Z EN KAYA LEADERSHIP ERIC BIGOT is the Founder and Creative mind behind ZENKAYA. Born in Paris, France. At first, he studied Design and Cabinetry work in Paris at the very selective Ecolle Boulle were he developed his technical knowledge and set high standards for himself to deliver high end quality products. He then went on to Architecture School. He didn’t wait to finish his degree and went to Zambia to work with disadvantaged communities to build homes and schools with them, exploring different construction methods. He witnessed lack of capacities and lengthy construction processes. Its only when he relocated in NYC that he came across engineered building methods. Having then earned his master degree in Architecture with honors for his realized project for street children in Zambia. Having gained some experience in the US has an architect, New York revealed and sharpen Eric’s entrepreneurship’s mind. He knew that his calling was going to design and develop pre-engineered building from now on because it made sense. Eric Relocated to South Africa to develop his first Ready Made house, Called Zenkaya. Zen for piece of mind, Kaya for house from the vernacular language. A vision was born.

MOD KAYA MODKAYA CONSTRUCTIVE SYSTEM MODKAYA SYSTEMS are SOLUTIONS THAT COST LESS and are comprising several options, often hybrids ones to offer the best solutions to our clients. We use SIP panels (Structural Insulated Panels) which offer free maintenance and high insulation as well ease and speed of assembly. Theses panels can be used for floor, walls and roofing. We also use Galvanised, Structural Light Steel Gauge Framing System which offer versatility and strength allowing to build at least 2 stories up. MODKAYA SYSTEM, ALLOWED US TO BUILD THIS STUDIO UNIT (7 METRES X 3.4) IN 8 HRS FROM SLAB TO ROOF. MODKAYA SYSTEM IS ALSO SOCIALLY RESPONSIBLE AND WE PROMOTE AND USE LOCAL LABOR WHERE APPROPRIATE. BECAUSE OUR SYSTEM IS MADE IN FACTORY TO GET THE BEST QUALITY IN FLAT PACK SOLUTION. LOCAL LABOR CAN BE USED TO ASSEMBLE SOME OF IT GENERATING INCOME FOR THEM.

BUILDING SYSTEM SPECIFICATIONS

Core

Insulated wall Panels

The standard core is 16 kg/m 3 virgin grade Polystyrene. The thickness of the core is 75 mm for walls and 100 mm for roof to suit thermal and structural requirements.

Prefabricated sandwich panels as per panel specifications, in a variety of colours.

Insulated Roof Panels

Facings

The facings consist of 0,6mm mild steel sheeting, protected with a 0.275kg/m 2 zinc coating. An Epoxy primer is applied on this, followed by a siliconized Polyester top coat; usually "Frost White". The facings are bonded to the core by a 2-part Polyurethane adhesive.

Interlocking Edges

The panel roll formed edges are tongue and groove and integral to the Chromadek skins. The dimensions are such that when the panels are pushed together, a neat joint line is created, into which sealant is applied during the installation process.

Our panels offer the following benefits: • Meets International industry standards for hygiene

applications • Height strength to weight ratio • UV resistant • Low maintenance • Easily dismantled and moved • Zero water absorption • Exceptional insulation properties - 0.036w/m ° C typical • A 3 layer corrosion protection system is applied onto the steel panel type.

Same as wall panels, but 100mm thick tapped with Bitumen flashing 100 mm for waterproofing. Optional IBR sandwich panel can be made on request at extra cost.

Insulated floor Panels Prefabricated sandwich panels 114mm thick with wood studs 114mm x 38 bonded into panels. Panel will be resting on an I beam 140 x 60 structure spaced maximum at O.C 3.6 metres. Above 6.6 mtrs wide we recommend putting down a slab.

Natural anodized Aluminum, pre-galvanized steel and non corroding fasteners .

Plumbing

PVC, acrylic and Polypropylene piping, fittings and fixtures are used throughout - with the exception of toilet bowls, which are ceramic. A 150l hot water cylinder is standard as is bath and basin unit.

Electrics

All surface mounted conduit and fittings. Conduit can be concealed in the wall panels on request.

Floor Covering 7 mm laminated flooring with 3mm foam .
