MY REVIEWS

what my clients say

Life happens fast. Relocation, new job, just retired, empty nest, new baby, a new adventure - whatever that next step is, my job is to help you find a home that fits. How I achieve this goal is pretty straightforward: good old-fashioned customer service. Because earning your trust and respect is my highest priority. It’s been that way at Windermere for more than 40 years, passed down from one generation of Windermere agents to the next. I’m so proud of my company’s 99% client satisfaction rating, and I will never stop striving for more.

I highly recommend Olga Dyckman. She helped us make the transition from living on the Eastside in a large family home to a beautiful condo in Seattle. We were struggling with the process until we reached out to Olga. She smoothed the path every step of the way. Olga’s knowledge and experience were vital to the successful negotiation and subsequent closing of our new home. Olga helped us navigate difficult issues even after closing. Olga is experienced, smart, honest and trustworthy -- a hard-to-find combination of character traits in this business! #TeamOlga

Olga Dykman was the seller’s agent on a downtown Seattle condominium that we purchased. Though we had an agent us, there was a fair amount of direct communication with Olga throughout. She was incredibly responsive, kind and caring throughout, including coming in to show us the condo on multiple occasions, including to take measurements after the offer was accepted but before closing. Would highly recommend her.

Olga is extremely knowledgeable regarding the latest market trends and statistics. Not only is she very aware of the various downtown condos, she also is aware of the idiosyncrasies of each condominium. She takes the time to understand both the seller and buyer’s needs and desires. Once I signed the listing paperwork, Olga moved into high gear, taking professional pictures both in the evening as well as daylight to provide the buyer with a true living perspective. Her communication was awesome as she was in regular contact with me and provided recommendations where appropriate but was not overbearing.

Truly a standout professional in an overcrowded space. Olga worked to understand our needs, taste, budget and priorities. She will actually give a well informed and experience based opinion which really helps when one is making such a big decision. We would highly recommend her and would gladly work with her again.

I would not hesitate to recommend Olga

HOME STAGING helping your buyers see themselves here Staging a home for sale is a form of art. Beyond making sure that your home is squeaky clean, staging can be the difference between boring and breathtaking. Staging highlights your home’s best features and helps minimize any drawbacks. It allows buyers to feel comfortable and visualize themselves in your home without distraction. This is especially important if it is not occupied because an empty home has a difficult time communicating its potential to prospective buyers. Given the current competition in the housing market, real estate agents and home sellers alike are utilizing professional home staging services to align with buyer expectations and garner positive results. Home Staging Resource reports that when a seller spent an average of 1% of the home’s value on staging, they saw around 1000% return on that investment. On average a staged home will sell for 17% more than an unstaged home. There’s something powerful about helping buyers visualize living in the space; it helps them see their own story playing out in front of them.

81%

of buyers have an easier time visualizing property as their future home.

KEEPING THE DEAL

Negotiation is both an art and a skill. It requires open communication, the willingness to listen and be flexible and the ability to stick to your guns when needed.

MAKING THE SALE it’s more than a home, it’s your heart.

A home is much more than four walls and a roof, it is family, rest and security which means that the buying and selling process is both an emotional and financial undertaking. A home is often the largest purchase a person will ever make. Having a concerned, but objective, third party helps you stay focused on both the emotional and financial issues that pertain to you. I strive to understand your story, and to honor and showcase your home in a way that takes that story into account. A large share of my real estate sales come as the result of my contacts and connections through previous clients, referrals, friends, and even family. And there are many negotiating factors, including price, financing, terms, date of possession, and inclusion or exclusion of repairs, furnishings, or equipment. Working with me, you have someone who speaks the language and can make an otherwise frustrating process run seamlessly. Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. Even if you have done it before, laws and regulations change. In my career, I will handle hundreds of real estate transactions. Having an expert on your side is critical.

BUYER | 2 BREAKDOWN

Using a proprietary algorithm, you can see how many people are looking for homes like yours. If you are thinking of selling your home, this is the best way

1|

to get a feel for the market.

HOME VALUE ESTIMATES

An automated value estimate can give you a rough estimate of the value of your home. This can be a useful starting point, before you talk to one of our licensed real estate agents.

RECENT | 3 SALES

Checking on homes that have sold in your area, gives a baseline price for what homes are selling for. That gives you an edge in understanding what to expect when selling your home.

HOME VALUES

what your home is worth

If you’re thinking of selling your home, you may be fantasizing about the amazing profit that you will get from the sale or even calculating exactly how much you’ll need to pay off your current mortgage and have enough left over for a down payment on your next house. Before your fantasies run amok you need to realize that, while you can estimate the value of your home in a variety of ways, the true value is only what a buyer will pay for it. That said, there are several ways to get a strong idea of how much a buyer will pay for the property in current market conditions. While it may be tempting to list your home with the agent who tells you it can sell at the highest price, the smartest way to sell your home is to price it as accurately as possible from the beginning. Studies show that an overpriced home that lingers on the market will end up selling for less than the estimated price. Pricing your home is both an art and a science. While it’s based on data, it also requires local market knowledge and intuition about which homes to compare and how to interpret the prices. The comparison of your home with others should include not only the size and the number of bedrooms and baths, but also the condition of your home, the neighborhood and its proximity to amenities.
