The Bright and Sunny Days

Our coastal communities shine brightest during these warm months

Balmy coastal breezes and fragrant blooms of springtime on 30A create renewed energy along our special beach communities. While winter is a cooler, calmer time here, spring and summer welcome the most visitors, and we are thrilled to show them the best our coast has to offer. The warm climate allows visitors and residents to truly enjoy all of the aspects of coastal life and outdoor living. We trade cars for beachcruiser bikes, work shoes for flip-flops, and iPhones for good books. Our coastal communities are perfectly and intentionally designed to showcase the laid-back coastal life that reminds us to slow down and live on beach time. Spring and summer weather patterns make it easy to fall in love with the coast and buy a beach house, too!

Inventory among our coastal communities has come up a little bit, bringing us out of what seemed like a frenzied market. Because inventory has remained relatively low, price trends have continued upward. Local real estate professionals have experienced an uptick in activity approaching spring. The Buyer hesitancy we saw in the winter months appears to be dissipating, and Buyer engagement is active. Many are focused on second-home ownership as a personal haven for their families, but Buyers are also compelled by the sound investment factor. Our boutique firm continues positive trends of excellent representation in the market. At Coastal Luxury, we are proud of the many successful sales of the coastal area’s most distinctive luxury homes, continuing our reputation in establishing numerous recordhigh sales prices.

The community of WaterSound Beach is highlighted on our cover. The best in the construction and design business combined efforts to create our featured property — 105 S. Founders Lane in WaterSound Beach. The build and design team explains how their attention to spatial and luxurious detail sets this property apart. Mother Nature dealt them a winning hand, as WaterSound Beach is one of the few areas that boasts deep, rolling dune structures reminiscent of Old Florida and days gone by. The views over the sprawling dunes that define WaterSound Beach are magical. The property of 105 S. Founders Lane is directly on the Gulf, overlooking the dunes. Every beach-facing view from this home wraps you in the picturesque and defining elements of the uniquely beautiful community.

I anticipate a successful season of real estate transactions as well as a season of fun-filled community gatherings. Staged against the elegant white walls of Alys Beach, the Digital Graffiti Festival provides a largescale, blank canvas for artists to explore the visual intersection of art and architecture. The Seaside Independence Day Celebration & Fireworks Spectacular is just that — spectacular! Families join artists of all kinds — balloon, caricature, face-painting and others — at Central Square. Children and adults of all ages enjoy performances by jugglers and the Seaside Rep Theatre under a July sky. Delectable aromas float from food vendors. And the festivities close with an enormous fireworks show. Everything about the event speaks to summer. All throughout

the season, in multiple communities, local farmers bring seasonal fruits and vegetables. The markets also host craft and art vendors. Farmers markets are fun places to learn about food and art culture on the coast. All throughout 30A and all summer long, families and friends gather under the stars to enjoy classic films and shows.

I welcome you to visit our Coastal Luxury office, adjacent to Alys Beach, to talk with members of our team. We enjoy being ambassadors for the different communities of 30A, explaining our area’s natural offerings, inviting you to exciting upcoming events and, of course, showing you opportunities to invest in stunning properties.

Warmly from the beach,

Erin

A Fundraising Paradise

Restaurant Paradis hosts Prohibition Repeal Wine Dinner benefiting Food For Thought organization

Coastal Luxury had the honor of attending Restaurant Paradis’ seventh annual Prohibition Repeal Wine Dinner presented by 30A Luxury Vacations to benefit Food For Thought. Restaurant Paradis is a premier fine dining restaurant located in South Barrett Square in the charming center of Rosemary Beach. The evening made for a quintessential finale to a bustling year full of both challenges and blessings.

The lavish event was inspired by the Prohibition era and all guests were encouraged to embrace the theme and dress to the nines in 1920s-themed attire for a night full of delight. With the windows marked out in police tape and a guarded entrance, entering the restaurant truly felt like you were stepping foot into a different era. The night began with a cocktail hour in the lounge which featured vintage-inspired cocktails made with Distillery 98’s

Dune Laker vodka and classic French 75s. The champagne and live music flowed through the rooms as the guests were invited into the main dining room. A luxurious dinner awaited with exceptional wines specifically curated for the event as well as a delicious four-course meal prepared by chef Mark Eichin and his culinary team.

Dinner began with a first course of shrimp and cabbage potstickers paired with Miguel Torres Estelado Sparkling Rosé. Flawlessly following from the first, the second course included a remarkable lobster Newburg paired with 2021 Turning Point Russian River chardonnay. For the main event, guests enjoyed a grilled lamb rack with 2021 Turning Point Alexander Valley cabernet to sip on. Icebox Cake was served for dessert, perfectly paired with 2020 Kara Tara South Africa Western Cape pinot noir.

The menu for the evening focused on local produce, fresh Gulf seafood and quality meats, staying true to the Restaurant’s mission. Each plate was carefully prepared and thoroughly presented with detailed descriptions of every element, including the thoughtfully selected wines. The dinner service left nothing to be desired and fully captured the opulent, Gatsby-like energy of the roaring ’20s.

FOOD FOR THOUGHT
Restaurant Paradis decked out the entrance in Prohibition style for the 1920s-themed fundraising event. Hannah Martin, Alexsis Mills, Erin Oden and Rita Montgomery.

Our Coastal Luxury team spent the night dancing to live music, sharing laughs and enjoying quality time with one another. Nights like these, surrounded by close friends in the heart of the community we love so much, are near and dear to each of us.

We are so grateful to have attended this memorable event to benefit such a worthy cause, Food For Thought — an organization with a mission to “remove the negative impacts of hunger and empower a child to get the most out of their education and development by providing them weekly access to healthy, easy-to-prepare meals.”

The story of how they began is something special. The organization started out as a small family project to serve food insecure students in one school for one year, and the budget for this project was $300. The Founder, Tiffanie Nelson, partnered with her son’s school to provide access to food for children in need. Since 2010, Food For Thought has grown into a larger organization to fight childhood hunger. The organization now provides weekly access to food for 3,400 food-insecure school-aged children across 32 school locations in Walton and Okaloosa Counties.

The organization focuses on four main values. Fostering respect, being health focused, promoting volunteerism and establishing roots. They offer their services to every student on a free or reduced meal plan in the schools they serve. They ensure that each backpack provided includes healthy grains, fruits, vegetables and protein so the children and their families can easily prepare the healthiest meal possible.

Food For Thought strengthens their volunteer-base frequently, which brings new ideas, support and love into the organization. They welcome volunteers of all ages and encourage student and team volunteerism. These important volunteers pack and distribute food, help to organize the pantry and support the events. Volunteers are what keep For Thought running and able to serve the community’s children in need.

Over the 2021–2022 service year, Food For Thought distributed 1.28 million

food items, served 156,000 classroom snacks and delivered 96,000 backpacks. They also reached 100 hours of kitchen classes, acquired 5,000 volunteer hours and served 700 Christmas meals and 700 Thanksgiving meals.

A recipient parent stated that, "Receiving a backpack with food provided by community members is about more than easing food insecurity. The outreach provided a sense of comfort, support and encouragement.

It enabled me to push forward and not be defeated by the obstacles of providing daily basic needs for my family. The program has left a lasting impression on my children as well.”

Food For Thought is such an important organization serving our 30A community and children. We are so thankful to have supported them at the seventh annual Restaurant Paradis Prohibition Repeal Wine Dinner where proceeds were able to benefit their organization.

For more information on Food For Thought and opportunities to serve, please visit FFTFL.org or email support@fftfl.org.

Volunteering with Food for Thought

Volunteering with Food for Thought is such an impactful way to give directly back to the community. They are always in need of volunteers to pack backpacks, organize and maintain the pantry, deliver and distribute, and drive the vans. The Food for Thought team is also growing other opportunities to serve, including garden support, kitchen instruction classes, and bag returns. Packing Backpacks was a great way for the Coastal Luxury team to volunteer as a team and work together. We were able to pack over 100 backpacks together filled with soup, cereal, pretzels, apples and more!

105 S. Founders Lane Offered at $10,000,000

IN WATERSOUND BEACH

Timele , Coastal Elegance

105 S. FOUNDERS LANE | BY ERIN ODEN

At Coastal Luxury, we have had the pleasure of marketing and selling some of the coast’s finest beach homes. Recently, showcasing this special Watersound Beach residence has been one of those magical professional experiences. Perched along the Gulf-front sprawling dunes of the coveted WaterSound Beach community, 105 S. Founders Lane is a timeless residence with a quintessential New England aesthetic that defines Watersound Beach and balances elegance and sophistication with seclusion and tranquility. Winding

boardwalks connect an impressive mile of sugary-white sands and crystal-clear waters of the Emerald Coast to the countless community amenities, the bustling Scenic Highway 30A and the coveted Watersound Club.

In 2015, 105 S. Founders Lane was constructed by a powerhouse group of renowned talent, including architect Jeff Dungan, builder Russ Porter of Regal Stephens Construction and famed interior designer Erika Powell of Urban Grace Interiors. This dream team met to discuss the magic behind the 30A luxury home.

How did you discover 30A and the Emerald Coast?

JEFF DUNGAN: It was around 2000, and a family in Birmingham reached out to work with them on a project in Carillon. It was like the Wild West at that time on 30A. The economy was blazing, and people were building seemingly everywhere down there at the time. It was new and fresh, and the opportunity was like fish in a barrel.

RUSS PORTER: I’ve been here for 17 years. We moved from Houston, Texas, after

Katrina hit New Orleans and we discovered 30A through visiting. We thought it would be a great place to raise a family and made this home ever since.

ERIKA POWELL: I discovered 30A as a college student in the late ’90s. I studied at Auburn University and would travel here with friends during college when on breaks. I saw firsthand the tremendous growth that was happening during those visits and for that reason moved here after graduation to pursue a career in interior design.

Having an established portfolio of projects along Scenic 30A, tell us about what makes the community of WaterSound unique to you?

ERIKA POWELL: WaterSound is such a unique community when compared to the others along Scenic 30A. I love the nod to New England architecture and design, it feels cozy, yet fresh. The beach landscape is stunning with rolling dunes and wooden walkways. It's unlike any other community along 30A.

22 | Spring/Summer 2023

RUSS PORTER: We built our first house in WaterSound and fell in love 17 years ago. It was a fairly new development and one of the premier communities, and still is. It is a unique location south of 30A, gated, with all the additional amenities that it provides.

JEFF DUNGAN: We actually designed the Watersound Beach Club. We have done many homes in WaterSound and owned a property there for years! What I loved then and still appreciate about WaterSound is the quiet and calm sense it has about it. There is a peaceful nature with it that is wonderful. It’s in the layout of the place and little walkways and the sinuous boardwalks that so elegantly blend in with the dunes. It’s in a mile of beach that feels like you own the place when you go out to the Gulf.

What were the original visionary elements and features that you wanted to bring to life in this project? What are the unique highlights that define this stunning beach home?

JEFF DUNGAN: With such an investment you want to make the absolute most out of it. So you get creative and you carve out little spots here and there for porches. You break the garage off as a separate piece and slip a little plunge pool in the new space created in between. It’s about the experience of the place more than it is about a floor plan.

RUSS PORTER: We tried to capture both the aesthetics and the vision of WaterSound through St. Joe with more of a Nantucket look and style of house. We also tried to capture the views of the coastal dunes from the second to the fourth floor of the house.

ERIKA POWELL: The furnishings we selected were chosen based on durability and function. Knowing the house would be a high-end rental, we focused on materials that were not only beautiful, but that would hold up against the elements that rentals are often subjected to — sunscreen, wet swimsuits and sand.

24 | Spring/Summer 2023 ON THE COVER

105 S. Founders Lane is nestled on the iconic sprawling dunes of old Florida within a community that boasts an impressive full mile of beach frontage. How did you focus the design process to capitalize on these unique characteristics?

RUSS PORTER: We tried to design a house that fit in with the aesthetics that St. Joe was looking for and their vision with bringing the Nantucket feel to the 30A market. And we designed around those elements such as cedar shake roof, the siding of the house and the palette and the colors of the house.

ERIKA POWELL: The living room, primary suite and tower are the three spaces that face south with gorgeous expansive Gulf views. We did our best to furnish the home in a way that was not only beautiful from within, but also in a way that drew attention out to the porches and beyond.

What tidbits do you have to share with any future owners of 105 S. Founders Lane?

ERIN ODEN & KRISTEN WILSON: WaterSound Beach is our favorite community along 30A because St. Joe has done such an incredible job of preserving the natural coastline. The top three floors of 105 S. Founders Lane provide breathtaking views of the Emerald Coast, with a thirdfloor primary suite that faces the Gulf and a fourth-floor watchtower that provides an amazing space to enjoy the stunning sunsets of WaterSound Beach.

ERIKA POWELL: Just like the current owners, you are lucky to have found this gem of a home! Views like this don't come along very often. And with a house so well appointed, it's sure to be a place memories are made for many years.

Rated as one of the premier wine and food festivals in the Southeast and presented by the Destin Charity Wine Auction Foundation, the Harvest Wine and Food Festival sets the stage for some of the finest foods and wines amongst 30A and the Southeast.

The 2022 sixth annual Harvest Wine and Food Festival began on an October Thursday, as is tradition, with dining experiences across several exclusive dining venues scattered along the Emerald Coast. Presented by Setco and 360 Blue in a private 360 Blue home in Watercolor, the Dinner of the Senses featured chef Craig Richards, a James Beard Award Foundation semifinalist hailing from Atlanta, and wines from Russian River and Sonoma provided by Senses Wines. Other notable events held Thursday included a Tarpon Cellars Wine Dinner at Ovide, a sold out Ovid Napa Valley Wine Dinner at Seagar’s Prime Steaks and Seafood, and a Booker Vineyards Wine Dinner at Vin’tij in Grand Boulevard.

Friday, the extravagant festivities continued with the Women with Grit Wine Dinner, featuring Saint Helena Winery and Chef Kristen Hall and presented by Good Grit and 360 Blue in a private 360 Blue 30A

home, as well as the Winemaker Dinner featuring Reynolds Family Winery at the debut Italian eatery, Mimmo’s 30A in Blue Mountain Beach.

Saturday morning welcomed the main event of the festival, the Grand Tasting, held in Watercolor. The Harvest festival provides a private shuttle, removing any of the worry of transportation and allowing guests to relax into the experience. As the day begins, festival guests flock from near and far amongst the tropical flowers and shady oaks of Cerulean Park while local vendors present a variety of world-class wines, as well as delicacies from some of the best culinary talent across the Southeast. Highlights included a delectable chili, lime and watermelon radish flounder crudo, presented by Roux 30A in Grayton,

and a selection of boutique Napa Valley wines from DiBacco Importing and Distributing of Panama City Beach.

Strolling the walkways of the festival under the shade of the trees, there is a wine type and flavor profile for every guest, leaving no palate wanting. There’s newly inspired blends and tried-and-true classics from all over the country, an option waiting to fill the glass of every type of wine connoisseur.

Whether it's decadent barbeque and slaw, a charcuterie board to graze or an amaretto truffle, the festival has the most delightful treats to fuel a day of joy and laughter with friends. The beer garden is set in a vast, open lawn in the park, perfect for a stroll in the afternoon sun with a cold beer in hand. Sipping on hand-batched craft beer from all

over the Southeast while surrounded with friends and live music, the festival brings the energy of community we all hold so dear. The festival closed with an enchanted agave-inspired cocktail brunch on Sunday to wrap up the weekend and say goodbye to dear friends. This year Harvest featured an Agave Road Trip Brunch with chef Phil McDonald.

With all of this, it’s no surprise that DCWAF’s annual fundraising event has garnered recognition as the fifth most successful charity wine auction in the U.S., by Wine Spectator magazine, and has been included in their top 10 ranking for over a decade. The DCWAF organization has been able to raise money for children in need in Northwest Florida, donating more than

$28 million to local children’s charities since its founding in 2005, through hosting events such as the Harvest Wine & Food festival, as well as other worldclass wine and food events. As a result, the organization has impacted the lives of over 100,000 youth, including those afflicted by health issues and abuse. This year, the charity held a virtual auction featuring rare wine, trips and experiences, hosted in conjunction with the festival weekend, and raised more than $100,000 for children in need.

“Being able to craft a wine and food festival from scratch has been one of the most challenging and rewarding projects for the DCWAF team,” said DCWAF director of marketing Kate MacMillan.

“Over the years, we’ve expanded our event schedule, elevated our celebrity talent, and really worked hard to build a high-end festival that further compliments the DCWAF brand and helps us raise money for children in need in Northwest Florida. What started as a three-day festival is now a four-day festival with almost 10 events embedded across South Walton.”

Although the sun has set on the sixth annual Harvest Wine and Food Festival, MacMillan noted, there is something we can anticipate every year:

“A world-class festival experience that includes something for every palate to enjoy, while raising money for a good cause and set in the beautiful 30A community of Watercolor.”

HARVEST WINE & FOOD

FESTIVAL 2023 will be hosted October 19–22, featuring wine dinners, the Grand Tasting, a cocktail brunch and more. Tickets to the seventh annual Harvest Wine & Food Festival will be available in July. FARM to TABLE to FARM

Hotel Belmar merges sustainability and luxury at their eco-tourism retreat

Deep in the lush, clouded forest of Monteverde, Costa Rica, my husband, John, and I spent the last days of our honeymoon fully immersed in the most organic, eco-conscious hotel the country has to offer. Hotel Belmar has the highest standards for sustainability and keeps preservation of the environment at the forefront of all operations. The hotel calls this experience “the art of nature,” describing it as “a simple phrase that sums up our commitment to the exquisite and beautiful natural experiences our guests will enjoy during their time spent at Hotel Belmar.”

As you enter the lobby you are surrounded by warm wood floors, earthtoned fabrics, and the scent of tea waiting for you that was grown, dried and brewed on the hotel grounds. The hotel itself is always working toward carbon neutrality, so there are no elevators or central air conditioning. Although, the weather in Monteverde is so perfectly balanced you would never know it’s missing. With solar panels for water heating, biodegradable soaps blended especially for the guests and organic-cotton towels, every single

detail in the rooms is thoughtful and intentional, with both the guests and planet earth in mind.

Dipping our toes into the ecoexperience, we started our stay at the hotel with their “garden to glass” experience. Alongside one of the knowledgeable bartenders, we visited the garden on the hotel grounds to learn about how they consciously select their bar supplies. We tried our hand at mixology as the sun transitioned to set in the background over the Colorado Gulf. Stepping outside the front door to the hotel, we entered the carefully curated garden and were immediately surrounded by greenery, buzzing insects and tempting scents.

The garden is made up of a wide variety of organic plants specifically chosen to either serve in the hotel’s restaurant meals or keep harmful pests away. However, there are a few plants that are able to do both, like peppermint. We toured the gardens, clipping herbs that inspired us most along the way and learning the different methods they use to keep the gardens healthy and free of harmful intruders. Large fruit bushes border the garden, protecting the delicate interior

plants from airborne illnesses. And insect homes that are inviting to butterflies and other helpful critters are as thoughtfully planted throughout the garden as are the herbs and vegetables.

With our basket full of fresh herbs, we walked back to the hotel bar and started turning our inspiration into a recipe for a cocktail. For the first drink, my husband and I used the same alcohol and mixer, but different herbs to taste how significantly the flavor profile can be altered and what notes you pick up from the drink. With dark Costa Rican rum and club soda that is carbonated in-house, eliminating unnecessary waste, we each added our choice of herbs and infused syrups. I used a lemon-infused syrup, dill, and a dried lemon slice to top it off. My husband chose an orange-infused syrup, with parsley and mint to top the cocktail.

For our final drink, I chose a Costa Ricanwhite-rum-based drink, while John chose bourbon. Our bartender stepped in here to show us a variety of methods used to

incorporate different elements of the Hotel Belmar experience. With the combination of eucalyptus-infused syrup, a splash of fresh cream and egg white, my drink markedly resembled the clouds surrounding the Monteverde forest. We topped it off with edible flowers and a fresh eucalyptus sprig. John mixed his bourbon with a berryand rosemary-infused syrup, a splash of Angostura bitters and topped it off with carbonated water and fresh rosemary.

With our drinks in hand, we made our way to the patio to watch the sun set over the hotel’s garden, enjoying every sip that so perfectly captured the experience of being in Costa Rica.

On our second day at Hotel Belmar, we got the full experience of their “farm to table to farm” mission. Locally sourced food is of the utmost importance to Hotel Belmar. And while most would consider anything from the same state to be local, they consider local to mean that they can actually see it growing from their hilltop location’s front door.

A short 20-minute drive from the main grounds lies the hotel’s own carbon-neutral farm, Madre Tierra. Arriving at the farm, you are immediately surrounded by the farm’s welcoming team — a number of sheep, cows and donkeys and two large, gorgeous pigs named Babe and Baby.

We toured the farm, which began with meeting the dairy cows and walking up a hill to La Queseria, a small building where they process fresh milk into cheese

CoastalLuxury.com | 33

for the hotel’s restaurant. They use traditional methods that require less energy and create minimal waste. La Queseria makes a variety of cheeses, but one that really stood out to us was a cheese smoked with the husks of rice, a crop grown and processed to feed the farm animals. We tried an assortment of fresh cheeses, including a creamy burrata that was what dreams are made of.

Along walkways of arabica coffee trees, from which the coffee served in the hotel is grown, we made our way to an outlook that gave an expansive view of the farm and the processing area for sugar cane. Using a traditional pressing machine, we juiced sugar cane to sip on while we learned about the farm's ongoing efforts to maintain carbon neutrality.

Walking down the hillside into the shade, we were welcomed to Casa de las Gallinas, meaning the chicken house. Here we met the friendly free-range hens of the Madre Tierra farm and watched as a farm worker fed them the scraps from breakfast served at the hotel that morning.

Making our way back to the barn, we passed the building that stores the “gold.” In this space, they take the animal waste from horses and other farm animals and the finished product from the hotel’s compost to produce enough natural fertilizer and organic pesticide to support the farm year-round.

With the farm dogs leading the way, we toured the rest of the farm by horseback. We got to take in the full expanse of the farm's crops and made our way to the top of a hill that gave way to a breathtaking view of the Nicoya Peninsula and the luscious farm beaming with life.

With the knowledge of the farm instilled in us, we made our way back to the hotel where the chef prepared a four-course lunch for us, highlighting the unique treasures of the farm.

But before we enjoyed our lunch, we toured the hotel's waste-processing facility, including the compost bins and methods for bringing usable waste back to the farm. They repeat the cycle of “farm to table to farm” because they believe it is just as important to responsibly return waste from meals to the farm as it is to transfer the food from the farm to the plate.

The meal started with a salad made up of greens and herbs grown entirely in the hotel’s garden. The salad was followed by a delicious burrata topped with fresh basil pesto, cherry tomatoes and garden fresh herbs. The main dish was grilled achiote sea bass, pulled from the waters of a fishing village visible from the balcony of the hotel with binoculars, served with grilled baby corn and the most delectable spinach ravioli filled with the farm’s mozzarella cheese.

With dessert, we enjoyed eucalyptus mocktails as we discovered that the centerpiece of the table was our dessert in disguise, a tactic the restaurant loves to use to eliminate waste. The delicious brownie bites were nestled into a bed of cocoa nibs and topped with a stem of mint, made to look like a plant, the perfect culmination of our farm to table to farm experience.

Hotel Belmar leaves no leaf unturned in their efforts toward sustainability, all while maintaining a peaceful, educational and relaxing experience for their guests. While most would hesitate to consider luxury and ecoconsciousness in the same respect, the team at the hotel delivers it without error. We were truly able to embrace the eco-tourism that Costa Rica is known for, and it was a pleasure to spend the last few days of our trip in such a thoughtful and heartfelt space.
