Mr Choi, who holds a bachelor’s degree in business from Pepperdine University, has been active in the real estate community as a mortgage banking professional for over 16 years. After beginning his career in 1996 with Bank of America Home Loans (formerly Country-Wide Home Loans), he then went on to serve as an analyst in preparation and management for the Retail Unit, which at the time had a capital budget of $52 million. Ivan continued to climb the corporate ladder, making great contributions along the way, such as the proprietary credit-reporting engine he worked on in partnership with IBM, and establishing a foreclosure financing platform that grew origination volume to more than $4 billion in purchase funding per year by the end of 2009. Part 1. CONFERENCE THEME: “THE FUTURE IS NOW” ERIC: What does the phrase “The Power Is Now” mean to you, given the context of who you are? IVAN CHOI: This time around on this show it happens to be coincidental, but the Asian Real Estate Association of America is celebrating their 10th Anniversary this year, and the convention is coming up. It just so happens that the slogan "The Power is Now" is so powerful that AREAA ripped it off a little bit and the slogan of this year's 10th Anniversary "The Future is

As far as the RE and Mortgage Banking industries go, everybody is waiting to see what happens the next day given market conditions, new regulations, etc. However, you really have to work with what you have going on today. ERIC: Can you expand on the conference slogan, "The Future is Now?" IVAN CHOI: It was also brought up because it applies to the AREAA organization overall. We have over 13,000 members across the country, 31 chapters in North America, 30 of which are spread out in major metro areas from Hawaii to New York. The 31st chapter is in Vancouver, Canada.

We also like to perform outreach to top government officials responsible for banking and real estate in their respective countries in Southeast Asia. Our trade Mission is: spend 1-2 week trips to individual countries to get an understanding of what those countries are interested in when it comes to U.S. real estate. The U.S. is still considered a safe haven from an investor standpoint and there are a lot of people from Southeast Asia that are not here yet, that wish to be in the U.S., whether it's purely from an investor standpoint or whether to be on a path to immigration and a life here in the U.S., at which point housing becomes very important to them. Looking at AREAA's history during its first 10 years, our mission is solely dedicated to sustainable home ownership for the Asian, Asian-American, and Pacific Islander population here in the United States. At the 10-year mark, AREAA has expanded beyond the home ownership piece to include other parts of RE, whether it's commercial or investment in residential real estate, as well as the international aspect. The Asian population (Asian plus Pacific Islander population) still represents less than 10 percent of the overall U.S. population. But according to U.S. Census projections over the next 10, 20, and 30 years, the Asian population is going to exponentially grow. Yet in spite of their low numbers, the purchasing power of the Asian population today is still relatively large. As AREAA goes into the future, the organization's focus will be to act as the conduit that people

come to when they actually want to effectively reach the Asian population. The international community is already relying on AREAA to be their facilitator here in the U.S. All the setup, work and planning happens now: "The Future Is Now." ERIC: Who are the AREAA Founders? IVAN CHOI: The co-founders are John Wong of San Francisco, Alan Okimoto of SF Bay Area, whose personal story will be shared in a special convention video, and Jim [s/l] Park. Part 2. SPECIAL DISCOUNTS FOR TPIN LISTENERS ERIC: What are the special discounts available for TPIN listeners? Â IVAN CHOI: All of the above mission points have been incorporated and are reflected in the 2013 convention celebration of AREAA, which is being held at the Century Plaza Hotel in Century City, Los Angeles. Though primarily an Asian organization, AREAA is open to nonAsian membership as well. Just to point out, some of the most successful realtors catering to the Asian community are nonAsians themselves; non-Asian RE brokers and mortgage finance professionals able to make an impact in making home ownership or financial goals a reality. AREAA is known for the quality

of its programs and speakers at its conferences, as well as the evening entertainment. The regular price for the contents of the conference is a $1000 registration fee. ERIC: What are some special topics to be discussed and who are the key figures that will be attending? IVAN CHOI: There are rumors that REOs are going to start flowing again. There are signs that the default activity, the REO activity, is going to continue on in the east coast. It is still thought that in the west there will still be some REO activity but certainly not as much, simply because of the dynamic that exists in the east where you have more states that are run with a judicial foreclosure system versus non-judicial. Non-judicial is always faster at processing foreclosure. In the east coast, though, with judicial states, it's always much slower.

Some of the companies from the default developments arena that will be at the AREAA convention to discuss and present on those related topics will include all the big banks and top real estate brands in the industry such as Century 21, Coldwell Banker Realogy (whose parent company has always been a very strong supporter), holding companies for brands like Century 21, Sotheby's, and Better Homes and Gardens, to name a few. Alex Parillo, CEO of Realogy and President of Realogy franchises, is a frequent guest on The Power Is Now, and has often talked about Realogy. A special interview with Alex is planned for the same week as the AREAA Convention. Sherri Chris, President of Better Homes and has contributed lots of support for AREAA upcoming convention.

Convention attendees will have multiple opportunities to meet with the presidents of the above-named franchises, and with the CEO himself, Alex Parillo, at the conference. Part 3. OPPORTUNITIES TO WORK WITH INTERNATIONAL REALTORS AND GROUPS WHO ATTEND ERIC: What opportunities will guests have to work with international attendees?

IVAN CHOI: Attendees at the conference will be from different countries all over the world, so if someone is interested in working with someone from their homeland, there is an opportunity to do that through the international attendees. At the 2012 Annual Convention, there were around 1,200 attendees; the highest number AREAA ever had from across the country. This year, AREAA is expecting 1,500-plus attendees, which is quite a statement because there has been a dramatic reduction in the number of attendees at RE and Mortgage Banking Conferences in the last year. So the expected 1,500 attendees will not only be from the U.S., but also from Southeast Asia including countries like China, Japan, Korea, and the Philippines. We also expect, especially given the chapter AREAA has in Vancouver, Canada, a number of attendees coming from Canada. Many know that Canada has a pretty strong Asian population. Also, there will be some attendees from France. Interestingly enough, something that has happened with AREAA is that some representatives from France now include AREAA in their real estate conference in Paris, and they are looking to AREAA to help connect them to the global Asian community. So there is a chance for individual attendees and for TPIN listeners to come in and make some really great connections and expose themselves to a taste of what it might take to get involved with the international business that's coming here to the U.S.

Part 4. CLASSES AND BUSINESS TOPICS PRESENTED ERIC: What are some of the classes and business topics offered? IVAN CHOI: CIPS and the CCIN training for working internationally and working in commercial real estate will also be available to conference attendees. The core convention dates are September 19-21. There are, however, three pre-conference sessions for the CIPS and CCIN training that will begin earlier on September 19 and which will feature commercial and international topics and training. The cost for the pre-conference sessions, which would typically cost $250 to $300 per session if taken elsewhere, are being offered at the convention at only $50 per session. CIPS, which is a National Association of Realtors designation revolving around the international business, will allow you to become certified as a CIPS designated real estate agent or broker and have the training around serving the international community. CCIM, a designation around commercial real estate, is a half-day session, and you qualify for 7 hours of CE credits in select states. This heavy discount is possible due to the relationship between CIPS and CCIM and AREAA, and due to CIPS and CCIM volunteering their time. I’d like to point out that the fee covers the room rental and administrative costs only. Listeners will want to get to the areaa.org website and look at the convention program to see the date and time of these courses.

There also will be a half-day session for the third preconference session on EB-5, which is legislation dealing with investment into the U.S. So for those from abroad, if they want to be put on a path to U.S. citizenship and they are willing to put some investment dollars into real estate, you can learn about how EB-5 facilitates that path. EB-5 is legislation that was passed that allows someone from abroad who invests a certain amount of money into real estate or into a business (and if it's a business, you need to create 10 jobs or more), to get a temporary visa and be put on a path to U.S. citizenship in the future. ERIC: What is the convention agenda? IVAN CHOI: Each day starts with a general session with top leaders from the industry (eg. Alex Parillo from Realogy, Brad Blackwell from Wells Fargo, and others) to give all attendees a very good understanding of what the current market conditions are and where things could possibly go in the future. Ther will be evening receptions including cocktail hours, dinners, and events. Part 5. SPECIAL GUESTS LISA LING AND TAN LE ERIC: Can you tell us about special guests Lisa Ling and Tan Le? IVAN CHOI: Both of our special guests are from outside the industry. Lisa Ling, an awardwinning journalist here in the U.S., is currently on O Channel, but she has been with a number of news agencies in the past. Her sister was one of two women

rescued from North Korea by President Clinton a few years ago. Lisa Ling also did a special segment that was aired in an hour-long special via PBS about 3 or 4 years ago that detailed the impact that the foreclosure crisis was having in communities across the United States, and in that segment, she was really focused on the inland empire. She does know a little bit about the real estate world and the mortgage world, and not only is she going to be a special guest, and give her perspective on what's going on, but she's also going to MC and be our keynote luncheon speaker and help AREAA celebrate its 10-year Anniversary. She will be around the conference interviewing people. By the time the keynote luncheon actually comes around, we will actually have a video put together based on some of those interviews just the previous day and they will be shown as part of AREAA's 10-year Anniversary. Tan Le, a well-regarded, high profile entrepreneur, will be our other keynote speaker. She is a Vietnamese woman with an amazing immigration story to share and the impact that it had on her. She will also speak about the fundamental needs that people have for relationships, the need for housing, and the basic need to achieve your dreams and goals wherever you are. Part 6. AREAA “GOT TALENT” SINGING CONTEST ERIC: Can you tell us a little about the AREAA “Got Talent” Singing Contest? IVAN CHOI: On the last night of the conference we will have the Annual Black Tie Gala Event, and Ivan Choi, myself, will be Chairman of this event. The night will involve dinner and entertain-

ment. A special Japanese performer named Kenichi Ebina, whose dance moves are just incredible, will be performing. The night will also include a special fashion show at nearby Century City Plaza with its special boutiques. In addition, there will be a special auction for the AREAA Foundation Charity, and a special private shopping event at Louis Vuitton and Chanel, where they will host with hors d'oeuvres, alcoholic beverages, and all of their newest products they have in-store. And that's all special for anyone who attends the AREAA Convention. Finally, after the Gala event will be the AREAA “Got Talent” singing contest, where AREAA members get up with microphones and music machines and sing their hearts out. It will be a competition with three judges. Part 7. THE DRAGON’S DEN BUSINESS PROPOSAL CONTEST - $10K CASH PRIZE ERIC: Tell us about The Dragon’s Den Business Proposal Contest, which involves a $10K cash prize. IVAN CHOI: It’s very similar to the prime time program "Shark Tank," where there are three big entrepreneurs who are listening to business pitches from folks that have business ideas that are in need of more capital or support. The AREAA version of that show has been renamed The Dragon's Den. There will be three judges, one of who will be Jim Park, to listen to the business pitches. Applicants will have to submit their business pitch before the convention, and the judges will listen to the business pitches in front of a live audience, and the winner will get

$10,000 cash that night to go ahead and try to make that business dream a reality. Guidelines for submission of business proposals for The Dragon's Den are at the areaa.org website. Though the official deadline has already passed, for TPIN listeners, the staff can still take a few in, but please submit any proposals as soon as possible. There is an email available in that section for

any questions or if additional information is needed. Proposals should be a business concept that is pretty well documented and that is actually executable. AREAA is reviewing all business pitches and making sure they are worthwhile for a live audience to see. Part 8. WRAPUP AND FINAL WORDS FROM IVAN CHOI
