Those who know José Ernesto Marino know that he would be perfectly capable of saying the title phrase. Firstly, he is a good phrase writer. Second, because Marino exudes confidence whenever he talks about what may be (at least until next time) the real estate project of his life. And, in fact, the words above are those of the founder of BSH International, who received the Hotelier News report on a morning of intense sun and heat in his office at Chácara Santo Antônio, in São Paulo, at the end of last year. Alongside José Paim, in 2021 he purchased the old Laje de Pedra, in Canela (RS), subsequently creating the management and developer behind the Kempinski Laje de Pedra Hotel & Residences , which had already accumulated more than R$300 million in sales until last December. Expected to open in 2026, the project was launched at the end of 2022 with a PSV (General Sales Value) of R$1.5 billion. The cost of the work is estimated at approximately R$650 million, including FF&E (Furniture, Utensils and Equipment, in free translation). “In fact, the value of FF&E is outdated and should rise a little more”, reveals Marino. “The fact is that, added to what has already been sold and the investment of R$ 200 million that we have invested, the monthly sales rate of R$ 30 million that we have achieved so far practically already makes the project financially viable, remembering that it also has the cost of the land”, he adds. With his firm voice, professorial air and slow speech, which often seems to be rehearsed, Marino really refers to Kempinski Laje de Pedra with the enthusiasm of someone who seems to be on his first big project, which is very far from being true. , given the various ventures in which he participated throughout his career. According to him, it all started in 2019, when he was already rehearsing changes in the direction of BSH International. “Over the last three decades, we have been forced to change our business model several times due to external factors. Now, we would do this of our own accord”, recalls the executive, highlighting that, in parallel, he was already talking to Habitasul, then owner of Laje de Pedra. Before the pandemic broke out, the plan was to only work on projects that BSH “conceived, entered into and co-invested in”. Five years later, with a project under development in Canela and another already underway (do you now understand why “at least until the next one”?), Marino can truly say that he has promoted a professional “ turn around ”. “Today, I do one-off consultancies. With the creation of StoneCliff, a significant part of my time is dedicated to Laje de Pedra”, says the executive, in reference to the management company created in partnership with Paim. “I'm almost like a gaucho”, adds the professional, who goes to Canela twice a month.

Why that? Well, our business is not to incorporate, sell and leave. We did all the conceptualization of the product and we will work to ensure that it is not just delivered, but that it performs. We will, therefore, be an asset manager with the operator, an owner's rep (owner's representative, in free translation), in order to ensure that what was planned is delivered”, he adds.

Second residence One thing that Marino is keen to highlight is that the Kempinski Laje de Pedra Hotel & Residences is not a multi-property. At least what you see out there. To draw a dividing line between the two models, he cites some differences and, even more, highlights that he pays the price of all pioneers. “We define our business as a shared second home and, in our understanding, there is a huge difference”, he assures, before continuing. “There is still a learning curve as sales progress. In this pioneering spirit, for example, we learned that the buyer's profile is higher than we imagined. We also realized that we are effectively offering a second home, rather than a vacation. We have clients who are considering living in the apartment,” he explains. According to the executive, half of the sales were made to buyers who purchased all parts of the apartment. “Our average ticket, for example, is R$1.1 million. Cancellations are below 1%, while in traditional multi-properties it reaches 50%”, explains Marino, highlighting that the bulk of buyers are in the Rio Grande do Sul and Santa Catarina markets. “ Kempinski Laje de Pedra is a purchased product. It is not sold. People go, like and buy, in a cycle that takes, on average, three weeks. And they also have a very important word of mouth. With each apartment negotiated, we say that our sales army increases”, he adds. Still, the founder of BSH International recognizes that, without the concept of shared ownership, the project would not be viable. “If we were to build a traditional hotel, with this volume of investment for construction… So, why does it make sense? Because we create a cheap second home for what will be delivered. The buyer will have a 1,000 m² fitness center to use, starred restaurants, change of bed linen every day, among other things”, he assesses. “Now, if it were traditional hotels, there are other assets with better returns”, he adds.

Marino: new project in the Northeast is coming

That's why Marino talks about pioneering with his shared second home product. Furthermore, for him, only a company like Kempinski could “buy” a thesis like this. “I concentrated and created the business plan, already imagining a luxury product and N brands as possibilities. I wasn't fixated on Kempinsky, with whom I've had a decadeslong relationship. What pleases me is that, for them, the company is not a traditional chain, but a collection of hotels with their own identity,” he explains.

“We talked to large international chains, but they are, let's say, more square. My product has distinct characteristics and, at Laje de Pedra, Kempinski fit into our box, and not the other way around,” she says. “Paim also has a profile similar to mine, of believing in and conceptualizing projects outside the box, and that's why we connected. Now, global competition in the sector is making companies rethink this box model”, he adds. According to Marino, it has been a happy marriage with Kempinski, who initially only wanted projects in Rio de Janeiro or São Paulo. “I did my homework, showed the history of the destination, the condominium and the hotel itself. After they understood all this, they signed without going there to visit, which they only did in 2021 . I tell my children that this is the greatest testament to the reputation I have built in my career”, says the founder of BSH International, highlighting that marriage will follow. “We have an exclusive contract with Kempinski for other projects in Brazil. We are advanced in a second project, in the final phase of purchasing land in the Northeast”, reveals Marino, without confirming the destination. “I can’t say yet.” Well, apparently, very soon, a new life project is coming.
