarding or devaluing Blue lives, or White lives, Latio lives, Asian Lives, Muslim lives or any life for that matter. Black lives matter is a statement and a mantra of the families and children whose loved ones have been killed while unarmed by the police. The goal of the movement is to bring to the attention of the world the systematic murder of unarmed black men by police officers. That is it. All lives matter, and right now we need to focus on equality for all.
The Civil Rights Movement really took off after the death of Martin Luther King Jr., and it has played an important role in moving America forward in race relations and equal opportunity. But the police, who are rarely, if ever, held accountable for murder have set us back. The police have become, the judge, the jury and the executioner on the street. What can we do about this? Will legislation stop it? The problems of hate and intolerance will never go away through legislation. Legislation is necessary to ensure that those who break the law are held accountable but do we need more legislation to hold the perpetrators accountable? These are people who lack restraint and common sense. Who are unable and ill equipped to make quick decisions that do not include shooting their gun. These are police officers who do not call for backup. They have a superman or cowboy attitude or a superiority complex and believe they can handle any situation. We need to weed these people out of the police force. There are thousands of officers in uniform that have never pulled a gun on a civilian. There are even more that have never discharged their gun or killed someone. These wild, untrained, unskilled, and unfit cops dishonor the profession and the Chief of Police and their leadership team are not doing enough to identify these people and get them out. Until that happens, we can expect business as usual with the police across the country. We are due for change. As the heat rises during one of the hottest summers on record, I urge America to look toward solutions, not scapegoats. Blame cannot bring peace and harmony, but accountability and justice can. The police who have the power of life and death in their hand, because they can carry a gun and have the authority to kill, are responsible to manage that power so that we do not live in fear of the police but respect the police. There should be a difference between fear and respect. Right now the police are feared like gangs are feared, because they are out of control and unafraid of doing whatever they want to do because they are rarely held accountable. This must stop. Let’s pray for our leaders in law enforcement that they will do the right thing.

Even the President is dialing back his comments as to not offend the police or black america. It is during times like this that I dislike politicians the most. I will not tell you how to exercise your right to vote, but I do ask that you thoroughly think through your options in light of recent events and consider a write in. In this issue of The Power Is Now, we look back to the Orlando shooting and the horrible tragedy that it was. Let us pray for the victims and the families and pay attention to legislation in Congress. While the LGBT community gained the right to marry in the Supreme Court ruling, we must ensure that discriminatory legislation becomes taboo for all groups. THE GUIDE TO BUILDING CREDIT Everyone starts out in the same place when it comes to credit. Until someone opens his/ her first account, he/she has no credit history. Unfortunately, no one seems to want to be the business that offers the first credit account, so it is often difficult for people to gain access to the benefits of having a credit history. The key to developing a strong credit profile is to start building it before you need it.
Opening an account with a credit card company is one of the best ways to create a credit profile. If you cannot qualify for a Visa or MasterCard, then start out with a store credit card to help you build your credit. Just make sure you choose one designed for people with no or low credit and one that reports to at least one of the three major credit reporting agencies – Equifax, Experian, and Transunion.
1. START WITH A CREDIT CARD
To make the most of this credit card, use it for small purchases and pay off the balance or at least most of it each month. Always pay before the due date and do not let your payment be late or for less than the minimum required. It will take about six months before the account will be reported, but then you will have a credit history established.

A secured credit card is often easier to get for a person with no credit history than a traditional or unsecured credit card. You just have to provide a deposit with the credit card company, and they will open a card account in your name. You can use this card just like a regular credit card, and the provider will report your payments to the credit agencies. Approval is easy because there is less risk for the credit card company. The initial credit limit may be equal to the amount you paid in the deposit or the company may match it for a higher credit limit. Look for a company that allows you to get the deposit back after a series of on-time payments, which will turn the card into an unsecured card. 3. MAKE SURE RENT PAYMENTS GET REPORTED In the past, rent payments and utility bills were never reported to the credit bureaus, so you never got credit for paying your biggest bills on time. Now, you have options, but you often must be the one to take action. You can find several online sites where you can make your rent payments, and they will send the payment to your landlord.
A personal loan is another way to show you are responsible with credit. The easiest way to get a personal loan is through your local bank. Many banks will provide a small loan while using a savings account or certificate of deposit as collateral. As you make payments to repay the loan, they are reported to the credit bureaus. These loans will typically be for small amounts of $1,000 or less, but you can usually qualify for a bigger loan once you pay off the first one. The terms are generally short, with most loans being due within a year or less. 5. GET A CAR LOAN Getting a car loan is rather difficult for people with no credit history. However, you can qualify for financing if you have a cosigner or if you make a large down payment. If you have someone willing to cosign on a loan, you can go to just about any dealer for approval. If you plan to try to get approved on your own, then you will want to shop around and ask about finance companies that work with no credit history. Establishing credit is not easy, but it can be done. The key is to responsibly manage your new credit to ensure you are building a positive history. After a year or longer, many doors will be open to you with your newfound credit score, but the first step is to start building credit.

TRAGEDY IN ORLANDO Orlando, Florida was a city with a very different reputation before the night of June 12, 2016. The happiest place on Earth turned into a place of fear, hate, and death. Nicknamed “The City Beautiful� Orlando is home to several major theme parks and has even been referred to as the theme park capital of the world. A city that has long been known as a major tourist destination will now likely be known for something very different. By now the news has circulated, and you all know of the gunman that attacked the Pulse nightclub in Orlando. I will not mention his name here, for this blog is not for him. I will not showcase the hatred and prejudice of

this individual, encasing his name in infamy- no. In this blog we are going to be talking about the victims. Everyone has a story; some stories are stopped short by an individual with a legally purchased firearm. No one knows this better than the families of these forty-nine young men and women that were murdered in Pulse that night. These men and women that were killed in the deadliest mass shooting in modern U.S. history have been condensed into a number: 49. While I cannot know what these people were thinking when their futures were taken from them, I know that this cannot happen again (Orlando Shooting CNN

Coverage). Of course, this tragedy has sparked debate instantly, but there is an important piece that we must all understand. There is no democrat or republican in light of such a tragedy; this is a human issue. This is a piece of history that still hurts and should be treated as such. Yes, action must be taken, because this American gunman is no stranger to us. As movie theaters, schools, and nightclubs become cemeteries, I cannot help but worry for myself and my family to somehow be caught in this kind of tragedy. It can happen to anyone as it happened to the unsuspecting friends, sons, daughter, sisters, brothers, fathers and mothers at this nightclub.

This is the list. These are the people that the story. One of the youngest people killed in the world lost. courses at Valencia college. Josaphat’s uncle people that had their lives and their futures taken said, “he was very excited about his journey.” from them (NPR Orlando Shooting Victims). If you only look at the numbers, you’ll miss stories like Cory James Connell’s. The 21-yearold was at Pulse with his girlfriend. He was a student at Valencia College and had hoped to become a firefighter. You’d also miss Brenda Lee Marquez McCool’s story. A mother of 11 and a cancer survivor, McCool was dancing at Pulse with her son, Isaiah Henderson, at the time of the attack. She was able to place herself between the gunman and her son—saving his life.
We can never lose sight that these young people were not simply “gay people at a nightclub”. Sexual orientation does not make a person; it is not the end all be all. Gay, straight, bisexual, or questioning, these people had families, identities, and futures with plans well underway. I mourn for the city of Orlando and this horrible tragedy. May God bless the victims, the families, and the future of this country to be safe from terrorism and murderous violence that is becoming a frequent occurrence in America.

4TH OF JULY AT THE SUISUN MARINA The oohs and ahhhhs on my kid’s faces are pr iceless

s a child one of my favorite things to do was to watch the fireworks on the 4th of July. Now as an adult I my inner child get excited to see the beautiful, bold and colorful light combinations. It never gets old. My family has traveled to San Francisco, Six Flags Marine World in Vallejo, and old Suisun at the waterfront marina just to watch the fireworks and take in all he City had to offer that day. If you do no love firework shows on the 4th of July, then that would be sign that it time to make some changes in your life and live a little.
small and little, different colors, and the names always make me laugh because they can be very creative. I live in Solano County, Old Suisun, or the Suisun Marina as we call it and. I love seeing people of all ages dance to the live music. You feel a true sense of community, and everyone looks happy. The police department hands out gold badge stickers to the kids, and the fire department pour drinks under their tent. If you are a Foody then the food smells will drive you crazy because they are out of this world. You name it and you can find it there: cotton candy, barbecue, grilled corn, and much more. There is also great entertainment from martial arts and hip hop and many other dance performances.
You can stop and visit the restaurant called Babb’s, the Lawler House Gallery, the Solano Historic Exploration Center, Suisun Wildlife Center, the Hampton Inn and Suites hotel, and much more. Since I am in real estate, I love just walking by and looking at the architecture of The 4th of July it’s always really hot. However the stores on the bottom and the homes on top. last year we got smart and decided to have a picnic There are so many different types of boats there, with our kids and eat in an air conditioned RV.

I think this will be a tradition that we will continue from here on out. As the day comes to an end the anticipation builds up and the parking gets more and more crowded the closer we get to 9pm. Once the vendors start to pack up, the blankets and lawn chairs come out. Everyone is picking their spots to get the best view of the fireworks. Finally, the fireworks start and it takes my breath away. I become a child again and the look of amazement on my kid’s faces and hearing the ooohs and ahhhhs in the crowd is priceless. The fireworks show can be as long as 20 minutes but it feels like 5 minutes because you want to see more when it’s over. The crescendo at the end is my favorite part. The bright stars, the big bang of the Red White and Blue
colors. Travis Air Force Base is 5 minutes away from my home. My boyfriend, my best friend, and many members of members in my family served in the military and. I appreciate the sacrifices that our military families make to keep our country free and protected. Many people choose to park along the side of Highway 12 and other large parking lots that are adjacent to the Marina to avoid the 1 hour traffic of getting out of the marina. Yes I said it. 1 hour ! When you drive out of there it looks like Christmas tree lights with the parking brakes, reverse lights, and headlights everywhere. It’s all worth it in the end. The weather, food, entertainment, community, fireworks, family, and fun just makes you want to come back next year and do it all
over again. My only suggestion is get there early, park your cars, bring umbrellas, use sunscreen, bring your blankets, plenty of water, and just relax. Hope to see you there this year.

In old and new neighborhoods, homeowners need to know where the boundaries to their properties are especially when it comes to building fences, building additions, and buying and selling a home. Significant disputes have caused problems between homeowners, especially when older homes have been bought and sold several times. In many cases, existing fence lines may not have been properly surveyed. To avoid unfriendly disputes with neighbors, it is in your best interest to know what your property boundaries are and to be aware of your rights as property owners. Most communities have established fence ordinances. If you live in an association, the board most likely has established rules about fences, too. In most cases, the fence rules and ordinances are set based on the location of the fence as well as the height and materials. Many communities have special ordinances set for fences around swimming pools, too. While some associations may have rules about the style of fence you can build, most communities do not july 2016
care if the fence is ugly or not. Prior to building a fence, it is wise to get learn about the property boundaries on your lot. If you build a fence and it is on the boundary, you and your neighbor both own the fence - even if you pay for the entire thing. If the fence is completely on your property, then the fence is yours. In most cases, this means you can cut down tree limbs that hang over your fence, but not if the cutting will harm the tree. As the owner of the fence, it is your job to maintain it. The property boundaries on your lot are always kept at one of two places, either the county offices or the city offices. They will have the precise layout of your plot. Unfortunately, the average homeowner does not know how to read the property map. It is in your best interest as a homeowner who wants to avoid any legal issues with neighbors to have a professional surveyor lay out the boundary lines before you begin adding a fence. Some older homes might have more than one survey to work from, so be sure that you have all of the paperwork in your possession prior to any building that could

If you do get permission from the banks and the neighbors, the new lines need to be recorded in the proper government location.
It is also important to know where your property boundaries are if you have any natural water features on your property. People who live on lakes, ponds, rivers, and other waterways might be responsible for cleaning portions of the water way. They might also need to know about wetland rules when it comes to landscaping and home improvement projects.
One of the most common reasons why neighbors have property line disputes is because of encroachment. This is when a structure crosses a property boundary. It is a good idea to know where these occur on your property from your neighbors or where your property crosses the line. When encroachment occurs, it can be challenging to sell a home. It can also be challenging to buy a home that is involved in an encroachment dispute. Sellers must disclose encroachments. Many people will settle disputes with lot line agreements; but in other instances, the disputes are settled in court.
If you live in an older home, you might actually have a burial plot on your property. With a properly done survey, you will know exactly what property is your and what is actually in that property.
Any homeowners who share driveways, walls, and overhangs, as well as rights-of-support should know their boundaries. Any property that is shared can become problematic, especially when it comes to expensive maintenance projects. When you do not know what belongs to you, you have no idea what your responsibility really is.
There are plenty of other perfectly good reasons to have absolute knowledge of the boundaries of your property. When it comes to maintaining good relationships with your neighbors, knowledge is definitely powerful.
Fences are not the only reason to have a survey performed. There are several other important reasons to have know exactly where your property lines lay. Some homeowners need to deal with rights-of-way and easements. These could impact your ability to get into and out of your driveway or for neighbors to have access to the street. Stop Answering Your Phone Part I By Eric Lawrence Frazier MBA
A
s real estate and lending professionals, our goal is to provide the best customer service that we can. So what does that look like? First, we want to be fully engaged with our clients. We want our clients to know that we are paying attention to what they are saying. We do this by responding to their statements and asking and answering their questions fully. We must be engaged which is very difficult when you are multitasking. It is also important that our clients understand that we are clear about what their needs are. We must understand how their needs or requests are impacting them emotionally, financially, and in other ways that they may not be able to articulate. Having a high degree of emotional intelligence is helpful in understanding what is going on beyond the words of the client. Sometimes greater clarity is achieved when we can identify what is not being said by listening very carefully. Buying a home is perhaps one of the most life impacting decisions that most people will ever make. It ranks right up there with marriage and deciding to have a child. It represents the highest amount of debt that most people will ever incur in their lifetime. It represents the highest expense and the largest amount of money that they will have to invest in the house

over time. It also represents the largest amount cash that they have to save or be given to put as a down payment to buy it. To say it is a serious matter is an understatement. Few matters in life can rise to this level of importance. So when we have a meeting with a client whether it is by phone, video, or in person, it is important, as professionals, that we bring our A-game. We must be ready to pay attention, take notes, provide insight, repeat the buyer’s or seller’s concerns so they know we care and understand their goals or needs. We must also be able to create a game plan to help them navigate through the decisions and challenges that they potentially may face in execution of the plan. This level of engagement and service can only be achieved by paying attention and being very focus on your client. So I ask, given the gravity of a home purchase or selling a home, why would a lending or real estate professional answer their cell phone in a meeting with a client? It seems to me that answering the telephone during a meeting is not only disrespectful, but it sends a message that our clients are not as important as the person is who is calling. Now whether the value of one client is greater than another is true or not, is that

the message we want our clients to hear and see as a lending or real estate professional? It is not for anyone who seriously pursuing excellence in service and professionals. Now I must make a confession before I continue. Some of you reading this blog may have been victims of being put on hold by me so that I could take another call. Please accept my heartfelt apology. I am without excuse. I pride myself on being accessible to everyone and available all the time. I am one of “those guy’s� who brags about always answering my phone and being available. It is only partly true. I have realized through consistent failure in answering every call that it was and is an unrealistic expectation that I had for myself and that others may have of me. I do not blame the client at all. I created that expectation and now I am changing it. I am the captain of my ship and the master of my destiny. I have struggle with this dilemma my entire 34 year career in lending and real estate. It is a well establish conflict that all sales professionals have with time management and client accessibility. We spend 70% of our time generating, capturing and following up on leads and the other 30% on managing everything associated with the results of the activity that
takes most of our time. One of the most common complaints I hear about real estate and lending professionals is that they are not accessible and that they take too long to get back to their clients. Many salespeople try to make this complaint a market differentiator from their competition and make the claim that they always answer their phone and of course fail to do so. This was the number one complaint that I received as a Home Loan center manager in supervising loan consultants over the years. In general most sales complaints center around poor communication and lack of responsiveness. In response to these complaints, many consultants and professionals including myself try to be more accessible by answering the phone when it rings; even when we are on the phone or in a meeting with our clients. It

is a failed strategy. I believe that answering phone everytime it rings and or answering the phone when you are with a client is a serious strategic mistake and will ultimately hurt your brand and reputation. This conclusion based on thirty four years of first hand experience in watching and managing sales people, who have this problem, and seeing how ineffective they are in building trust and maintaining long term relationships. As result their business is dependant on the ebb and flow of the market and is transactional as opposed to business that is driven by referrals and is based on relationships. Their clients eventually get the message that they are not really that important; which is not true but a reasonable conclusion based

on their behavior. I have always known better and believed that it is a mistake to answer your phone when in a meeting with a client. It is a mistake not to block time to manage the results of your sales activity so that your clients are being properly served. But why is this behavior so prevalent? Why do most sales people break these commonsense rules? I believe we break the rules because there is something in all of us that is activated by the fear of losing out on a new opportunity. It is the survival instinct, divinely endowed, that is always on the hunt because we can only eat what we slayl. This is not an excuse, so please do not take it that way, it is an explanation or perhaps exploration of the psychological makeup of commission sales people. They are hunters and must always be in hunt because no one knows when the market will change and opportunities to hunt will more scarce.

You will see sales increase and your reputation develop as your agency becomes more diverse. Buyers who speak only minimal English or none at all are concerned about being taken advantage
of or getting a bad deal. By being able to speak to them in their native language, you can allay those fears and create a unique niche that will provide you with long-term success. So find your avenue to learn a second language now, or hire licensed assistants who speaks the languages you need in your business. Personality tests are helpful in determining if you are hiring someone who wants to work in support role or on team as opposed to being their own boss and leader. HOW TO BUY A FLIP PROPERTY AND KNOW THAT THE HOME HAS HAD A BONE MARROW TRANSPLANT VERSUS SIMPLY PUT A LIPSTICK ON?

o you walk into that open home and fall in love with the kitchen countertop, the cabinets, the tiles, the floors but when you look under the kitchen sink, you see this big hole in the wall. Do you buy? Do you skip? Do you risk spending money on inspections? As an expert in buying and flipping properties, we can attest to the fact that it is very easy to spot a home with just aesthetics done or actually a home with a “bone marrow transplant.”
you can also have them look at the p trap under the bathroom sink to see if it was replaced. If some of all of these items were done you can at least sleep better knowing somethings were changed behind the walls as well instead of just aesthetics.
For example, some flipper will go in and replace the kitchen the shower walls, replace the shower hardware and replace the vanity while doing the rehab. But how do you that they actually replaced the hardi backer board and the water proofing material right behind it? How do you know they replaced any damaged wood in the shower wall structure? In reality you cannot know for sure. But few things you can do. You can have your inspector look behind the shower wall from the attic and see if they can spot new water proofing membrane, see if they can shine their light on the water plumbing for the shower head,
Another example would be to having your inspector look at the electrical subpanel and veryify if any new circuits were run. Not only you should check for new circuits but verify if the kitchen electrical was upgraded to 6 or more circuits (which is the code for most states). You should notice if the each bathroom has its own breaker or not. These things will give you an idea whether the electrical was updated or not and if it was, whether it was done up to code or not. Another spot to notice is your crawlspace, if you have one. See if it is clean or not. Usually that is the first indicator that tells you if the flipper actually cleaned out the crawlspace r left junk or garbage in there. When you see garbage in there, it is a sign that farther damage such as fungus or termite could be there. Have an inspector crawl the area and notice any

water damage especially under the kitchen and bathrooms. If you see damage, that means the flipper did not do a “bone marrow transplant” meaning the flipper did not actually fix the bones of the home but rather threw in some tile flooring and painted the walls so these damages are covered up. These are just a few examples of how you can spot a well done rehabbed home versus a home with lipstick put on. It is very important to know what you are getting into.
