The concept for the new Admirals Club at Concourse “A” was initially conceived by the circular shape of the existing space along with the location of this particular Club within Miami’s tropical setting and diverse culture. The task was to create a dynamic, elegant and timeless interior, yet providing the comfort that passengers demand. This Club was to have its own unique character and image, using simple lines and textures, with splashes of vibrant color inherent of this region and climate. Initial analysis of the program called for the expansion of the existing 5,500 square foot space to 9,500 square feet in order to accommodate additional seating for passengers. Programmed spaces include a Reception Area, TV Lounge, Airside/Quiet Lounge, Coffee/Tea Bar, Bar Lounge, Cyber Stations, Conference Room & Business Center, and
Shower area. At 100% capacity, the Club will accommodate 251 passengers. Passengers can visit the large Bar Lounge while enjoying the spectacular view of the three story atrium area at Concourse “A”. Alongside the atrium glass are a series of cyber stations where you can connect to the internet for access to information or e-mail. For business travelers, work stations have computers available as well as a copy/fax area and adjacent conference room for scheduled meetings. Club members coming off long flights can use one of the full service showers that were added to the facility. An Airside Lounge was provided for passengers to take a closer look at the aircrafts as they arrive

The project scope included renovation of an existing Admirals Club located in Concourse D of Miami International Airport. Part of the requirements for the renovation was to expand the existing 8,095 SF space to a 12,784 SF facility, in order to accommodate seating for an additional 115 passengers. The design concept for this Club was to create a dynamic and slick interior, yet providing the comfort level that the passengers demand, all within the undulating and angular foot print of the existing space. Club members coming off long flights can use one of the six full service showers added to the facility.
Parents can take their children to the family area to enjoy video games and television programming. The selection of artwork for the Club played an important role in setting the ambiance and identifying the Club as being located in Miami. A special effort was put forth in selecting artists with Latin American backgrounds for the Club members for South America and the Caribbean to enjoy. Project responsibilities included complete space planning, interior design, specifications, FF&E, signage and construction administration. The Admirals Club was completed in late 1998, with a construction cost of $3.5 million, and a total seating capacity for 289 Club members.

This Club was designed with the regional flavor of Mexico City in mind. The elegance of airline lounges was very much a part of the aesthetics of the space while using rich mahogany wood veneers and materials inherent of the area. Local artisans were brought in to produce artwork and sculptures specifically for the Club. Its location within the Mexico City International Airport is very much recognized as you enter the space.

The design concept for the E Club was for the space to be timeless, light in tones and with the tropical flavor of Miami. As you enter, the reception desk welcomes you with five ticket positions to assist passengers with any issues regarding their travel needs. A lounge area directly behind this desk overlooks the large atrium space where the Airside Lounge can view aircrafts as they arrive. Business travelers can us the fully equipped business center as well as schedule meetings in one of their conference rooms.

Replace damaged interior finishes throughout the club including wall coverings, wall base, carpet and tile with new branded finishes where appropriate. 3. Patch and paint existing walls. 4. Update shower suites including tile replacement, new shower accessories and repair of damaged ceilings due to moisture. If space is available, add additional shower suite. 5. Expand men’s and women’s restrooms to increase fixture count, possibly add secondary set of restrooms if existing restrooms cannot be expanded due to space constraints. 6. Furniture selection, specifications and assist furniture dealers with purchase orders. Establish construction schedule with general contractor. Coordination of construction documents with engineers. BID/NEGOTIATION PHASE: Assist American in obtaining bids from general contractors. Assist awarding and preparing contracts for construction.

SCOPE OF WORK AND GENERAL REQUIREMENTS FOR PROFESSIONAL SERVICES

This proposal is a request for schematic design; design development, construction documents, specifications, construction administration and project close-out for the Refurbishment and Expansion of the MIA D15 Admirals Club. The Schematic Design and Design Development should be extensive enough to clearly translate the design concept to AA and to provide enough detail to develop a project cost estimate. After layout approval by American Airlines, prepare a complete set of construction documents, including scaled drawings and required details. Prepare a complete set of contract documents and specifications which includes American Airlines standard Construction Contract and exhibits. Update final estimate of construction cost. Issue construction drawings that are signed and sealed by Architect with current license in the State of Florida, that are suitable to secure competitive bids from selected contractors. Permitting services shall include submitting the completed 100% Construction Documents to MIADADE County and MDAD, continuous monitoring and moving of the documents through the various departments, responding to their questions as needed until the Letter of Concurrence and Building Permit have been issued and are available for the contractor to pull the Building Permit. Biding services shall include issuing contract documents to bidders. Prepare and submit all addenda to bidders. Respond to RFI’s as required. Conduct pre-bid conference and distribute minutes of the conference. Evaluate contractors proposed substitutes, bids and make recommendations. Conduct pre-construction meeting and distribute minutes of the meeting. Contract administration services shall include, but not necessarily be limited to, leading and attending project meetings, preparing and distributing minutes of the meetings, reviewing shop drawings and submittals, overseeing testing and inspections, reviewing and evaluating change orders, reviewing pay requests, compilation of punch lists, attendance at final inspection and compilation of all closeout documentation. Consultant’s Project Manager shall visit the site at least once per week for the purpose of design compliance and overall quality of work and will submit a written report with photographs following each visit. Indicate if any of your personnel have current MIA Airport badges that allow for AOA access and escorting privileges. Airport badges will be required to gain access to the site. Submit schedule that identifies time line for design development, construction documents, issue construction documents for bidding, and construction completion. Project costs shall include design, construction management, construction costs, permits, and fees. A project schedule will be developed and shall coincide with the project costs.
